any in the homebuilding industry were forced to find another way to make a living back in 2008. Some got completely out and started up fresh in industries less affected by the Great Recession. This is a story about three individuals that decided to stay with what they knew and collectively found a way to survive and eventually prosper in commercial and residential construction. Eddy Gilroy, Christian Deceuster, and Josh Testa were working for one of the nation’s largest homebuilders back in

2007. When things went south for that company and for the homebuilding industry, in general, the three executives took their severance and went to work for a developer who was amazingly trying to start up a home building company. This was a master plan developer that thought they would get in at the bottom of the market, rebound and work their way up. The problem was, the bottom never came back up. Disappointed, but not deterred, the three men made the decision to start their own company, Forza Construction, Inc. (Forza).

Many of the production tract builders were going bankrupt and the homes were going back to the banks that funded them. Forza was offered an opportunity to work with another gentleman who had also taken a severance from the same previous home building employer. It turns out that this man had been consulting with the banks concerning work-out options on the repossessed housing inventory. Eddy Gilroy

is the VP of Operations for Forza and he explains how his company took advantage of this opportunity. “We partnered up with our former colleague and the bank to build out around 200 inventory homes and converted models,” says Gilroy. “We offered a new home warranty program and walked buyers through the homes. The buyers got a great deal, the bank recouped some of their investment and we got a nice financial start to our new venture. It was a win/win for everyone involved.” In 2010, Forza was able to branch out and do a couple of larger projects, like an 8,000 square foot medical office build-out in Porter Ranch. They also built a church in Carson that catapulted their company to a new level of development. This particular project included quite a bit of site work, including a parking lot and various underground construction. Overall it was a large project, full of many trades that offered prospective clients a great

example of just what Forza was truly capable of. Forza has also performed a good deal of high-end custom residential work in areas like Pacific Palisades, Bel Air, and Brentwood. “We can take a not so nice structure, demo it, do the grading and overex, as well as the foundation work, and take it through all of the new custom home building and finishes,” says Gilroy. “On the GC side of things, we concentrate on the light commercial work, with everything from your typical tenant improvement work to interior shell, and core work.” According to Gilroy, they just recently finished around 40,000 square feet of this type of work in Hollywood. “We also do work for hospitals like Holy Cross and are currently performing medical

office build-outs, MRI rooms and structural retrofits for a hospital in Citrus Valley.” According to Gilroy, Forza does a little bit of everything from residential upgrades to large tract projects. “We are currently negotiating work on 57 duplexes in Bakersfield and a 47 unit tract home opportunity in Tehachapi.” Gilroy points out that his company subs out the mechanical work and much of the framing, stucco, roofing, cabinetry and other niche trades. “We have a wide variety of skill set guys that we go to on the commercial and residential side. We have great teams that understand our program and our clients needs.” Forza is also currently working on five high-end West L.A. custom homes, a rec center in Valencia, and negotiating two tenant

improvement projects with two additional tract home jobs under contract. Many commercial and residential builders sub-out much or the entire earthwork portion of their projects, but Forza took on these responsibilities early on as a way to maintain more control of their schedules and as a means of saving money. They first started purchasing equipment in 2012 as the economy began to turn and as they were branching out to larger more complicated jobs. They reached out to Coastline Equipment in Oxnard and purchased their first John Deere skid steer loader, a 318D, to help out on the demolition jobs. “We didn’t know if we were buying the right piece of equipment, but Coastline helped us out and we found that the skid steer was

perfect for what we were doing,” says Gilroy. “It wasn’t long after this that we decided to purchase a John Deere (27D) compact excavator to help with the foundation and dry and wet utility service work.” In 2014, Forza purchased their second skid steer loader, a JD 328D. “We began taking on multiple projects and moving considerably more dirt and we needed an additional machine,” says Gilroy. “We use the skid steer/compact excavator combo to load and unload trucks, do light overex and recompaction work and for digging into native soil. Our John Deere machines have been a great help with excavating drain lines, planter boxes and so many other uses that have made them invaluable in our day-to-day operations.”

