Q: When and how did Chestnut Park Real Estate become part of Peerage Realty? A: When I met Catherine Deluce and Chris Kapches about 12 years ago, I really liked the Chestnut Park story. The brokerage was clearly successful, and I admired the reasons for their success. For example, I saw that the management team truly supported their agents and that this meant that the agents were empowered to ensure that every transaction was the beginning or continuation of a wonderful relationship.

A: Chestnut Park is always evolving in order to deliver premium service to its agents and their clients. During our partnership, Chestnut Park has expanded its footprint to Prince Edward County, Collingwood, and to its second home in Toronto, Forest Hill. We’re building a beautiful new office in Port Carling, Muskoka. feature Q: You spoke about Chestnut Park giving back, why is this so important to you? A: I attended summer camp because of donations from the Jewish community. This experience made giving back important to me. Not only is making a difference in the world a critical motivator for me, but it’s also critical to the culture and DNA of all the organizations I’m involved with. Q: Are your children active philanthropists? A: My girls were the first members of Leadership Sinai, a program I created to inspire young professionals to engage in philanthropy from an early age. I don’t believe that philanthropy is only about writing a cheque. There are lots of ways you can contribute and I taught them this through my rule of three: contribution of time, talent and treasure. My hope for the girls is that they will carry the torch for me, and that the Nadal legacy will be giving back. Q: Knowing philanthropy is very important to you, what are some of your favourite causes? A: It’s impossible to pick a favourite, as the needs are so high everywhere. My more recent contributions have been in Israel and Toronto. In March of 2017, I cut the ribbon to the Miles Nadal Home for Technological Innovation and Entrepreneurship at Tel Aviv University in Israel and in April of this year, we opened the Miles Nadal Heart Centre at Mount Sinai Hospital in Toronto. I am very proud of the Sinai contribution — I have met with many of the patients and their stories are inspiring and humbling. Q: Dare To Dream isn’t just your business philosophy, it’s also what you’ve named your collection of cars. Can you tell me about how that started? A: My first car was a 1980 Grand Prix outfitted with navy blue velour seats and a car phone. Over the years I purchased more and had started a modest collection of 10 that I enjoyed driving. In 2013, I had the good fortune of meeting Jay Leno. Jay has an incredible, world-class collection which he invited me to see, and that was it. I came home from L.A. and announced that we would begin collecting cars and we grew this collection in five years.

The Miles Nadal Heart Centre is a destination cardiology centre in the GTA with clinical and research programs dedicated to distinct patient populations, such as women with heart disease who are pregnant or wishing to become pregnant; advancedstage heart failure patients with support devices or awaiting heart transplantation; and patients with sleep apnea and breathlessness. Additionally, the Centre houses Canada’s only research-dedicated cardiac catheterization lab.

The Miles & Kelly Nadal Youth Centre, toronto In April 2011, the Miles and Kelly Nadal Youth Centre was established to provide a dedicated after-school facility for at-risk children in Regent Park and Downtown East, Toronto. Miles’ ongoing commitment to this club at the heart of a vulnerable community enables it to continue to operate the creative and innovative programs that address and meet the changing needs of the community it serves.

YAD VASHEM | The Miles S. Nadal and Family Wall, Israel Established in 1953, Yad Yashem is Israel’s official memorial to the victims of the Holocaust. Positioned on the western slope of Mount Herzl, the memorial consists of a complex containing the Holocaust History Museum, memorial sites such as the Children’s Memorial and the Hall of Remembrance, the Museum of Holocaust Art, sculptures, outdoor commemorative sites such as the Valley of the Communities, a synagogue, a research institute with archives, a library, a publishing house, and an educational centre, the International School/Institute for Holocaust Studies.

THE MILES NADAL JEWISH COMMUNITY CENTRE, TORONTO In 2004, Miles provided a keystone gift that enabled the building of a brand new centre for the community at Toronto’s Bloor Street Jewish Community Centre. Thanks to his support, it now boasts a 3,800 member state-of-the-art fitness centre, a 285-seat theatre, four schools, three choirs, and a wide range of arts and cultural activities, along with Jewish life programming, and a robust Active 55+ program for over 2600 active members.

