As seasoned, award-winning master builders, we specialise in creating distinctive homes distinguished by exceptional craftsmanship.

Recently we were awarded the Sapphire Award which recognises outstanding achievement in building excellence and is awarded to companies who win three or more Regional Supreme titles. We have taken the Regional Supreme title home in 2018, 2021 and 2022.

Our aim is to offer you a source of inspiration and a valuable glimpse into these remarkable architectural build projects.

In a prime Mount Maunganui location set just back from Marine Parade, this playful home blends in with the iconic Pohutukawa trees on the street, being both striking and sympathetic of the streetscape.

In a delightful fusion of playfulness and architecture, this Mount Maunganui new home build embraces a design ethos that prioritises both fun and creativity. The owners love of all things art is evident at every turn from the streetscape and throughout the interiors of the home.

Built in a prime location, set just back from Marine Parade, the home is nestled on a corner surrounded by Pohutukawa trees. While the cedar facade blends sympathetically with the surrounds, the exterior facade is punctuated with vivid splashes of yellow, green, and redhued glass windows, mirroring the owners brief for a zesty lemon, lime, and raspberry colour scheme.

The exterior facade is a removable cedar batten rain screen which enfolds the superstructure, shielding the exterior ply and batten cladding system beneath, while facilitating future maintenance. On the eastern road frontage a local artist was commissioned to paint a Pohutukawa tree immortalising the surrounding trees silhouette, between the cedar battens.

Designed with a keen eye on environmental impact, the dwelling perches above floodplains, cradled by a foundation of timber piles. This strategic elevation not only safeguards against coastal inundation but also offers the flexibility of potential relocation—an ingenious measure that surpasses conventional New Zealand standards, ensuring the home’s longevity.

Artistry weaves through every facet of the home, from the imaginative fence that encircles the property. A collaborative community effort, friends, family, and

neighbours joined the Calley Homes team to transform construction remnants into captivating pieces of art, embedded within the fence panels.

Within, the interiors exude an unpretentious vitality, characterised by what the client affectionately dubs a “series of accidents.” Natural, robust materials prevail, with birch plywood ceilings in the the main living area and kitchen, and solid Venetian plaster walls in the entryway, living spaces, and stairwell.

The judicious integration of steel introduces an industrial edge, a dynamic counterpoint to the warm embrace of the natural timber exterior. The stairs feature checkered plate treads and a crisply intersected steel balustrade, while the Corten steel wraps around the chimney, its weathered charm creating a softer focal point in the lounge area.

Artistry extends to the kitchen, where bold colours are interjected against the ply finished cabinets while above the central island, feature light shades, fashioned from reclaimed washed-up beverage bottles, illuminate the heart of this culinary space.

Connection between the kitchen, living spaces and the outdoor areas of the home give extended space for entertaining, family play and dining alfresco.

The home is an interplay of form, function, and creative expression, offering a living experience that is as vibrant and dynamic as it is enduring.

Fifteen years have woven a rich tapestry of success for Johnny and Michelle Calley, the dynamic duo behind the acclaimed construction firm, Calley Homes. Recently being awarded the prestigious Sapphire Award by the Registered Master Builders Association the industry now recognises them for pushing boundaries and shaping its trajectory.

Johnny has been in both regional and national governance roles with Master Builders and last year assumed the role of National President - an exhilarating position that comes with its own set of challenges and rewards.

As they navigate this journey of triumphs, the couple remains steadfast in their commitment to uphold the very standards and passion that began Calley Homes. Excellence is the mantra, extending seamlessly across craftsmanship, training, personal development, and even their pursuits beyond the professional realm.

a lakeside haven

Currently mentoring eleven apprentices, they are cultivating a high-performing team poised to carry the torch of award-winning standards throughout their careers.

Yet, true to their nature, Johnny and Michelle are not content to rest on laurels. Their gaze is fixed on the horizon, where they envisage leveraging their accumulated wisdom, expertise, and finely tuned systems to embark on larger and more expansive projects.

Amidst the whirlwind of professional pursuits, the couple recognised the need for a haven to unwind. Having woven dreams into reality for clients since 2008, this year marks a poignant shift as Johnny and Michelle turn their talents homeward, crafting a lakeside escape for themselves, their family, and their friends—a retreat where their own dreams find a place to flourish.

Nestled into the hills of Okawa Bay on the edge of Lake Rotoiti, this new build was part of a multi-unit development with two homes being built on the lakeside.

That is, they have built and designed not one, but two homes – on this lakeside site as their friends own the property adjacent to them.

