MAJ Commercial Real Estate is pleased to present a strategic hotel development opportunity in Ridgefield, WA, located just north of the newly constructed Clark College campus. This four-story project is planned for 101 well-appointed rooms and is ideally positioned to capture the growing demand generated by the region’s rapid economic expansion, strong visitor traffic, and emerging educational and corporate hubs.
The property’s prime location adjacent to Clark College offers direct access to a steady flow of student, faculty, and visitor activity. Its proximity to Interstate 5 ensures excellent visibility and connectivity to Portland, Vancouver, and the rapidly growing Clark County region. The site’s design and scale make it ideal for a national or boutique hotel brand seeking a modern, high-visibility presence in a thriving submarket.
Surrounded by a dynamic mix of new development, including retail, dining, entertainment, and residential communities, the area offers strong fundamentals for sustained hotel performance. Ridgefield has become a sought-after destination for visitors attending events at the nearby ilani Casino, Cascade’s Amphitheater, exploring regional wineries, or doing business within the expanding industrial and business parks.
With its unmatched location, direct adjacency to a major educational institution, and growing local demand drivers, this strategic 101-room hotel project offers a rare opportunity for an investor or operator to secure a foothold in one of Southwest Washington’s fastest-growing markets.

The following chart shows total revenue growth over the past 10 years. The I-5 Corridor has seen an increase of 74%, excluding the casino hotel, despite no increase in the room inventory. The county saw even stronger revenue increase (+100%), but this was helped by an inventory increase of 43%. The regional revenue increase was 20%, which was less than its inventory increase of 24%. The relatively strong revenue increase in the I-5 Corridor, combined with the apparent loss of some event business to markets with newer hotels, suggests potential for new hotels in this market.

Assuming a continued 17% market share in the I-5 Corridor, with occupancy growing at the same rate of growth as the 10-year trend in Clark County, the average daily room occupancy in the I-5 Corridor would have grown by an estimated 70 rooms over the 2017-25 period (see chart next page). At 65% occupancy, this indicates a total inventory need of 620 rooms as of mid-2025 - roughly 150 rooms more than the current inventory (Ilani excluded). The inventory need would increase to 690 rooms by 2030, representing 225 rooms more than the current inventory.

The ilani Casino Resort is a casino operated by the Cowlitz Indian Tribe and located near La Center, Washington. The casino opened on April 24, 2017, after a lengthy legal battle over the tribe’s right to establish a reservation on which to build the casino.
The 368,000-square-foot (34,200 m2), $510 million Ilani Casino Resort is located on Interstate 5, approximately 25 miles north of Portland, Oregon. It has 2,500 slot machines, 75 table games, a 2,500seat performance venue, and several bars and stores. It is projected to attract 4.5 million visitors annually and bring $200 million to the Cowlitz Tribe. The casino opened with 15 restaurants, including a 300seat Michael Jordan’s Steakhouse. A 30,000 square feet (2,800 m2) events center opened in April 2018, with the ability to host conventions, trade shows, and concerts.
The casino’s architect and interior designer is Friedmutter Group, a Las Vegas-based firm specializing in gambling projects. Ilani is expected to employ 800 to 1,200 people. A new tribal administration office, smoke shop, and gas station will also be built adjacent to the resort.
