INTRODUCTION Cala Comte Properties belongs to an exclusive 15 luxury villa development with private security, located in Cala Conta, Ibiza. The result is a unique residential complex, both due to the exquisite combination of elements of Mediterranean architecture and the use of noble materials.

ENERGY BENEFITS We want the dwellings to cause the least possible energy impact and, to this end, we have installed the appropriate thermal insulation and type of glass. The facilities are equipped with a hot water generation and air conditioning system powered by renewable energy.

ENVIRONMENTAL BENEFITS We strive to reduce the generation of CO2 and greenhouse gases to the greatest extent possible, thereby helping to contain global warming. The materials we use are manufactured with the minimal risk of toxic gas emissions in mind.

BENEFITS FOR THE COMMUNITY We intend to reduce the demand for water and produce the minimum amount of wastewater that requires treatment. The choice of more efficient facilities will ensure lower energy consumption, with less need for the generation of electricity.

FOUNDATIONS AND STRUCTURE The foundations have been executed in reinforced concrete, adapted to the needs of the ground in accordance with the specifications of the geotechnical study and structural calculations. The structure comprises reinforced concrete pillars and reinforced concrete walls; the ground slabs in dwellings without a garage are sanitary slabs with self-resistant joists and one-directional, bi-directional slabs or reinforced paving stones in the rest of the dwelling.

FACADE Exterior cladding using the SATE system: 80-mm outer cladding (EPS) fastened with a special anchorage system with three layers of mortar on fiberglass mesh. Stone wall covering.

ROOFS An inverted flat roof with a gravel finish in impassable areas. A roof finished in treated flooring for outdoor environments or Sinai stone in passable areas, in accordance with the project specifications. The insulation will consist of a non-adhered PVC film, two XPS thermal insulation sheets (total 10 cm), a geotextile felt separator sheet and the final finish.

EXTERIOR CARPENTRY Lacquered aluminum carpentry with low emissivity glass of the TECHNAL brand, SOLEAL and ARTYAL models, RAL colour to be chosen by the Project Management. It features double glazing, an air chamber and a thermal break: the outer sheet is made of tempered glass and the inner sheet of laminated glass, guaranteeing a high level of safety at the same time.

FLOORING Sinai stone, acid treated indoor flooring, 2-cm thick. 40 cm in width and a variable length. Outdoor paving finished in treated wooden flooring for exterior environments or Sinai stone in passable areas. Outdoors, cobblestone, pebble, natural Sinai stone. Car park paving in polyurethane paint, model to be chosen by the Project Management.

INDOOR ENCLOSURES A 260-cm high, 110-cm wide, 50-cm thick hinged front door made of oak or bamboo, with a three-pin safety lock and stainless JNF fixtures. 210-cm high, 40-cm thick internal doors finished in bamboo and 240-cm high doors with concealed hinges in multi-purpose rooms. JNF stainless steel accessories. Built-in floor to ceiling wardrobes with 30-mm thick bamboo doors. Interiors lined and fitted with stainless steel bars, drawers and shelves.

INDOOR PARTITIONING Indoor partitions and linings with double 13-mm plasterboard coated with matt white satin paint. The partitions contain acoustic rockwool insulation. Plasterboard false ceilings.
