In A Hot Market, 5 Neighborhoods Are Providing Most Of The Heat I
f you’re reading this column, then likely you’re onto the fact that our housing market is hopping. You’ve heard that supply is not keeping up with demand, and consequently average prices are rising. The percentage of sellers who are receiving full list price – or better – for their homes is at a level that’s rarely been seen. But you’ve also heard the axiom “All markets are local.” Or in other words, demand in some neighborhoods is greater than others. But just where in the Fort Collins area is sales activity most intense? Based on analysis, we’ve been able to zero in on the five busiest neighborhoods in the area over the first four and half months of 2014. With some qualifications, they are listed in the chart. Examining at this list, you’ll see a common thread that connects all of these neighborhoods: price. The average sales price for each of these neighborhoods falls essentially in the range of

$226,000-$237,000. Clearly, demand is terrific at this price point, which represents introductory or entry-level pricing for detached singlefamily homes in the Fort Collins area. A second notable characteristic from this chart is the popularity of new construction. Three of the five topselling neighborhoods have come under construction since last year, which reinforces what I’ve shared earlier in this column – a lack of housing inventory across the region. A closer look shows that 57 of the 63 homes sold in Maple Hill were classified as still under construction, to be built, or just finished at the date of the sale. All of the homes sold in Park Meadows and Dry Creek were new.

New construction is back, and it has an eager audience for this low-$200K range. A third point of interest is related to geography. Of the top selling neighborhoods in the total area, two were in Wellington. When looking at the total market, including surrounding areas, we find that some people are moving 10 miles north to Wellington instead of waiting for homes in Fort Collins to come on the market. With lower development fees for builders in Wellington, prices for newly built homes are lower there. Among these top-selling neighborhoods, only Brown Farm in west Fort Collins is not new (or nearly new in
the case of Buffalo Creek). But it’s related to the others by those principal influencing factors for buyers in our market – price and availability. I mentioned earlier that there were qualifications for these rankings. For a neighborhood to be considered, it had to have at least 10 or more sales this year. This means some neighborhoods may have a high ratio of sales to their number of homes— which means they’re popular—but don’t have the inventory to show up on this list. Some of the new construction neighborhoods in the region didn’t list all of their activity in the Multiple Listing Service, so may not
register here. In summary, Fort Collins has plenty of buyers, but not so much inventory. And lots of motivated people seeking their toehold in the community are flocking to those neighborhoods where they can find homes under $300,000. Eric Thompson is the president of The Group, Inc.
