Pr esident's Letter WOW ? what a busy and hot spring and summer it has been. Not just temperature wise but the market here in the Birmingham and surrounding areas has seen nonstop activity. Isn?t it a great feeling knowing that we are in a profession that helps people move and transition into their next stage of life. We make things happen, whether it is helping them buy their next home or sell property to be able to address their next goal. Thank you to each and everyone of you for being that professional - a Realtor living by a Code of Ethics BAR Pr esiden t Kim separating us from those that just ?do real estate?. M an gh am - Bar elar e We are in an incredible profession with over 15,000 members in the great state of Alabama and over 1.3 million professionals nationally. We are a strong force ? the largest professional organization in the United States. That is not to be taken lightly. We have a strong voice when it comes to making law and things happen in our state and nationally. Our legislators listen to us as witnessed when over 100 real estate leaders from the state of Alabama along with thousands of others across the United States congregated in Washington DC in May to meet and discuss with our legislators the importance of FLOOD Insurance, Net Neutrality, Tax structure, and yes Health Insurance. ?The REALTOR party advances public policies and candidates that protect homeownership, promote a vibrant business environment and build strong communities through outreach, campaign services, member mobilization and RPAC.? (from NAR) . Looming before us is the flood insurance program deadline of July 31. They have extended this program several times. We are asking for a long-term solution to flood insurance. If the flood insurance program is not renewed by the July 31 deadline it can cost over 40,000 sales a month in the United States. YOU can HELP by contacting your legislators and ask them to please renew the flood insurance program. You can respond to the National Association of Realtors Call to Action by simply responding to a text sent directly to your phone and your message will be delivered to your representatives. All you have to do is enter 30644 in your phone as the Realtor Mobile Action Network and you will receive text messages asking for you to respond. Simple and very effective. Let your voice be heard!!! We are so strong as one voice to our legislators. In Alabama as a member of the Alabama Association of Realtors we got the FIRST TIME HOMEBUYERS SAVINGS ACCOUNT(FHSA) passed which is huge ? we are one of the first states to provide the opportunity for first time home buyers to save money toward the purchase of their first home. FHSA creates tax-free savings accounts that a first-time buyer can use toward down payment and closing costs allowing more people to experience the American Dream of homeownership. This will begin in January 2019 so be looking for more information that you can pass along to your buyers in the coming months. So, when you hear us speak about giving to RPAC ? understand it is with good reason. The reason is to advocate for each and every one of our members, their clients and the public. Advocating for what is right and helping to provide sustainability for your business does cost and we do ask that you help us help you and your clients. Also, we are commemorating 50 years of the Fair Housing Act. I hope that if you are in your local association office that you will check out some of the artwork provided by some of our local schools who are helping us celebrate and make others aware of Fair Housing. www.NAR.realtor/fair-housing

LEGISLATIVEUPDATE Jessica Coat es, RCE BAR Government Affairs Director Our government affairs committee has been very active this summer. An important focus has been local primaries. This year BAR recommended several candidates and contributed to the "war chests" of REALTOR速-friendly legislators. We were very fortunate to have our state CEO of the Alabama Association of REALTORS速 , Jeremy Walker, at BAR to assist in welcoming the legislators and presenting the checks. Also in attendance were our BAR officers ,members of the BAR government affairs committee, and AAR's political affairs staff. This Tuesday, July 18th, is the primary runoff election. Specifically, two candidates have been endorsed by the association, Geroge F. Brown, Jefferson County Commissioner/ District#1, and Sandra Little Brown, Jefferson County Commissioner/ District #2. Remember, it is critically important that REALTOR速-friendly gain and office or stay in office. We have seen in the past how positive legislation can stimulate the market and how negative legislation can slow home sales. Make sure you make time to vote on Tuesday. Last month the Leadership Academy hosted the annual Mayors' Luncheon. Our members gained first hand knowledge of the legislative process. John Franklin, a member of the leadership class, and REALTOR速 , stated,

What a whirlwind! From record attendance at the awards luncheon to record attendance at our new member orientation, BAR has been busy! As I ready to leave for the Inman Conference, as GALMLS' CEO, I am thinking about the potential of our MLS. GALMLS is incredibly progressive, in part due to its amazing leadership but also in part to the tireless efforts of our Senior Vice President of Broker Services, Liz Kendrick. Currently we are working on gaining greater access to statewide data within our native MLS system, as well as reviewing our IDX rules to allow for greater transparency to the consumer. GALMLS also has a task force hard at work reviewing the MLS forms (BAR forms are also being reviewed at this time) as well as reviewing the Rules & Regulations to ensure flexibility while keeping the GALMLS liability at a minimum. BAR also has incredible potential. In such a short time President Kim Mangham-Barelare has brought forth tremendous member engagement. Her commitment to excellence continues to reap rewards for our members and the association as a whole. I was given the wonderful opportunity to spend two days with our state association learning the ins and outs of Alabama practices. The staff of AAR was incredibly welcoming and gracious. Jeremy Walker, our state association CEO, has been available to me, even on evenings and weekends, to answer questions I may have; he has also offered his staff assistance in our membership audit, and just generally has been a wonderful asset to BAR. Jeremy has also come to Birmingham multiple times at the request of Kim, myself or BAR committees. It is wonderful to have a state CEO so vested in Birmingham's success. 7

To accommodate agents needing more than on MLS service, agents are no longer required to join every MLS service in which the broker is a member. The new requirement is that every agent in an office must join at least one MLS in which the broker of the office has joined. For any MLS services that the broker has joined and the agent chooses not to join, a waiver must be completed.

Su m m ar y: For every MLS a broker joins, each agent in the broker ?s office must either be a member or have a waiver on file. The agent still has the option of joining all MLS services that the broker joins; however, the agent is not required to join more than one. MLS service will not be granted for agents with a waiver on file, the waiver is a requirement for auditing purposes only.

Brokers who are members of MORE THAN one MLS: 1. Waivers are an option for an agent whose broker is a member of more than one MLS (agents must still be a member of at least one MLS where the Broker is a member). If the agent chooses not to join more than one MLS, the agent will be required to submit a waiver (instead of paying dues); the agent will not have access to an MLS where a waiver is on file.
