The most significant new transformation in Century City is, without a doubt, Ratanga Park (read more about Ratanga Park and Bridgewater on page 15). We’re incredibly excited about this second green lung and can’t wait for you to come through and spend time on this green park. While the first half of the park is being completed and the water body is being readied to join the existing canal system, we’ve already installed cameras and free Wi-Fi has been rolled out.

Its predecessor, the City magazine, ran news about Century City and its community from 2005. With then editor, Maggie Rowley, Century City’s magazine underwent a few transformations. As the last two years have propelled us by at least 10 years into a digital world, our new look City Edits magazine has not only received a complete makeover but will only be available in digital format going forward.

We’re looking forward to hosting events again and it’s an exciting return of the Natural Goods Market, our full moon hikes on Intaka Island, and more. (read more about Hip and Happening on page 29).

Its new format allows us not only more flexibility in terms of content and how we present it, but we are able to accommodate more advertising space to promote the various businesses within Century City.

BURNING MAN Tarnished metals, fragmented beings, fallen buildings

I gallop through garrisons empty of soldiers a flash of that persistent brightness expands and engulfs the universe

The latest addition to our permanent exhibition, the Century City Art Trail, Burning Man by internationally acclaimed artist Anton Smit, stands 2.3m tall and is constructed out of bronze. Purchased in 2020 by the Century City Property Owners’ Association and Rabie Property Group, the sculpture has found its permanent home at the new Bridgewater development.

“I was thinking how to portray this burning feeling within me to be more, to do more and so it happened,” says the artist when asked about its inspiration. “I created this larger-than-life sized figure and covered it in flames – this waving funeral pyre, this mountain of burning light of dream and revolt, an amalgam of clamour and lament. Man consumed by flames. This the final answer: To live is to burn oneself up again and again.” Anton finds influence in spirituality, nature, and the human condition, often creating poetry to accompany his pieces. Burning Man forms part of the Century City Art Trail, a series of public artworks commissioned by various corporate citizens of Century City and executed by community-based and other artists. Other works include scientific and technological exhibits around Century City. Other temporary exhibitions currently available to the public in Century City are The Anton Smit Open Air Exhibition, an impressionable 30-piece collection of some of Anton’s most famous sculptures around Century City (find out more here) and the Long March to Freedom, a monumental procession of 100 life-size bronze statues depicting the South African and international icons who played a role in South Africa’s 350 year struggle for freedom and democracy (find out more here.)

OUR SMART CITY

Launched in April this year, Century City ’s Smart City campaign introduced the Smart City concept. Enjoying national exposure in the media, local radio stations, and the endorsement of Premier, Alan Winde, as well as Executive Mayor of Cape Town, Alderman Dan Plato, Century City is Cape Town’s own practising Smart City. To start off with, we have identified five smart segments that we currently have in place. As we continue to grow, learn, and evolve, we will be adding more segments as we become a more holistic Smart City. The segments we have identified are: Smart Safety and Security, Smart Connectivity and Communication, Smart Community, Smart Environmental Sustainability, and Smart Urban Precinct Management. In the months following, we started to unpack these segments, with the first being Smart Safety and Security, Smart Connectivity and Communication, and Smart Environmental Sustainability.


SMART SEGMENT 1

Smar t Safety & Security

Creating & Maintaining a Smar t Cit y

“An expectation of being completely crime-free is unrealistic”, explains Marinus Boshoff, Century City Safety and Security Manager. “Century City is a public precinct, managed by its own ‘private municipality ’ and our main purpose is to be as pro-active as possible to prevent crime and to act quickly and effectively in the event of an incident. Together with our multiple stakeholders – landlords, tenants, owners, visitors – we combine our best efforts to keep Century City a desirable place to work, live, and visit.” “From the moment that you enter the Century City precinct through one of its six gateways, we have you on camera,” explains Boshoff. “License Plate Recognition (LPR) cameras read the numberplate of every vehicle and forward it to the LPR software to verify against their databases, including that of SAPS. Should a vehicle be flagged on one of the databases, an alert is sent to the Century City Security Operations Centre (SOC) for action. With our SOC receiving early warning of any suspicious vehicles entering the Century City precinct, we can take pro-active and preventative action.” Annual reviews of various cameras, locations, and software are undertaken to determine where the infrastructure requires adjustment or improvement. Smart analytical software has been installed onto individual cameras which cover high-risk areas. Using this analytical software speeds up detection and the processing of alarms. With accurate detection, the requirement of manpower is reduced substantially and improves the efficiency of the team.

