“D

on’t underestimate the value of doing nothing….

… of just going along, listening to all the things you can’t hear and not bothering” said (my favourite) Winnie the Pooh. I have got to the tender age of 40(ish) and I’m only just starting to appreciate the benefits of just stopping. That might sound completely ridiculous but when you’re an incredibly busy person there just isn’t the time to stop. With endless lists, children to sort and businesses to run where do you schedule a ‘stop’? After all, if I stop then that pushes things out of sync and then I’m even busier when I come to start again. That’s right isn’t it? Or not. We recently found ourselves child free for a day and with the weather being fairly miserable decided, uncharacteristically, to pack up some sandwiches and a few books and drive down to Titchfield Haven. We set up camp in the back of our Bongo (lovingly known as the fun bus to the kids) and sat for an afternoon doing very, very little. It seemed decadent, luxurious and amazing. And the best bit? It rejuvenated me and gave me more energy to do all the things I needed to the following week. OK so this seems a bit obvious but until you step out of your comfort zone and realise the world doesn’t fall apart if you take a little time out then you’ll never know how therapeutic it can be. Go on, try it.

Much love until next month Coralie and Sean x

Before long I was drinking tea, enjoying a delicious sponge cake provided by Anne, listening to Before I could apologise for barging everyone and wondering what on earth I could write about. But by the in on them they all began laughing time I left, I’d managed to pick up and asking if I was there to join enough information from the general them. They were busy chatting to each other, eating cakes, drinking tea conversation to gain some idea of the group’s history and purpose. and knitting. Having heard of a Knit and Natter group at the church, I The Knit and Natter group was realised who they were, explained formed around ten years ago by Jean that I was useless at knitting (apart Crook who was then a member at St. from French knitting) but asked if I Faith’s and the first lady in the could join them sometime with a Portsmouth diocese to train as a view to finding out what they did. And a few week’s later I joined them, Reader. Having a friend who not so much to knit as to natter and belonged to a knitting group in Farlington, Jean decided that a avail myself of the tea and cake. similar group should be established On arriving at the Lowry room where at St. Faith’s where, as well as meeting to chat and make new they usually meet on Friday friends, they could knit for the afternoons, I was immediately various charities in area. Among the recipients who currently receive them are the homeless at the ‘Two Saints’ hostel in Fareham, the ‘Hope and Aid’ charity who transport them to Kosovo for use in orphanages or elsewhere and the local Women’s Refuge and Premature Baby Unit at the Queen Alexandra Hospital in Portsmouth. All of the wool required is given to the group by friends and well-wishers. From time to time other articles apart from squares are knitted. On one occasion an incredibly long strip was created to wrap around the conning tower of the submarine, HMS Alliance after it had been refurbished. Brenda Savage (the only member of the group who for some reason is missing from the photograph) remembers that her contribution to the strip was knitted in vivid lipstick red! On another

occasion George (a regular Cuppa and Company member who came from Wolverhampton) asked for some woolly hats to be knitted for the Wolves football supporters. On taking my leave after a thoroughly enjoyable afternoon I asked if the group would welcome new members and the resounding response was a loud, enthusiastic YES. There is no need to belong to St Faith’s or any other church. Some of the present members are churchgoers and some are not. The only requirement seems to be that, as well as having something to natter about you should know what to do with a pair of knitting needles. Everyone in the group is really welcoming and more than friendly. So, if you’d like to catch up on the

latest gossip and maybe add to it yourself and if you’d like to escape for an hour or two on Fridays from 2 – 4 pm, please feel free to come along. The tea is tasty, the cake is superb and the company, I promise, is second to none. Alan Our wonderful St Faiths contributor, Alan Millard can be contacted via St Faith’s Church, Lee on the Solent. SAVE THE SQUARE CAMPAIGN, Phillip Scott, Co-organiser “Save the Square Campaign” Matters have now reached the stage where the Diocese of Portsmouth have chosen a developer and it is their intention to proceed with the planned residential development of the vicarage site on Victoria Square . They have had the legal right to do so since winning an appeal to the Planning Inspectorate in May last year. It was always hoped that by demonstrating the strength of feeling against the development the diocese could be persuaded to modify their plans. This has not happened and they have remained resolute in their determination to proceed with the development of the vicarage site as planned, including the sale of the controversial three new houses. The ‘Save the Square Campaign’ has gained a lot of valuable support and significantly increased local awareness. Perhaps it is the time, therefore, to thank all those have supported the campaign for their contribution and to assure them that whilst it may not have achieved the desired result, their support need not be wasted - serious public concern still exists about the future of the remaining open green space in Victoria Square. Open spaces like that in Victoria Square need to be protected for future generations. To help ensure that the remaining open space is not sold off for future development, it is hoped we can obtain the security of Village Green Status. In the interest of the community we and the Lee Residents Association have formed a working group to carry this forward. To those who have supported us, we hope you will be equally happy to continue supporting this new stage in the campaign. We will be pleased to hear from you even if you wish to withhold further support. To contact us please call /text 07798 941427, email: savethesquare@hotmail.com or facebook.com/SavetheSquare

In house chat Recently I represented a local buy to let investor who wished for me to source and manage the process of not only finding a good investment, but also negotiating and ensuring the smooth handover. It got me thinking about the concerns existing landlords have about selling their property with a tenant in situ. It doesn’t necessarily have to be difficult but unless you take the right steps, it can be somewhat hazardous. Tenants do have rights and just because you wish to sell the property, it does not give you the right to disregard your legal responsibilities. So it is essential that where possible, you keep the tenant on your side.

