Style News Believe it or not, autumn is just around the corner, and this seasons home décor style gets its 70s groove on. Large scale geometric furniture pieces in glamorous ‘bold gold’ and black are featuring and gold, brass and burnished metals will be seen. There is a huge contrast in fabric textures and new collections are awash with plush velvets, raw and organic linens, and ethereal sheers. Colour is bold and sensuous with beautiful deep dark hues being this year’s hits but with earthy browns, corals, terra-cottas added to the mix. There is a polarity in wallcoverings with both industrial finishes – like rust, cement and burnished metal, going up against large-scale botanicals. And finally, accessories will be luxurious and hand crafted, with North African and Indian influences, but with a personal edge implying travels to far flung places.

Voluptuous Velvets What could be more soothing than velvet? The fabric feels luxurious and welcomes in the chilly days of night of autumn and winter. When combined with rough natural textures (think reclaimed wood and woven baskets) and smooth metals and ceramics, it adds visual interest and tactile cosiness to any room. Velvet is casual or formal BUT always elegant. Like fine wine, it gets better as it ages!

Dark & Mysterious

Forget farmhouse white and grey! This season, it’s all about drama. Dark greens, varying shades of black and chocolate brown are all making a comeback, combined with rich natural wood and leather and accented with brass and cream, this colour combination is a perfect fit for autumn and winter and adds touch of luxe to any living environment.

Terracotta tiles are back! and look set to be one of the hottest trends this season. This classic earthenware replaces currently popular cool and white tones adding warmth and character to your home. Unlike their 80s ancestors, the new terracotta styles are more matte – a little rough around the edges. Glossy smooth finishes are too has-been, while today’s tile is more natural and artistic. Whether you pop them on the living room or kitchen floor, or use them to tile the bathroom, stick to the new terracotta tile and you’ll be bang-on trend this season.

Shiny Metal Finishes

The never ending trend of mixing metals continues, thankfully the trend has taken on a more subtle edge – Out is the oversized highly polished accessories and statement pieces replaced with a more subtle touch of polished brass and bronze knobs, knockers and drawer pulls.

Wonder-Walls Wallpaper trends have been transforming the ordinary into extraordinary for centuries. And believe it or not, Wallpaper is back – yes again! Wallpaper will always be and easy ways to bring life into a home decor and with advancements in digital art printing today there are many options available to replicate a work of art. After all, wallpaper is about “art imitating life,” providing an endless of array of possibilities. This season there are two striking trends:

Geometrics prints will be huge this season and bring order into our homes with simple clean patterns. Inventive geometrics continue to play an important role on design. Look for modernized patterns with ethnic overtones. For impact try bold patterns in small spaces such as foyers and bathrooms. Or for a more chic look use colours of a single hue to create sophistication in areas such as bedrooms. For an unexpected twist add it to a ceiling. The geometric patterns have a timeless appeal and the ability to create a bold fresh feel.

Masterpieces of elegance by Rossato Home Collection STUART DINING TABLE

EMPIRE SCREEN

The brand new Home Collection by Hangar Design Group nods to the early XXth century, recalling the years in which modern design took shape in a series of chairs, armchairs, tables, benches, mirrors and séparé whose fil rouge consists of precious material, rigorous lines, balance of juxtapositions, formal and chromatic perfection. Contemporary apartment in a 19th century building

34

THE WORLDWIDE PROPERTY BIBLE

This contemporary apartment in Kiev is inside a 19th century building and it’s shimmering with trendy retro lighting designs

Alena Makagon, Alexandr Ivasiv and Artem Zavarzin worked together on this interior design project in Kiev, Ukraine. This contemporary apartment was a tribute to the decorative facade of the 19th century building, as it is possible to see through the architecture and contemporary design of this unique apartment.

The interior designers fingerprint is present in every single detail of this project, specifically in the sculptural elements that were added in the ceilings and walls. The project also reflects the perfect combination of old and new, making this a dazzling and stunning residence.

Our idea was to keep the interior space simple in shapes and put an emphasis on classical white walls that contrast with a modern, predominantly dark furniture and floor

PERFECT HOMES INTERNATIONAL MAGAZINE

35

When entering the apartment, we’re immediately taking aback by the beautiful turquoise metal elements all over the home’s foyer. It’s impossible to miss this mirrored section of the house, with opens up as a closet and it almost gives the sense of a ‘house within a house’. Another great thing about this private closet is what’s behind it… there is an actual private space for a dog house, with hidden ventilation in the equally turquoise pipes that climb up to the ceiling.

Making way to the living room, it is easy to understand how the whole space stands inside a 19th century building, with tall and bright white walls going multiple feet high towards a white embroidered ceiling. These classic white walls make a stunning contrast against the contemporary furniture and the dark wooden flooring. In the dining room area, a mid-century suspension lamp by DelightFULL anchors the dining table and highlights the room’s sense of modernity and usage of space. Just behind the dining table, and hidden behind the tainted dark glass doors, we can see the kitchen. Standing behind the doors, they allow for it to enjoy a more private space away from the dining and living rooms. However, there’s a twist: there is actually an artificial mirror that conceals a television behind it!

36

THE WORLDWIDE PROPERTY BIBLE

Going into the master bedroom, what promptly pops up are the colorful built-in closets located right in the middle of the room, thus creating two main spaces: the bed and the dressing area. A nice soft glow comes out of the hidden LED lights above the closet, which gives the room the perfect cozy ambience. Cleverly hidden on the side of the closet there’s a small area with a quaint desk that is ideal for a nice afternoon working. Above the bedside tables it’s impossible to miss the mid-century wall lamps by DelightFULL. Pastorius is a sophisticated and highly functional piece with an extendable arm can be adjusted into different positions, making it the perfect lighting design for this lovely master bedroom. There is also a nursery, where colorful artwork adorns the walls in the most beautiful way, with a geometric rug that adds playfulness and a soft surface where the kids can play freely. The two bathrooms are covered in colors and key elements that create focal points. In one of the bathrooms there is a vanity with sleek gray cabinetry and a tall mirror that makes the space feel wider. There is a luxurious suspension lamp, also by DelightFULL, in black and golden finishes which completes the look and makes the bathroom feel as sophisticated as the other stunning rooms in the house. Finally, it’s important to emphasize that DelightFULL lighting designs add an unique touch to this Kiev apartment, through its sophisticated and sober lines. Each DelightFULL piece embraces a story and fits the sculptural elements that are present in every single detail of this project perfectly. The lighting designs also represent the new character of the building, providing a fine contrast with the more traditional side of the apartment. Therefore, DelightFULL lamps bring a mid-century and welcoming vibe and brighten up this dazzling interior design project in the heart of Kiev.

