Q: What are the amenities? When will they be built?

A: Here is a list of planned amenities for Trilith. The timeline for these amenities is being finalized.

• 1300 residences, including detached homes, town homes, cottages, canopy homes, & multi-family homes 192 hotel rooms in boutique and all-suite hotels

• Office space, street level retail, and restaurants

• 118 total acres of public green space (approximately 51% of total site)

• Over 15 miles of trails and pathways

• Community gardens, pools, playgrounds, & dog park

• Integrated wellness center

• Events Center

• Unique green building certification program exceeding typical certification program requirements by approx. 50%

Q: What is the anticipated time-frame for completion of the retail village?

A: Our Phase I retailers, restaurants & cafés will be completed in Q1 2023..

Q: Is a privacy fence allowed for my pets?

A: Many homes have a walled courtyard offering privacy. Additional fencing must be approved by the Design Review Board.

Q: Are all homes built with energy-efficient qualities?

A: Yes, the Trilith Green Building certification program is required of every home built in Trilith. The program’s requirements surpass other renowned certification programs by more than 50%.

Q: Will people be using golf carts? If so, will they be allowed on the 15 miles of planned walking trails?

A: Yes, electric golf carts will be part of the ecofriendly ethos of Trilith, and will be allowed on the street but not on walking trails.

Q: Are there parking restrictions?

A: Yes, depending on location in the community.

Q: How is trash or garbage removed? Will you have a recycling program?

A: A concierge trash & recycling program will pick up at each home.

Q: Is there a Homeowners’ Association?

A: Yes, you will receive a copy of the HOA documents when you fill out your purchase agreement.

Q: What will monthly HOA fees be?

A: That depends on your home purchase and will be defined in the HOA documents.

Q: How is the landscaping and lawn maintenance handled?

A: Landscape services will be provided by the HOA and included in your dues.

Q: Can I plant a garden in my yard?

A: Container gardens are allowed. Larger garden spaces must be approved by the Design Review Board and be maintained by the Homeowner.

Q: Are there pet restrictions?

A: Trilith welcomes animals!

Q: Are there restrictions for investors?

A: Yes, long term rental homes (rented a minimum of 3 months) will be restricted to 20% of the housing stock per block or quadrant, as determined by the HOA management.

Q: Should I talk to a mortgage lender before I start looking?

A: Yes, Trilith has several Preferred Lenders who have many excellent loan programs to offer. Their contact information is available through Trilith Real Estate.

Q: Why use a Preferred Lender?

A: There are several advantages to using a preferred lender:

• They compete for your business to get you the best loan and rate.

• They are familiar with our new community and its start-up process.

• Lastly, they may offer incentives.

Q: How much is the earnest money deposit?

A: This depends on your selected home.

Q: When is it due?

A: Earnest money is due at the time the purchase agreement is signed.

Q: Do I need a realtor to represent me?

A: This is your choice. Our Trilith agents are licensed, trained and available to help you with the process of purchasing your home.

Q: How long is the process—finding a home, doing the paperwork, building the home, closing, and moving in?

A: The construction and closing process is estimated to be 9 to 12 months, depending on your house plan.

Q: Will I be able to make finish selections for my new home?

A: Yes, many options will be available to choose from, depending on the stage in which you purchase the home. The earlier you execute a purchase contract, the more options you may have for choices.

Q: What’s the finish selection process?

A: Following contract, you will meet with the Trilith Design Team to make your selections that are available to you. The team is comprised of top Atlanta design talent who will help offer choices amongst a pre-selected set of outstanding options for your home.

Q: Will I be able to select a builder?

A: No, each home site and home have been assigned to a selected builder from the Trilith Builders Guild.

Q: How long will it take to build the whole community?

A: The estimated time for completion is 5-9 years.

Amenities

Easy access and walk-ability for all residents to dining, shopping, entertainment, and outdoor recreation centrally located in Village Square. Bespoke amenities provide a unique sense of community.

Geographically scattered amenities makes access by foot more challenging. Shopping and dining options are often national chains that provide little differentiation from other communities.

Greenspace

Every residence is within 1 block of a park or greenspace. 50% of the land’s greenery is preserved. Over 15 miles of pedestrian and bike friendly paths minimizes the need for cars within Trilith.

Dedicated greenspace can be scarce and may not be easily accessible for all residents.

WALKABILITY + ACCESSABILITY

Community is built around the need for cars to get from one location to the next. Public transportation is sometimes available, but cars must often be used first to get to a pickup location.

New urbanism design focused on walkable blocks and streets, housing and shopping in close proximity, and accessible public spaces. Trilith is designed for people, not cars.

Sprawling, low density design made for cars, not people.

Community-wide geothermal means a reduction in noise and air pollution, no unsightly equipment, and operating cost savings of up to 60%.

HVAC units that are noisy, unsightly and often costly in the cold and hot months.

Sealing the Envelope: Green Building Commitment program followed by every builder ensures efficiencies, sustainable practices, and long-term cost savings.

Materials and techniques are unsustainable and could be harmful to both the environment and homeowners. Homes tend to be less tightly sealed, resulting in higher energy bills.

HOA fees include access to the pool with no initiation fee, use of all facilities, and lawn maintenance.

Average HOA membership provides basic coverage and doesn’t include pool membership or lawn maintenance.
