WE’RE WORKING TO SERVE YOU BETTER! At SoCalGas®, we’re proud to partner with the building industry to supply energy-efficient new homes to our growing communities. During the past two years, we’ve worked with builders to install more than 70,000 residential natural gas meters throughout our service territory. Part of our commitment to providing excellent customer service to our builder customers has been to: • Establish numerous operational enhancements • Launch several online tools to request and track projects • Reinforce a renewed focus on the New Business Customer Experience to support continuous improvement Plus, SoCalGas can help builders save money when installing qualifying energy-efficient natural gas appliances in newly-constructed homes by offering energy efficiency rebates to builders of eligible new single-family and multi-family projects through the Energy Efficient New Homes (EENH) program. In 2021, 214 agreements with a total of 16,300 new single-family residential and multi-family units/lots enrolled in EENH. Once constructed, these enrollments from 2021 are expected to result in $14.5 M in direct incentive payments to participating homebuilders, equivalent energy savings to reducing over 7.7 metric tons of CO2 and reducing $2.4 M in utility bills. To learn more about our service enhancements or the EENH program, visit: socalgas.com/builders SoCalGas® — Your Partner in the Clean Energy Future

Once again, it’s that time of year. BIASC’s annual Building Industry Show is just around the corner. This year’s event will take place on September 14 and 15 at the Anaheim Convention Center. Several years ago, BIASC leadership decided it was time to overhaul the traditional, predictable trade show format. We knew we had to provide attendees with a one-of-a-kind experience through education, inspiration, networking, and entertainment. Since then, BIS has become one of the most widely attended homebuilding industry trade shows on the West Coast, making it a can’t miss event for homebuilding professionals. BIS has become so popular that for the first time, we sold out all exhibitor booths several months in advance, leading us to expand this year’s show floor. Early registrations are also projecting BIS to break all previous records for attendance. This year’s show will feature a prestigious lineup of speakers along with opportunities for small businesses to connect with large homebuilders through our BIASC members-only Meet the Builder event on the show floor. The night before the show, the BIS Kickoff Party will feature rock ‘n’ roll icon Sammy Hagar at the Anaheim House of Blues. There will also be a special appearance by BIASC’s own rock legend, Tri Pointe Homes’ Tom Grable. We also want our industry to know that being a BIASC member has its privileges, so be prepared for several special VIP surprises that will complement this year’s show. BIS has always been about rising above expectations and providing an experience our exhibitors, sponsors, and members deserve. The Anaheim Convention Center and House of Blues are world-class entertainment venues, so we hope to elevate and build on the success of previous shows. Our 2022 Building Industry Show will be a memorable and epic experience that nobody will forget. BI A S C Letter from the Editor:

Eventful

Times

It’s hard to believe, but here we are in August already, two-thirds of the way through 2022. It has been an actionpacked year thus far, but hold onto your hats, because the last four months of the year are going to be a few of the most exciting and productive in our Association’s 99-year history. The Building Industry Show – BIS – is just around the corner, on September 14 and 15 at the Anaheim Convention Center. BIS is most definitely not a “been there, done that” event; every BIS is a never-before occasion, starting with the exhibition floor. Builders will find never-before products to make their homes more in sync with current trends, along with new suppliers eager to prove their worth. Exhibitors will convert the Anaheim Convention Center floor into a real-time catalog of what’s next and what’s best, attracting both never-before and long-time customers alike to their booths. There is never-before fun in store for everyone, starting off with Wednesday night’s Kick-Off Party at the Anaheim House of Blues. The warm-up band is none other than the Southern California building industry’s favorite rock band, The Vinyl Four, with TRI Pointe Homes Division President Tom Grable tearing mean riffs on lead guitar. (For more on Tom’s rocker persona, see page 38.) The Vinyl Four will hand off the stage to a true Rock n’ Roll icon, Sammy Hagar, and his band, The Circle. From Montrose to Van Halen to The Circle, The Red Rocker has hard rock chops never before witnessed at a BIA event. You won’t want to miss this chance to see, hear and dance to a rock legend in The House of Blues’ intimate setting. Tickets are going fast so get yours today at buildingindustryshow.com. August also kicks off the four-month countdown to BIASC’s 100th anniversary year in 2023! On August 11, our exclusive reception at the Tournament of Roses House in