Jake Russell, Director at specialist Prime Central London estate agents Russell Simpson, commented: “When I first set foot in this apartment I felt as if I was walking into a Tardis. The incredible sense of space is hard to envisage from the outside, but as soon as you step inside it feels as though the rooms just go on forever. Typically mews house are thought of as generally smaller than a typical house, with tight rooms and low ceiling heights. 8 Turnchapel Mews could not be further from that. “In my opinion it’s the perfect family home for someone working in the West End or the City and wants to be away from the hustle and bustle of the city centre, but remain in London. The benefit of living in a private gated residence, as well as being so close to two of the finest green spaces in London will be incredibly enticing for a family.” It’s this peaceful setting that attracted the likes of Roald Dahl and Euan Uglow to the cobbled mews, which dates back to the mid-19th century. The original purpose of the Mews was to provide stable and coach house accommodation for the main houses on the surrounding streets. A reference to its past use is present on brickwork facing the courtyard, with a fading paintwork sign stating “Horses bought and sold/horses and carriages jobbed for any period/Cedars Motor.”

Roald Dahl himself purchased a ground floor home, directly beneath number 8, in 1982, following the publication of one of his greatest stories - ‘The BFG’. He lived on Turnchapel Mews, which he called his “little piece of London”, until his death in 1990. During this period he worked on and completed some of his best known works, including ‘The Witches’ (1983) and ‘Matilda’ (1988), whilst the animated film of ‘The BFG’ was released in 1989. Euan Uglow, described as one of the UK’s greatest ever contemporary artists, purchased a home on Turnchapel Mews in 1958. He transformed the home into his private studio, adapting its upper floor to achieve the high grey London light favoured for its consistency. Chosen specifically due to its seclusion, privacy and ability to inspire great work, was once quoted as saying “it is difficult for me to function anywhere else than in my house studio”. 8 Turnchapel Mews itself has its own inspirational aspects, with the current owner, who coaches women with cancer, using the home as the base for her business, which helps support those in need of rest and recuperation during treatment. Those entering the home do so via a grand entrance hall, which leads onto a stairway up to the apartment. The stairs lead directly onto the dining room, with the master bedroom suite, which includes a private dressing room, situated to the left. Through the dining room is the expansive drawing room, whilst the kitchen/breakfast room is entered from the right. On the left hand side of the dining room is a set of double doors that lead onto the expansive private terrace, large enough for a dinner table, comfortable seating and children’s play area. To the rear of the house, through the drawing room, is a mezzanine room perfect for young children. A bathroom and three bedrooms occupy the ground floor of the room, with space for a play area, whilst up a set of stairs is an additional bedroom and bathroom. 8 Turnchapel Mews is within walking distance of Wandsworth Road Overground station, as well as Clapham Common Underground station (northern line).

Market

REPORT UK

Prime central London property market leaves two years of stagnation behind The prime central London property market is seeing signs of recovery with an analysis of data covering the second quarter of 2017 showing that two years of stagnation is coming to an end. Sales volumes strengthened slightly, with an annual increase of 4.8% and average prices reached £1,946,151, up 7.9% quarter on quarter, according to the report from London Central Portfolio in conjunction with independent analysts Acadata using figures from the Land Registry.

State, the Middle East and worldwide, together with the attractions of weak sterling and low interest rates.

The proportion of sales under £1 million decreased by 9%, compared with a 20% increase in the over £5 million sector.

Whilst buyers have capitalised on luxury property discounts, a divergent dynamic is being seen in the lower value market.

Growth in the buy to let sector was the most sluggish with a 1.3% increase in average prices for property under £810,000.

However, it points out that the increase in average prices can largely be attributed to a surge of high value sales with buyers taking advantage of price discounting at the luxury end of the market. Underlying price appreciation for the rest of the market remains significantly less buoyant. The analysis also reveals that the second quarter of the year saw the most expensive sale ever with £90 million paid for a flat in The Knightsbridge Apartments. As a result, the top 10% of the market performed particularly strongly, seeing a 20% increase in average prices to £8 million. However, the most active sector in central London was the £5 million to £10 million bracket, where the proportion of sales increased by 23% compared to the first quarter of the year. Excluding the top 10% of the market, average quarterly price growth was 4.5%. The report suggests that despite a slow down as the market adjusted to increased residential taxation and Brexit, this recovery is, in part, a result of buyers seeking safe havens in the face of increasing uncertainty as tensions mount in the United Articles provided courtesy of propertywire.com 52

Record high for successful mortgage applications in the UK Successful mortgage applications in the UK reached a record high in the second quarter of 2017 with almost nine out of 10 done through intermediaries being granted. Overall some 88% of home buying applications led to offers, up 13% year on year, according to the figures from the Intermediary Mortgage Lenders Association (IMLA). In spite of political uncertainty, the success rate is the highest on record since the IMLA’s mortgage tracker started at the beginning of 2016 and comes at a time when gross mortgage lending reaches £60.3 bil-

lion in the quarter. The quarterly survey report also found that 96% of intermediaries in the mortgage market feel optimistic about its future and suggests that the current record trend is likely to continue. It also reveals an improving picture for first time buyers, saying that they have taken advantage of an extended period of low interest rates and lender support, which despite affordability pressures meant that the number of mortgage applications by this group resulting in offers increasing by 17% year on year to 88% in the second quarter.

When elegance joins music and travel, the result could only be impressive. That’s the main adjective to best describe this project.

This brilliant work is the result of the Interior Designer Lucyna Kolodziefska and the Firm Fabryka Wnetrz. The Designer talks to us about this projects: “This amazing house was one of the longest projects i worked on, but this is in no way an issue. on the contrary – it is one of its many positives. The investors came to me as soon as the works begun so we were able to agree on such elements like colours of the elevation or where roof windows should be situated. Having an optimum amount of time to 54

THE WORLDWIDE PROPERTY BIBLE

design the interior of the house we met way in advance and i learned about their amazing interests, what they do in their free time and where they like to travel to. We knew that the house will be classic, stylish and elegant because this is how the architectural project portrayed it. and this is how the investors wanted it to be. i wanted to draw inspiration from the now fashionable but then not very popular Hampton’s Style. its name comes from a small region of the USa, situated on long island in new york. Great politicians, renowned actors and rich new yorkers have their beautiful, luxurious summer homes there. additionally, as is now typical for my style, i contrasted this style with dark elements, often purely black details, to go away from the ocean’s atmo-

sphere towards the Baltic north.” “i would not be true to myself, and my clients would be probably disappointed, had we not designed more modern interiors. ii is first and foremost the bathroom adjoining the sauna, which is praised for its simplicity and breeziness. The idea came from a sink which looks a bit like an african drum. We added tiles inspired by rainforest and the rest is complimented by a green faucet, produced by a small manufacturer in the north of italy (who donates all the money from selling such faucets to charities digging wells in africa).” “one of the owners’ unique passions is the love of music, high quality musical equipment, collecting albums and listening to them in a separate music room, which i was