One of the project’s complexities before it got started was obtaining multiple resource and building consents to recontour the land, retain various slopes, rejuvenate the lake edge including permission to build a new jetty, not to mention the building consents for the house and boat shed.

This process included consultation with the Rotorua district Council, Bay of Plenty Regional Council and Te Arawa Lakes Trust.

The project included rejuvenating the lake edge into an organic transition from the lawn to the lake by making a sandy beach with native plants and rocks for marine life.

As Johnny explains, as the owner of an award-winning build company building their home, the process is no faster or cheaper, ‘It just meant we were prepared for what lay ahead so when any obstacle did arise, we didn’t have the anxiety of the unknown as we knew what we needed to do to overcome it.’

Choosing the design of your home is a daunting enough experience for anyone, let alone the owners of a build company who are aware of the numerous options that are available, but for Johnny and Michelle the best place to start was with what they didn’t like.

‘The don’t likes were probably more important than the do likes, it gave us parameters to work within. With this project we tried some exciting innovations that we haven’t tried before and it was brilliant to see them come to life,’ says Johnny.

Inspiration for the home’s architecture was taken from the concept of an old, lake edge corrugated iron boat shed. The new buildings have 40-degree pitch gable forms that waterfall down and anchor the buildings to the site. Both this home and the neighbouring home were designed to complement the surroundings, and the dark exteriors help them blend into the surrounding hills covered in native plants. Eco-conscious steps were taken including installing a full solar system, and recycling the sites stormwater which discharges into the lake before it is re-filtered into the domestic water system within the house.

The interiors are driven by the location of the home, with the natural lake environment inspiring an organic palette of stones, marbles, timbers, and wool carpets. ‘Charleston stone from the West Coast of New Zealand was used in two combinations of dry stack lay on the chimney, and horizontal cut crazy pave flooring in the entry and outdoor portico floor,’ explains Johnny.

The result is a stunning lakeside house that has an easy everyday luxury about it.

a place to kick back & unwind

The home, while considered a small footprint, has four bedrooms, and sleeps up to sixteen with custom made built-in bunks in two of the bedrooms.

The open plan kitchen and living areas have full panoramic views of Lake Rotoiti, which at night are offset by a central fireplace cased in Charleston natural stone which provides both visual interest and year-round comfort. A ducted air conditioning system allows efficient options for the home’s climate control.

The home extends seamlessly out to the outdoor living spaces. A large open portico outdoor living area includes an outdoor kitchen featuring 3 different BBQ options and bar.

‘Owning a building company is a busy gig! It’s wonderful being able to get away to a new environment, especially one we’ve created, and relax with family and friends. But for us, seeing our kids having fun, that’s priceless,’ says Johnny.

Rising from the dunes on the Ohope Beach coastline, this stunning multi-generational beach house seamlessly blends architectural innovation with coastal resilience.

Designed to offer an escape from the everyday, the home reflects the clients’ vision of a retreat where three generations can gather, relax, and enjoy the natural beauty of the surroundings.

TThe exterior exudes strength and character with its use of Corten steel—renowned for its weathering properties and distinct rust-like patina—beautifully juxtaposed against board-formed in-situ concrete walls. These textured concrete walls, which also feature throughout the interior, required expert craftsmanship. Calley Homes were selected for their extensive experience with this specialised construction technique, where precision and risk management are paramount. The result is a refined, durable finish that perfectly suits the coastal environment.

Spanning two levels, the home is designed to cater to the needs of multiple generations while maximising its beachfront location.

The ground floor boasts a spacious open-plan kitchen, dining, and living area that flows effortlessly onto expansive decks.

A sheltered outdoor nook, framed by Corten steel soffits and a cast concrete wall, provides an inviting space to unwind, protected from the sea breeze. Privacy is carefully considered with strategically placed windows that balance seclusion and natural light with glimpses of greenery, while skylights above the kitchen flood the heart of the home with sunshine.

Anchoring the lounge space is a striking board-formed concrete wall, housing a fireplace—a cosy focal point for winter days spent steps away from the beach. The ground floor also includes a scullery, master suite with ensuite, a utility room, and a powder room, all designed with function and comfort in mind.

The upper floor is a self-contained haven, offering apartment-style living with a second kitchen and dining area that opens to a private deck under the expanse of the pohutukawa tree. This level features three bedrooms and family bathroom, ensuring ample space for children and grandchildren to connect or retreat as desired.

Throughout the home, the interplay of materials is both robust and refined. The internal concrete walls mirror the exterior, while the floating stringer staircase with hand-carved wooden handrails lends a bespoke touch, illuminated by recessed LED lighting highlighting this central sculptural element.