Forza took a look at all of their options before settling in on John Deere and Coastline Equipment. “We gravitated toward and stayed with John Deere not only because it is a leading brand, but also because of Coastline’s tremendous customer service. We started out dealing with Carl Caldwell and now with Julio Gomez and both have been awesome to work with,” says Gilroy. “When I purchased the compact excavator, I bought the unit sight unseen. It was delivered to a job in Los Gatos and I did not actually see it for six months. I trusted Coastline from previous experience and they did not steer me wrong. It was once again the perfect machine for our purposes and I have learned [ Continued on page 10 ]

to trust and count on Coastline for advice on other things like attachments and service programs. They are just good honest people and I enjoy doing business with them.” Gilroy continues to point out that they are on the cusp of needing another machine. “Adding equipment is a delicate balance between need and want,” says Gilroy. “If we see a long-term need, we will purchase another John Deere.” According to Gilroy, Forza is fairly balanced between commercial and high-end residential work. They continue to evolve and grow and bringing in only the best and right employees is critical to the future success of the company. “Without our incredible employees, we would be right back to nickel and dime type work.” Outside of Forza Construction, Inc. (Forza), the three partners have also started a grading company that they use for many of their own projects and for other developers and construction companies. The company goes by, Calterra Grading Site Services, Inc. (Calterra) and they specialize in tract services, dry & wet utilities and light grading. Calterra was

formed in 2013 and they continue to grow right along side of Forza and according to Gilroy, they both work hand-in-hand toward fulfilling the company’s future goals. Gilroy points out that Calterra started slowly and has begun to ramp up over this past year. “We’re smart enough and maybe even dumb enough to try anything. We want to do what is best for the client and if we can keep it in-house and save the customer a little in the process, then that just makes sense for everyone involved,” says Gilroy. “Procuring more work is what we are all about. We started both companies with just a few employees and limited opportunities and I am really excited about our growth. We will go from $15 million to double that number within the next year and this is due to the great work ethic and determination of everyone from the owners and management to each and every other employee here at Forza.” Gilroy’s teeth were cut predominantly in the housing production world and he continues to oversee these responsibilities as the company’s VP of Operations. Christian Deceuster is more comfortable in the commercial construction

end and in the numbers and financial side of the business and he serves as the VP of Finance. Josh Testa is a framer by trade, as well as a project manager and commercial specialist and he is the VP of Construction. “We are all uniquely different with very similar ideals, and I think that is why it works out so well between the three of us,” says Gilroy. “We all have our job to do and we do it well.” Forza Construction, Inc. is headquartered in Valencia and they serve all of Southern California with an office and operations in Arizona. “In 2008, we were stuck between a rock and a hard place and people looked at us like we each had two heads for remaining in the business,” says Gilroy. “You do what you have to do to make things work and everything seems to evolve from there by necessity. We did not know what else to do at that time with our lives and low and behold, seven years later we are still here and thriving. It has been an exciting ride and we all look forward to what the future has in store.” Cc

Contracting & Paving Utilizes Full Downstream Integration To Remain At The Top of Their Game

S

RM Contracting & Paving was created when Superior Ready Mix Concrete, L.P. acquired an existing full-service asphalt paving contractor in San Diego back in 1991. As a division of Superior Ready Mix Concrete, L.P., SRM Contracting & Paving has the advantage of full vertical integration, from its own quarry and asphalt plant in San Diego to multiple concrete plants in Riverside, San Bernardino, and San Diego counties. The company also has two rock and sand plants, a full trucking division and a large fleet of heavy machinery. Bill Butler is the general manager in charge of operations for SRM Contracting & Paving (SRM). Bill joined the company back in 2000, after working for a San Diego grading contractor for a number of years. Butler started with SRM as a blade operator, working his way through the ranks as a foreman, general foreman, superintendent, general superintendent and finally general manager in 2006. “We do a great deal

of city overlay work and our bread and butter is with the big mill and fill type jobs,” says Butler. “We also work with the larger builders constructing much of the interior backbone and structural roads.” Butler continues to point out that much of their overlay work is for the City of San Diego and surrounding smaller cities like Lakeside, Santee, and Poway. A smaller percentage of their work is in the private sector, although Butler says that this area of business remains sluggish. SRM is currently on the South Chollas Landfill Operations Yard Improvement Project for

the City of San Diego. The job began back in April and according to Butler will be completed by the end of December. According to the City of San Diego bid announcement, the project involves the repair and/or replacement of asphalt surfaces and drainage conveyance systems, removal and replacement of interior chain link fences, striping of parking areas, installation of landfill gas extraction wells and piping below grade, construction of material bunkers which include retaining walls and covers, and installation

of light poles and lighting (optional) and all other incidental work and appurtenances. “When initially making grade over the decomposing landfill, we made sure that everything was properly covered, hauling off trash that became exposed in the process. After performing all of the subgrade work, we updated and installed new sections of the methane gas recovery system,” says Butler. “Our hot plant is providing approximately 40,000 tons of HMA and we are grinding around 35,000 tons of existing pavement on-site to be recycled and used as Class II base on this project.” Butler further explains that the work must be dissected into multiple phases in order to limit their impact on ongoing landfill operations. Before jobs end,