Other Smart Safety and Security measures in operation in Century City include an integrated and expanded alarm monitoring system, remote video surveillance monitoring, tactical response teams that are ready for all eventualities, and incident management systems. “At the heart of Century City and our Smart Safety and Security is our state-of-the-art SOC,” says Boshoff. “Our SOC has been created and refined to efficiently integrate a variety of software systems including the systems already mentioned, as well as a traffic monitoring and virtual messaging boards. On our new Century City app, you can phone the SOC directly from the app in the case of an emergency and it has a reporting function which allows you to take photos of an incident or maintenance problem and supply details of the issue. This immediately goes through to the SOC’s incident management system and the matter is automatically escalated to the appropriate team.”

Smar t Connectivity & Communication Connecting our Communit y

A Smart City continuously innovates and renews its processes and methodologies, using the latest technology available and best practices as efficiently and intelligently as possible. Through Smart Connectivity and Communication, Century City not only offers efficient ways to connect to the internet and each other, but connects with its community through various channels, the most significant of which is the Century City app.

To improve communication with the CCPOA and enhance the efficiency of the maintenance and security teams, there is a reporting function on the app where a fault or an incident can be logged, including the upload of photographs and the pinning of its location.

The Century City app was launched in April 2021 with the aim to provide information in a fast and easy way, connect local businesses with the community, and place the community directly in touch with the Century City Property Owners’ Association (CCPOA) who manage the precinct.

Blackshaw explains that each report goes directly to the Security Operations Centre (SOC) where it is attended to by the relevant team. “We also have a direct call button to our SOC available on the app, should you want to report an urgent matter or in the case of an emergency.”

“Our app is an easy-to-use way to get access to the latest news, as well as promotions and specials offered by local businesses,” explains Chris Blackshaw, CEO of CCPOA. “The traffic camera function is quite a nifty feature that allows you to see snapshots of the main arterials within the precinct. Refreshed every minute, you are able to gauge the traffic flow before you embark on your journey.”

The concept of a Smart City would not be possible without broadband telecommunications. The connectivity that drives successful implementation of innovative solutions turns smart cities into vibrant socio-economic hubs that help businesses thrive.

Century City Connect was rolled out as a central, open access high-speed fibre network, and in addition to serving as a broadband for residences and businesses, also offers in partnership with the CCPOA free Wi-Fi hotspots around the precinct for all visitors. The strategy is to have over-arching Wi-Fi capability across the precinct. There are currently 14 free Wi-Fi zones, with plans to extend to more areas soon. Visitors can use 500mb per day, thereafter they are able to top up at a reduced rate. Hein de Swardt, Executive of Century City Connect, elaborates on some exciting and cutting-edge changes and additions that can be expected in Century City soon. “We are living in a digital age. 300 hours of video is uploaded onto Youtube every hour. Adults spend almost 6 hours per day online and Facebook and WhatsApp handle almost 60 billion messages a day! It’s no secret that we spend most of our time on mobile phones and in Century City, we are preparing for the next wave of mobile connectivity by piloting street level poles for street level Wi-Fi and 5G connectivity. We are already providing fibre connectivity to many rooftop cellular sites in Century City and will continue to find innovating ways to connect our smart city.” “We see fibre as a utility, like water and electricity and believe that in 20 years from now, each home will have this utility. Internet Of Things or a network of ‘smart’ devices communicating over the internet is already transforming how we live and work - especially in Century City in the smart city environment,” De Swardt concludes.

Smar t Environment & Sustainability Growing & Developing Responsibly

the precinct including the new Ratanga Park waterways, excluding the water bodies of Intaka Island. Our canals are a very sensitive and important part of Century City.”

