In just five years, Atlas Cider has become Oregon’s second-largest cider maker. A couple started the craft cider operation in Bend and have since expanded into a bottling line and opened taprooms on the west side of the Cascades. Last year, Atlas became the first hard cider on tap at the Moda Center in Portland. This year, Atlas will open a tap room in Portland’s Pearl District. The cider tap room will also include a full kitchen and a pizza oven.
A new fine dining restaurant arrived in Newport at the end of last year. Ove Northwest serves dinner in the same space that April’s at Nye Beach occupied for the last twenty years. Its menu features classic Pacific Northwest fare with fresh seafood and local produce. Paired with an extensive local wine list and with views of the ocean at Nye Beach as the backdrop, Ove Northwest has already become a community favorite.
The Redmond Hotel was last operated as a hotel more than a decade ago, but that will change in the next year as it undergoes a $5 million renovation from a California investment company. The Georgian-style brick building on Redmond’s downtown sixth street was built in 1928 and is listed on the National Register of Historic Places. While the hotel rooms won’t be available until the spring of 2019, a rooftop bar is set to open this summer.
D E V E LO P M E N T Carbon12 and Spar by PATH Architecture
Carbon12, an eighty-five-foot tall mixed-use building in Portland made almost entirely of wood, was completed last year. Built with glulam beams and cross-laminated timber around a steel core, the eight-story building on North Williams and Fremont represents a shift in environmental building and sustainability. Now, PATH Architecture, the company that designed the building, has proposed another building made of wood for the Park Blocks in Portland. Dubbed Spar, and standing at 300 feet tall, the building would be the tallest wood-structure building in the world.

When Angela and Casey Cornelius set out to build a new home, they knew the overall theme had to be “family.” The couple has four children between the ages of three and twelve, Angela’s mother lives with them and they have a few furry friends, as well. “We’re just family people,” said Angela. “We wanted a cozy home for everyone, where we all could be comfortable together and also have our own space.” Casey and Angela are both Pacific Northwest natives. They spent nine years in the Midwest while Casey completed medical training as an orthopedic surgeon, after which the family settled in Vancouver, Washington. With a new home build in mind, the Corneliuses discovered the neighborhood of Felida, on the north end of Vancouver, near Lake Vancouver and the Columbia River. “It’s known as a tightknit community,” said Angela. “The public schools are amazing. We knew this was home for us.” The Corneliuses hired Vancouver-based builder Scott Benedetti of Axiom Homes, Vancouver-based designer Jim Wise of Wise Owl Plans and Portland-based

interior designer Shannon Ponciano of Ponciano Design for the project. The result is a 6,200-square-foot modern Craftsman design, with six bedrooms and eight bathrooms. A 1,300-square-foot garage and 1,000-square-foot patio round out the home, which was completed July 2017. The project started with the land. The Corneliuses found an ideal lot in a new neighborhood in Felida. The lot backed up to a ravine, overlooking a natural wetlands and a forested area with distant views of the river. This created the scenario for a backyard with a sense of nature, privacy and natural light. It also was a great location for the pool—a longtime dream of Angela’s. “I grew up swimming with
my family, and wanted that in our own backyard.” The home’s backyard is one of its most incredible features. The Pacific Northwest is known for glorious summers and sometimes-gloomy winters, but the Cornelius’s backyard supports year-round outdoor living as much as possible. The kitchen, dining room and outdoor patio all blend into one another, with a large folding door that opens between the home’s indoor and outdoor spaces. A large covered space outside with a fireplace, flat-screen television, grill and oven allows for outdoor living even in inclement weather. The pool, hot tub and a small outdoor-accessed bathroom complete
the backyard. Understandably, the family spends a lot of time outside. “We see eagles and deer all of the time, and have the most amazing sunsets,” said Angela. “We’re in love with our yard.” Indoors, contemporary design and the implementation of natural light were guiding principles. “I wanted it light and bright, with an open floor plan,” said Angela. Mark Wade, designer with Wise Owl Plans, was happy to oblige. “I love to implement good modern principles,” he said. “Natural light was a big part of the design.” White, metals and wood dominate the interior surfaces, resulting in a clean, open aesthetic. A two-story staircase is backed by floor to ceiling glass. “The stairs are a piece of artwork, a bit of a structural marvel,” said Jim Wise of Wise Owl Plans. “You can see through the stairs and through the windows to the outside.” The kitchen, adjacent, is a seamless transition. “All of the rooms relate to each other,” said Wade. “Our job is to balance big elements, keep it not too busy.” A ten-foot-byfour-and-a-half-foot island in the kitchen is large but perfectly proportioned, with four seats and plenty of room for the children to sit to do homework at the end of the day. “The great room and kitchen are hands-down my favorite rooms in the house,” said Angela. The master suite is also bathed in natural light. A transom window in the walk-in closet captures light on the gloomiest days. The laundry room is another little masterpiece within the home, and one that Angela adores. “It’s big and light, with a large island great for the kids crafts or home projects.”

The home exterior is more traditional than the contemporary interior and comprised of beautiful natural materials. “The home is wrapped in cedar siding which gives a nice clean look and blends well with the natural surroundings,” said Wade. The Corneliuses are thrilled with their new home and loved the collaboration they experienced with the designers and builders. “Working with Jim Wise and his crew was great,” said Angela. “We enjoyed it so much. They were very patient and saw our vision.” The family is especially looking forward to another gorgeous Pacific Northwest summer in their incredible indoor-outdoor living spaces. “The kids just want to be home with us. They have their own space and do what they want to do, and we all gather in the center of the home,” said Angela. “We’re very happy with our home.”

