Building a residence in the Gunnison Valley has changed over the years, as new trends and technology have developed and as more people have come to know and love the area. The Crested Butte/Mt. Crested Butte area has seen a great deal more custom homes being built in the past decade. And it isn’t just the number of homes going up—the styles and sizes reflect the changes in the local market as modern luxury styles become more prominent.

an increase in size and quantity The town of Crested Butte building department recorded 100 permits within town limits in 2021, up from 72 permits in 2016 and 70 permits in 2012. In the first five months of 2022 the town recorded 29 permits.

The house sizes are being maximized in most areas around Crested Butte, and building official Astrid Matison with the town’s building department says that she has seen accessory buildings get maximized as well.

“I have seen a new trend the last couple years of more than one accessory building being built on the larger east side of town lots,” she says. “One is a garage and the other an office or gym space.”

Crested Butte’s town zoning code limits the sizes of residences for most zones to 3,800 square feet. The core zone is maximized at 2,500 square feet, while the new east side R2 zone can have larger homes at around 4,500 square feet. Accessory Buildings such as garages are also limited to 1,000 square feet maximum, and heated and plumbed accessory buildings are currently under a moratorium with the town. But cold accessory units and deed restricted accessory dwelling units that are rented out long-term for the local workforce are still allowed.

Gunnison County has also seen an uptick in the number of homes being built, with 229 permits issued in 2021 compared to 169 permits in 2016 and 124 permits issued in 2012. There have already been 40 county building permits issued in the first four months of 2022. Mt. Crested Butte recorded 14 new home permits issued in 2020, up from eight permits in 2016 (records for 2021 were not available, nor were records prior to 2016).

The county’s building department reported an increase in “larger, fancier” home applications coming in during 2021.

Prior to the amendment a large new home application was accepted in the Slate River corridor named Wandering Willows, which includes a 9,984 square foot house and 2,189 square foot detached garage for an aggregate square footage of 12,173 square feet plus a 300 square foot

foam. “We do as much as we can, we try to make them as energy efficient as possible, and our clients seem to find the value in that investment,” he says.

The county passed an amendment to its Land Use Resolution in the fall of 2021 lowering the maximum size for a single residential structure to 5,000 square feet and 7,000 square feet for the aggregate building sizes before a minor impact review is required. This applies to the unincorporated areas of Gunnison County that lie outside of a municipality or pre-existing subdivision with its own allowances. Anyone building a home exceeding 5,000 square feet must now apply for a Minor Impact Land Use Change permit, which is then reviewed and decided upon by the Gunnison County Planning Commission and includes a public hearing.

Trending toward luxe

Along with higher end details used on the interior, premium finishes are also being used for exterior spaces like garages, roofs, and decks.

So what kind of changes are builders seeing beyond size and numbers? Architects and builders in the area describe more environmentally conscious construction, with tighter building envelopes and solar technology, and an increase in custom features.

Johnny Biggers, owner of Crested Butte Builders and professional in the industry since the 1980s, says the simpler homes of earlier days that would take about six months to build from start to finish have given way to more complex ones. “I’ve seen a lot happen since the early 80s. Crested Butte’s rates and quality of construction have come up immensely as of late,” he says. “We have a project right now in Crested Butte with a glass elevator and it will have a wraparound steel staircase as well.”

Biggers says his clients have also been opting for premium features like piped in oxygen, sprinkler systems for fire suppression (required for larger houses), and custom-built spas including items like in-ground hot tubs and infrared saunas. “And we’re doing more air conditioning,” he says of third floor spaces that get stuffy in July and August. He adds, “we’re doing a tremendous amount of soundproofing to make things quieter and more private.”

Biggers also says that even larger homes are much more energy efficient these days, and nearly every client wants those features.

“I’m doing a lot of solar, on almost every project,” he says. To further save energy, Biggers often installs high end boilers, insulated piping, and high-end insulation like spray

Architect Andrew Hadley says he sees the same positive trend of more homes being built with sustainability features, as well as the increased request in custom builds. As an architect he enjoys the more unique features that people request and the opportunity for creativity. “I see people asking for a lot more custom details. They also request more contemporary styles which offer more exciting designs.”