Environmental sustainability is a key element for a Smart City to fully integrate and for growing and developing responsibly. “By using advanced technology and other innovations, we can shape a precinct that’s better equipped to address today’s urban challenges which often have a negative impact on the environment,” says Louise de Roubaix, Environmental & Horticulture Manager at Century City Property Owners’ Association (CCPOA). One of our key focus areas, and most definitely a part of Century City that’s unique in terms of natural resources, is its most precious natural treasure, Intaka Island, a 16ha wetland at the centre of the precinct. “The environmental protection of Intaka Island and its use as an environmental education classroom is key to the overall integration of people, development, and the sensitivities of true conservation, and is the foundation of our environmental sustainability philosophy,” explains De Roubaix. Home to 231 species of indigenous plants, 120 bird species, and several small terrestrial animals, Intaka Island has an internationally recognized heronry, is the starting point of Birdlife South Africa’s Flamingo Birding Route, and is recognized as a voluntary conservation site by Cape Nature. “Another major feature of Century City is our canals,” says De Roubaix. “We have 8.3km canals running through

De Roubaix explains that the construction of Intaka Island as a man-made wetland was not only to create a lush green lung to Century City, but as a method to clean and polish water by replenishing and circulating the canal water. “This provides a natural healthy environment for people, plants, and animals alike. We conduct weekly and monthly sampling of the water, which is then sent away for testing at laboratories to ensure that we are meeting water quality standards. In addition, we harvest the aquatic plants that grow in the canals to ensure that the waterbody is fit for passive recreational purposes such as canoeing and our Intaka Island water taxis. Aquatic plants aid in the natural uptake of nutrients and the harvesting thereof plays an important role in removing excess nutrients in the water. This is critical for the balance of our Century City ecosystem.”

There are several ways that Century City, as a Smart City, promotes environmental sustainability. 1. Smart parks Smart parks use technology - environmental, digital, and materials - to achieve a series of values: equitable access, community fitness, enhanced health, safety, resilience, water and energy efficiency, and effective operations and maintenance. “Free Wi-Fi spots are available across many of our public open spaces,” explains De Roubaix. “Visitors can enjoy free Wi-Fi in Central Park, Century City Square, Intaka Eco Centre, Intaka nature reserve, Manhattan Park, and several walkways. We aim to add more spots across the precinct and have started rolling out free Wi-Fi across the new Ratanga Park.”

3. Supporting energy efficiency There are currently 22 developments in Century City that have received Green Building Council certifications. Eight of these developments have achieved a 5-star green rating from the Green Building Council of South Africa, one being Canal Walk Shopping Centre for existing building performance, awarded in 2020. The remainder all have 4-star green ratings. Century City Urban Square mixed-use development was awarded the first 4-star green rating for a mixed-use development in South Africa in 2016. The Aurecon building was the first 5-star green rated building in South Africa.

With 27 290m2 of landscaped gardens and 53 193m2 of lawned areas, and a further 12 719m2 of vacant land on which exotic invasive species control takes place, it’s no small task to maintain Century City’s greenery. Ratanga Park, which is currently under construction, will add an additional 5ha of park area and a 1.7ha waterbody.

4. Improve urban solid waste management A readily accessible recycling drop-and-go facility for residential general waste is available in Century City, and the garden refuge from common areas and aquatic weeds from the canals are recycled as compost off-site.

“We have been making use of treated effluent water for irrigation and toilets for 20 years, but we always look at ways to improve and make our way of doing things smarter,” says Gordon Ralph, Facilities and Infrastructure Manager at CCPOA. “We’re currently implementing a high-tech upgrade to our irrigation system that would give us access to real-time intelligent information on our wide-spread irrigation system. This would include leak detection, detecting where sprayer heads are broken and so on.”

5. Real-time monitoring and management of energy and environment Intaka Eco Centre’s energy-efficient building uses and promotes the use of renewable energy resources to generate energy for a self-sufficient Eco Centre, with back-up batteries to store excess power. “We are currently upgrading the solar supply which will get the Eco Centre completely off the grid and have screens displaying our energy generation and consumption for our visitors to see and learn from,” says De Roubaix.

