68% PAY RISE NEEDED TO AFFORD A HOME IN THE EAST MIDLANDS Only people earning upwards of £40,000 a year can afford a typical East Midlands mortgage, according a new report by the National Housing Federation. The average worker earning £24,000 would need a staggering £16,000 pay rise (68%) to get a mortgage for an average home in the region. Home Truths 2015/16 portrays a gloomy picture for renters, too. Private renters currently fork out around £537 a month in the East Midlands, 27% of their pay packet. In parts of the region the picture is even more extreme, with rents in Rutland and South Northamptonshire now hovering well over the £750 mark. The report reveals the source of all this misery: 40,000 too few new homes built over the last four years in the region. With house prices across the region now at seven times local salaries, housing associations are building homes at scale to help end the East Midlands housing crisis. Housing associations are working to end the region’s crisis, providing 145,000 affordable homes in region. Housing associations built 50,000 homes across the country last year, 40% of all new homes in England. Nottingham Community Housing Association has built roughly 250 new homes each year since 1973, while Longhurst Group has plans to develop 2,500 by 2019. Home Truths 2015/16 reveals the most unaffordable and affordable places to buy a home in the region.

Kate Warburton, external affairs manager for the National Housing Federation in the East Midlands, said: “This is a housing crisis several generations in the making and one that affects buyers and renters across the region. To spell it out, if you’re on an average salary and want to buy a home, you’ll need to ask your boss for a 68% pay rise! “There are nowhere near enough homes being built to keep up with demand. Last year 8,000 too few homes were built to keep pace with demand – over the last four years that’s a shortfall of 40,000. Urgent action must be taken.” “Housing associations are a vital part of the solution to the housing crisis. They built 50,000 homes last year, 40% of all new homes, and are ambitious about delivering even more.” Julie Doyle, chief executive at Longhurst Group added, “A good home is the foundation for the rest of your life but over recent years thousands of people across the Midlands have found themselves living in poor quality, unsuitable homes or worse, out on the streets. We are committed to providing affordable, quality homes for all who need them and have built more than 1,280 new homes over the last three years. We know that what’s affordable for one person isn’t necessarily affordable for someone else so we’re now developing a wider range of tenures, such as shared ownership options, to help people struggling to get onto the property ladder.” Mike Andrews, Chief Executive of Nottingham Community Housing Association (NCHA) describes his organisation’s commitment to building more homes: “For over forty years, NCHA has been committed to providing high quality affordable housing for people in need across the East Midlands. As the release of today’s report shows, property prices and the demand for homes continue to increase, and NCHA will play its part in helping to respond to the housing crisis by expanding our development programme. We have set ourselves the target of building over 1,500 new affordable homes across the region in the next five years; ensuring we carry on delivering what is a very important strategic objective for NCHA – building more homes.”