also able to design. initially, when i entered the room in the investors’ previous home to make an inventory of their Cd collection, vinyl collection and collectible concert editions, i felt like my daughter would in a room full of lego sets. They were all my favourite albums! What an extraordinary collection! i designed a darker room with a sound-proof convex wallpaper to store the collection and huge speakers connected by thick cables to amplifiers. it is a great joy to see the owners of this musical collection enjoying listening to music in a room designed by me.” “The heart of the home and the overall style indicator is, of course, the kitchen. initially, the owner thought about putting cabinets in a beautiful, octagon-shaped bay window. For me it was the ideal spot for a table, to cre-

ate a less-official dining room, where we can have our morning coffee or a mum-daughter lunch when you would gossip about friends from school. My investors liked the idea. it was obvious that we would have such a table custom-made, according to a project. Seating area in the window complemented the rest. The table and counters were made from italian marble, brought straight from Carrara. The same marble was used hundreds of years ago by Michael angelo and Bernini for their sculptures. The owners’ other passion, travelling, is exhibited even in the kitchen. The walls are decorated with souvenirs brought from various trips. This collection was approached in a

similar way as Cds: when making an inventory, before working on the house itself, i remembered my trips to many of these countries. The owners seem to have souvenirs from every continent apart from antarctica and, who knows, maybe someday they will venture there? i arranged the collection thematically and so gorgeous Venetian masks are decorating the hallway on the second floor and the chess corner in a relaxation room is fully dedicated to india. almost every spot in the house now carries memories and has become a place worthy of its owners.” in this project we can see and feel every word that the designer share with us and fill proud to be part of this world. delightFUll brings a balance to the main walls with our Galliano Wall lamp.

Apartment in Paris designed by Pfb design and furnished by brabbu

PERFECT HOMES INTERNATIONAL MAGAZINE

67

The renovation of a Haussmann style apartment in Paris, conducted by the French designer Patricia Mauguy Flores, from PFB Design, is one of the latest interior design projects in which BRABBU’s products have been included. The restoration of this private residence was handed to Patricia Mauguy Flores by a young family that trusted the designer’s talent for mixing modernism and tradition, comfort and originality, while effectively transforming the house into a unique space. The designer selected the finest materials and worked on a bold association of colours, in order to make this spacious apartment an elegant and stylish household. The primary goal was clear: to enhance the majesty the high ceilings and the ornate mouldings give to the apartment, with luxury furniture and a creative colour scheme.

68

THE WORLDWIDE PROPERTY BIBLE

With this in mind, it was in the living area and the contiguous dining room that Patricia decided to include two dissimilar models of armchairs from BRABBU – Dukono and Namib, respectively. And, with the aim of matching the overall colour palette, the designer opted to personalize the chairs with different fabrics. Placed in a common area, set as a place for reading in the middle of the living room, Dukono armchair stands out from the neutral background with its bold purple hues. Positioned at both tops of the dining table, Namib armchairs were custom made to perfectly match the room design. These invigorating, balanced and curved armchairs are true master creations, where wood and velvet transformed a classic. Also, the fact that the chamber has plenty of natural light, giving it greater height, allowed the designer to go for a bold turquoise set of chairs, garnished with pillows printed in a fantasy scheme.

About Brabbu BRABBU is a design brand that reflects an intense way of living, bringing fierceness, strength and power into an urban lifestyle. It designs and produces a diverse range of furniture, case-goods, upholstery, lighting, rugs, art and accessories that tells stories from the nature and the world. Home Staging Steal some showroom style to sell your home

76

THE WORLDWIDE PROPERTY BIBLE

Home staging is all about illusions, it’s more than decorating and cleaning, it’s about perfecting the art of creating moods. Home staging makes your house look bigger, brighter, cleaner, warmer, more loving and, best of all it makes home buyers want to buy it. Contrary to what you might think, it’s about more than just preparing the house for sale. Home staging is what you do after you’ve cleaned, de-cluttered, painted, made minor repairs; it’s all about dressing the house for sale.

PERFECT HOMES INTERNATIONAL MAGAZINE

77

78

THE WORLDWIDE PROPERTY BIBLE

1. First and foremost - Get your house sparkling clean. From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle. This is the easiest way to help your home put its best foot forward. What-ever you do don’t skimp - this step is key! 2. Use colour cleverly. Choose sophisticated neutral colours. Now is not the time to experiment with that “fun”-looking lime green. But that doesn’t mean you need to go all white, either. Rich mid-tone neutrals like mocha and “greige” create a sophisticated backdrop that makes everything look more pulled together. 3. Add the right lighting. Lighting creates mood, so keep it light and bright in practical areas like your kitchen, whilst table lamps will add atmosphere and ambience to your living room and bedrooms. 4. Define each room. Your buyers need to know how they would use each room, if you have been using a spare bedroom as a dumping ground for odd pieces of furniture and boxes of junk, it’s time to clean up your act. Each room should have a clearly defined purpose, so think about what potential buy-

ers might like to see here. An office? A guest room? Another kids’ room? Whether you buy inexpensive furnishings, rent them, or borrow some from friends, making a real room out of a junk room will have a big payoff. 5. Make rooms feel as spacious as possible. Mirrors and shiny surfaces help to bounce light around spaces, making them feel bigger. Try adding oversized mirrors to otherwise dim corners to really open them up. Remember, space adds value! 6. De-clutter. A potential homebuyer needs to picture themselves in your rooms, and quirky decorating or pictures hurts the illusion. Take the collectibles off the mantel and put the pet paraphernalia and children’s toys into storage. 7. Swap personal photos for stylish artwork. Nice pictures for your walls don’t have to be expensive; there are plenty of high street shops selling affordable wall art, and these will give your walls a real lift. Choose art that won’t offend (no nudes!) and try to pick out colours from your existing décor to add a sense of balance and harmony. PERFECT HOMES INTERNATIONAL MAGAZINE

Create a Lifestyle 8. Give dated bathrooms a facelift A nice bath helps sell a house but, don’t invest in a total renovation. Bring an out-of-date bath up to date with gleaming white walls whether via a fresh coat of white bath and kitchen paint or ceramic tile and new lighting. Replace bathroom accessories with welldesigned ones from a designer bath boutique. You can get matched ensembles that include toilet tissue holder, wastebasket, trays, etc. Aim for the hotel chic look: Crisp white towels neatly stacked in a towel holder, small trays on the vanity holding attractive toiletries or soaps (wrapped or unused) and scented candles. 9. Invest in new bedding. Cheap or old bedding can really devalue bedrooms, and make them feel dated. For a relatively small spend, you can transform your bedrooms with new bed sets and matching curtains chose neutral colours as this will again create space and light 10. Create a gender-neutral master bedroom. Appeal to everyone with a clean, tailored master bedroom, free of personal items and clutter. You can’t go wrong with clean, crisp linens, tasteful artwork and a blanket folded at the foot of the bed 11. Open those closets! Open-house visitors will peek inside your closets.