“We increasingly use technology by digitizing our landscaping designs and creating digital maps of all plants and trees in Century City. We’re always keeping an eye out for more ways to blend technology with our own efforts.”

Smart cities spark citizen engagement - using technology to connect urban citizens with environmental issues that affect each of us. The focus should be on information sharing to foster behavioral change, with the goal of encouraging the community to make more sustainable decisions about what they consume and how then manage their waste. Citizen engagement is essential to any city’s efforts to reduce its environmental impact, and technology-enabled projects, bring awareness and create real change.

2. Reducing carbon emissions by introducing smart alternatives to transport Century City was developed as a walkable neighbourhood, where all amenities are in easy walking or cycling distance. Walking is strongly associated with reduced rates of obesity, high blood pressure, heart disease and diabetes, and contributes to a generally healthier Century City community. Century City has formulated a “Walkability Plan” for expansion on the current efficacy of infrastructure.

Century City has invested heavily in infrastructure that promotes a more connected urban development and environmental sustainability. A healthy environment leads to a healthier, happier lifestyle!

BIENNIAL SURVEY Century City, Cape Town’s largest centrally managed mixed-use precinct and Smart City, remains tops according to its residents and businesses. The results of the recently completed biennial Service Improvement Survey indicates that 89% of people experience Century City overall as good and excellent. This result is a slight increase from an 84% overall favourable vote in 2019 and has remained consistently high since the survey was first held in 2006. An ongoing trend shows that 70% of respondents believe that safety and security is their top priority, followed by infrastructure maintenance and management, and traffic management and public transport. Chris Blackshaw, CEO of Century City Property Owners’ Association (CCPOA), who manage the precinct says that this survey forms part of the strategic planning process. “The biennial survey not only informs our business planning and budget process, but it’s vital that we check whether our internal assessment correlates with owner and stakeholder perceptions and that we build a relationship with our owners and stakeholders.”

The Results are in ! “We are very pleased to learn that not only are our stakeholders consistently happy with our performance, but that our results have increased to a 89% overall satisfaction level. This bodes very well for investors who are considering where to establish their businesses and where to invest in residential property.” The Covid-19 pandemic has had a significant impact on the number of visitors to Intaka Island, which had to close for five months during the initial lockdown period. In addition, school groups that usually make up the largest volume of visitors to Intaka Island, are only now starting to return. Regardless, the CCPOA’s environmental teams have been busy throughout, upgrading, clearing out, and preparing for when visitor groups return. “Our social and sporting events, which are typically very popular in Century City, have also been impacted over the last year. We have not been able to host many of our events and we look forward to the return of more activities, albeit in a somewhat different format,” says Blackshaw.

“With a staff complement of just over 100, who live and breathe Century City – we love where we work and what we do, and this shows in the level of service that we maintain. There are always challenges to overcome, but we tackle these with can-do attitudes and pride in what we achieve.” Century City leads the way on many fronts and with the launch of its Smart City campaign in April 2021, cemented itself as Cape Town’s foremost precinct to live, work, and visit. The Smart City launch included a new Century City app, which aims to connect the CCPOA with all stakeholders. Blackshaw concludes, “The Service Improvement Survey generally correlates with our own service evaluation and again underlines the importance of security, traffic management, cleaning, infrastructure maintenance, landscaping, and our unique natural environment. We will continue to strive for excellence, with a special focus on the areas where we can improve.”