This extraordinary Beach house is a testament to thoughtful design, expert craftsmanship, and the beauty of natural materials. Perfectly tailored for multigenerational living, it offers spaces to gather, retreat, and embrace the rugged beauty of the coastline.

on the LAKE FRONT

Being one of two homes built side by side in Okawa Bay on the edge of Lake Rotoiti, this home is individual in it’s entirety from the moment you walk through the door.

Both this dwelling and its neighbouring counterpart were meticulously crafted to harmonise with their natural lakeside surroundings. Embracing eco-conscious principles, the home features solar panels and a sophisticated recycled water filtration system sourced from the adjacent lake.

While part of a duo this home is individual in it’s entirety from the moment you walk through the door. Built in two wings the home has a living wing and a “sanctuary” wing.

The two wings wrap around a sheltered outdoor courtyard which provides a space for outdoor dining and lounging. Seamlessly connecting the indoor living spaces to the outdoors the home then fronts onto a large grass verge and the lake beyond.

The large open plan living wing is light and airy with raking grooved rafter ceilings and is flooded with light opening from three sides with stacker sliders. The kitchen sits at the back of the living space and is a contrast in a dark and rich range of charcoal surfaces including a Trendstone Marquina Quartz bench top.

A rich, earthy timber flooring has been used underfoot to create a sense of drama within the space and the timber slats that create division for the entry and have been stained to match the floor. At the lounging end of the living space is a feature fireplace rendered to add a layer of texture.

When the courtyard stackers are open the wing connecting hallway which also faces off the outdoor living space houses an inbuilt bar with custom doors, glass and quartz bench tops and feels as though it is connected to the living space rather than a hallway.

The sanctuary wing is where the master suite, three bedrooms and bathrooms are housed. The master suite features internal shutters and tongue and groove clad walls. Bathrooms are tiled and detailed with brass tap ware.

Built In the sleepy seaside town of Waihi Beach this Hamptons inspired weatherboard home celebrates it’s coastal environment and gives a home away from home for a busy family of six to escape city life.

COASTAL beauty

The previous bach had served its purpose and was cleared to make room for this exciting new home project. The two storey five bedroom home was built over a long 809m2 site. The flood zone in the coastal area meant the homes floor level had to be raised to allow for the new 100 year flood zone requirements.

The new home build is 345m2 plus has extensive deckings of 100m2 to enjoy the views from the top level out to the Pacific Ocean. Set off both fence line boundaries the design maximises the the site width creating a definitive back yard space with privacy for the family.

From the streetscape the definition of the pitched elevation on the the top level, the louvres and custom fencing create visual interest while the homes exterior is elegant and refined with the colour palette cohesive across cladding, louvres and joinery.

With the project having a sustainable focus timber cladding was chosen for for it’s natural insulating properties, which helps regulate indoor temperatures. Radiata pine cladding can act as a thermal barrier, reducing heat transfer through the walls. This can lead to a more stable indoor climate, reducing the need for artificial heating and cooling. The home also features a solar power system reducing the energy footprint.

A focus on the Indoor/outdoor connection across each of the two levels offers multiple spaces and zones for the family to enjoy year around, extending the internal living spaces for the family to enjoy those long summer holidays.

Upstairs the home has a large open plan living space, powder room, study and the master bedroom suite. Downstairs are four bedrooms, main family bathroom, rumpus and double garaging.

Inside the home has classic character detailing with a sophisticated edge. Raked ceilings with skylights flood the top floor with natural light creating a sense of spaciousness in the open plan living area. Cool whites and coastal hues with feature tongue and groove wall panelling meet rustic timber flooring giving that quintessential coastal vibe.

The state of the art kitchen and scullery has been designed to integrate between the main living spaces and connect to the outdoor living space. There’s a relaxed feel across the top level with various seating areas for lounging and togetherness, including an inbuilt bay window seat at the end of the kitchen.

Graypants lighting pendants in the kitchen and stairwell provide impact and delight over two key spaces and are captured within eyeline of each other to give a sense of drama within the upper level. The entry and stairwell have two storey rendered walls for textural interest and timber stair treads, balustrades and slat walls.

Each of the bedrooms have character wall panels in various designs painted in darker hues and wool carpets underfoot to enliven the sense of rest in this getaway home.

