Śląskie Katowice is undergoing a huge city-centre redevelopment project, with its first tangible fruits the opening of its new Concert Hall, home of the National Polish Radio Symphony Orchestra in Katowice, with a total area of 25,000m2. It is currently one of the most cutting-edge and distinguished cultural sector investments in Poland. The city-centre redevelopment project is a complete overhaul of the system of roads and public squares and of the technical infrastructure in the area of Rondo-Rynek. The mid-September resignation of popular mayor Piotr Uszok – and immediate succession of his deputy Marcin Krupa – puts the city’s leadership under question going into the November mayoral elections.

Offices: 4th largest regional market Total modern office stock in Katowice stood at 324 781 sq. meters at the end of the Q2 2014, which makes Katowice the fourth largest regional office market in Poland. 25 585 sq. meters of office spaces were leased in Katowice in the first half of 2014. UPC’s renewal of 6 500 sq. meters in Green Park was the second largest lease transaction in regional cities in H1 2014. Also, Katowice enjoyed the second lowest vacancy rate (5,4%) after Kraków. The largest completion in Katowice was the first building of A4 Business Park (8 682 sq. meters) and Stern – the second building of GPP Business Park (7 500 sq. meters). “The noted low vacancy level in regional cities, in particular in Kraków and Katowice, is a positive sign for the schemes’ owners and developers. Tenants seeking large space in cities outside Warsaw will be able to choose from a relatively large number of new projects, currently in the pipeline or under construction” – says Richard

Retail: Train station redevelopment redefines retail There are 41 shopping centres totalling 1.1 million m2 GLA (493 m2 GLA/1,000 inhabitants) in the Katowice conurbation. The relatively low retail space density ratio does not mean, however, that there is a shortage of supply. The Katowice conurbation is quite a fragmented market with two main centres (Katowice and Gliwice) where a large amount of retail space is concentrated. Among the existing retail schemes, traditional shopping centres dominate (89%), while retail parks and outlet centres represent 9% and 2% respectively. The retail market in the Katowice conurbation has been developing continuously since the 1990s when the M1 shopping centres in Czeladź and Bytom were opened. 2004 brought the first outlet centre to the region – Fashion House Sosnowiec – which has been extended several times. In 2005, the biggest retail centre in Upper Silesia was built in Katowice – Silesia City Center. A significant amount of supply was delivered to the market in 2013 when Galeria Katowicka (50,000 m2 GLA) and Europa Centralna (67,000 m2 GLA) were opened. The Katowice conurbation is dominated by large schemes (41%) as well as medium-sized ones (30%), while schemes which offer over 100 shops constitute 21% of the total stock. The vacancy rate in the Katowice conurbation is stable at 4%. Developers’ interest in the region is still high. Currently, further schemes are being built including Supersam in Katowice, Galeria Galena in Jaworzno and Marcredo Center in Piekary Śląskie. Gemini Park Tychy is one of the projects at an advanced level of planning. Rental rates for space in shopping centres in Upper Silesia vary, with the highest ones being noted in Katowice at EUR 47-49/m2/month.