With the festive season around the corner and many more additional visitors expected to Century City, you can rest assured that we are prepared! The Century City Property Owners’ Association (CCPOA)-driven Operational Management Forum, which co-ordinates and facilitates law enforcement, security, traffic and disaster management issues within Century City, has been proactively preparing for this year’s festive season. “During the festive season, our activities and traffic increases,” says Chris Blackshaw, CEO of CCPOA. “We band together with several role players and stakeholders in an around Century City to ensure that our residents, visitors and staff enjoy a positive experience. It is silly season after all, which calls for an additional effort from all of our various departments.” In terms of traffic management, there has been extensive and ongoing liaison with Goodwood Traffic Management Centre (TMC) throughout the year. The Century City Security Operations Centre (SOC) has a direct line to the traffic systems operations manager to facilitate rapid adjustment to the timing settings of traffic signals when required. In addition, traffic patterns in and around Century City are monitored 24/7 by the SOC’s traffic management team. SOC is also able to view selected freeway traffic cameras via a link with the TMC. Real- time traffic information on the neighboring freeways is useful as Century City traffic flows are directly affected by Freeway traffic congestion. Two traffic officers will be stationed in the precinct from 6:00 until 22:00 and the digital Variable Messaging System (VMS) boards will run messages around the clock to warn motorists of any traffic congestion, accidents, and include general messaging.

Getting to and from Century City via public transport will be aided by the MyCiTi service and Golden Arrow buses which will operate until 22:30 to accommodate extended Canal Walk trading hours. Minibus taxi operators have been advised of the extended shopping hours. Heightened security measures in Canal Walk and Century City will continue throughout the festive season, with the assistance of SAPS. This includes intervention vehicles on the perimeter, enhanced control room staffing, and further deployment of security personnel inside the mall and parking areas. Additional security officers will be deployed along the canal and back passages of Canal Walk. Canal Walk will also be in total lockdown outside of trading hours during the festive season and delivery vehicles directed to specific drop-off points.

Emergency Contact Century City Security Operations Centre (SOC) are to be contacted in the first instance regarding any traffic related or other incidents. SOC, in turn, will contact SAPS, the City Traffic Control Centre, and other emergency services.

One of Century City’s greatest attractions to those living and working here is that it is a safe and secure precinct. While at this stage we unfortunately can’t claim to be a 100% crime-free zone, we do pride ourselves on our comparatively low crime statistics - which is in no small part a result of the zero-tolerance approach to crime that has been adopted since Century City’s inception. In addition, the success rate in apprehending those that commit crimes in Century City is well above the norm.

CENTURY CIT Y’S NEW KIDS ON THE BLOCK

BRIDGE WATER & R ATANG A PARK “It is very exciting to see the conceptual thinking behind the Bridgewater development coming into reality.” says Paulo Viotti, partner at Vivid Architects responsible for the design of Bridgewater. “We knew that it would be a great development, but even we were blown away by the feeling you get when you stand next to the water or in the courtyard.” The building acts as an interface and transition between the urban neighbourhood of Century City Square, and the extraordinary natural environment of the newly re-imagined Ratanga Precinct, which includes Ratanga Park, a rehabilitated waterbody. Viotti continues, “Bridgewater was designed to allow seamless connectivity and pedestrian access in, around, and through the development. The ‘city block’ development was intentionally designed as a number of individual buildings with their own unique language and ‘personality’, all linked and unified around an internal courtyard.” Bridgewater Courtyard acts as a filter for pedestrian movement , linking the many buildings of the overall Bridgeways Precinct to Ratanga Park and waterfront. The mixed-use nature of this development, which includes a hotel, retail, apartments, and offices, will ensure all-day activity and life beyond the 9 to 5 working day.


Mariska Auret, director at Rabie Property Group and senior project manager of the project, explains some of the Smart City considerations that were applied to this development. “In terms of Century City’s Smart Environmental Sustainability segment, we have achieved a 4-star design rating which complies with all the criteria for achieving this. It includes energy efficiency, double glazing, and so forth. Achieving this rating is also in line with Rabie’s environmental commitment and vision to develop the largest assembly of green buildings in one precinct.” “We have introduced several other Smart Security and Safety features, such as each apartment being equipped with a visual intercom system with eight camera views. In addition, the lobby doors and lifts are access controlled. The exterior has several cameras monitoring the perimeter, which are linked directly to the Century City Security Operations Centre (SOC).”