Closet space can be a make-it-or-break-it selling point for buyers, so show yours off to their full advantage by giving excess stuff the heave-ho. Again, this is really important, so even if you need to store a few boxes elsewhere, it’s worth it. Aim to have 20 to 30 percent open space in each closet to give the impression of spaciousness 12. The exterior of your home should look as polished as the interior. This means neatly trimmed bushes, mulched flowerbeds and fresh seasonal arrangements in urns by the front door. Think “tidy,” “update” and “refresh”: never do anything costly or major like adding a swimming pool or pond, which may put off potential buyers.

inexpensive, especially if you focus on the small details. Then, just stand back and let your house shine and it is sure to impress potential homebuyers. 15. Create a lifestyle people are looking for. Generally speaking, you want to play up what your neighbourhood or area is known for. Have a house in a quiet, grassy suburb? Hanging a hammock in your backyard and a bench swing on your porch could be the perfect touch.

13. Think seasonally. Make sure your garden is in beautiful shape in the summer, and that any extra features you have, like a pool or a fire pit, are cleaned and ready to go. Take advantage of the cosy vibe of the season in autumn and winter, by building a fire in the fireplace and simmering hot apple cider on the stove. 14. A great smell makes a house memorable. Baking bread or brewing coffee have become a bit of a cliché, instead buy a room spray with a fragrance you love and spray the house sparingly before each showing. Home staging can be easy and PERFECT HOMES INTERNATIONAL MAGAZINE

Alexandre Danan The interior designer Alexandre Danan was born in 1970 and has had an early awakening for the wonders of drawing and sculpture, as well as history and artwork. However, it was during his traveling times that the designer acquired a specific taste for design, and discovered the importance of volumes, colors and materials within a space.

Alexandre Danan’s work philosophy is to create comprehensive solutions gathering architecture, interior design, decoration and design. To achieve that at Maison Albar Hotel Paris Céline he partnered up with Didier Beautemps and Valéria sanchez at COs, creating a harmonious duo who co-signed the project.

Graduating in Interior Design with the highest mentions from the prestigious schools of Camando and also École supérieure des Arts et Techniques, Danan went on to creating his own company in 2000, europeanDesignOffice. The design firm specializes in luxury hospitality projects, in order to offer the best service possible.

The great thing about the way the interior designer works is how he scrupulously respects French tradition and the relationship between hoteliers and guests - two main values we’ve seen mentioned by Céline Albar-Flanco’s family work. The designer is also constantly surrounded by artisans who share his acute sense of elegance, proportions and comfort. Influenced by multiple design genres and styles, from baroque to uncluttered, Danan’s work stays gracefully classified as ClassiqueContemporary. PERFECT HOMES INTERNATIONAL MAGAZINE

A NEW AGE At the Euroluce 2017, Axolight’s new brand identity was presented to the world for the first time. On the occasion of its 20th anniversary, the company has redefined itself and developed a new concept

92

THE WORLDWIDE PROPERTY BIBLE

The new brand identity is the tangible result of long-standing corporate development, and is reflected most strongly in the new logo. The mid-20th century, i.e. the 50s and 60s, was a time of reorientation. It was a golden design epoch in which people looked forward to the future without fear and with enthusiasm – an emotional attitude also reflected in Axolight’s spirit of enterprise. The striking claim for the new look – Bespoke Design – is described as a key element for the company. Claudia Neri, head of the Milan-based Teikna Design studios and responsible for the reorientation, says about the claim:

Axolight has always adopted an international outlook and picked up trends from all over Europe. This flexibility has resulted in collaborations with various designers, such as Dima Loginoff, Karim Rashid, Ryosuke Fukusada, Sandro Santantonio, Timo Ripatti, Brian Rasmussen, Manuel Vivian, Serge and Robert Cornelissen and Rainer Mutsch. Over the last 20 years, the company has acquired extensive know-how in various materials such as glass, crystal glass, fabric, ceramics, metal, aluminium and ABS in order to successfully realise the designs. This has resulted in products for the living area as well as for the hospitality and business sectors.

The industrial capability and the open design approach not only enable the company to adapt the product to the needs of the market, but also to tailor its aesthetics.

Axolight Orchid

An Axolight collection that shows this is the new Orchid line by Austrian designer Rainer Mutsch. Externally, the lamp with its filigree design resembles a flower with a delicate stem, around which blossoms are entwined. Inside it features the latest technology, with state-ofthe-art LED chips. The lamp attempts to focus on the essentials and to link emotion with technology. The shape of the aluminium shade prevents the lamp from overheating, thereby guaranteeing a long service life. The result is a compact, efficient shade in a shape that would not have been possible with an incandescent lamp. The Orchid collection includes two pendants, a floor lamp, a wall lamp and a ceiling lamp, and is available in white or sand. The lamp with the expressive presence of a sculpture attracts attention even when switched off. Its full effect is achieved when several lamps are combined. Thanks to its versatility, the lamp is suitable for both residential and large-scale projects. For information visit: www.axolight.it PERFECT HOMES INTERNATIONAL MAGAZINE

OVINGTON SQUARE

Hattie Russell, Sales Manager at Russell Simpson commented:

This is an extraordinary apartment on one of London’s most sought-after areas. Typically a seller would only put their home up for sale, but after the market-altering events of 2016, we’re seeing a shift in the attitudes of buyers and sellers. Already this year we’ve had two other instructions giving buyers a variety of options to capture the homes they truly desire, offering both short and long term lets, as well as being available for outright purchase. We certainly think this is going to be an ongoing and much-talked about trend throughout the year. We’ve already had a number of enquiries from potential purchasers interested in the ‘try before you buy’ element on offer. The increases in Stamp Duty has already made the cost of purchasing increase, so buyers are more cautious of jumping into a decision before being 100% sure, so this opportunity to take the home on a short or long-let basis before making a final decision is really unique and certainly proving popular.

Properties that leave us without words. This authentic and yet recently built country home embraces all the dreams of clients who seek a special home full of character in an exclusive, love-filled and enchanted location. One would think it impossible: “Find me a recently built country home with a rustic, authentic look with good sea views. It must be close to a natural harbour where I can moor my yacht. I need to see the sunsets from my terrace, have a main house for the family and separate private guest accommodation, with plentiful parking for as many my cars as I choose. We want our own well, beautiful gardens (fruit trees are a must!) - and my wife loves manicured lawns, but also a wild garden, at least 40.000 m2 plus, where rabbits and birds of all kinds can flourish. Ideally we would love to walk or cycle to the village and enjoy the relaxed atmosphere of a sea side village. Would it be too much to see the fishermen return each evening repairing their nets? Well, do you ever get something like this?” It would have been a NO for the past 20 years, however NOW we can confirm, we have everything you are looking for.

STING’S CENTRAL PARK PENTHOUSE!