This five bedroom Mount Maunganui home is all about connection and flow. Several outdoor spaces provide a variety of outdoor experiences, while giving ample indoor space for the growing family.

lifestyle on RANCH

This Mount Maunganui five-bedroom home is a testament to seamless living, designed with a keen emphasis on connection and flow. Offering an array of outdoor retreats and generous indoor spaces, it’s tailor-made for a growing family. The client’s priorities included privacy, safety, and ensuring the home’s facade didn’t overpower the narrow road frontage.

The construction of the home wasn’t without it’s challenges as the Calley Homes team navigated a narrow site. The property has a three-meter elevation above road level, sloping down two meters towards the rear. The lower-tier garage, positioned perpendicular to the road, minimises the visual width of the building.

The exterior cladding is a fusion of contrasts featuring Abodo timber cladding in rich Ebony, Tru Wood’s random profiles, and brushed stone.

Two pitched gables offer architectural interest and a touch of timeless character, while steel screening adds both depth and seclusion to the homes exterior. Material choices are conscientiously selected for their coastal resilience and low-maintenance durability as well as their environmental ethos.

Sustainability is woven into the fabric of this dwelling, evident in considerations like building orientation for optimal solar gain, heightened insulation, and the incorporation of energy-efficient appliances and lighting.

Indoors, the living areas effortlessly connect to an array of outdoor havens—a covered dining space, a sun-drenched poolside retreat, a morning-bathed northern courtyard.

The kitchen forms an anchor at the centre of the large open plan living space. Combined with the pitched elevation of the gable roof, the space emanates a sense of airiness and light. The natural Limestone finish to the central island with waterfall ends creates a seamless look that harmonises with the oak veneer cabinetry extending from the kitchen to the scullery.

Feature walls created using Oak veneer sheets with solid Oak battens and inbuilt seating add character and form within this large open plan space. The walls are hand treated with oil and stains to create the finished look. Underfoot concrete floors have been executed to a flawless finish.

The first floor houses a sanctuary, featuring a main bedroom with a spacious walk-in wardrobe and a luxurious ensuite. Four additional bedrooms, a family room, a well-appointed laundry, and a guest toilet complete this private domain.

The ensuite is sunlit with a skylight and with white board and batten wall cladding it gives the beach home a bach feel with a sophisticated finish.

The overall design aesthetic gives an organic feel with layering of muted tones and natural materials such as timber, stone and fibres.

Recognised nationally as the Supreme Winner at the 2022 Master Builder House of the Year Awards, this home is anything but ordinary.

Set high on an elevated, north-sloping ridgeline site, this remarkable 475m2 residence offers panoramic vistas that stretch from the Kaimai ranges to the west, Mount Maunganui to the north, PŌpŌmoa to the east, and expansive rural views to the south.

Architect, Cate Creemers, navigated a view protection covenant that dictated a predominantly single-level design, with a strategic exception for the eastern portion of the site. This clever approach optimises the available build envelope, resulting in a residence divided into two distinctive wings.

The home has been recognised nationally as the Supreme Winner at the 2022 Registered Master Builder House of the Year Awards.

A beacon of environmental responsibility, the building embodies passive solar design principles, meticulously

considering orientation, shading, and insulation. The choice of services and building materials is geared towards minimising energy consumption and creating an inviting, temperate living environment.

Sustainability takes centre stage with the integration of a solar hot water system, promising an impressive 70% reduction in electricity usage. A warm roof system adorns the flat roofs, delivering superb thermal and acoustic insulation. The exterior is clad in Abodo Vulcan, a locally produced Radiata pine product, thermally modified right here in New Zealand.

The home is essentially in two wings. The living wing features precast concrete panels at the core of the space, not only providing structural anchoring but also serving as an architectural focal point within the generous living area. The open-plan kitchen, scullery, dining area, and sunken lounge extend outward,

embracing the sweeping views. In contrast, the cinema room finds solace enclosed by these sturdy concrete panels, a sanctuary for the family to retreat.

Throughout the living space a hexagonal roofline is accentuated with ceilings lined in Herman Pacific Cedar. Handcrafted over a period of weeks each piece of cedar is placed for accuracy on a graduating level. Blade walls that support the lower edge of the roof break up the volume of the overall living space, they also serve as windbreaks.

Seamless indoor-outdoor harmony is achieved through expansive deckings, spanning an impressive 100m2, wrapping around the exterior. These terraces provide an extension for entertaining, all while offering uninterrupted views of the Tauranga Harbour, Mount Maunganui, and beyond.

State of the art technology has been implemented throughout the home with an extensive audio system throughout the home, and the media room is set for a complete theatre experience.