Pasadena featured the unveiling of our BIASC float concept that will tout our century of advocacy for homebuilding to the world in the Tournament of Roses Parade on January 2, 2023. (For more on the float and the Junior Builders who created its theme, see page 9.) Watch your email for announcements of the many Rose Parade and Rose Bowl-oriented upcoming events – including a chance to help build the float itself – and sponsorship opportunities leading up to the Rose Parade. As if BIS, Sammy Hagar, and the Rose Parade were not enough, how about the chance to spend an evening with a United States President? Former President George W. Bush will be headlining the BIA Los Angeles/Ventura Chapter’s Installation Ball on October 26, 2022, where he will help bring attention to a cause he shares a passion for along with our industry: housing for veterans of our armed services. Of course, there will be three more installation celebrations on the calendar as we count down to 2023 and our 100th Anniversary, along with a steady stream of networking opportunities, educational experiences, and fun events every week throughout our chapters. A calendar this exciting is a sure sign of an Association that is doing well – and we are! Event revenue is up, membership is up, and of course, the all-important focus of BIASC – advocacy for our industry – is growing in strength and effectiveness. Why? Because we have such great members who are so deeply committed to the success of homebuilding in Southern California. Henry David Thoreau once said, “Success usually comes to those who are too busy to be looking for it.” That sounds like us! Be busy and successful - and carve out some time for good times with your friends in the building industry. 

2022 Junior Builder Day Recap:

Unprecedented Jr. Builders Chosen to ® Design 2023 Rose Parade Float from Concept to Completion Following the breaking news that BIASC would be participating in the 134th Rose Parade® presented by Honda, BIASC leadership made a special announcement – giving complete concept and float design decisions to the Junior Builders. BIASC created the first Junior Builder program in 2019 as an annual summer camp designed to give young children the opportunity to learn more about the building

industry with online home design contests and interaction with industry leaders. This one-day camp event teaches participants about honoring the history and future of Southern California while learning about design and building. However, due to the COVID-19 pandemic, the program remained dormant until BIASC leadership presented the opportunity to the Junior Builder alumni to reconvene and assist with the BIASC’s float for the upcoming Rose Parade®.

9

On July 14, 2022, children ages 10-15 of builder members shadowed building industry professionals at the Brookfield Residential offices in Costa Mesa and participated in various building and design workshops in the Brookfield Design Studio. In the afternoon, the Junior Builders participated in a brainstorming and designing session of BIASC’s 2023 Rose Parade® Float led by BIASC CEO Jeff Montejano, Tim Estes, President of Fiesta Parade Floats and Rose Parade® Board Member Greg Custer. The Junior Builders crafted verbal, written and artistic drawings that were later vetted through professional float designers. BIASC builders collaborated on the design

10

around the chosen Rose Parade® theme, “Turning The Corner,” and gave expert input in overall design, colors and prop placement. The final theme and float concept was announced at an exclusive reception at Tournament House on August 11th where BIASC leadership, members and Junior Builders were joined by the Tournament of Roses President, UCLA and USC football alumni. “There are many exciting monumental events happening in 2023 for the Building Industry of Southern California,” said Wes Keusder, BIASC Centennial Rose Parade® CoChairman. “As we are embarking on our organization’s centennial anniversary and participating in the worldfamous Rose Parade®, it is the ideal time to look to the

future and the next 100 years. We wanted to give our youth the power to choose our float design, while also building with environmental responsibilities in mind. We are here to start passing on our wisdom and learning from them at the same time.” All BIASC members are invited to participate in this milestone centennial experience with opportunities to volunteer to decorate BIASC’s 2023 Rose Parade® float. Stay tuned for many more soon-to-be-announced BIASC Rose Parade® events to follow. To join our volunteer list, please contact BIASC Membership Services Manager Lisa Meadows at lmeadows@biasc.org. 