Hadley says that translates to the exterior as well. “Clients are elevating their outdoor spaces, with things like outdoor kitchens and custom built spas,” he says. Another trend is to heat the roofline for snowmelt, to reduce the hazard of snow falling or need to shovel once the snow flies.

Biggers says garages get nearly the same treatment as interiors, and often serve as yoga or workout studios and offices in addition to storage areas. “We’re building out garages almost the same as the finished house. They are conditioned (heat and sometimes air conditioning), often using air-to-air transfer, epoxy floors and of course non-toxic paint. We’re really fitting these garages out really nicely.”

For the time being, there will continue to be a push-and-pull between the trends in larger, more luxe construction and Gunnison County’s zoning and building limitations.

the vail effect

Many people have wondered what effect Vail Resorts has had on the Crested Butte area market since the major ski corporation bought Crested Butte Mountain Resort in 2019. It is impossible to identify exactly what effects Vail’s new ownership has had on the real estate market, largely because of other factors such as a booming ski industry, an uptick in property values, and low housing stock due to COVID and other market influences. But there’s no doubt that such a major player in the ski industry brings new levels of attention to its acquisitions, and the introduction of the Epic ski pass creates an easily accessible network of national and international resorts.

While Crested Butte was a unique purchase for Vail, we touched base with Realtors from other recently acquired ski towns to learn more about the impact on their resorts and local communities. Like in Crested Butte, property values and stock prices have gone up and investment in infrastructure has improved, but in many ways, things have stayed mostly the same—which can be good news for a place like Crested Butte that is known for having a bold and independent identity all its own.

“It just keeps steadily increasing ,” says Matyja. “And the growth has been way more accelerated since the pandemic.

It has been a surprise.” Matyja says most buyers he sees are coming from Park City, Las Angeles, San Francisco, Florida, Chicago, Atlanta or New York.

Park City Park City, Utah already had a central location near an international airport, but Vail Resorts brought stability and cohesion when it purchased Park City in 2014 for $182.5 million and bridged it with the neighboring Canyons Resort.

Sean Matyja, an associate broker with Summit Sotheby’s International Realty in Park City, has been in the Park City area for almost 25 years and a Realtor for 17 years. He provided comparisons of the number of homes sold and their average and median values prior to Vail Resorts’

The numbers suggest that many of those visitors decided to invest in property there. In 2014, 1,779 homes sold in both the immediate Park City area and its surrounding area.

The average home price was $815,427 and the median price was $500,000. In 2020 the number of home sales had increased to 3,081 with the average home price of $1.36 million and a median price of $820,000. In 2021 slightly fewer homes sold at 2,957 but the prices went up to an average of $1.68 million and a median price of $1.02 million.

Matyja believes the versatility of the Epic Pass makes a difference. “A lot of the valuation seems like it is more of an Epic Pass effect than a ‘Vail effect’ because the Epic Pass has made it easier for people to give the area a try,” he says.

This proves true in Crested Butte—Epic Pass skiers visit Crested Butte more than they did before their pass gave them access to the relatively remote mountain. That means more people traveling from the Denver Metro area, as well as national and international visitors, creating a sort of ‘Epic Pass tourism.’

Vail Resorts has made some major infrastructure changes to the Park City resort by adding a gondola connecting it the what was formerly the Canyons Resort and combining the two resorts into one larger one.

At Crested Butte Mountain Resort the company has likewise made several improvements in its first few years of running the ski area. The company addressed long deferred maintenance issues on chairlifts, rerouting and replacing the Teocalli Lift, removing the defunct Twister Lift and replacing the Peachtree Lift while regrading the terrain it serves. The company has also branded CBMR as “Wild,” which is fitting for the hard-charging local culture.

