Window of Opportunity
The sign read, "This Property is Condemned," but that didn't stop Virginia real estate broker and developer Jim Woltz.
Recently, Woltz purchased a pair of three-story brick apartment buildings in historic downtown Roanoke. His plan was to r?novate the 16,000 sq. ft. complex's one- and two-bedroom units into luxury corporate apartments. Once the pride of the neighborhood, the complex featured rooms with I I' ceilings, crown moulding and heart of pine floors. Yet as of late, the complex had fallen on hard times.
Among the challenges he faced was locating historically accurate replacement windows for the complex's 187 windows. "Initially, the state said that we couldn't replace the windows," he recalls. "We had to fix them. The windows were in terrible shape, almost destroyed." And, the cost of replacing them "would have made the project financially unfeasible."
Not willing to concede defeat, he did some research and came across MW Manufacturers, Inc. The Rocky Mount, Va.-based company manufactured a vinyl-clad sash replacement system that reportedly perfectly matched the look of the historic structure's original windows.
Intrigued, Woltz allowed MW to install the sash replacement system as a test in one window. The result was a unanimous approval of the system from everyone involved in the project, including the state, whose approval led Woltz to receive a $250,000 investment tax credit.

He ended up with a system that was low maintenance, energy efficient and visually harmonious with the original.
