A setback is the distance a structure must be from the edge of a lot. Brookridge governing documents stipulate nothing shall be constructed within a front setback (address side) of 20 feet and side setbacks of 10 feet. Corner lots shall have a side setback of 12 feet on the street facing side.

Lots which are 100 feet or less deep shall have a rear setback of 12 feet; those lots greater than 100 feet deep shall have a rear setback of 18 feet except for lots between Scepter Ave and Grove Rd. which are 125 feet or more deep. Those lots have a rear setback requirement of 35 feet.

Driveways and parking pads are not considered to be construction and are therefore not required to meet setback criteria. There are, however, utility easements for water, electric, telephone, cable, etc. and if access to the easement is necessary it is the responsibility of the homeowner for all replacement or restoration costs. This may impact decisions regarding expansion of driveways or parking pads.