London townhouse in 2015 at an approximate $20 million profit. In Italy, they own the Il Palagio estate where they spend summers and rent out at upwards of $100,000 per week with afternoon tea included. In the United States, they own a Malibu, California beach house, which they rent for $200,000 for the summer, and a Manhattan penthouse which they have recently put on the market for $56 million.

One of the world’s most popular singerssongwriters-celebrities is selling his Central Park penthouse. Starting out as the principal writer, lead singer and bassist for the rock band The Police from 1977 to 1984 and on to a highly successful solo career, Sting has won 16 Grammy Awards, three Brit Awards, a Golden Globe, an Emmy and four nominations for Academy Awards best song. Now at age 65, he has shifted some of his energy from music to real estate. Like many of today’s celebrities, Sting turned to real estate as a safe haven to park, enjoy and invest his money. Real estate has been a popular second career for a number of celebrities including Ellen DeGeneres, Taylor Swift, Jennifer Aniston, Brad Pitt and Diane Keaton. Sting and his wife, actress Trudie Styler, have diversified with property in Italy, England and the United States. In northern England, they own a farm house in the Lake District, in southern England is their 800-acre estate in Wiltshire, and they sold a

Sting’s Manhattan penthouse is located at 15 Central Park West, one of the city’s much coveted buildings. At 5,417 square feet, the entry opens to a stunning circular staircase that looks more like a sculpture than functional access to an upper floor. It draws the eye upward to the 10-foot ceilings and across to the walls of glass overlooking the treetops of Central Park from its 44 feet of park frontage. The view becomes even more magical from the parkside 400-squarefoot terrace. Also included are three bedrooms, four baths, an office, a sunny white kitchen with its own spiral staircase and a free-standing Fibonacci spiral fireplace in the living room that lends drama. The building, known for its excellent amenities, includes a full-time staff, climate-controlled wine rooms, a 75-foot lap pool with skylights and a 14,000-square-foot fitness center. Co-listing agents are Suzun J. Bennet of Sotheby’s International Realty and Deborah Kern of Corcoran. Legendary musician and songwriter Sting has listed his plush Manhattan Central Park duplex penthouse at $56 million. For further information visit: www.sothebyshomes.com Ref: 00110954

THE AUDREY HEPBURN & EVA GABOR ESTATE! From its earliest days, many of Hollywood’s actors, directors and producers were foreigners. From Charlie Chaplin to Rudolph Valentino and Frank Capra, the movie business attracted talented people from all over the world. Perhaps because they were more skilled, exotic or sexy, foreign-born actresses played an especially huge role in the movie business. Many were British like Audrey Hepburn, Julie Andrews, Elizabeth Taylor and Vivien Leigh. The sexiest were the Italians with Sophia Loren and Gina Lollobrigida in the lead with France’s Bridget Bardot and Catherine Deneuve barely a step behind. Sweden produced the fabulous Ingrid Bergman, AnnMargaret and Greta Garbo. Hungary gave us the ultra-glamorous Gabor sisters. So how did it happen that Hollywood was so successfully invaded by international actresses? The Hollywood film studios were known worldwide for producing superior movies and their actors and actresses were quick to make an international name for themselves. It was only natural that aspiring actresses from all countries would gravitate to the magic city with the hope of becoming famous. Those who were Shakespearean trained were most sought after as the quality and versatility of their acting skills were superior to their American peers. With their rise to fame came the wealth that made it possible for them to buy their first mansions where they were proud to entertain other film stars and show off to their European friends and family members. Since the 1920s after Douglas Fairbanks and Mary Pickford (a Canadian) built their Pickfair Mansion in the new town of Beverly Hills, many of Hollywood’s 124

top stars chose the area for their trophy homes. One home on Delfern Drive attracted more than its fair share of celebrity owners including Audrey Hepburn and Eva Gabor. Located in the celebrity-infused neighbourhood of Holmby Hills, the 7,000-square-foot traditional mansion is accessed through a gated entrance down a paved drive to the motor court. The private compound includes over an acre of lawns, tennis court, swimming pool, terraces, a 700-square-foot guesthouse with kitchen and a detached 1,000-square-foot staff quarters/office with living, dining, kitchen, one bedroom and two baths. The main house, originally built in 1938 and designed by popular architect Paul Williams, includes a grand foyer with focal curved stairwell, formal living room with fireplace and dedicated library nook, dining room, family room, kitchen, breakfast room and two staff bedrooms on the first floor. Upstairs are four bedrooms, including the master suite, totalling six bedrooms and four baths. Some rooms have glass walls overlooking mature gardens. Not surprisingly, the house also had a strong attraction to other stars of the era who lived there including David Niven and later, Mia Farrow. The listing agent is Jade Mills of Jade Mills Estates through Coldwell Banker Global Luxury. Traditional Los Angeles Holmby Hills legendary gated estate once belonging to Audrey Hepburn, Eva Gabor and other top movie stars is now for sale, priced at $13.995 million. BOB DYLAN’S HARLEM TOWNHOUSE! Bob Dylan moved from Minnesota to New York City in 1960, he was just a few months from the start of his fast rise to stardom. The city quickly became his creative and inspirational playground where he could collaborate, learn from and work with some of the most innovative musicians of the time. Inspired by people such as Woody Guthrie, Hank Williams, Little Richard, Ramblin’ Jack Elliott and his coffee house musician buddies in Greenwich Village, Dylan explored all the genres of American song including country, folk, gospel, rock and roll and even jazz. But it was in song writing where he made his mark, culminating with the Pulitzer Prize in 2008 and the Nobel Prize in Literature in 2016 for his lyrics. His long career has spanned politics, social change, philosophy and literature and continues to entertain his fans attending his Never Ending Tour that has been running since the 1980s. Dylan has sold over 100 million records and won multiples in the music award categories as well as an Academy Award (which he often displays on stage during his concerts), Grammy Lifetime Achievement Award, induction into three halls of fame and recognition from presidents and officials worldwide. In the words of Horace Engdahl, a member of the Nobel Committee, Bob Dylan is “ . . a singer worthy of a place beside the Greek bards, beside Ovid, beside the Romantic visionaries, beside the kings and queens of the blues, beside the forgotten masters of brilliant standards.”

MARILYN MONROE WEDDING HOUSE!