Aside from art and turtles, Rimerman is known for her community involvement and philanthropic endeavors. She is the Visual Arts Director of the Lakewood Center and the Arts Exhibition Director for Lake Oswego Reads. She curates and serves as a juror for many local art shows. She and her husband, Dave Haslett, who is a stone sculptor, travel extensively, and Rimerman gives talks to the community on her international adventures in a series titled “Through an Artist’s Eyes.” Early last year, Rimerman and Haslett set forth to create an even bigger idea, something of their own that would help “the good of the order,” she said. Why not turtles? She knew that the Western Pond Turtle was listed as threatened in Oregon, mainly because of loss of habitat. U.S. Fish and Wildlife wanted to help but had no budget. Rimerman learned about the Wetlands Conservancy, which was already working to restore the Nyberg Wetlands in Tualatin not far from her home, and a beautiful partnership was born. “We wanted to help the Western Pond Turtle come back,” she said. Their solution was Rock…Paper…Turtle…Art for Wetlands, an event that debuted May 2017. A silent auction of donated works plus other donations raised $5,000 for wetlands and turtles, money that went to clean up downed trees in the wetland and build a bridge over a culvert, among other things. As a result, in under a year, pond turtles have returned to a greater area of the wetlands. This year, the event has expanded. “The success of last year meant that so many more artists want to be involved,” said Rimerman. The events, which stretch over a month in April and May, will include a wetlands tour, an art project for kids and ten studio tours. A public reception and a private invitationonly reception and silent auction will be held at Cascade Sotheby’s office in Lake Oswego. “We have some fun auction items lined up, like an Argentine Turtle Tango lesson and a studio tour with wine and lunch,” said Rimerman. There is no doubt that the wetlands and the turtles will benefit from the second annual Rock…Paper…Turtle…Art for Wetlands. In the meantime, Rimerman will continue to capture color, texture, form, light and shadow. “I will always be painting stones and water,” she said. Assisting her in her pursuits will be turtles. “They sit on my feet while I paint,” she said. “They have such fun little personalities.”

Clean, modern lines draw people to the Pedini brand of Italian modular kitchens. Kitchen designer Victoria Jones, who opened the Pedini PDX showroom in Portland’s Pearl District last year and also works with Pedini Seattle, is a champion of these modern and mid-century aesthetics. Jones lets us in on the trends she’s seeing in kitchen builds and remodels around the Pacific Northwest. Get Smaller
The majority of Pedini PDX projects last year were condo builds and remodels. Jones said that her clientele is often downsizing and they desire smaller yet more functional spaces. Homeowners want less to care for while still having accessible and wellorganized kitchen essentials. “The draw to a European style of cabinetry is all of the accessories,” said Jones. “There is
a wow factor when you open drawers. Dividers, knife block inserts, everything in its place—you can mix and match what’s behind the sleek exterior with a modular system.” Add Furniture
As kitchen and living spaces have merged in the open-concept revolution, furniture-like touches are filtering into the kitchen. “Display shelving, especially
on the end of an island, is nice for cookbooks and three-dimensional art pieces,” said Jones. She also encouraged extending an island to include a showpiece wooden table with seating on both sides to take the place of a breakfast nook or bistro table. The table can be bar height or drop down. This integration allows more space for built-in storage with visual interest, such as curved cabinets. SPRING 2018

“Walk-in pantries are going away in many floorplans,” said Jones. “It’s not the best use of cubic feet when you need room for a person to move around inside.” She said that floor-to-ceiling cabinets with pullout drawers are more efficient and allow visual access to every pantry item. The darling of modern design is minimalism. The Houdini effect of hidden refrigeration has been blending into kitchen backgrounds for years, yet many counters are still cluttered. Lovers of the modern aesthetic want what we all

Induction is back on trend and now it’s easier to maintain. Plus, there is no cleaner look than a flush-mounted cooktop. Eliminating the range means you can wall mount an oven at standing height. Jones recommends a Miele brand glass oven in white or truffle brown.

Both blend nicely into the two most popular cabinetry finishes. Jones said she designed all-white kitchens almost exclusively last year, but she’s seeing the trend swing back to include a mix of both white and wood finishes. Timeless satin matte white is her most popular finish, while high-gloss white is an option for the more adventurous. For countertops, Dekton is Jones’ material of choice. “The slab form porcelain is incredibly durable once it’s installed,” she said. “You can even put a pot of boiling water on it because they know that nothing will happen to the material.”

As gig economy and telecommuting numbers continue to soar, many buyers looking in the inner Southeast Portland neighborhoods of Buckman, Hosford-Abernathy and Richmond are looking for a home office. Buyers who don’t need a home office often seek rental income potential as home prices continue to rise and buyers budgeting less than half-a-million try to avoid being priced out of the area. ADUs provide the option for short- or long-term rental income, or even a multigenerational living situation. “It’s just desirable to live here,” said Coxen. “There is a peaceful vibe you’d usually only find in a suburb or a semi-rural setting. It’s walkable and pretty serene, sublime really. But it strikes that balance where it feels social, with places to hang out. These neighborhoods are just cool.” LAY OF THE LAND

Throughout inner Southeast Portland, infill is happening. On streets once lined only with Craftsman homes: a duplex crops up here; a glitzy and modern single-family home crops up there. “Everything is so close to the urban core,” said Cascade Sotheby’s International Realty principal broker Kelly Harness. “Down near the river in the warehouse industrial part of the east side, for example, there is a lot of opportunity for growth.