SRM will pave approximately 1,200,000 square feet of pavement in varying 6 to 8-inch sections. “We have also constructed several structural concrete bunkers for storing materials like sand, gravel, and Class II base and that is something that we don’t do every day,” says Butler. SRM has been involved on many interesting projects over its nearly 25 years in business. According to Butler, one of the more memorable projects was at Petco Park, the home of the San Diego Padres. They did all of the paving on this project that replaced the Jack Murphy/ Qualcomm Stadium back in 2004. “The best part of this job was having full access to the construction site and watching the stadium go up piece by piece. We were even given a private tour and that was kind

of special.” SRM is also proud to have been part of the rejuvenation of San Diego’s Historic Gaslamp District, where they repaved many of the roads and thoroughfares. Most of the work that SRM takes on is pretty straight forward, like the FedEx distribution center job they are on right now in Oceanside. Here they are putting down around 30,000 tons of hot mix with another 45,000 tons of CMB being hauled in for use as sub-base. Additionally, they have several more city overlay projects starting soon that will run into next year. SRM Contracting & Paving is not your run of the mill asphalt paving contractor. They, of course, own and operate their own hot mix asphalt plant, but what further sets them apart is the large fleet of equipment that they have at their disposal. In all, they have more than 150 machines, from skid steers and dozers to wheel loaders and scrapers. “We are fortunate to have a fleet that allows us to work on multiple grading paving and grading projects at once and this opens up

opportunities for growth that other contractors may not enjoy,” says Butler. “At the end of the day, it is about selling asphalt and we want to be on as many jobs as possible.” SRM’s equipment fleet includes six asphalt paving machines, with the two newest additions being a Volvo 4410 8-foot paver and a Volvo P7000 Series track machine. “We purchased our two new Volvo pavers a year ago from our Volvo rep, Mike Burrell. The Volvo pavers are totally redesigned, simple to operate and the screeds are user-friendly as well,” says Butler. “We also received a great warranty, along with a 1 million ton guarantee on wear parts. Volvo has put together a very attractive package that is hard to ignore. We enjoy working with Volvo and their very professional and honest representative, Mike Burrell.” Superior Ready Mix was formed in 1958 and they continue to build upon their foundation of excellence with

a reputation for quality and reliability. “I have been doing this for a long time and I can tell you that today’s way is much better. Exciting things like GPS and drone mapping technology make our job better and more exact. There is a lot coming our way and it is all good,” says Butler. Butler also points out that it is the people that make the real difference. “We have some exceptional people working for us here at SRM and I want to thank each and every one of them,” says Butler. “I particularly want

aul Graham started Graham Crackers Demolition, Inc. in 1997 after working for Penhall Corp. for 20 years. He had reached a point where he had done all that he could working for another company and with his first child on the way, he decided to pursue a better life by starting his own demolition company. 1997 was a tough time to start any company, but with one excavator and one hammer attachment, Paul went out and sold his services and somehow made it work. After two years of hard work and dedication, Paul was able to add another excavator and then another a few years later. The recession faded into better times and Graham Crackers Demolition was at full capacity with an impressive fleet of excavators and attachments. The company continued to prosper and grow, up and until 2008, when they were forced to sell a few machines and hold on for dear life. “In my opinion, we should of all just quit and started over again,” says Graham. “It was our loyal customers that kept us going and in the end I was able to pay off all of our tractors and this put us in a nice place when the recession finally lifted.” It did finally lift and the company is now once again thriving and adding new machines and attachments to their fleet. Graham Crackers Demolition, Inc. has recently developed a new relationship with Inland Empire, John Deere dealer, RDO Equipment Co. They purchased a new John Deere 470G 100,000 lb. excavator last January from RDO Equipment Co. and are currently in the process of putting together a rental purchase option (RPO) on another JD 470G. “I am very excited about our new relationship with RDO. I went with RDO and John Deere because of their support program and the way that they treat their customers

after the sale,” says Graham. “You know when you spend a half million dollars on a piece of construction equipment and buy the warranty, you don’t feel like you should have to pay for a service truck to come out and warranty the machine when it becomes necessary. They also have Teledyne hammers and LaBounty pulverizers. The company has long used their equipment and services to perform hourly service work, however, they are moving more toward contract work and this is the direction that Paul Graham would like to go. Specialty demolition has always been their niche and they are currently on a unique job in East L.A. at this time. Here they are demoing a 1-million gallon reservoir to make room for a 3-million gallon reservoir. They are breaking out approximately 858 square feet of concrete cone shaped lining and processing the material on-site for delivery to a crusher for LEED credits and the steel to transfer stations,

where they will also receive LEED credits. Graham Crackers Demolition also does quite a bit of bridge demolition and they have a big job coming up working with Hensel Phelps on the Calexico border crossing project. They are demoing the current phase of the border crossing project, including nine concrete buildings, asphalt grindings and a large bridge over the New River. It is jobs like this and so many others that distinguish Graham Crackers Demolition and separate them from the pack of other demo companies. The company is currently on long-term projects in Temecula and out at Forest Lawn Mortuary in Glendale. In Temecula, they are working with OHL USA, Inc. and the Army Corps of Engineers to assist in repairing the riverbanks and helping to replace riprap. At