128

THE WORLDWIDE PROPERTY BIBLE

Human nature, if not strong ethics, dictates that if someone writes their deepest thoughts and feelings in a journal, someone’s going to read it. Odds are, it will be the wrong person. That’s what happened to the marriage of Marilyn Monroe and playwright Arthur Miller. It was Marilyn’s third marriage after James Dougherty and Joe DiMaggio, and though she probably tried to fight the impulse, Marilyn’s curiosity finally got the best of her when she read Miller’s diary and learned that he clearly regretted marrying her right from the very beginning. Marilyn toughed out the next few years but by the fourth year into their marriage Marilyn had acquired a debilitating drug habit. Miller soon began seeing the Austrian-born American photographer Inge Morath whom he later married in 1962, after his divorce from Marilyn in 1961. Possibly the only time Marilyn was truly happy in her marriage to Arthur Miller was at the time of their two weddings. The first was a civil ceremony and two days later they had a small traditional Jewish wedding at the country home of Miller’s agent in Waccabuc, New York. Now for sale is the French Country-style home that hosted their wedding. Built in 1948, this charming lake home, which includes lake rights

on Lake Waccabuc, is gated with its more than four private acres of grounds surrounded by light hardwood forests. Across the road from the entrance is the 16th hole of the Waccabuc Country Club golf course. Most of the French Country elements remain such as the charming second-floor, wrought-iron balconette with French doors opening behind it, wrought-iron stair banister, leaded windows, arched doorways, parquet floors and European-styled fireplaces. Encompassing 4,291 square feet, the residence has four bedrooms and six baths. A guest room on the main floor also has an outside entrance. The living room offers a wall of glass that opens to the terrace and the manicured grounds include mature plantings, swimming pool and pool house with outdoor kitchen and cabana. The listing agent is Susan Stillman of Houlihan Lawrence in Rye Brook, New York. The charming country home in Waccabuc, New York that hosted the wedding of Marilyn Monroe and Arthur Miller is priced at $1.675 million. In some places on earth there’s not enough ground to hold on and get inspired of when designing, but Bodrum is definitely not one of those places. Ignoring the rich culture and geographical context, the local values, materials and architectural approaches, Mandarin Oriental’s architectural design came up with an accustomed modern design dwelling which can blend in any modern city like Los Angeles, Sydney or Dubai, but not in Bodrum. Y. House is situated in this dwelling of Mandarin Oriental Residences in Golkoy, Bodrum. Whilst Mandarin’s disconnected approach from local context, our project’s main drive was to mediterranize hence to create a house harmonious with the local culture and geographical context. A house to be used any time throughout the year by a family with two teenagers. Simple yet sophisticated, homely yet elegant. Natural materials like wood, iron and stone were applied with local taste. The slate used on the walls, textured plaster walls, lath ornaments on the ceilings are recalling the traditional applications. Underneath the plain, high ceilings in the living area, a floating pannel as a second layer was put into practice as a model of an old, traditional wooden structured ceiling. And of course, the goal was to gather all these materials and approaches together in ways to fulfill the contemporary needs of a modern family on a daily basis.

An unusal extra enthusiasm for us was to work with a family who is in pret a porter business for years, following the fashion trends and styles, knowledgeable on fabrics and techniques. Thus knowing what they want or what they dream of, maybe even more important; being able to define it. With just one ‘mood board’ they had prepared (as they phrase it in their fashion business), we knew what they had in mind and their expectations. During all the design process it was also interesting to feel the difference between the fast consuming fashion design and the long lead architectural design. It was exciting to connect the trendy pieces, colors, ideas with our more settled approaches which are kind of trying to stay away from trends. And also finding out that they are somehow insepperable or unavoidable...

THE DEVELOPMENT

UNRIVALLED AMENTIES

The development comprises of 752 residential properties with suites, one-bedroom, two-bedroom and three-bedroom apartments, as well a collection of spectacular penthouses. Typical apartments range from 426 ft2 to 1,171 ft2 in size.

The tower offers residents an unmatched ‘amenities’ experience: As they enter the building, residents benefit from the Pinnacle Park: a 4,500 ft2 tilting park that blends into the environment and creates both a distinct arrival as well as provides a vast amount of greenery at your very first meeting point with the building.

The apartment interiors are designed by Squire & Partners awardwinning international design studio. Elegant carpeted lobbies with dark metal thresholds lead in to each light-filled residence, which boast neutral walls, timber floors and floor-to-ceiling windows that all have views onto water, be it the Thames or the dock. TOWERS LAYOUT On the 1st floor residents have full private use of a Media Space that is over 1,000 ft2 as well as an 850 ft2 Cinema including a lounge and bar area in the cinema. Though by industry standards an 850 ft2 cinema may accommodate 65 people, in Landmark Pinnacle the cinema is currently designed to have 24 recliner seats giving residents an extra luxurious experience with almost triple the space of a normal cinema. The 27th floor is a full floor (over 8,700 ft2) entirely dedicated to providing residents with an indoor version of the classic “London Square”, which is absent in the area and notoriously useless in the rain.

EXTERIOR The glass-clad façade of Landmark Pinnacle is conceived to complement the surrounding modern skyline, whilst reflecting the light and movement of the sky and water surrounding the tower. Glass amenity floorplates culminate in a dramatically glazed and illuminated double-height ‘tower crown’. The building is orientated on an axis, aligning the apartments on the West and East sides of the building to ensure residents enjoy natural sunlight throughout the day.

The West side of the 27th floor provides an elegant, refined and calm space. The space is contemporary in feel and will feature relaxing water views of the Thames and London. Plants will be chosen to provide texture, colour & pleasant aroma. The East side of the 27th Floor is primarily a playful landscape that will have lush planting at different heights and will provide adventure and ignite the imagination of children that will be able to access it to play at any time with views of the dock, Canary Wharf and the O2. With ceiling heights over 3.5 meters, this amenity space is groundbreaking in the way that it is trying to mimic the outside environment in order to grow plants and trees that otherwise would not grow indoors! CPL has collaborated with Farrer Huxley Associates and is cooperating with nurseries and specialists across the UK to bring this vision to life. The 56th floor is another full floor entirely dedicated to residents’ amenities. This is another gem with ceilings over 3.5m it will provide a Gym & Activities Studio, Golf Simulator & Putting Green, Arcade Room, Lounge and 2 Private Dining Areas complete with a bar lounge and kitchen to each. The 2,650 ft2 gym will be the highest private residents’ gym in London. Facing West, this gym is perfectly positioned to provide spectacular and unique sunset views of London and the Thames. Each of the 970 ft2 dining and bar lounge rooms will include a kitchen so that residents can host a dinner party “at home” to celebrate with large groups. One of these private dining areas faces east while the other faces west, thus allowing residents to choose which view they prefer. Facing East the Lounge, Arcade Room, Golf Simulator and Putting Green complete the remainder of this amenity floor with views up the dock and of Canary Wharf and the O2. The 75th floor roof terrace crowns the building and is the final full floor amenity area. This otherworldly terrace will be open to the elements with breathtaking 360 views. The atmosphere and planting on both floors are intentionally very different. The Eastern terrace – inspired by the idea of ‘sitting in the clouds’ is simple and bold, comprised of clipped, architectural ‘cloud’ forms of topiarised hedging with emergent specimen trees providing spring blossom and autumn colour against the sky. The Western terrace will include a water feature and is a romantic meadow surrounded by soft colourful grasses. This side is calm and breezy with real lawns and walkways surrounded by whispy planting. There is a flexibility to host parties and events as well as simply to sit on the lawn on top of the mountain.