Nadal Institute for Technological Entrepreneurship, TEL AVIV UNIVERSITY, Israel In 2012, determined to help ensure that more lab breakthroughs make their way into the real world and improve quality of life, The Miles S. Nadal Institute for Technological Entrepreneurship at Tel Aviv University was established. The Institute celebrates innovation amongst the students at Tel Aviv University by encouraging and facilitating student innovators as they take their inventions from the university lab to the marketplace and also houses one of Israel's preeminent venture capital incubators.

Nadal Management Centre (NMC) opened in 1994 and brings executive education to the heart of Toronto’s financial district. hen I moved into my first apartment, I promptly painted over the dated wall colour with a shade I thought I would love forever. Except once I was done, new colours were introduced in all the paint collections. The new colours looked so fresh and unexpected. By the time I had completed my décor, the rest of the design world had moved on and I was left in a room that quickly looked like I didn’t get the memo.

I was chasing after the trends and shouldn’t have been surprised that, as a result, I was falling behind. It seemed like I was on a treadmill that wouldn’t stop, chasing after looks I had seen and fallen in love with momentarily – can you relate? If your answer is yes, you’re probably thinking, “What to do then?” I believe the answer is to design around what YOU love.

Great ways to develop YOUR style Invest well Spend your budget wisely. Invest in fewer, better quality pieces. A sofa, for example, should give you quite a few years of enjoyment if the piece is well-made, the textile is graded for good wear-ability, and has stain resistance. Pick a neutral colour that works well for you. Use your artwork or rug for colour cues, and pieces that you already love that will guide you best.

Develop a plan It is easy to be swayed by what you see in the stores and seduced into a selection that unravels your entire colour scheme. Collect inspiration in the form of images and samples from selections you have already made. They will keep you on the right path when you are looking for that perfect piece to complete your room.

Take cues from what you love to wear Do you, for example, lean toward tailored clean lines? Then look for that in your décor. Upholstered pieces and window treatments can all reinforce your style when selected with a disciplined eye. By figuring out whether you prefer a look that is more tailored or romantic, sleek, edgy, industrial, architectural, or whatever you feel “your look” is, you will be able to define a cohesive look and one that is driven by your taste.

Think style not fashion What looks do you always find pleasing? Nature, for example, never goes out of style. But a stylized art nouveau leaf motif would be different than a mid-century interpretation, so think about style and the look you want. This “big picture” thinking will keep you on the right path.

Add personality – yours! I’m sure you have seen photos of a room that didn’t look like anyone actually lived there...like it was fresh out of the showroom. To avoid the space looking like it lacks personality, bring in pieces that reflect who YOU are and what YOU love. It can be small pieces picked up on travels, collected on a side table, or pieces of locally purchased art. These additions tell stories in your space, making them timeless.

Use meaningful art Show off your personal photos, mementos, and anything that evokes those warm and cherished memories. You don’t have to be a world class photographer. If you’ve been on a trip, consider purchasing art or professional photos that remind you of your travels.

Start small Thoughtfully choose the pieces that truly bring you joy. Then edit, edit, edit. Be ruthless. Display and enjoy YOUR treasures. What good are they packed away in a box?

The Evolution of Condo Living Is it a Bubble Dictated by Demographics?

"Nothing denotes more greatly a nation’s advancement in civilization than the ornate and improved style of its architecture and the erection of private palatial residences,” the New York Times, commented, on the exorbitant cost of purchasing homes in New York city and the rise of apartment buildings – in 1869.

