The Land Trust’s annual summer gala is its biggest fundraiser of the year and although it is sold out, and the annual Caddis Cup has been postponed to 2027 due to the drought conditions, the Land Trust has planned s number of other events and programs for the summer. Stop in to say hi and learn more about the Land Trust at one of their field trips, tabling events, or happy hours. Visit cblandtrust.org/upcoming-events/ for more information.
Since 1998, the Gunnison Valley Land Preservation Fund has been assisting local land trusts with conservation easement projects throughout Gunnison County by covering closing costs for these transactions. The fund was originally established by voters in 1997 and was then reauthorized in 2012 with another vote—which won out with 80% approval from local residents. The fund is created by a small redistribution of monies from the existing County 1% sales tax.
“The fund has been really valuable because it shows local support for projects. For the Land Trusts that come to us it means a lot to them to have local support,” says Lohr. “The valley would look so different without these easements. We’re very lucky, and it is really impressive what people who have worked so hard, have accomplished.”
Just half a mile from the town of Crested Butte a parcel of land that was once a cow camp for a group of ranchers has become a modern western homesite while continuing to be part of the ranching legacy in the valley. It is also a listed property with Coldwell Banker.
Ranchers once grazed cattle along Slate River Road and had collectively purchased the Cow Camp Ranch land for a staging area. They employed a range rider to periodically check on the cattle as they grazed around the high country, and the corral they used to sort their cattle still stands on the property today.
It is believed there was likely a homestead on the property at one time, and in the late 20th century a cabin that sheltered several well-known valley residents over the years was lost to a fire. Past tenants include Doug Buzzell in the early 1970s, who sold whitewater canoes, and Steve “Fredo” Monfredo in the late 1970s, a mountaineer and early local ski patroller for whom a section on Crested Butte Mountain Resort’s famed North Face cliffs is named (“Fredo’s”).
In the 1980s, the property was divided into separate parcels for each owner, and those now hold homesites, the Crested Butte Fire Protection District’s new fire station and several others are as yet unoccupied.
Scott and Gretchen Matzelle purchased the 17-acre Cow Camp Ranch property and completed a new home on the parcel in 2024. They also converted the old cabin to a two-bedroom, two-bathroom guest house. They connected with the stories and history of the land and still lease the land in front to local cattle ranchers through the summer and early fall each year. They have also stayed in touch with others who have connected to the land over the years, including through a shared love for Cow Camp Ranch’s rhubarb. Cow Camp Ranch has a way of bringing people together.
In February 2026, The Crested Butte Land Trust acquired 90 acres of wetlands bordering Slate River Road near the property. The conserved land will preserve Cow Camp’s views of Mt. Crested Butte and the Slate River in perpetuity—they will remain just as ranchers and range riders have known them for generations past, and for all those to come.

While everyone likes to associate Crested Butte with health, vitality and making memories on big adventures, the reality is that even in paradise people sometimes need medical attention. Between the local hospital system, Gunnison Valley Health (GVH), a growing number of practitioners/specialists and new, dedicated facilities for emergency responders, paradise has better coverage than ever, at both ends of the valley—and even in the wilderness.

Between the local hospital system, Gunnison Valley Health (GVH), a growing number of practitioners/specialists and new, dedicated facilities for emergency responders, paradise has better coverage than ever, at both ends of the valley—and even in the wilderness.

These efforts are all aimed at providing higher level care to everyone in the valley and reducing the need for residents and visitors to travel to see specialists.

“GVH's focus over the last several years has been steady and fairly practical: invest in the services our community actually uses and would otherwise have to leave the valley to access,” says GVH CEO Jason Amrich. “Expanding what we offer locally isn't just about convenience; it's the difference between getting care and putting it off. The broader aspiration is to be a true full-service rural health system that residents trust, and visitors are surprised to find in a community of our size. When we add a service, we're committed to doing it at the highest quality we can.”

These services have significantly improved local access to skin cancer treatment and specialized dermatologic care, notes GVH vicepresident of community health and development.

GVH recently partnered with Montrose Regional Health to expand cardiology services and hired fulltime cardiologist Dr. Keith David, who will assume
care for patients this summer following the retirement of longtime cardiologist Dr. Charles Wilkins.
Birnie shared that GVH is also actively developing a new breast surgery service line scheduled to launch this summer under the leadership of general surgeon Dr. Brooke Bredbeck. This new program will allow more patients to receive breast surgery care locally, reducing the need for travel outside the valley during treatment.
GVH welcomed Dr. Karen LoRusso in May as the organization’s new medical oncologist, following the retirement of longtime oncologist Dr. Paulette Blanchet.
Vision care services have also expanded through the addition of refractive eye surgeon Dr. Michael Solomon, who has been performing cataract surgery at GVH in collaboration with local Ophthalmologist Dr. Leslie Moskowitz over the past year.
Last, Birnie noted that GVH has also continued to strengthen behavioral health support and integrated care services as part of offering whole-person care and addressing growing mental health needs within the community. “In addition, work is underway to expand short-term detox services and outpatient treatment options for community members coping with challenges related to addiction and substance use disorders,” she says.
On the emergency side of things, GVH completed a brand-new Emergency Medical Services facility in 2025. The Mary and Jack Blake Family EMS station staffs three paramedics and three EMTs 24 hours a day, with three ambulances responding across approximately 4,000 square miles. The station has 10 bedrooms to accommodate crews, trainees, and staff increases during busy summer months, according to EMS chief Christian Malcolm.
“While there are dozens of game-changing features in the new station, if I were to call out one feature — other than the private rooms our crews live in — it would be the massive 5,500-square-foot apparatus bay designed to house eight response vehicles: four ambulances, two supervisor vehicles, one mass casualty vehicle, and one open bay dedicated to ambulance repair,” says Malcom.
“The mere fact that we can now stage our primary
response vehicles indoors, protected from the harsh Gunnison climate, absolutely translates into improved paramedic services for the several counties Gunnison Valley Health Paramedics serve.”
“We aren't finished,” says Amrich. “there's still real work to do on access, on facilities, and on the regional partnerships that help us deliver more than a hospital of our size typically can. But the trajectory is good, and that's a credit to a team that keeps showing up for this place and a community that supports us in doing so.”
At the north end of the valley, another major new facility is helping Crested Butte Search and Rescue (CBSAR) teams get to those who are injured in more remote locations as well. In coordination with the Crested Butte Fire Protection District’s new campus on Gothic Road, CBSAR now has its own dedicated space as well.