Forest Lawn, they are working with Sukut Construction, breaking large rocks that are created after blasting to make room for expansion. Paul Graham’s younger brother, David Graham has been on the Forest Lawn job for several months and will be there for several more until the job is finished. “My brother, David, is a great asset to our company, as are all of our great operators,” says Graham. “I also want to recognize my wife, Chris, and our office manager, Lori Thornton. Both have been by my side through the thick and the thin and I need them to know that I appreciate them very much. Last but not least, I want to thank John Caddel at Redlands Transport, Inc. We have helped each other grow over the good and bad years. John and his company are top notch, with the ability to

move in and out of these tight quarter specialty jobs with ease. He delivers and picks up our equipment and he has always been fair.” It looks like Paul Graham and Graham Crackers Demolition, Inc. are going to be around for some time to come. They will be celebrating their 19th year in 2016 and that is something to be excited about. They sort of have a built-in succession plan with their three younger children that have shown interest in continuing the family legacy. Paul’s oldest is currently attending Cal State San Marcos, where he is earning a degree in construction management and high-end finance. His second son is a Junior in high school and he wants to pursue welding and mechanics. His daughter is just a freshman and the jury is still out on what she aspires to after school. One thing is for sure, Paul Graham’s customers can look forward to some chips off the old block in the near future and that will only mean good things for everyone involved. NEWest Construction Company, Inc. Installs New Primary Clarifier at Santa Maria Wastewater Treatment Plant in Ramona Written By: Brian Hoover EWest Construction Company Inc. (NEWest) is a general engineering contracting firm that specializes in a variety of public works utility projects. Much of their work is focused on water and wastewater treatment plants, where they install pumps and lift stations, clarifiers, and high voltage electrical lines, among other things. They also offer wet utility construction, including water and sewer line installation, and dry utilities such as high voltage duct bank raceways, electrical gear install and service, including Motor Control Centers (MCC) and Automatic Transfer Switches (ATS), power plant operations and service. This is an extremely versatile company with over 10 years of experience in infrastructure projects. NEWest is currently working at the Santa Maria Wastewater Treatment Plant in Ramona, where they are installing a new primary clarifier to further expand the facilities capacity. Currently, the wastewater treatment facility operates one primary and two secondary clarifiers. The Clarifier No. 4 Project will add an additional primary clarifier to better serve the growing Ramona area population. On average, more than 8 million gallons of water flows into this plant each day. The plant removes the solids from the city’s wastewater and treats the liquid to state-approved levels, before recharging back into the groundwater basin through percolation ponds.

NEWest is in the excavation stage right now and they are digging down around 20 feet and approximately 100 feet in diameter, to make room for the new primary clarifier. Clem Miner is the Superintendent for NEWest on this job and he has been with the company since its inception. As a matter of fact, he carries the distinction of being the company’s first employee. “Along with the clarifier, we are installing some miscellaneous piping and other ancillary equipment,” says Miner. “We are utilizing beam/plate and lagging on two corners and then excavating out from there, before open cutting the other two sides. We are running into decomposed granite and we require a reliable excavator with a lot of power to get this job done efficiently.”

For the power needed to dig through all of this earth and decomposed granite, Miner turned to Hawthorne Rent-It Service, where he rented a Cat 349E Hydraulic Excavator and a wheel loader. “The Cat 349E is ideal for digging deep and through the decomposed granite. It is very smooth to operate and the excellent weight distribution allows us to pickup and load material off to the side with ease,” says Miner. “We are using the Cat 349E to grub out the material into end dumps and the wheel loader to relocate the material to other areas on-site. The combination is working out very nice for us.” NEWest Construction Company, Inc. (NEWest) has also purchased equipment from Hawthorne Cat, which includes a new 2015 Cat 308E2 Mini Hydraulic Excavator and a 2013 Cat 226B Series 3 Skid Steer Loader. Miner has known his Hawthorne sales representative, Travis Johnson, for more than 10 years. As a matter of fact, Johnson worked for NEWest before starting a new career at Hawthorne

Cat several years ago. “Travis and the folks at Hawthorne Cat have always treated us very well. New RDO Equipment Co. General Manager Named in Riverside Duane Bonini has been named general manager of RDO Equipment Co. in Riverside, Calif., effective October 12, 2015.