Connecting to the living wing is the generous quadruple car garaging. A custom designed eight metre-wide garage door was commissioned to complement the exterior and finish the South facing side of the home, This residence stands as a testament to the fusion of visionary design, build craftsmanship and sustainable living, where every detail is finely tuned to embrace its breathtaking surroundings.

Built on the beachfront of Mount Maunganui’s coastline, this new home build journey is one of transformation. Calley Homes took this semi-detatched home and separated it from the adjoining property.

Concrete tilt panels and cedar board and batten cladding give this beachfront home a robust finish while maintaining a relaxed beach feel befitting its location.

a coastal sanctuary

Designed by architect Mark Carnachan and built by the Calley Homes team, this award-winning project was built on the shorelines of Mount Maunganui. A journey of transformation, the semi-detached home initially needed to be separated from the adjoining property.

The exterior of the home has a robust finish using oversized concrete tilt panels and cedar board and batten cladding. The contrast of the two claddings gives the home a relaxed beach feel embodying the resilient spirit of beachfront living.

Given its location within the coastal erosion zone, meticulous measures were taken to ensure adaptability to potential future challenges, it has been constructed in a way that it can be deconstructed if future erosion occurs.

Spanning three levels, the home has four bedrooms and three bathrooms. The first level has a generous living space with two adjacent outdoor living spaces.

Large scale architectural joinery was commissioned to include interior sliding doors which open and provide connection to the beachfront living while external cedar screens serve to provide privacy and safeguards fall protection.

The kitchen’s focal point, a Matarazzo leathered finished marble island, harmoniously contrasts with timber grain cabinetry. This culinary space extends out to the two outdoor living areas—one overlooking the beach, the other a private courtyard.

A symphony of textures and tones, this home reflects the coastal surroundings with a serene palette, showcasing marble, stone, timber, and wool. The open plan design unites kitchen, dining, and living spaces, creating an entertainer’s haven that seamlessly converges with the outdoor domains, celebrating the quintessential beachside lifestyle.

Ascending to the upper level, the master suite commands awe-inspiring ocean views from its private lounge space.

A walk-in-robe and a master ensuite adorned with feature lighting culminate in an atmosphere of pure luxury, offering a retreat worthy of the stunning coastal backdrop.

Hidden down one of Mount Maunganui’s most exclusive streets is a home designed to entertain and delight.

Calley Homes took on this large-scale renovation and transformed it into an entertainers’ Haven.

In 2021 this home was judged Supreme Winner of the Renovation Category at the Regional Registered Master Builders House of the Year Awards.

Designed by architect Mark Carnachan and built by the Calley Homes team, this project was a large scale renovation with extensive architectural landscaping; features including a pool house constructed from in situ poured concrete with ply grain finish.

Tucked back from the street, the home is surrounded by established trees, precast concrete tilt panel boundary fencing, a glass roofed carport and a custom made automated entrance gate to ensure complete privacy. The exterior of the home is wrapped in Linea weatherboard in rich black and contrasted with classic white edging.

The home has large open plan living, four bedrooms, four bathrooms and a media room. The private courtyard and pool area separate the main home from the pool house – the pool house is a major feature of the project and was constructed onsite utilising specialty concrete treatments and finishes that Calley Homes have become renowned for.

Finished with frameless glass bifold doors, the pool house services the outdoor space making the transition from interior to exterior seamless. This effect is completed with decking boards used within the pool house so the exterior decking flows right through the building.

Inside the pool house is a state of the art media room and a generous bathroom suite. The pool house has sophisticated automation and audio, lighting, ducted air conditioning and heating throughout.

All of the interiors are crafted with exceptional detailing, clean lines and seamless finishes. Instead of skirting boards the home features negative recesses throughout creating a minimalist finish.

The main living space has vaulted ceilings creating a sense of space and visual interest. The state of the art kitchen was designed by Morgan Cronin and is a statement with a five metre central island, window splashback and scullery.

Much of the interior lighting is custom designed and made to provide a minimalist finish to the interior ambience. Each bedroom features its own bathroom space to ensure privacy for both the owners and their guests. High end products are featured throughout the home from the very best in oak timber flooring and wool carpets to the Danish Vola bathroomware, Artedomus specialty tiles and custom made frameless showers.

HERITAGE renovation

This Heritage Renovation completed in 2021 won the National Master Builders House of the Year Awards for its category. Also winning the Lifestyle Award for Interiors.

The home sits in long established grounds on the edge of the Tauranga Harbour and was in need of a makeover. The original home had little indoor outdoor flow. Calley Homes were tasked with bringing this heritage home into the 2020s in a sympathetic way.