The 6,000 square foot facility was built for search and rescue operations to allow for equipment storage, staging, volunteer training, inter-agency coordination and an investment in the organization’s mission.
The organization just signed a 40-year lease with the fire department and was beginning its move-in this spring.
“Crested Butte Search and Rescue is excited to move into a modern building where we’ll be able to park our trucks and trailers indoors, allowing our equipment to be immediately ready to go and helping ensure a faster response, says CBSAR president Randy Felix. ”We’re also excited to finally have a space that can accommodate our team’s training and mission-planning needs for many years to come. I’m grateful we had our old 600-square-foot building for so long, because it makes us appreciate this new facility even more.”

When people think of Commercial real estate, they often picture tall office buildings or malls. The Gunnison Valley doesn’t have a lot of those, but that doesn’t mean there aren’t opportunities. Commercial investments range from apartment buildings, storage units, vacant land in commercial areas, office buildings and buildings or spaces for restaurants and retail. Businesses like restaurants and retail stores are offered for sale pretty consistently without any real property. Evaluating commercial opportunities is different from purchasing residential property so it is important to have an agent with commercial experience to guide you. about commercial real estate

Molly was very helpful, knowledgeable, responsive and straightforward which allowed us to make the best decision for what we were looking for in a place. So, we had a fantastic experience with Molly as Realtor, but she went above and beyond during the process and afterwards. When you are remote and don’t know anyone, Molly is a lifesaver. fred.sandusky@cbmp.com
Hello from Crested Butte. What a place to live and realize your dreams. I moved to Crested Butte in 1991, after graduating from Castleton State College VT, with everything I owned in the back of my car. I knew this was the place for me when I visited on a ski trip a year earlier. I grew up skiing in Pennsylvania and Vermont, those mountains seem so tame after living here for over 30 years. This is where I met my wife, Amy, and got married in the mountains, started my family and had our son Magnus.
I started working for Coldwell Banker in 1993, shooting pictures and doing office work, after years of gaining valuable real estate experience, I earned my license in 1999. From there I have been selling and listing real estate in the Gunnison Valley the whole time, gaining experience, building trust, making clients in to friends and sharing my extensive knowledge of the area. Always feel free to contact me if you have a question about the area including real estate, skiing, mountain biking, hiking, restaurants, lodging, etc., you get it, I know a lot about CB!
WHAT my clients say about me:
“ Fred found me the house I was looking for in a competitive market. He quickly got my offer in and helped me beat several other offers on the property. Negotiating the inspection items was easy and I appreciate him keeping me informed during the closing. I would definitely use him again.” - Douglas Sattem, 50 Cranor Hill Road

Risk and adventure. We are not averse to either one here in Crested Butte. We thrive on it. It’s why we’re here. And while I believe your real estate experience should be a grand adventure, I do not believe that it should involve risk.
You don’t get anywhere in life being average; it’s what draws us to this Mountain at 9000 feet. When you’re buying and selling real estate, especially in a resort community, you don’t want average. You want extraordinary. It is my goal to exceed your expectations to protect, advise and manage your entire real estate transaction, therefore, I will be your agent for life. I have 20 years experience in real estate here in the Valley and in the Coastal Resort community of Laguna Beach, CA. I have a Bachelor of the Arts at California State University Long Beach. I have lived in Crested Butte for more than 22 years, depending how you count. I was here in the 80s and 90s and I am back with my younger daughter and my Siberian Husky. I love skiing on bluebird days, cheering on my softball team, and hiking with my dog. I love adventure. I would love to help you with your Crested Butte adventure as well.
WHAT my clients say about me:
“Dad John Biro would have been super proud for sure! His beloved former off-grid Mountain home closed today and was purchased by a family who has plans to keep the vibe and legend alive. Thank you Sandy Perrino and Jake Sunter for your steadfastness getting this incredibly tricky and complex one done!”
“Sandy and Jake earlier this week did the walk-through, which was done via snowmobile. I don’t have eloquent words yet tonight but it’s important to me to thank our amazing real estate professionals who accomplished the impossible of selling a home with only seasonal access in the dead of winter. Bravo, team!”
