ABOUT US Welcome to our ‘BluPrint Homes’, a virtual catalogue of Architect led predesigned homes. At Lynn Palmer Architects we specialise in understanding the needs of our clients and designing sustainable homes for the future. After browsing our website, clients often ask us “can we have a house like that?” which is closely followed by “how much will it cost?” We’ve put our creative heads together and come up with a concept that makes ‘Self Build easy’. FIND YOUR SITE Finding the perfect site is often the hardest part of a self-build journey. Whether you are looking to purchase a site on a preapproved self-build development such as Graven Hill in Buckinghamshire or an individual plot, due diligence is essential. Here is a list of a few, but certainly not an all, essential questions: • Are there any restrictions which will impact the design or whether you can build at all? Such as, covenants, Greenbelt, Area of Outstanding Natural Beauty, conservation area, flood zone etc. • What is the land designated as residential, agricultural, pastureland etc? • Do you have a topographical survey for the site? It may look pretty flat but any undulations will have an impact. Pick up precise boundaries, access points, trees, telegraph poles etc.

• You may be asked by the Local Authority to carry out an ecology report. Keep some or your budget aside to determine early if bats or other wildlife require mitigation plans. • Are there existing services on the site? Water, foul sewers, electric, telecoms etc. These questions are just some that you need to be asking if you are unsure just get in touch.

• Do you have a soil report? Finding out that your property needs piling will have an impact on your budget.

TWEAK YOUR CHOSEN HOME All our BluPrint Homes have the capacity to be amended to fit your needs and more importantly the site. Although we have taken great care and attention to ensure the proportions of each space and how they flow together has been considered, we also recognise that we don’t all live in the same way. Ensure your home provides the flexibility to grow and change with you. We will use your topographical survey of your site to ensure your home fits perfectly and has been amended to accommodate boundaries, tree root protection areas and neighbour constraints etc.

B1 / LINEAR HOUSE The B1 / Linear House is designed around a simple costeffective rectangular form. With all the bedroom spaces opening onto the rear garden and the bathrooms and utility areas located to the front, it provides a perfect balance of kerb appeal and privacy.