Spring Cleaning & Clearing Springtime is often synonymous with clearing out the old to make way for the new. Our Intaka Island team has been very busy preparing and executing for our annual maintenance and clearing programs. Our nursery plays a vital role by providing our plants with the optimum growing conditions to ensure germination. Once they are large enough to be replanted, we use them to replenish areas on the island as and when needed. It also acts as a great education platform for our school programs. The team have been cutting back reeds and trenching a 2m channel, 50m long, in cell 4 and harvesting aquatic plants in front of the bird hide to clear the water bodies and improve bird habitats. The team have also been harvesting lilies and azolla in cell 1. The upgrade to the eroded laterite gravel footpaths have been completed - both are wheelchair-and-pram-friendly to enhance access and our visitors’ experience.

Intaka Island Boats Return The days are getting warmer and longer and means Intaka Island moved to summer hours from the 1 October 2021, so you can now enjoy the Island from 8:00 until 19:00. Arbour Week & Landscaping To celebrate Arbour Week, which took place from 1 September, visitors to Intaka Island received a complimentary Spekboom plant, Portulacaria Afra, for their gardens.

• Easy to grow - simply break a piece off and replant it in an area that gets lots of sun.

• They can live up to 200 years old! • Spekboom is edible and high in nutrients, especially Vitamin C. It’s the perfect addition to a salad and a firm favourite in the animal kingdom, especially for elephants, kudu, and black rhino.

BIRD BUZZ It’s Baby Time! Century City is currently buzzing with bird babies! This time of year, most bird species have chicks and even though they might be the cutest little fluff balls, we ask that they not be disturbed or fed as this is not only harmful to the chicks, but disturbs the natural order of things. Being a green precinct, we take our relationship with nature very seriously! Bird parents often leave their chicks alone on the nest for extended periods to find food, which is entirely natural – they have not been abandoned. As we live in harmony with our feathered friends in Century City, it’s not uncommon to see nests on buildings and it’s not advisable to disturb any nests, chicks, or eggs. Let nature take its course! If you do notice any animals in distress, please report it to us without delay. Call the Century City Security Operations Centre on 021 202 1000.

Family Festive Fun Inspired by Disney Canal Walk will once again get crafty by offering a selection of Disney-, Marvel-, Pixar-, Star Wars-, and the brand new Disney movie, Encanto- inspired crafts during the summer holidays. Aimed at kids between the ages of 4 and 12, each session will allow the kids to get crafty and complete their kits. Sessions will run every 30 minutes from 10:00 to 18:00. Additional puzzle games will also be in the craft area for all to enjoy. The Family Festive Fun craft area will be in Canal Walk’s Centre Court from 15 December 2021 to 9 January 2022. Tickets cost R55 per craft and will be available from Webtickets or the box office at the event area.

Four brand new Christmas-themed photo backdrops will be available for the best ‘Elfie Selfies’. And one of them will see the return of the real-life Santa! The other Christmasthemed booths will be open to the public during shopping hours, and free to use.

Visit Intaka Island and enjoy the walking paths available, soaking up the sights and sounds of nature. The one through the man-made portion of Intaka Island is 1km and has a number of benches on the route where one can rest and enjoy the tranquillity of the environment. You can also park off in one of the bird hides and observe the incredible variety of feathered friends that Intaka is home to.

For those looking for longer trails, you can try our dedicated 3km and 5km walking/running routes that the Park Run runners do every Saturday. Both wind around the canals and are very scenic. There are a number of benches to rest on route, as well as restaurants and ablutions.

Take a Boat Ride Hop on the Intaka Island boat rides down the Grand Canal, taking in all that Century City has to offer. Learning from their knowledgeable guides about passing landmarks and indigenous wildlife, you will have a truly unique experience in this world-class destination.

CURRO ASTROTURF Local Century City school, Curro, found an interesting surprise when they started preparing their current sports field for AstroTurf installation: a set of twin Plover eggs. The contractor TurfTech, not wanting to disturb the eggs, immediately contacted our office for assistance. Environmental manager, Louise de Roubaix, and her team met TurfTech on site to investigate the situation further. Being a green conservation area, we all decided to delay the project until the little guys were ready to hatch. They have since hatched and Mamma Bird has come to fetch them to start a new life in a more secure home. The installation has once again commenced and is on target to be completed before the end of the year. Another fantastic example of urban development and nature working together.