The scheme is located in London’s best connected district, with three DLR stations and the Jubilee line underground station all located within a 10-minute walk of the development, whilst Crossrail is set to arrive at Canary Wharf in 2018. A regular Thames Clipper service offers residents a route into central London via the River Thames. For international travel, London City Airport is under 4 miles and a 30 minute DLR journey away. The tower will complete construction with first residents scheduled to move in in Q3 of 2020. Prices at Landmark Pinnacle start from £425,000.

NOMADOUS The world through design Lwazi Folding Screen

Nomadous a new luxury furniture brand, recently created by two young female entrepreneurs Liliana Silva (26 years old) and Marlene Alves (28 years old) from Portugal speak exclusively to PERFECT HOMES INTERNATIONAL Magazine and give us an insight into their inspirations and explain what makes Portugal the leader in luxury interior design brands.

Sophia Console

How did Nomadous begin? Porto situated in the northwest of Portugal is known for its strong and independent women, who are dreamers but also tenacious and audacious enough to make decisions and conquer their goals. We were born and raised in this river side city, and inherited these traits. With similar background in Business Sciences (Marketing and Business Communication), a wide experience in customer service, a global knowledge of the luxury market and the dream of being recognized by the strong feelings evoked by the brand’s exclusive design pieces we designed to take our dream a step further and create Nomadous. 152

THE WORLDWIDE PROPERTY BIBLE

The name of the brand, Nomadous, also translates this philosophy of travels and how to be inspired by countries with their richness and heritage in design and craftsmanship.

Your first collection has five pieces, how this will be developed from now on? At the moment we have five pieces in the same collection, inspired by different places in the world. Although, this is something that will be constantly changing and growing. We intend our collection to transcend boundaries. Our plan is to firstly keep developing this worldwide collection and in the future to segment it by continent, ethnicity, state,

city, village or even streets. This way the organization of the collection will be constantly changing as we add more and more pieces. The world is a never ending source of inspiration, therefore there are no limits to how far our collections can grow.

How do you gather inspiration to create your pieces? We feel inspired mainly by the trips we have done so far, together or apart. In these trips we have encountered different realities and backgrounds which alone inspire us to create. It’s amazing how a simple conversation with someone can make you rethink the way you see things and life in general; How a

sunset in the right location can change your mood for the better; And how experiencing a breathtaking monument can change your perception of beauty. This can definitely be seen in the details of our pieces, the colors, materials, textures and shapes reflect all we have lived so far. In the end, our pieces sum up our life’s history as well as those of whom we had contact with. Again, our inspiration is as limitless as the beauty of the world.

Being inspired by so many different things how do you translate it to the pieces? Our creative process always begins in living or remembering an experience we personally had. We first start out by idealizing

a piece based on that experience and start sketching. To be honest once we are in this stage the piece totally changes because we recall more details of what we have seen and that fascinated us. This results in adding or changing details in the piece.

process. This is where the magic happens, when our ideas become a reality.

Once this is done we critically evaluate every aspect of the piece to be sure it is not only beautiful but functional as well. We also make sure the piece reflects our feelings so we can transmit it to everyone who has the chance to be in contact with it. That is the key factor for our collections to evoke such strong emotions in design lovers worldwide.

Portugal has a strong cultural heritage when it comes to wood working so of course we take advantage of that. Also, we think about the inspiration behind the piece and what techniques connect better with that. In the end we mostly use wood carving and faceting, marquetry, gilding and high gloss varnishing, with a modern twist.

Once we are completely happy with the final result of the design we start the prototyping

Discoveries Era, when we had strong connections with countries like Brazil and India where many exotic materials come from. We revisit those roots and bring it to the present through our pieces. The usage of such rare and noble finishes adds value to our pieces which represents another reason for them to be included in any type of interior project. In addition, our artisans come from families in the north of Portugal, who have been working with wood for generations and knowing their experience and passion leaves us comfortable to use any techniques we think are. 154

THE WORLDWIDE PROPERTY BIBLE

Why do you think Portugal is leading the way in Luxury interior design brands? It is not surprising that Portugal has such tremendous talents in Design. Indeed, the country was always the cross-road of different cultures. In Portugal history, they had great explorers and navigators who, by daring to cross the seas, brought back amazing richness of materials, objects, people and techniques. Also, the arabic occupation centuries ago, left amazing craftsmanship techniques and unique shapes and materi-

als. Portugal continues to explore all these thanks to their youth. Young people are conscious of their country heritage and wish to use the legacy to build the future. This is one of the foundations of Nomadous.

REPORT SPAIN

The residential property market in Spain is set to see a steady rise in home prices in the foreseeable future, according to the real estate branch of one of the country’s banks. According to Solvia, the property division of Sabadell bank, average Spanish house prices will rise by 7.3% between now and 2020, although there is likely to be wide regional variations.

Banks predict growth in sales and prices in Spanish property market for foreseeable future

Meanwhile, another Spanish bank Bankinter is forecasting that house prices will have risen 4% by the end of 2017 and are set to increase by between 4% and 5% next year.

Solvia also expects sales to increase, predicting growth of between 7% and 8% each year until 2020 while Bankinter suggests transactions could rise even more quickly. Sales are likely to be strongest in Barcelona, Madrid, Seville, Malaga and Alicante, where demand is high.

Regions with the strongest demand and economies such as Catalonia and Madrid are likely to see the biggest rises and the Solvia forecast suggests increases of 11% and 14% respectively.

Meanwhile, demand for property on the Spanish island of Ibiza is pushing up sales and homes are selling faster, according to the latest analysis report from Engel & Volkers.

‘Demand for high end residences on Ibiza remains significantly higher than the supply available. In addition, we registered a rise in average property prices in 2016,’ said Florian Fischer, managing partner of Engel & Völkers on Ibiza. Ibiza benefits from strong international demand and last year Engel & Völkers brokered properties to buyers from 17 different countries. The report reveals that Germans top the group of overseas buyers, followed by British, French, Swiss and Italian buyers. Ibiza Town is set to continue to be one of the most in demand markets on the island and redevelopment of the centre is due to be completed this year, while some of the most exclusive residential areas can be found in the south and southwest of the island. Properties vary here from contemporary designer villas through to traditional old fincas. ‘This year has got off to a great start and we are building on the positive sales growth of 2016. To date we are ahead of sales target and continue to see demand from a wide variety of international buyers who are looking for premium property often with sea views,’ Fischer explained. ‘Continued investment into the island’s infrastructure is key to meeting the demands of the high end market that Ibiza is renowned for. New local regulations and restricted building permissions in rural areas will protect the island’s countryside but also impact limited supply and push prices up,’ he added.