Why some choose condos over mansions The reason we live in such close proximity in cities, and in condos in particular, is not because of some innate desire, but because we’re compelled by necessity. Access to jobs, potential mates and food is easier in the heart of Toronto rather than in Kirkland Lake, for example. Proponents of the “stacked living/condo living is unnatural and the market will crash” belief, rationalize their position by pointing to the absence of condo living in the past. The problem is, they’re wrong on this point. History says so. Stacked living reaches way back to ancient Rome and China. In Rome, people lived above their shops and, in parts of China, certain tribes lived in multi-storey tulous. Living in tight quarters or “stacked” homes was desirable because families could share child rearing burdens and exchange goods and services. It also yielded greater protection – it’s easier to defend as a group, rather than

as an individual, when attacked. But it was not until New York architects cajoled the respectable New Yorkers out of their expansive mansions into luxurious brownstones that condo living became fashionable…and profitable.

When did it become trendy to live in a condo? The Dakota, built in the 1880s, was one of the first luxury apartment buildings in New York that remains standing (The Dakota: A History of the World’s BestKnown Apartment Building). It’s now one of the most coveted places to live for tech billionaires and famous pop icons. Located on the Upper West Side, the Dakota enticed New Yorkers from their sprawling mansions to these apartments with 14-foot ceilings, modern kitchens, elevators, sequestered courtyards, and accommodations for servants. While this “stacked living” endeavour was successful, it took decades for New Yorkers to accept such living. >

Just like our ancient Roman counterparts, we’re also demanding to live on top of shops that provide us our living necessities: specialty foods, indy coffee shops and clothing stores. And, we’re getting what we want. Simply walk down King Street West or a Collingwood condo complex for evidence. Condo units, and not just the complex, are also changing. No longer are micro-condos the rage. Now it’s all about large ceilings, atriums and space for lounging with family One early advocate of “stacked living” was Calvert Vaux,

If you live in any of the skyscrapers in Toronto, no doubt you’ve witnessed such house hopping every Saturday night. Similar to contemporary critics of condo living in Toronto, New Yorkers in the late 20th century also criticized the impacts their apartment buildings would have on the vistas. The closely connected homes destroyed the natural topography of New York, blocked light and were simply ugly. Sound familiar? Toronto’s condo-critics espouse the same concerns (although, in this writer’s opinion, some of these criticisms are much more justified). Elite society New Yorkers hoped that the stacked living fad was just that – a fad. It’s clear that these condo opponents, similar to Toronto’s condo opponents, were wrong.

Condos: A Permanent Urban Fixture for Permanent Living Condos are no longer a temporary home for singles and downsizers. They’re reverting to what they were intended to be thousands of years ago: a permanent living solution for families. This is captured not only in developers’ marketing materials, but is also evidenced in how condos are built. For example, outside space is important to families. Accordingly, new developments now place greater emphasis on outdoor space and shared facilities. 26

Governments scramble to deal with the affordable housing crisis. The solution: legalizing the ability to own a suite and then pay fees to maintain the common areas. Clearly, this did not work.

The affordable housing crisis accelerates as boomers, now in their coupling stage, look for homes close to work. The solution governments offer costs tax payers millions in the form of developer subsidies. Haphazard buildings shoot up, earning condos the reputation of “the poor man’s solution.” Sales collapse.

Given the poor reputation of condos, Mayor of Toronto David Crombie implements a two-year moratorium on new buildings that soar more than 40 feet in the downtown core. Sales continue to slide and developers start using sales gimmicks to stimulate growth: one developer offers to pay any hikes to hydro, heating and property taxes until 1980.

The economy is booming and the era of delirious optimism and excess has begun: "Vacant lots all over downtown Toronto are sprouting condominiums of late [...] No sooner has one of the glamorous edifices begun to climb the Toronto skyline than the sold out sign is posted, and the next development announced" (The Globe). Finally, in 1989, the party comes to an end.

A brief housing blip puts a hold on the condo buying frenzy. The most notable project hit by the crisis is the Lehman Brothers’- backed Kazakhstan-based Bazis International's condo at 1 Bloor East. Newspapers scream gloom and doom and pronounce the demise of Toronto’s overheated condo market.