The original home was built over 100 years ago. As previous clients of Calley Homes the couple wanted a renovation that was sympathetic to the heritage of the home, and to provide them with a modern and functional space.

The extension included adding a social living and entertaining space with indoor and outdoor connection. The home owners love to spend time with family and friends and wanted to be able to entertain and enjoy the space all year round.

The home’s age dictated details of the build. From the exterior joinery where the new window suite needed to be in keeping with the original windows through, to the interiors with a seamless transition from the original home to the new extension.

The transformation features a modern, open plan kitchen, scullery, dining and casual seating area with access to two outdoor areas giving the client the ultimate in indoor/ outdoor flow. One, a deck which leads off the dining space, provides seamless uninterrupted views out over the harbour. The other a sheltered outdoor area which is set into the hillside and leads off the kitchen gives access to the garden and surrounds.

The parquet timber flooring and a kitchen which is heritage in style and colour but has all the modern functionality with scullery and central island. The kitchen centres the new space, and feature lighting brings a sense of drama and wow.

ECO omokoroa

Overlooking the Omokoroa Harbour this award-winning home is a great example of eco-friendly and sustainable construction methods.

Built on the edge of the Ōmokoroa Harbour, this award-winning home is a standout example of eco-conscious construction. Designed to optimise passive solar performance, it incorporates innovative sustainable methods.

The exterior and interior walls are fashioned from solid poured ICF polystyrene blocks, extending the concrete theme to the roof with precast uni span panels topped with concrete. This ensures a fully insulated concrete structure.

A blend of Steel and Tube Seamlok Colorsteel cladding and Herman Pacific Western Red Cedar completes the facade. The careful choice of darker hues for Colorsteel and lighter, natural tones for cedar promises longevity and low maintenance in the face of UV exposure.

The home has extensive architectural joinery and glazing and Low E max glass has been used throughout the home to efficiently filter harsh UV light while minimising thermal loss.

Inside, polished concrete floors serve as a thermal reservoir, absorbing and gradually releasing heat. In summer, they help keep the interior cool, aided by cross ventilation through generous stacking slider doors.

Cedar clad wall detailing begins at the home’s exterior entry and draws through to the interior entry in a continuous and seamless transition.

Inside the home, a board form poured insitu concrete wall has been created dividing the sunken lounge from the kitchen and dining area.

The designer kitchen is contemporary in style, incorporating feature lighting, and looks out over the expansive harbour views and the pool area.

The home has a comprehensive entertainment and automation system, complemented by advanced audio and security components. Extensive outdoor decks, some covered, surround a custom-built pool, linking indoor and outdoor spaces achieving a harmonious flow.

This home embodies the fusion of sustainability, efficiency, and modern comfort.

Just moments away from Arataki Beach and with spectacular sea views, this three bedroom home plus study makes the most of a compact site.

A large cantilever over the garage creates both access to the building and extends the available building platform on the first floor, whilst another large cantilever extends over the deck on the first floor to create a fully covered alfresco entertaining space accessed from the living area by a custom built, floor to ceiling sliding glass door allowing the client to make the most of the views all year round, and to provide a natural indoor/outdoor flow to the property.

Designed by Jon McAlpine of Thorne Group Architecture the home has a number of external architectural features that have been incorporated into the Tauranga home throughout the design and build process. Concrete tilt panels are used as a structural element, anchoring the building to the site but also act as a design feature. A removable Accoya rain screen encapsulates the home, protecting the superstructure and the ply and batten

cladding system beneath, whilst also providing a crisp form to the home. Both decorative and practical, fixed and motorised louvres have been used extensively to create privacy for the clients.

Balancing industrial materials with softer, natural products such as timber, raw steel and solid oak elements throughout the home, the ground floor is connected with the first floor through the stairwell creating a striking design feature. Timber flooring is used throughout the living space and the stylish designer kitchen which includes a large kitchen island. The cabinetry is American white oak crown cut stained black and the Island top is Silestone ‘Seaport’ Suede.

The fully-tiled ensuite bathroom features a floating dual vanity and LED back-lit mirrors - LED lighting is used throughout the property to highlight details and create ambience.

VILLA renovation

The old adage says it’s what’s on the inside that counts - but before this home was renovated, the characterful weatherboard exterior gave way to an interior that lacked functionality and style. It was in need of a full makeover and now this four bedroom home has been transformed.

Calley Homes’ first focus was to reposition the internal living spaces so that they opened out onto the outdoor living area providing that much needed indoor/ outdoor flow.