SELLING WITH TENANTS IN SITU Mark Rowe, MD & Owner of RPS Estate and Letting Agents

so, the tenant must comply with your request. If there is no such clause, then the tenant does have the right to refuse you access. If this happens, then it would be far better if you can I’m not one for the promotion of create a relationship with the evicting tenants unnecessarily, so tenant that will permit viewing to I’m going to concentrate more on take place. If your property is how to sell to another buy to let managed by an agent then I landlord, rather than a ‘vacant would suggest you communicate possession’ scenario. your intentions clearly to them, so that they are in the best position to advise the tenant Your right to show potential purchasers around the property effectively. are somewhat limited but not impossible. As you will no doubt Obviously when a tenant is in a be aware, this is an essential part fixed term tenancy they have the of selling a property – if they right to remain in the property can’t see it, they are very unlikely for that term, whether you sell it or not. So my advice here would to buy it! be to discuss with your agent as to the type of buyer you are Firstly, I would strongly advise that you take a good look at the trying to attract, as the only real option is to sell to another agreement you have with your tenant and see if there is a clause landlord. This does work quite that will allow you access to the well and going back to the client I dealt with recently, I was able to property, regardless of the reason. If there is such a clause, source a property that had a tenant in situ on a long term you must give the tenant 24 hours’ notice prior to your contract. This not only meant that the tenant was happy with a intended visit and having done 14

new landlord but it also meant the investor had instant income from day one. On the other hand, if a tenancy is coming to end, this would open up options to sell to a residential buyer in readiness for the tenant moving out and the new owner moving in. If your only option is to sell to other investors then you need to ensure your asking price falls within their target rental yield figures, if these don’t stack up then you’ve lost potential buyers immediately. Ask your agent what buy to let investors are looking for and ask for their feedback on the target rental yields they are generally looking for. The formula is straight forward enough – Monthly rent, times by twelve (months in the year), divide this by the purchase price and then times it by one hundred to give a gross rental yield.

Hampshire Trading Standards Service is warning the public to be wary of doorstep cold callers. Never feel pressured into buying anything on the doorstep. Phone Scams. Each year many people fall victim to fraudsters - sometimes operating from overseas - intent on stealing their personal and financial information. If you receive an unsolicited or unexpected telephone call be on your guard as it may be a scam. Never give personal or financial information out to anyone who cold calls you on the telephone. Be cautious and if in doubt, hang up. In all cases, if it seems too good to be true, it probably is. Summer Security Tips  Keep the boundaries to properties secure – by locking side gates  Make sure windows and doors are locked when going out and at night  Ensure front doors and windows are locked when out in the garden as ‘sneak in’ burglaries can increase in the summer months.  Fully lock UPVC doors with a key – don’t just lift the handle  Don’t advertise on social networking sites that you are going on holiday.  Ensure your vehicle is locked at all times. Leaving windows open may keep your vehicle cooler during the daytime hours but only makes it easier to gain access to your vehicle. Keep all valuable items in a locked glove compartment or hidden away.  Lock your bike with a good quality lock. When storing your bike in a garage or shed secure it to a ground or wall anchor.

Remarkable Relationships Jessica offers Life Guidance, connecting back to your spirit, the true heart of you. If you want to know more you can visit her website: www.jessicamcgregorjohnson.com

Differences of Opinion Anger shows its face up in many different scenarios particularly in relationships. We get triggered into anger by many different things but arguments can often flare up when in fact all it is, is a difference of opinion. We are never all going to see the world in the same way – and thank goodness because it would be very boring if we did. We all see the world through different glasses. For example a Greenpeace activist will look at what is done in the Amazon through their environmentalist mindset of it being a tragedy whereas a multi-national corporation will have other priorities. Both would argue their point of view till the cows come home and neither will ever concede to the other’s opinion. This is just an example of the diversity of the world and they will always exist. We might not like them but each is entitled to their opinion. Trouble is that when you take those differing of opinions into relationships it often ends up being turned into a personal argument rather than seeing that it is just a conversation about two different viewpoints. It is all too easy to get into the place where you fight your ground and try to make the other person wrong, feeling the need to be the one who is right. Without forethought it is virtually impossible in that adversarial moment to step back and agree to differ. Once we are in the feeling of wanting to prove our point, to be right how can we step back?

26

One simple technique is to agree a phrase that brings both of you out of the illusion of needing to be right. It can wake you up and help you see that this topic is not worth creating a huge personal argument about it – that your relationship is actually worth more than this topic. The trick is to agree it beforehand.

Or if you feel that would not stop the flow of thoughts so easily you can use a silly phrase – mine is “the peas are green this summer” feel free to borrow it if it helps.

The key is that this is an agreement between you, set an intention that when one of you uses the phrase it is time to agree to disagree and then – So in what I call a sober moment – and this is so important - change the when you are feeling very happy with subject! each other and have no axe to grind – have a chat about wanting to preempt the arguments you have over a differing of opinion. The reason you talk about it away from the argument is that you can both set an intention to use this method. You agree a wake up phrase, something either of you can say in the moment that wakes you up from the compulsion to win your case and helps you see that it is only a differing of opinion. It can be any phrase – either related to the situation or not. For example, you could say – “Hey this is one of those moment where we can agree to disagree”.