Tournament of Roses House Event Recap:

The Building Industry Association of Southern California Unveils its Innovative Sustainable Communities Float in Honor of the Organization’s

100-Year Anniversary

Sponsored by SoCalGas, the Rose Parade Float depicts homes of the past, present and future, including the first-ever in the U.S. fully integrated hydrogen home The Building Industry Association of Southern California (BIASC) unveiled its innovative sustainable communities float concept for the 2023 Rose Parade. To mark the 100th Anniversary of BIASC, this year’s Rose Parade Float was designed by participants of the Junior Builders program, a program formed in 2019 that engages with 10-15-year-old future builders. The design celebrates the BIASC’s 100th year by depicting the past, present and future of homes. The float design will feature three homes, one from the past, the present, and the future to demonstrate BIASC’s leadership in the transition to the next generation of

12

home building. The home representing the “present” will be a first-of-its-kind in the U.S. demonstration Hydrogen Home equipped with rooftop solar panels, a battery, an electrolyzer to convert solar energy to hydrogen, and a fuel cell to supply electricity for the home. The demonstration model that will appear on the float is inspired by SoCalGas’ [H2] Hydrogen Innovative Experience currently being built in Downey which will be the first home in the country to showcase how carbonfree gas made from renewable electricity can be used in pure form or as a blend to fuel clean energy systems of the future.

“We are thrilled to unveil our Rose Parade float concept this year to celebrate our 100th anniversary by showcasing how we are building sustainable communities for today and our future,” said Jeff Montejano, Chief Executive Officer at BIASC. “Our Junior Builders have helped us to bring our commitment to sustainable communities to life with the innovative design and eventually with their work to construct the float.”

“We are proud to be the leading sponsor of BIASC’s float showcasing their long-standing commitment towards building innovative sustainable communities for families today and in the future,” said Scott Drury, Chief Executive Officer at SoCalGas. “What makes this even more special is participants in BIASC’s Junior Builders program designed and will ultimately construct this year’s Rose Parade float. SoCalGas is honored to support the next generation of builders in Southern California.”

This year’s leading sponsor of the float, SoCalGas, also announced a $100,000 donation to support the expansion of the Junior Builders program to provide sponsorship opportunities for children from under-resourced communities to participate in the program and help construct the float.

The float will be debuted at the 134th Rose Parade, taking place on January 2, 2023 in Pasadena. Participation in the parade requires every inch of every float to be covered with flowers or other natural materials, such as leaves, seeds, or bark. 

A Presidential Evening Dedicated to Supporting Housing Veterans

 The Building Industry Association of Southern California will host an evening gala hosting the 43rd President of the United States, George W. Bush, on Wednesday, October 26, at the Beverly Wilshire Hotel in Beverly Hills. Former President Bush’s appearance continues BIASC’s tradition of hosting prominent national leaders, including former Vice President Dick Cheney and former U.S. Housing and Urban Development Secretary Ben Carson. As part of BIASC’s Diversity, Equity, and Inclusion initiative, this special evening will also feature an important discussion among homebuilding industry leaders regarding the industry’s unique and vital role in supporting affordable housing opportunities for our nation’s veterans. “As our veterans answered our country’s call and served with honor and distinction, the Southern California Building Industry will increase our support, ensuring that their housing needs remain the highest priority and a core commitment of our organization. They will always have a home with us,” said CEO Jeff Montejano. “California’s housing crisis continues to have a significant impact on the most vulnerable including our veterans and their families,” said BIA LA-Ventura Chapter Board Member Donna Deutchman, CEO, Homes 4 Families. “I’m proud to support the BIA’s advocacy commitment to help improve the housing availability and affordability of our heroic veterans.” This special event will also include the installation of the 2023 BIASC Los Angeles/Ventura County Chapter President and Board of Directors. This formal gala event is an evening you will not want to miss. For more information, please contact BIASC Vice President of Events Laura Barber at lbarber@biasc.org. CONTACT 811 BEFORE YOU DIG. IT’S THE LAW! Our colleagues in the builder community play a critical role in maintaining safety on their job sites by contacting 811 before excavating. Builders are encouraged to work with contractors to have buried utility-owned lines marked before excavation. Contact 811 at least two business days before digging. This is a free service and it can help prevent injury or death, costly property damage and loss of utility service. Protect employees, yourself and others by having the pipeline locations marked using simple safety steps:

MARK OUT your proposed project area in white paint

or provide other suitable markings.

CONTACT 811 Underground Service Alert (USA) for a ticket at least two business days before digging. Request a ticket at california811.org or dial 811.

MAJOR CONSEQUENCES FOR DAMAGING PIPELINES • FATALITIES OR SERIOUS INJURIES • STOP THE JOB - Project delays • HEAVY FINES - Notifying Underground Service Alert prior to excavation is required by California law. Failure to comply could result in heavy fines.

