WHEN AND WHERE TO RENT HEAVY CONSTRUCTION MACHINERY NOT AS EASY AS JUST PICKING UP THE PHONE

R

ecent surveys show that the practice of renting heavy construction equipment continues to grow by large margins in California and across the nation. The rental trend will likely remain and continue to grow as construction firms remain vigilant, after learning from hard lessons and experience. Carrying a massive fleet of heavy construction equipment is no longer viewed as a sign of visible success. It is, however, a wise decision for

those that utilize their entire fleet 60 to 70 percent of the time. What we want to review here, is when and where renting is the more intelligent choice. I think it is fair to speculate that heavy civil engineering construction is leaning more toward being a “project-based� business with concern that carrying an overly burdensome inventory of equipment could lead to the demise of certain operations if not appropriately managed. Construction firms

know that it all comes down to utilization and the overall economic impact that owning or renting equipment will have on their enterprise. They take a look at the daily, weekly and monthly rental rates and compare that to the price of ownership. Of course, the length of a project also plays significantly into the decision to rent or own. Sometimes it is a simple choice to purchase because a job is a year or longer and a machine will be utilized every day on the

job site. Other times it is not as simple. Cash flow may be an issue, or interest rates may be high. The job may take several months, but still justifying owning is not a hard and fast decision. It is in these scenarios that many contractors deem it more prudent to continue renting. They know that their investment in owning does not end when the machine is delivered to their yard or job site. There is usually a cash outlay, monthly payments, maintenance, and delivery costs, as well as a price to pay for technology like GPS or diagnostic hardware and software, and that is just a short list. A contractor also realizes that a rental is tax deductible within the same year, where a purchase is depreciated over time. The cost/benefit analysis can be arduous, but in the end, it more than likely comes down to quality, efficiency, affordability, compliance, and safety. So, if you are convinced that renting heavy machinery makes perfect sense in many cases and scenarios, then the next big question is, who can you trust to rent from consistently? The big box stores, a dealer or distributor, or an independent operated or bare rental company? The choices are many, and it can be a confusing process, but if you break it down to a few simple questions, you may find that it is not quite as daunting as you may think. Every contractor wants the newest, lowest hour machine if at all possible, that is a given. But they also want a great rate, a fair delivery price, along with a maintenance or service agreement. Also, a contractor wants to work with someone they know they can trust. They want to know that their bare or

operated rental company has an extensive equipment inventory with several redundant machines from sizes large to small. If they are renting with an operator, they want the most experienced and talented operator available. The also look for machines that are fully carb compliant and equipped with any necessary attachment, GPS capability, machine diagnostics, and other modern features. They want to be assured that their rental company can deliver anywhere and most importantly be on time. If a machine goes down, they need their rental company to be there right away to fix or replace their vital piece of equipment. Perhaps the most overlooked but equally important condition is knowledge and experience. A contractor will look for peace of mind in knowing that their sales representative is well versed in heavy construction machinery, with many years of experience under their belt. The choices are many, particularly in California where there seems to be an equipment rental company around every corner. Some big box, national rental stores will have the trencher and skid steer in their

fleet, but will they have a scraper, large excavator or 5.0 cubic yard wheel loader? A main line, major brand, equipment distributor will have the equipment you need, but will they have the trencher, compactor or roller, and will they have an independent rental division that is dedicated to just your rental equipment needs? Then there is the independent bare and operated company that has been serving customers for decades and knows the business inside and out, but do they have the smaller support equipment and are their operators union or non-union? So many questions and so many options. The reality is that no single rental company will have everything you need, all the time. A good rental company, however, will have access to everything you need, and they will even give up business to make sure that you, the customer, has the right piece of equipment for the job. F

ounders Daniel Mole and Bill Pfeifer combined their expertise in utility planning and business management back in 1997 to become leaders in the high voltage electrical industry in Southern California. As a general engineering and high voltage electrical contractor, they have worked for land developers, homebuilders, general contractors, and government agencies for more than 20 years. Their specialization includes the installation and maintenance of underground infrastructure, including dry utilities such as electrical, communication, water and gas lines. O’Kelly is a mechanic by trade and he knows the ins and outs of heavy equipment and just how much capital and workforce it takes to keep a machine up and running properly. “Renting over owning can be a big advantage when we are on the job in areas like Victorville, Indio or way down south. This includes the Valley Center Road Pipeline project where they are renting a Cat 321D LCR excavator and a variety of skid steer loader attachments to install 3 inch and 6-inch low-pressure sewer lines for the Valley Center Water District. According to Bohne, the excavator will be utilized over the next six months or so to excavate and backfill for the pipe installation. Another project where LB Civil Construction is utilizing Hawthorne Rentals is for a slope repair project in the City of San Diego for Caltrans. “We are renting a Cat telehandler as a support machine during emergency repair work on a washed out slope at the northbound connector between the I-5 and 163 freeways,” says Bohne. “It is a challenging