Whistler Blackcomb Whistler Blackcomb Realtor Meg McLean says the worldfamous ski area in British Columbia has a similarly strong and close-knit, hard charging locals’ culture. She describes a unique ‘Whistler energy’—when buses aren’t working people offer rides to one another, and they appreciate the closeness among their community members. “Whistler is such a small town, and people want to have longevity.

Everyone’s here to help each other,” she says. And while ownership changes can be disarming for local residents, there has also been a lot of opportunity for the Vail Resorts company to diversify into the international market and to learn from its newly acquired ski areas.

“Whistler Blackcomb was already ranking in the top of ski areas internationally,” says McLean of Vail Resort’s 2016 purchase for $1.39 billion. She and her husband have been in Whistler for many years and McLean has practiced real estate there since 2015. “Everything from the children’s ski school to food and beverage and the base area—we had a good overall product already. It was such a well-oiled machine, and the programs were in place,” she says. The company’s stock after that purchase went from $24.14 to $36.63 per share, which perhaps reflects Whistler’s high regard.

There was also a new learning curve. “We are different here. Our COVID rules, our vaccinations, our holidays here,” explains McLean. “They were having to think differently for their Canadian branch.” The acquisition provided an opportunity for Vail Resorts to learn how things worked in Whistler, she says. “I know that they care, and they are learning a lot from Whistler Blackcomb,” she says.

Beyond some changes to more American style food in the on-mountain dining, some staff changes, and working with the American currency exchange rates, McLean says not much has changed there as an identifiable result of Vail Resorts’ ownership. But of course, Vail Resorts is bringing in new Epic Pass users to the area.

McLean is an owner broker of her own real estate team, and says her clientele is still mostly Canadian. “We see maybe 1% or 2% Americans investing in homes here. It might be the extra hurdle of getting a Canadian mortgage, a Canadian bank account and dealing with the Canadian taxes,” she www.crestedbutte.realestate 34

suggests, “but the clientele I see are still mostly Canadians.”

Property values have gone up, but McLean points to other possible reasons. “A lot happened with Airbnb and VRBO and people realized they could make money on their property. Then people run their property as a business,” she says, “but that has not made a huge impact on real estate.”

One perk McLean has noticed which alleviates the tight rental market is the on-mountain employee housing. “That’s a huge perk to work with their company. They have staff accommodations,” she says.

In Crested Butte, Vail Resorts has been in talks with the local municipalities and Gunnison County to attain master leases on new housing proposals, and Vail Resorts announced this spring a plan “to aggressively pursue building new affordable housing on the land we own, and pursue company leases in existing affordable housing developments, so we can make housing more accessible and affordable for our employees.”

Only time will tell how Vail Resorts will influence Crested Butte’s culture, employee housing, or other amenities for the ski area itself. But so far, it seems the gem of the West Elk Mountains is appreciated in the Vail Resorts portfolio for remaining as unique as ever.

I live 1/2 mile south of CB - I love being close to town, but also enjoy our privacy and most of all, our unobstructed Paradise Divide views. If money was no object, I would buy all of Aspen Ridge. I love the Aspen trees, incredible views and close proximity to The Club at Crested Butte.

Tammy was born and raised in Colorado and moved to Crested Butte with her boyfriend, Joe, in 1987 where they were married in 1990. Tammy and Joe own and operate a design and build company called Armour Construction Company. Tammy obtained her real estate license in 1991 and has been helping sellers and buyers in the valley ever since. She has a thorough knowledge of property management having worked for a premier property management company in the late 80’s and most of the 90’s. Tammy, her husband Joe and their Siberian Husky, Kiska, spend most of their time outdoors skiing, snowshoeing and hiking.

Born in St. Louis, Tom has been an outdoorsman all his life.

Fly-fishing, camping, canoeing, rafting and skiing lured him to Colorado where he earned a BSBA from the University of Denver. He has owned and operated businesses in distribution, manufacturing and software development. Tom and his wife, Donna, raised three children spending most of their vacation time in the mountains and have lived in Mt. Crested Butte since 1999.