The new alfresco entertaining area features 200m² hardwood decking and an integrated audio and AV system that connects to the interiors. To maximise the use of the outdoor area year round, the space also includes an open fire and the swimming pool is heated.

Calley Homes developed the project from the architectural design through to the interior specification. The second challenge the team faced was to redesign and develop the interiors so that they were both stylish and reflected the personality of the villa styled exteriors. Step inside and a generous entry hallway welcomes you

into the home with custom fabricated steel and glass doors opening to the main living space.

Timber panel walls with detailing and white American oak hardwood floors throughout the living spaces, add a timeless element that, when combined with the high ceilings and the grey-blue and soft white tones creates a relaxed feel.

Custom cabinetry features throughout the home including the designer kitchen where pendant designer lighting is installed above a marble-topped island.

Off the kitchen is a media room where the family can stay connected to the main living space while chillin’ on an afternoon, and there is a newly formed library/ lounge “snug” which is home to a feature bookcase and bespoke library ladder.

The master bedroom has a stylish walk-in wardrobe which leads through to the suites twin basin ensuite bathroom. The family bathroom used to be a Jack and Jill bathroom, it has now been transformed to have a central access point off the hallway rather than two doors either side.

There’s also a powder room for guests to use and a spacious utility room that connects to the outdoor pool area, perfect for wet towels and togs after a day in the pool.

The bedrooms and rest spaces feature Bremworth carpets underfoot and the home is also fully ducted and includes zoned air conditioning for the ultimate comfort.

Built over three levels, this home sits high on a ridge in downtown Mount Maunganui with sweeping panoramic views out towards the Pacific Ocean, up to Mauao and out across the Tauranga Harbour.

The exterior is clad in vertical and horizontal cedar and this is contrasted with a beautifully rustic riverstone creating a timeless finish. Cedar and riverstone is also used throughout the extensive hard landscaping and as a design detail under the soffits and even in the pool fencing.

The design allows for the ultimate in open plan living with two separate areas both flowing to outdoor spaces.

Outside, the in-ground concrete swimming pool and the outdoor entertaining space interact with the living spaces. Custom built exterior stairwell handles feature under-lit lighting to guide during darkness.

The designer kitchen is a sleek and stylish centrepiece perfect for entertaining and taking in the extensive views while providing connection to the lounge and dining spaces.

Home comfort was a focus of the project with central heating via radiators and ducted air conditioning. The home has custom made motorised window louvres providing privacy and protection from the sun in the height of summer and a fireplace to create a cosy space in winter. A lift enables easy access to all floors.

With views out over the Tauranga Harbour, this Welcome Bay home is a private oasis where craftsmanship and environmental solutions combine.

Clad in Colorsteel iron cladding and a combination of vertical and horizontal cedar, this home features two sections: the ground floor and the upper level. The cladding choice elevates the design creating contrasts between the two sections which sit at opposite angles to each other.

Cedar is utilised both internally and externally. The soffits are cedar clad as are feature walls throughout the home including the staircase between levels. Negative detailing throughout the interiors in place of skirting boards continue on this theme.

The home is built for lifestyle and entertaining. The home’s layout sees internal spaces connect to external and this is evident in the open plan kitchen, living and dining which all open onto a choice of three covered outdoor areas. Three bedrooms and two bathrooms serve for the owners and their guests.

Extensive landscaping includes a stunning pool and generous deckings. Built into the harbourside landscape the pool is surrounded by Corten steel cladding, giving a natural rusted appearance.

The home has many environmental considerations from the earthquake strength rib raft floor to the full solar power system with battery storage and underground storage tanks for collecting the rain water from the roof.

The home features a Bosch Hydronic Central Heating system which integrates the heating of the outdoor pool, Architectural suite window joinery with Low E max glass and 140mm wide timber framing to allow for extra insulation.

Automation throughout the home is controlled by a KNX automation system which operates the solar panel system, the central heating, lighting, blinds, pool heating, and the in-home surround audio system.

This classic weatherboard home is a tribute to its prime Tauranga location. The owners are now retired and subdivided the original family property, building on the front of the site.

The new home is a classic weatherboard befitting of the area and is situated for all day sun and to maximise the views out over the harbour and estuary.

The owners are now retired and subdivided the original family property, building on the front of the site. The brief was to capture comfort and ease of living while having room for family.

Set over two floors the ground floor features a generous entry, family room with access to the garden, two bedrooms, family bathroom, kitchen and utility room. A high three metre stud to the ground floor creates the feeling of volume and accentuates space.