location on an extremely deep slope, and we are using the extended arm of the Cat telehandler to retrieve demolished material from the top and to bring new material from the bottom to make repairs at the top of the slope. It is a handy machine that is saving a lot of time, money and labor on this project.” LB Civil Construction is also currently renting a full skid steer loader package from Hawthorne Rentals out on the Dulzura Road Widening project for Caltrans. The rental package includes a mower attachment that LB Civil Construction is using to perform preliminary brush and vegetation clearing before the bulk of the project begins. “We have already removed a great deal of grass, bushes and other vegetation on the hillside with the Cat skid steer and mower attachment and are now almost ready to proceed with actual construction. IS SEEING TREMENDOUS GROWTH AND SUCCESS IN THE SOUTHERN CALIFORNIA OPERATED AND BARE HEAVY EQUIPMENT By Brian Hoover RENTAL INDUSTRY Venturing into the heavy equipment rental business is not for the faint of heart. The upfront costs are massive, and the competition is fierce, but that did not dissuade partners, Brian Newman, Ryan McManus and Bob Rasmussen from taking on the challenge back in 2015. “We started out with five Cat paddle wheel scrapers, which was the inspiration for our name, C5 Equipment Rentals,” says Newman “We were relentless and just began chasing down grading and excavating contractors, builders and developers and asked them if they needed our services and if they would give us a chance. We grew one account and one relationship at a time, but it certainly wasn’t easy.” Brian Newman is no stranger to the heavy equipment industry, having worked for his father, Ray Newman, for 25 or so years at Tractorland Equipment out of Moreno Valley. “I served as the lead mechanic for my father’s business for many years and even spent some time in sales. It helped to have this kind of knowledge and experience when starting up our equipment rental business,” says Newman. “My mechanical background was important because we basically stripped down our initial five Cat scrapers and completely rebuilt them from top to bottom. After giving them a fresh coat of paint, we made up 24

some brochures and went out knocking on doors and got it done one job at a time.” Companies like Sully-Miller, All American Asphalt, Atkinson Construction and Johnson Cat came onboard and before long customers were asking for other pieces of heavy machinery on both an operated and bare rental basis. “We grew fairly quickly from a simple startup where I was taking care of most of the service calls from the back of my Chevy ½ ton pickup, to eventually hiring our first dispatcher Allen Gutierrez and then our initial full-time mechanic, Michael Hawk, both who are still a part of our growing enterprise,” says Newman. “We now have 30-plus employees with seven mechanics, great office personnel and two sales representatives. One of our sales representatives, Henry Nosan, who is now our sales manager, came over from Caterpillar and he has contributed greatly to our success as well.” Newman explains that their original business model was to start out with something that other rental companies were not focused on or interested in. “We wanted our own, unique niche and that is why we went with the paddle wheel scrapers. Contractors would rather not invest in these high dollar machines, and rental companies seem to avoid these machines because of the high maintenance required,” says Newman. “We gained www.calcontractor.com

a strong customer base quickly and our scrapers were working continuously for large, well-known contractors like Rockforce, Sukut and Granite. Before long, our clients began asking us for excavators, wheel loaders and other machines and so we began adding those to our fleet. We have listened carefully to our customers and that has led to our current 80-plus machine inventory, our future plans are to sustain long-term growth in business and our fleet.” Partner, Ryan McManus brings his own set of talents and experience to the table with his degree and background in business and finance. “C5’s third business partner, Bob Rasmussen, has been in the construction and heavy equipment business his entire working career and we got to talking about starting an operated and bare heavy equipment rental company,” says McManus. According to McManus, Rasmussen is no stranger to construction and machinery, having started Industrial Parts Depot (IPD) back in 1962 and Pacific Tractor with his brother in the mid-70s, which focused on the use of 657 push pull Cat scrapers. “Bob introduced me to Brian Newman and we all eventually put together a business plan and I just felt that with Bob and Brian’s many years of experience in the industry and my financial background, we had a better than average chance of getting this thing off the ground and www.calcontractor.com

