But once you get serious, there are a few points you need to consider before signing a contract and heading to your closing. Buying a home takes more time and research than, say, buying a tablet or smartphone. Before diving in, it’s important to understand the process. Every home buyer’s journey happens on a slightly different timeline, but here are some steps every prospective buyer should take. 1. Search and discover The home-buying process often occurs organically, and may begin a year or more before

the actual purchase. You’ll get started byviewing home listings online to discover what types of homes you can get in different price ranges. Look at homes in your favorite neighborhoods, and review statistics and reports on home values. Use this time to dream about some of your favorite home features, and start to put together your list of priorities. Most buyers will find a property during this phase that prompts them to move to the next stage. 2. Do the math and your required homework Most would-be home buyers need a mortgage to purchase a home. While the process has gotten easier as we’ve moved farther away from the financial and lending crisis, it can still be challeng-

ing if you’re not prepared. You need to know what you can afford, the types of loans available and how what you can afford will affect your home search. Pull your credit report, and understand your financial situation. Then you can get preapproved. Many buyers need to repair their credit score, save more money or allow cash to season for some time before buying. Use the next few months to address any financial issues. 3. Dive in and have fun At some point along the way, you should connect with a local real estate agent. These relationships form early, and having that person beside you during your search should be invaluable. Go to open houses, make appointments and see as many

homes as possible. Before making an offer, you’ll need to know the market inside and out. 5 THINGS YOU NEED TO KNOW BEFORE YOU FINANCE A NEW HOME Unless you have a suitcase full of cash, chances are you’ll need a mortgage loan to help buy your dream home. TIPS & ADVICE / STORY / BY ZILLOW TEAM ON 9 SEP 2015 If you plan to buy a home with financing, you may feel overwhelmed by everything you need to learn about the process. Here are five key points to get you started. Understand the full cost of owning a home There are four main categories of a homeowner’s monthly housing payment — principal, interest, taxes and insurance (P.I.T.I.). Principal and interest comprise your monthly mortgage payment. The principal pays down your loan balance monthly, and the interest pays your fee for borrowing the money. Use an amortization calculator to see the principal-versus-interest breakdown over time. Taxes refer to property taxes assessed by the county you live in, and average 1.2 percent of your home’s value each year. Homeowners insurance is required when you have a mortgage, and you pay it to an insurance company of your choosing. Insurance typically costs $700 to $1,200 per year for a single family home. In addition to P.I.T.I., if you live in a planned unit development (PUD) or condo, you’ll have homeowners association dues, which cover common area amenities, ongoing upkeep, and reserves for future maintenance. These monthly dues range from $100 to over $1,000. If you don’t live in a PUD or

condo, you should construct your own savings plan for future maintenance. Examine your credit history now A strong credit report is critical for getting the best mortgages with the lowest rates. Lenders want reliable on-time payment history, as well as credit depth. Your report will be more

appealing to lenders if you have a significant amount of credit. If you need to obtain more credit, note that your credit score can drop 5-15 points when you first open a new account, then will rise again when you’ve established good payment history, so it’s best to open new accounts a few months before applying for a mortgage. Federal law entitles you to a free credit report every year, but these reports only show account history, and don’t include scores.

Get your credit score, and take steps to improve it, if necessary. Match mortgage products to your budget and timeline You can calculate how much you can afford to spend on a home with inputs you already know: income, monthly non-housing debt, and savings for down payment. Next, you need to think

Will A Short Term Reduce Costs?

Question: With mortgage rates around 4 percent we are thinking of refinancing with a 15-year mortgage. Is this a good way to cut interest costs? Answer: Let’s divide your question into two parts: First, Do you really need to refinance? Second, would you be better off with a 15-year mortgage? For refinancing to make sense you need to get a material benefit, such as a lower mortgage rate, smaller monthly payment, or a switch from

an adjustable-rate mortgage to fixed-rate financing. In considering these options you need ask how much it will cost to refinance versus how much you will save each month. For instance, if it costs $3,000 to refinance and you save $150 a month, then you want to stay at the property for at least 20 months for the refinancing to make sense. Also, if you’re going to keep your current mortgage then you might simply want to create your own 15-year mortgage payoff program. This can be done by looking at the monthly payment coupon. For most mortgages there is a place where you can indicate that you want to make an extra principal contribution. As an example, let’s say that you have a $250,000 mortgage at 4.5 percent. All-Cash Buyer Wants Repairs By Peter G. Miller QUESTION: We have had our house on the market for about a month and finally attracted an offer, a good price from an all-cash buyer who does not want an appraisal. As part of the offer the buyer had a home inspection and came back to us with detailed bids requiring some $30,000 in repairs. What choices do we have in this situation? ANSWER: Your choices are to accept the offer, make a counteroffer (which is really a new offer and ends the buyer’s

obligation to purchase the home) or simply say no and maybe lose the deal. None of these options is really what you want: a fullprice, all-cash offer with no inspections or stipulations. However, in the real world, you didn’t get that ideal offer instead you got what you got. There are several problems here. First, you may not have $30,000 to make the desired repairs. Second, it may be that there are cheaper contractors who can do the work. However, if you use them then questions regarding the buyers’ satisfaction with the repairs might

arise, and that could set off new rounds of arguments and discussions, depending on how the offer and counter-offer have been written. Third, if you reject this offer you’re obligated to tell future buyers about the inspection and its results. This will undoubtedly encourage lesser offers. The better option, relatively speaking, is this: You have an all-cash buyer. If you reject this buyer, the next one may be more demanding and it might take weeks or months to get a better bid – or any bid. It’s possible that the next bid could be lower. If the new

buyer needs financing you will have to deal with an appraisal and if you get a low valuation then the next deal may be in peril. The realistic alternative is to lower the price by the value of the repairs. This will allow the buyers to get the work done to their satisfaction. Since the property is being sold for cash, the purchasers can readily afford to have the repairs made from the cash represented by a lower price. The house will then be sold and you can move on. Should you have made the repairs before placing the home on the market? It de-

pends on what’s expected in your local market, how the home is being priced and sold and whether you had the cash. Also, a different buyer may have had a different set of repair demands – or maybe no demands. In real estate, all transactions are unique so it’s difficult to say what “should” have been done. The Consumer Financial Protection Bureau introduces new online tools to guide consumers through recent changes in mortgage documentation By Carley Lintz CTW Features For many years, securing a mortgage for your dream home was a highstress process involving a lot of paperwork. It still can be stressful, but now, at least, there’s a lot less paperwork, thanks to a new rule from the Consumer Financial Protection Bureau. It used to be that under the Real Estate Settlement Procedures and Truth in Lending Acts required multiple forms to be distributed to borrowers at several

different time points to inform them of the costs and terms of the mortgage. However, these forms contained overlapping information in inconsistent formats, making it challenging for consumers to comprehend the important details they need to make good financial decisions. The new rule from the CFPB – called the TILA-RESPA Integrated Disclosure rule, which went into effect Oct. 3– helps remedy the problem by combining four existing disclosure documents into two

forms: • A loan estimate, which will have to be delivered within three business days of receiving the borrower’s loan application