• REPAIR COSTS - You could be charged for the cost to repair the damages.

WAIT TO DIG until we either mark our natural gas pipelines or you are advised that the area is clear.

USE ONLY HAND TOOLS within 24 inches on each side of marked utility lines to carefully expose the exact locations of all lines.

Check utility responses to your 811 ticket by visiting DigAlert.org or USANorth.org

Greetings, I am pleased to welcome you to the City of Anaheim, and to thank you for your commitment to the Building Industry Association. The BIA offers hope for a better future throughout California. You create jobs, housing, and opportunity. I appreciate the BIA’s mission to responsibly improve our backyards. In the coming years, how and what will we build will stand as our collective legacy. Not far from here in Anaheim Hills, Orange County will soon build its long-desired Veterans cemetery. I am privileged to have led the bipartisan effort that will forever honor our local heroes.

Introduction

Nicole Murray Division President, Shea Homes

Welcome to the Building Industry Show 2022 Inside Edition! Hopefully, you are already looking forward to all the networking, education, opportunities, and fun that will happen in Anaheim this September 14 and 15 at BIS, but in case you have never experienced BIS, prepare to be enticed in the following pages. BIS is an industry show like no other. Its show floor and events give homebuilders multiple opportunities to get together with the people they do business with – or will soon do business with. Be assured that we homebuilders always look forward to discovering new products and services at BIS that will find their way into our new communities and companies. But BIS is more than that – it is also about relationships. For me and so many other homebuilders, BIS is where we have formed important new professional relationships and reconnected, especially after so much time apart.

The Building Industry Show Edition

BIS

This year, BIASC’s events team has exceeded the high expectations we have of them. The entertainment will be unbeatable, with the great Sammy Hagar and the Circle cranking up the volume at Wednesday’s kick-off party. He will step onto a House of Blues stage that will already be well warmed up by none other than own immediate BIASC Past Chair, Tom Grable, Division President of TRI Pointe Homes, and his band, The Four Vinyls. And that’s just the kickoff party. Read on for more of the fantastic features of Building Industry Show 2022. And please remember that BIS is as important to BIASC as it is to you. Our BIS exhibitors and sponsors contribute significantly to BIASC’s annual budget, and every member of our industry who attends is helping to make this year a bigger success than any of the many successful BIS shows that preceded it. See you at the Building Industry Show 2022… (Sorry Craig – not going to be on the dance floor!) 

Tom Grable & The Vinyl Four Set to Rock House of Blues Ahead of Sammy Hagar

While Sammy Hagar and members of his band The Circle are enjoying the rock star-coddling comforts of the green room at the Anaheim House of Blues on September 14, someone well known to most BIASC members will be nervously plugging in his guitar on the popular venue’s main stage. “Being Sammy Hagar’s warm-up band for the BIS 2022 Kick-Off Party is a dream, but playing our music in front of family and friends in the industry puts a tremendous amount of pressure on me. I’m humbled by that, and I’m going to practice my butt off to make sure we’re ready to go,” said past BIASC Chair and Tri Pointe Homes Southern California Division President Tom Grable, who is also lead guitarist for The Vinyl Four.

The Building Industry Show Edition

“Warm Up Band” Is Understating It:

There is little doubt that The Vinyl Four won’t be ready for this gig. The band, which has been together for about six years, took its name from the vinyl records of the classic rock era and the Final Four of sports tournaments – a fitting name since they are all equally fanatic about sports and music. Grable is the guitarist, on bass is his long-time friend Dave McDonald – “the best bass player I’ve ever played with” – and Dave’s son Alex is the drummer. Together, they back up singer Tamsen Hughes, whose powerful voice and dynamic stage presence are equally suited to a Led Zeppelin rock anthem or a Heart ballad. “We love playing together, but never wanted to be a serious band that was performing every weekend,” Grable said. “Instead, we practice a lot, but only play

Given the reputation Grable has earned as our industry’s premier guitarist and rocker, ticket sales will be robust. In fact, it would be a good idea for you to buy yours today. Grable broke onto the BIA music scene in 2004 when the Orange County Chapter held its first talent show. “I was chair of the Program Committee, and we thought a show like this would be a big draw, but ticket sales were slow. Even though I hadn’t played live in about 20 years, the committee and staff decided I had to play, and they promoted me as the headliner.” Ticket sales promptly increased, and Grable closed out the show with Elton John’s Saturday Night’s All Right for Fighting, a song that doesn’t have a lead guitar solo, which allowed him to provide his own killer solo, complete with a doubletapping Eddie Van Halen technique. According to Grable, “It worked out well. The crowd was very kind.”