becoming successful. My instincts were correct, and I am having a great time in this industry where no two jobs are alike, and you learn something new every day.” C5 Equipment Rentals fleet includes dozers, excavators, motor graders, wheel loaders, articulated rock trucks, mini excavators, skid steers, skip loaders, and of course paddle wheel scrapers. “We started out by purchasing affordable equipment that aligned within our initial business model and later focused our efforts on adding repowered carb compliant units,” says Newman. “We are continuously adding Tier IV Final machines to our fleet with around 90 percent of our units being Caterpillar with other brands like John Deere, Case and Kubota rounding out the inventory.” Utilization is of course very important to any heavy equipment rental company, and according to Newman, C5 Equipment Rentals is keeping all of their machines extremely busy. “Our primary customers include some of the largest, most highprofile contractors as well as the local independent contractors in Southern California and keeping them up and running with late model, low hour, wellmaintained machines is what we are all about,” says Newman. “I believe that we have the best people working right here at C5 Equipment Rentals and there is no substitute for knowledge, professionalism 2019 rental equipment ISSUE CALCONTRACTOR

and courteous service. The scrapers got us in the door at many of these companies, but it is the people that work here every day that kept them coming back. They fell in love with our service and support and that has led to more business and a continually evolving inventory.” Newman points out that C5 Equipment Rentals is very big on maintenance and taking extraordinary care of their equipment fleet. “When our machines get to a job site, they are ready to work and have been gone through from front to back. Many are equipped with fully integrated Trimble GPS and other technology that helps us better maintain our equipment,” says Newman. Having the most reliable equipment is important, but it is not worth much if the person operating the machine is not also the best available. “We have 15 full-time operators that I would put up against the very best in our industry. This includes my son, Brent, who has proven himself to be one of the best dozer operators out there, the fact that he and our other operators are requested from a long list of construction companies is proof of that statement,” says Newman. “We also pride ourselves on our service after a machine is delivered to the job site. If a unit goes down in the field, we will be there within two hours or as soon as humanly possible due to the location. If the machine cannot be put back into service quickly, we will swap out the unit, no questions asked.” 26

Newman recognizes that he is operating in an extremely competitive business niche, but also makes it clear that maintaining an equally beneficial business relationship with his clients is the difference between just staying in business and remaining in business for the long haul. “We have a saying in our company that although we are in the race, we are not racing to the bottom,” says Newman. “We offer fair and extremely competitive operated and bare rental rates, and our support is second to none, but at the end of the day, it is a business that requires profits to survive. We insist on providing upfront great pricing and industry leading service and that has worked out very well for us and our customers over these past several years.” For Newman and many of the people that work for C5 Equipment Rentals, family and their relationship with God is extremely important. “I am upfront about the fact that I consider myself a Christian and operate my life and business around certain principles and beliefs that I have learned from our good Lord,” says Newman. “My family is also very important and those first few years certainly tested the boundaries of my wife’s (Jennifer) patience. I asked her for two years of pretty much nonstop work to get the company up and going and she agreed. I pushed those limits working from 6 a.m. to 10 p.m. for more than the two years that we agreed upon and can now finally do things on a more normal workweek. was established in 1999 by partners Mike McElroy and Frank Fonseca with just one milling machine and a dream to be the best, not necessarily the biggest. The duo built their milling business one machine at a time, and their reputation one customer at a time. In 2014, Graniterock acquired FMG and have continued to build on a culture of excellence that both companies have shared for many years. FMG now operates as a division of Graniterock, a family-owned construction company founded in 1900. FMG is celebrating 20 years of service and an ongoing tradition of providing top quality asphalt milling, micro-milling, 3/D - UTS milling, concrete milling, grinding, pulverizing and cold-in-place recycling applications. FMG currently serves Northern California and the Central Valley with an impressive fleet of Wirtgen grinding machines with drums of varying widths and

capacities. They have completed more than 15 million square feet of recycling projects for a long list of San Francisco Bay Area cities and counties with state-ofthe-art single unit train, Wirtgen 3800CR machines, the most highly trained crews and Caltrans certified mobile laboratory technicians. Miguel S. Zarate, milling operations manager for FMG, has been with the company since 2006. “This year marks our 20th year in business, and the thing that I am most proud of is that we have humbly set the standard for many other companies that do what we do,” says Zarate. “Our operators are highly regarded in this industry and are known for a skill level that goes beyond what you would commonly find. FMG operations support a broad range of projects for both private owners and public agencies, from small parking lots and trench grinding to long-term heavy highway construction projects. deemed necessary. “Many of the airport jobs we work on and other Caltrans projects have very tight tolerance requirements, and we have the technology and capability to meet even the strictest specifications,” says Zarate. “We have been working at the San Francisco Airport for around two years now on a job where we are required to use micro milling with UTS technology while removing the runways and taxiways. We are also on a similar job at Salinas Airport and Highway 1.” Zarate emphasizes that his FMG crews take just as much pride in a small driveway or parking lot project as they do with the massive airport and highway projects. “Every job provides all of us at FMG with the opportunity to prove ourselves and leave an impression that will guarantee a callback, and that is what it is all about,” says Zarate. “Our operators go through their machines several times a day, and they are all extremely conscientious. We also do all of

