In August 2025, the Central Florida housing market showed mixed trends compared to both the previous month and last year. Active listings reached 75,777, reflecting a 4% monthly decline but a 10% increase year-over-year. New listings dropped 5% from last month and 10% from last year, while pending sales dipped slightly by 2% monthover-month but climbed 6% annually. Closed sales totaled 14,257, down 5% from July and 7% from August 2024. The average days on market rose to 73, marking a 6% monthly increase and a significant 30% annual jump. Despite fewer sales, the average sales price inched up 2% from last month to $454,732, holding steady compared to last year. Total sales volume came in at $6.48 billion, down 2% monthover-month and 7% year-over-year. Meanwhile, inventory levels increased to 5.32 months, up 1% from July and 18% higher than a year ago.
