This project needs to deliver the following human experiences: • We are designing the interior refurbishment based on an industrial style using high end residential materials • The design requires an expansive entertaining area with broad facilities for cooking and dining • We know we will have met the target for the interior experience if it is warm and inviting to the occupant and can comfortably entertain family and friends

Practical Deliverables:

This project needs to deliver the following practical deliverables: • This project needs to accommodate one occupant and a single pet. It will also need to accommodate up to 9 guests. • The following areas are required to be accommodated: • Separate lounge and dining • Separate kitchen • 2 balconies • 2 bedroom • Master Bedroom with ensuite and WIR • Guest Bedroom with ensuite • Study • Private laundry

Site Constraints:

The project has the following conditions the design will have to accommodate for: • This project is a Class 2 building and must contain: • Facilities to cook + prepare food including a kitchen sink • Bath &/or shower • Washing tub + washing machine (in same area) can not be kitchen sink or hand basin • WC + hand washing facilities • Statutory Constraints: • Min 2400mm height in habitable room • Min 2100mm height in non habitable room • Min 1200mm clear space between WC pan + doorway, measured from hinge OR lift off hinges • Natural light + ventilation to all habitable rooms • Non habitable rooms may be mechanically ventilated if no natural ventilation • Maintain sound attenuation between apartments, especially relevant if proposing changes to floor finish • The project must not change the following • The service ducts behind the existing master ensuite sinks, inside the guest bathroom, behind the laundry and the lift must remain • The glazing on the site must remain in its existing condition • The existing fire compartments behind the master ensuite sinks, in the guest bathroom, behind the laundry, the lobby, the stairwell and the lift must remain to prevent the spread of fire to other parts of the building • The building’s concrete structural components that are weight bearing must remain • The existing mechanical ventilation’s Indoor FCU’s and Outdoor Units must remain in current positions • The existing ceiling heights of building must remain to accommodate the current mechanical ventilation and plumbing within the building. • Current weight constraints on the concrete slabs must not be exceeded • Any components of the design can only be transported into the site through the lift and the stairwell and must be small enough to accommodate that constraint