our maintenance and repairs in-house.” FMG is a fully licensed general engineering contractor that performs most of their work as a subcontractor. They will, however, offer bare rental services to specific counties and agencies throughout their service area on a case by case basis. They offer grinders from 21” to 144” drum widths and depths ranging from 2 inches to 12 inches, as well as drum conversions. Their 12' machine has the production capability of removing upwards of 4,400 tons in 1 shift. The wealth of 70% of all small business owners is tied up in their business. For many of those individuals, the business becomes the personal retirement savings vehicle. Those individuals, however, could be driving blind. Without knowing the value of the business, how will they know when they can stop working or the lifestyle to expect in retirement? Having the information needed to prepare adequately for retirement is just one of the many benefits to a business valuation. Here are several others: • Accelerate value. What is measured improves, and valuation is no different than establishing and overseeing a sales quota. A comprehensive business valuation will provide owners with a clear explanation of the value of the business along with evidence to support the result. It can tell an owner if efforts need refocusing, or … even better .. if the company is headed in the right direction. The data helps guide strategic decisions and business development plans and can even help an owner determine whether the right people are in place to support long-term goals. 32

• Capital infusion. Outside investors and lending institutions will evaluate the business plan, shareholders’ agreement, investment memorandum, and valuation before investing or loaning capital. • Mergers and acquisitions. A business valuation facilitates a negotiation between entities entertaining a possible merger, acquisition or share-swap. • Dissolution of partnership. When a business partnership goes bad or partners agree to part ways, the parties have to find a fair and equitable split of interests. Whether the weighting shares changes, one

partner buys the other out, or the partnership gets dissolved, a business valuation will facilitate the process. • Divorce. Business interests represent marital assets and could become part of an owner, partner, or shareholder’s divorce settlement. Both spouses may approach the settlement proceedings with independent business valuation reports, so historical valuations could provide valuable insights. • Tax strategies. A valuation report can lead to tax benefits an owner might not otherwise claim. A current valuation is also required for estate tax settlements, to calculate capital www.calcontractor.com

A company must disclose its value to employee to satisfy annual requirements for Employee Stock Ownership Plans. • Insurance planning. Nearly three-quarters (70%) of small businesses do not have adequate insurance coverage. When an owner doesn’t know the value of his/her business, it is challenging to determine how much insurance is needed. Also, if an owner is injured or wrongfully distracted from business, a historical valuation could help recover losses. The real reason most business owners put off knowing the value of their business could have less to do with timing than an error

Shimmick/FCC/Impregilo Joint Venture (SFI) is leading the way in innovation as the Design-Builder for the Gerald Desmond Replacement Project. The Gerald Desmond span opened in 1968 and serves as a major commuting route and trade corridor, carrying 15 percent of all containerized cargo imported to the United States. The Bridge connects Terminal Island with the Long Beach Freeway, and on into downtown Long Beach. SFI is finishing up a replacement bridge with a higher clearance necessary to accommodate the new generation of cargo ships. The new Bridge, rising more than 200 feet over the water, will also include a separate bicycle and pedestrian path. Rusty Lutz is the equipment manager for Shimmick Construction. Part of his duties require him to rent and purchase cranes and other

equipment for varies jobs throughout California and the Western United States. “We are using the Link-Belt HTC-86100 truck crane to fly rebar from the newly constructed north bridge to construct the new south bridge on the SFI project,” says Lutz. We’ve had it as an RPO (rental purchase option) for about 18 months.” There are certain features and options that peaked Lutz’ interest in the Link-Belt HTC-86100 truck crane. “This particular Link-Belt (HTC-86100) truck crane has worked out great on this project. It’s reliable and has had very little down-time and is exactly what we were looking for on a high-profile and challenging project like this one,” says Lutz. “Some of the other features that sold us on this crane are its maximum lift capacity, easy transport and next generation operator’s cab.”

Butch Anderson is the Structures Manager for SFI Construction. “We really appreciate the mobility of the Link-Belt HTC-86100.