REPORT EUROPE

Recovery in Portugal set to continue with sales forecast to rise by 30% in 2017 The recovery in Portugal’s residential property market is expected to continue in 2017 with estate agents and brokers predicting a rise of 30% in sales during the year. Buyers from overseas have also been re-

turning, according to the Portuguese Real Estate Professionals and Brokers Association (APEMIP) which says that Portugal is in a unique position to offer political and social stability to foreign investors.

French property market sees record sales in Q1 -2017

Sales are being helped by lower mortgage costs with data from the National Statistics Institute (INE) showing that the interest rate on housing loans has fallen now for 13 months in a row to its lowest level since 2009. In the Algarve, for example, Casas do Barlavento has found that around 45% of interest from abroad is coming from the UK despite Brexit, followed 24% from Sweden and 15% from France.

The residential property market in France is recovering with record sales higher than expected in the last 12 months and prices rising in some towns and cities.

Portugal’s Golden Visa scheme, which offers residency to non-European Union property investors, is also proving popular with 16% of overseas buyers in this category.

Overall, the latest property report from the Notaires de France, says that they expect prices to rise by 1.2% year on year by the end of this month but some locations are seeing much higher growth.

‘It has been a long time for the recovery, but we are now seeing an increase in demand which is now not keeping up with supply,’ said Paul Cotterell, sales director of Casas do Barlavento.

For example, in Bordeaux prices are up 15.5% year on year, although this is likely due to the new high speed rail link which is reducing times from the city to Paris to just over two hours. The Notaires said there has been a particular rise in demand for older apartments.

Price are also rising. The latest INE figures show that they increased by 7.9% in the first quarter of 2017 compared with the same period in 2016. Values for new homes increased by 4.2% and for existing homes by 9.2%.

In the southern city of Nimes prices per square meter increased by 11.1% in the 12 months to May 2017 and in the northern city of Lille they were up by 8.5% while prices in Paris increased by 5.5% over the same period. But some parts of France are still in the doldrums. Prices in Clermont-Ferrand (above) were down by 9.4% year on year, fell by 5.4% in Amiens and by 4.7% in both Rouen and Metz Sales, have also risen. Notaires recorded more than 900,000 property sales in the 12 months to May and said that buyers are making the most of competitive prices and low mortgage rates.

The figures also show that sales increased by 25.9% year on year to €4.3 billion and as well as the Algarve, the country’s capital city Lisbon is also seeing prices rise and sales increase.

This was noticeably higher than the 824,000 sales recorded between May 2015 and May 2016 and higher than the 880,000 sales that had been forecast for the 12 month period ending in May 2017.

Foreign buyers can typically get a mortgage from a Portuguese lender for about half the value of the property they are buying home, according to agents.

The Notaires report also point out that properties that are selling are doing so very fast and without any negotiation and this is pushing up prices. And they warn that a rise in social security charges and changes to capital gains tax could have an impact on the property market going forward.

Buying costs, including sales taxes, land registry and stamp duty are about 7% and rental yields are also growing with some locations at 5%.

Lisbon to be Europe’s next cycling city

PERFECT HOMES INTERNATIONAL MAGAZINE

Real estate market supports new cycling initiatives

To help achieve the commitment of reducing carbon emissions by 26% by 2030, the Portuguese Government is completely revitalising Lisbon’s cycling infrastructure.By 2018 the city’s cycling network will have increased by 250% and this summer sees the test phase launch of a new cycle-sharing network. In response to this change in mobility infrastructure across the city, real estate developers are now supporting with the own initiatives. “By European standards, Lisbon is a small capital; with an urban area half the size of London and a third of Paris,” comments Carlota Pelikan, Lisbon Adviser at Athena Advisers. “The real estate market isn’t the only sector where this size difference intensifies change. Increases in population and tourism coupled with limited parking meant that Lisbon needed to shift its approach to mobility. These new initiatives will dramatically change how people move around here.” On one of these new cycle lines is an area of central Lisbon that’s quickly becoming the city’s new investment hotspot. Conveniently 184

THE WORLDWIDE PROPERTY BIBLE

located between Avenida da Liberdade, Lisbon’s brand-filled arterial spine and 10 minutes’ walk from touristic Baixa, Intendente has property prices that are substantially cheaper than the better-known areas just around it. “At around €4,000 per square metre, Intendente offers serious value for money in an area that neighbours Lisbon’s more famous districts, where prices for similar properties easily reach up to €8,000 to €9,000 per square metre,” comments Lloyd Hughes, Communications Director at Athena Advisers. “It’s becoming popular with the younger crowd, creatives and artists, which is feeding the long and short-term rental markets. New hotels are opening up too, but there is still significant room for price growth, very much in line with what central Lisbon as a whole has seen over the past few years.” Lisbon as a city is emerging as one of the most popular tourist and property investment locations in Europe, with wealthy investors drawn to its new quality housing

stock, affordable prices and flexible investment immigration policies. Old period buildings are being carefully regenerated across the city to a standard synonymous with an increasingly demanding international tourism market. According to Confedencial Imobiliaro, an independent property price statistic organisation based in Lisbon, property prices in Lisbon are up by over 40% in the historic centre since 2014. Data from Airbnb and Athena Advisers shows that property occupancy rates are high. Overall, the highest annual revenue generated through renting a home on Airbnb reached €52,452 for a two-bedroom apartment and €77,096 for a four-bedroom apartment. Rental yields for properties in Lisbon are around at 5-6%.

Set to complete in December 2018, prices for the apartments at Largo 57 range from €260,000 - €560,000.

Why Lisbon? The property market in Portugal is booming, and Lisbon is the central hub for investment. Over 4,800 ARI applications have been successful since the scheme was launched back in October 2012. The vast majority were obtained through investing in property and, of those, more than 90% relate to property purchases in and around Lisbon. According to Confidencial Imobiliรกrio, property prices went up 46% between 2014 and 2016 and the country is continuing to attract investors from around the globe. We expect prices to continue to rise by a minimum of 5% each year over the next five years, making now the perfect time to invest in this thriving city.

AT A GLANCE

Defining Luxury Real Estate A look at the world of luxury real estate in 2017 reveals a shifting, bifurcated marketplace following a period of sustained growth. Synthesizing data from over 100 luxury housing markets worldwide, this year’s Luxury Defined report uncovers the reasons behind the generally slowing sales, upward-moving prices, and shifting sentiment of high- and ultra-highnet-worth individuals (HNWIs and UHNWIs) in both the challenged and best performing prime property markets.

What pRicE DEfinEs a LuxuRy homE? Worldwide, the average starting price of a luxury home is $2.1 million, down slightly from last year’s $2.2 million. The benchmark differs significantly by region and market type—from under $1 million in Costa Rica to above $10 million in Monaco. When segmenting markets by categories, not surprisingly, global economic hubs, such as London and Hong Kong, have the highest entry price point for a luxury home worldwide, averaging $4.4 million.