The lack of twobedroom condos spurs concern, as grown up millennials demand larger units to accommodate families with kids. Critics claim that the 10% increase in condo prices is “insane.” Sales cool for a short period, which proves to be a blip, as the decade breaks pricing and volume records despite government efforts to cool the market.

Condo prices continue to soar and the who’s who of Toronto buy up condos, making condos a permanent highly desirable fixture in Toronto’s skyline. Sales records shatter as millennials, immigrants and downsizers demand the convenience of condo living. Condos, boasting million-dollar sale prices, earn a new reputation as a solid investment and a mark of luxury. IIS

Toronto’s Condo Development Timeline

49,503 new units pop up in Toronto, but with few buyers in the early part of the decade. Prices shrink by 30% from the 80s boom and owners, attempting to avoid losses, decide to rent out their units instead of sell. Restrictions on development, coupled with an increase in demand to live in the downtown core, and the closing of downtown factories, gave rise to Toronto’s first “hard loft.”

The late 90s saw a revival of the luxury condo market. The taste for luxury continues into the 2000s as five-star hotel-condos become the “must have investment.” Toronto sees its largest residential development, CityPlace, break ground and many of the promising luxury hotelcondo investments, such as the Trump Towers, become embroiled in lawsuits.

History comes to life on Muskoka’s waterways

ike the windswept pine or the iconic Muskoka chair, few things conjure up the image of the Muskoka region like the area’s historic steamships. Despite being constructed more than a century ago, some of those watercraft continue to ply the waters of the region to this day.

L

Perhaps the most iconic of the steamships is the RMS Segwun, which still offers regular cruises to the public from its home port at the Muskoka Wharf in Gravenhurst. The Segwun was constructed in 1887 in Glasgow, Scotland, before being shipped across the Atlantic and re-assembled in Gravenhurst. The oldest operating mail steamship in North America, the Segwun holds just under 100 people. It burns through roughly

250 tons of coal (imported from Seward, Pennsylvania) during a sailing season of just under five months. The craft was originally used as a side paddlewheel steamer and sailed under the name of Nipissing II. She was primarily used to transport people, freight and mail from her home port at the Muskoka Wharf to locations throughout the Muskoka lakes, including the resorts which were beginning to proliferate in the region at the time. Upgraded with new engines following the First World War, the ship was re-named Segwun - the Ojibwa word for “spring”. As the road system in Muskoka improved over the years, the mail was increasingly delivered by land routes. By the 1960s, the Segwun was decommissioned and became a floating maritime museum at the Gravenhurst Wharf. >

6. Try before you buy “When I look at a car I check all around it, under it, at the door gaps, and throughout for originality and authenticity. And make sure you drive it. Do the gears change properly? Does it accelerate properly? Is it misfiring? Are the brakes working properly? Does the suspension feel right? If things are wrong, it doesn’t mean you shouldn’t buy the car, but it gives you an idea of what work you might have to do.”

7. Purchasing power “Don’t pay the first price. Most people build a little bit of negotiating room into their asking price, so invariably there’s bargaining to be done. Auctions can be very good for the buyer, but consider that you won’t be able to go for a test drive and it’s difficult to examine the car properly. Instead check the history and documentation very carefully or seek advice from a specialist or club that really knows the model.”

Classic car insurance is actually relatively affordable and the insurance for an $80,000 car would probably be under $700 a year. 9. Hit the road in style “Classic cars aren’t just to be looked at. They should be exercised on a fairly regular basis. Although you can use these cars for everyday tasks, others are not all that practical for modern roads and can overheat if stuck in traffic, so choose where you’re going to drive it wisely. But do drive it. That’s part of the fun.”

10. Care and attention “As long as you are keeping an eye on your cars and starting them up every so often they will generally be fine – once you’ve got them in good working condition they don’t need too much extra maintenance. Modern fuel, with its ethanol content, is not very kind to classic cars as left static it goes off and turns to jelly, which can block the fuel line and cause problems with the carburetor, so it’s best to keep them moving. “Have fun and enjoy it.