“I wasn’t the least bit interested in learning guitar, but I was very interested in getting to sit next to her for an hour on that small piano bench.” That spark was followed by a series of mostly marginal garage bands until his senior year in high school when he decided to get serious about the guitar. He lined up lessons with a college music student, Terence Elliot, now a successful studio musician. Elliot taught him the intricacies of music theory as applied to jazz guitar, creating a solid foundation for Grable’s expanding class rock guitar skills. “It all worked out well, and now I totally enjoy these opportunities to entertain all my friends in the building industry,” he said. “In fact, after one of these BIA gigs, one of my friends said, “Tom, you’re good enough for this to be your Plan B.’ I said, ‘Are you kidding? This has always been Plan A. Homebuilding is Plan B.’” Lucky for us that he has dedicated so much to his Plan B. Be sure to get your tickets soon for The Vinyl Four with Tom Grable … oh, and that other band, Sammy Hagar and The Circle. 

The Building Industry Show Edition

three or four times a year at events that are meaningful to us. So, while we fully intend to really warm up the crowd for Sammy Hagar and The Circle, to us it’s more about helping BIASC sell tickets and raise the money our Association needs for advocacy.”

He followed that up with another talent show performance in 2005 that was the talk of the industry, as Grable had pulled a band together for the show that dazzled the audience with a hard rock version of War’s Low Rider, segueing into Thin Lizzy’s The Boys are Back in Town. For the 2007 show, Grable’s band teamed up with former BIASC president and 2022 Hall of Fame inductee Lucy Dunn for unforgettable versions of Jefferson Airplane’s Somebody to Love and Cream’s Crossroads in front of a House of Blues crowd of 500 from the building industry. Grable’s much-anticipated return performance at the 2022 BIS Kick-Off Party would not be possible were it not for a junior high student named Lori. Grable, a year younger, had a mad crush on her, but as is all too common in the rough playing field of pre-teen romance, she was hardly aware of him. Desperate, he dreamed up a scheme to take guitar lessons from her and spent his lunch money to pay for the lessons after she agreed.

NextGen Update:

Lindsay Hezmalhalch 2022 NextGen Chair VP of Marketing, WHA

This year we have seen a resurgence in our NextGen participation. Everyone has been eager to get involved in various forms whether that is planning events, volunteering, holding executive positions, or simply attending events. Our executive committee has doubled in size, bringing in new ideas and fresh perspectives. With that, we have offered a diverse range of events that expose NextGen members to topics and people that are making an impact in the industry. Our goal is to provide members with tools to excel in their respective careers while building lasting relationships. From happy hours to government affairs workshops, we have seen strong participation across the boards. We recently wrapped up another successful mentorship program that pairs NextGen members with industry leaders. From September to June, the mentors and mentees switched off with one-on-one meetings and group meetings paired with discussion topics. Whether new to the industry, interested in learning about a different concentration, or want career advice, this program brings immense value. If are interested in participating as a mentor or mentee for our 2022-23 program, our applications will be released in August! Following our mentorship program, we have teamed up with different committees and councils throughout

the summer to broaden our industry exposure and more crossover between the greater BIA organizations and NextGen. Some impactful events have included BIA Baldy View’s Emerging Leaders traveling to Orange County for a mixer with our executive committee, and a Council on Sage happy hour with NextGen that educated our members on their objectives. On August 25, we are hosting a Government Affairs Happy Hour with elected officials who are running for re-election in November. Erik Nelson, BIA OC’s Chapter President, will be kicking off the event and each speaker with have an opportunity to share their background and city priorities. This is a rare opportunity for our members to engage with politicians from cities across Orange County in a casual setting. The remainder of the year will be filled with many more valuable events from Evening Buzz’s with industry leaders to site tours of the latest and greatest developments in Orange County. In addition to NextGen-specific events, having a presence at the greater BIA events has proved fruitful to our members. We look forward to the knowledge and connections we will gain in these next few months and hope to see you all at the Building Industry Show! 