The upper floor is almost like a self contained apartment and can be accessed via stairs or lift. From the first level a feature black steel window is used to flood the stairwell with natural light and creates a special design feature in the open plan kitchen and dining space.

The kitchen is at the heart of the upstairs, overlooking the dining, lounge and outdoor areas. A fireplace is positioned in the corner of the dining and stunning solid oak timber floors and wool carpets feature throughout.

A feature groove ceiling with exposed rafters and multiple roof lights lets natural light into the living spaces on the south side of the home.

Seamless connectivity defines the open-plan living area, facilitated by a corner stacker slider that leads to a covered outdoor decking. This sheltered and private space effortlessly transforms into an alfresco sanctuary, offering unparalleled views of the harbour.

Exterior details include feature cedar finns to road side gable end and multiple outdoor areas.

Built with the future in mind, this rural home build captures vistas out over the Bay of Plenty from its Minden location.

Designed to capture the views and protect the outdoor living spaces from prevailing winds, this single level home is future proofed with the view to adding an additional level to the home at a later point.

The four bedroom, two bathroom home combines contrasting materials on the exterior. A mix of cedar and painted brick cladding in a staggered effect define external areas of the home.

Exposed steel and cedar sun filter screens have been custom made to wrap around the house and ensure protection from the sun in the heart of summer while not impeding the views.

Inside, the high ceilings create a sense of space and extensive glazing floods the home with light. The open plan kitchen and dining is centred around a fireplace, and the separate living room features a bar.

Environmental considerations extend to the home being driven by solar power and water underfloor heating installed throughout. To the rear of the house is a separate laundry and utility space, double garage and separate farm bike and equipment shed.

This large family home sits pride of place on a quiet corner in downtown Mount Maunganui not far from the beach.

STRIKING on tay

Finished in a charcoal cedar ply and cedar batten the home is in keeping with the relaxed beach environment and softened by the established PŌhutukawa which borders the section.

A chimney, which is built from brick and stagger laid, contrasts against the dark exterior in white and is finished with an aluminium finn chimney cap. Designed as two wings the home takes the shape of an L to master family play and family privacy and make the most of the established section.

The home has pitched roofs elevating the sense of space in the main living area with vaulted ceilings and exposed rafters while maximising the space for a second level to the back of the property where a workspace and guest area is housed.

The interior of the home features polished concrete floors throughout the entry and living spaces which are beautifully marbled for effect. A designer kitchen and custom in-built cabinetry give some definite form and division to the large open plan living space.

Centred in the living space is a floor to ceiling feature wall of staggered laid brick which creates a connection between the interior and the exterior. A gas fire place, In-built day beds with storage underneath finish the living space creating a soft and homely environment.

Between the two wings of the home and directly off the living space is an outdoor entertaining zone featuring a louvre covered outdoor area nestled between the wings for year round outdoor living.

On the ground floor the living wing has a powder room and purpose built utility space for this busy family. Upstairs is a guest bedroom with ensuite, an office and additional loft space for storage.

In the family’s private wing there is a sense of restfulness. The wing is carpeted for warmth and comfort. The wing features a media room, two smaller bedrooms and family bathroom with the master bedroom at the end of the wing complete with walk-in wardrobe and ensuite.

california LOVE

Inspired by California’s mid-century modern architecture movement, this contemporary Katikati home employs clean lines, light airy volumes and extensive glazing.

a nod to mid-century

Striking in concrete and contrasting cedar, this home’s definitive exterior is a 90-degree angled facade that extends the full length of the two sides of the home’s entry elevation.

Two central spines of exposed concrete run from the exterior and anchor the interior of the home. These spine walls are created from in situ board-form concrete and the walls have a timber grain finish. The architectural concrete was both structurally and aesthetically critical to the integrity of the home’s design.

The art of the in situ poured concrete is extremely in depth and any minor errors can create large defects which can impact the end finish. Contrasting the concrete with cedar cladding, the home is built to maximise the site’s north facing perspective and also delivers full east-to-west indoor/outdoor living spaces and vistas.

Inside the 284sqm home, concrete floors run throughout the kitchen, dining and living spaces. Further key interior features include an ultra-modern entertainer’s kitchen, underfloor central heating, recessed blinds and a secret bathroom window.

While the entry feels private and cosy, the kitchen, dining, living area opens its heart to the outdoors. Huge stacker sliders ease the transition between refined interiors and extensive decking.

Back inside, a snug library allows a casual alternative to the more formal and sophisticated living domain and a double sided fireplace ensures the home is cosy and warm throughout the winter months.
