A well-sealed and insulated home remains comfortable and safe longer during power outages compared to conventional homes. If the power goes out, simply keeping doors and windows shut in cold weather will allow you to stay in the house in relative comfort for several days during both hot and cold snaps. High performance plumbing uses much less water than standard plumbing, while working as well or better. In times of drought or water restrictions, water is used efficiently.

Community

Common areas between homes with fire pits and seating areas encourage interaction with your neighbors and allow you to take advantage of the outdoors.

Structured Cabling Boxes Conduit To Attic

All cables are pulled to a central location to allow for clean, professional installation of networking equipment. A minimum of one structured cabling box to be installed within the residence with 1” conduit connecting structured cabling box outside of residence.

This location is typically a closet or utility area in the home, such as the garage. Conduit is specified to allow for future installation of cable should technology changes necessitate new cables or antenna.

TV/DESK LOCATIONS

Each television or desk location in the house will have the cabling for 4 types of connections. What does this mean for the homeowner? It means current and future connectivity that is designed to be ready for future internet and communications offerings.

CAT6A network cable will be installed for the purpose of providing data connectivity to wireless access points. Each home will have a minimum of one location per floor, allowing for excellent wireless connectivity throughout the home.

Data cabling at each keypad location allows for installation of “smart” keypads or other devices, including standard alarm keypads. Wired connections for home security sensors are standard, with motion/glass-break on each floor and wired connections for all doors. Data cabling to the doorbell location allows for doorbell security camera connectivity and power.

HEAT/SMOKE

Each floor of the residences will have data cabling in place for a heat/smoke detector. Additionally, the attic will have a cable pulled for a heat detector which can provide earlier detection of fire in the upper portion of the residence.

WHAT IS GEOTHERMAL?

Geothermal energy is the process of harnessing the natural temperature of the earth’s crust to regulate the temperature of homes or water. Through the use of liquid cooling pipes that store the natural temperature of the earth’s crust, which is between 55-65 degrees, geothermal units are able to heat and cool homes more efficiently. Our geothermal systems dig down two hundred feet per metric ton, and cycle cooled air above and push hot air below in order to create a more climate controlled home. In the winter this system is worked in reverse by pulling the warmer ground temperatures up and pushing the cooler air temperature below. The pipes take up minimal space underground and can last for generations.

TERRACE HOMES

The Terrace home experience is almost “maintenance free.” Included in your estimated monthly dues of $232.00 are for the following services:

Insurance for each home:

• The homeowner will need an H06 insurance policy

Exterior maintenance including the following:

• Painting, staining, and pressure washing of any exterior surfaces, including frames, and exterior doors

• Roof repairs and maintenance

• Gutters and downspouts

• Steps and driveways

• Pest control and termite bond

• Lawn care

• Playground, pool and walking trails

• On-site association manager, activities director and maintenance manager

• Private streets

DETACHED HOMES

The estimated dues structure for each style of detached homes are based on the type of home purchased:

• Micro homes: $81.00 per month

• Canopy home: $103.50 per month

• Cottage homes: $103.50 per month

• Village homes: $137.50 per month

• Estate homes: $259.00 per month

These homes will enjoy the following services included in their dues:

• Lawn care

• Playground, pool and walking trails

• On-site association manager, activities director and maintenance manager

• Private streets

In addition, a $29.00 trash fee and $4.37 stormwater fee monthly on all homes.

GATED ASSOCIATION

Estate homes located within the gated association will have monthly dues that are to be determined. These homes will enjoy the following services included in their dues:

• Gated for controlled access

• Lawn care

• Playground, pool and walking trails

• On-site association manager, activities director and maintenance manager

• Private streets
