D’Pristine Medini Sells Iskandar Office Tower to PHB The year 2016 started on a note of optimism for investors and stockholders. In January, D Pristine Medini Sdn Bhd, a subsidiary of B&G Capital Resources, entered into a sales and purchase agreement with Pelaburan Hartanah Berhad (PHB) to sell off its Grade-A Office Tower component located in Medini, Iskandar Malaysia. The 32-storey office building dubbed d’Pristine Tower is part of an 8.42-acre integrated mixed development located strategically in Johor’s Medini, an integrated smart city that is set to be an Icon of Future City Living. Medini is already home to Legoland Malaysia, the first in Asia; Gleneagles Medical Centre; and the forthcoming Urban Wellness Centre, a JV project between Temasek Holdings Pte Ltd and Khazanah Nasional Bhd. In addition to the office tower, d’Pristine @ Medini comprises of two SoFo towers, an international-class hotel, and an interconnected three-storey lifestyle mall. With the targeted community of urban working population, medical tourists, expatriates, leisure travelers and professionals in sight, d’Pristine offers plenty of opportunities for investors and buyers of prime properties.

B&G Group Annual Dinner 2016 The grand annual dinner was a night of celebratory toasts, service excellence rewards and nonstop entertainment excitement on stage.

B&G Group held its Annual Dinner on 29th January in One City, Subang Jaya. It was graced by Tan Sri Barry Goh, founder of B&G Group; Dato’ Danny Goh, Managing Director of B&G Group; the board of directors and staff from B&G Group and its subsidiaries. The theme “The Builder” was chosen for the event, with most management and staff dressing up and looking like a real-life recreation of construction workers. The theme was apt, going with B&G

Putra Heights Linear Park Groundbreaking In conjunction with World City Planning Day 2016, the groundbreaking ceremony of Putra Heights Linear Park was jointly organised at The Glades, between B&G Property Sdn Bhd, Sime Darby Property Bhd and Majlis Perbandaran Subang Jaya (MPSJ) in January. Officiated by the president of Majlis Perbandaran Subang Jaya (MPSJ), the aim of developing the park is to improve the wellbeing of the community at Putra Heights. It is indeed a privilege for B&G Property to help fulfil the municipal council’s Green City Action Plan 2030 through this partnership with the local authority. Putra Heights, where Kingsley Hills is situated, will feature recreational facilities

such as a five kilometer cycling and jogging track, pedestrian and cyclist stations, tactile walkways for the disabled, 2,000-square meter open lawn and children play areas, along with ample public parking, motorcycle bays and toilets. The presence of the future tropical green lung is designed to provide a whole range of social and environmental benefits, and will turn Putra Heights and the vicinity of Kingsley Hills into a sustainable community zone that emphasises healthy living and ecological awareness. A 25km Green Ride cycling event was organised to raise public awareness about the plan. It was attended by Tan Sri Barry Goh, founder of B&G Group and Dato’ Danny Goh, Managing Director of B&G Group.

Some bravely came in bizarre getups as they vied for the title of The Most Creative Costume award. Another highlight was the Long Service Awards presented to 12 employees who had been faithfully serving B&G Group for between 10 to 15 years. “We feel the necessity to honour

the contributions of these loyal personnel tonight,” said Dato’ Danny Goh during the awards appreciation. To complete the memorable evening that was full of good cheer and delicious dinner spread of dishes, artists took turns to perform live on stage, including Noise Percussion, J&S Studio and Mad Sally. Other activities such as a lucky draw, competitions and photo booth also kept the audience in a celebratory mood.

T-Parkland CNY Open House In conjunction with Chinese New Year, B&G Property held an open house at T-Parkland @ Templer Park on 13th February, and took the opportunity to invite the neighbourhood to join in the auspicious celebration. The Chinese Paper Cutting master and “Choi San” (God of Prosperity) invited by the hosts, filled the open house with a festive spirit, and imbued the occasion with a classical ambience to remind the community about Chinese lunar traditions and their heritage. B&G Property also invited a food truck to provide food for guests as they mingled around to build neighbourly friendships and bonds. B&G Property Sales Gallery Grand Opening

On 14th February, staff of B&G Property paid a visit to Ephratha Welfare Association, a publicly-funded orphanage in Rawang. The children who were from 7 to 12 years of age enjoyed singing and dancing with B&G Property’s Sales & Marketing team. Cash donation along with mandarin oranges, cakes and other daily supplies were also handed over. This is a part of ongoing efforts of community outreach and social responsibility programmes that B&G Group employees are encouraged to participate in, as they align with the core values of the corporation which are belief in positive mindset, innovating new ideas, and tapping employees’ proactive abilities in order to foster caring and a heart to give back to society.

A one-stop hub of information about newly launched and upcoming projects, B&G Property’s Sales Gallery is now open to serve buyers and investors. 19 February 2016, Friday The grand opening of B&G Property Gallery was held on 29th January 2016 in One City, Subang Jaya. B&G Property’s business associates, staff, well-wishers and a huge crowd came to give their support during the grand opening. The gallery was officially opened by Dato’ Danny Goh, Managing Director of B&G Group; Dato’ Soo Kai Chee, Director of Sales & Marketing Division; and Dato’ Law Boon Hee, Executive Director. “We hope that this gallery will serve as an embodiment of our company’s commitment in what we do. Through

The lion dance performance during the launch ceremony kept the crowd entertained. The gallery is thus a highly strategic place to introduce and gather crucial information about the property launches that mark B&G Property’s forays into iconic projects on the fringes of the Klang Valley, including Bangi, Rawang, Selayang, Shah Alam, as well as Port Dickson and Iskandar Malaysia in Johor.

Banker’s Appreciation Dinner An appreciation dinner was held for B&G Property’s banking partners on 19th February 2016 at the Sky Palace Restaurant, One City in Subang Jaya. The dinner was held to thank the various institutional representatives and to enable the property corporation to build stronger relationships with bankers who have been crucial in providing financial assistance for B&G Property’s projects as well as providing loans to buyers. The dinner was graced by Dato’ Danny Goh, Managing Director of B&G Group; Dato’ Soo Kai Chee, Director of Sales & Marketing Division; and Dato’ Law Boon Hee, Executive Director. Aside from a feast of sumptuous dishes that wowed the guests, a fun karaoke session helped set the right mood for closer mingling between the hosts and guests.

B&G Sports Club Activities A team that plays together, stays together. That’s the essence of the Positive, Innovative and Proactive principles of the B&G Sports Club, which in 2016 organised several well-received activities and outings that gave the management and staff the chance to learn how to work together.

Tapping on the e-commerce potential of quality news content delivered digitally, B&G Property was much elated to be on the list of prestigious sponsors of the MCIL e-Commerce Conference. The initiative is collaborative partnership between Media Prima Digital and MCIL Multimedia Sdn Bhd (MCIL), forged in 2014. Representing B&G Property at the pre-event press conference was Dato’ Soo Kai Chee, Director of Sales & Marketing Division, accompanied by Emilio Vergara, Assistant Manager of Marketing Communications. As B&G intensifies its involvement in e-commerce, there will be room to learn how to utilise this important aspect of digital marketing today, in order for forward-thinking property companies in the sector to gain the leverage of rapidly reaching wider audiences and markets.

Laser Tag Tournament

Bowling Tournament

Addictive, fun stress relief, interactive and simply heart-pounding battles. The same words were echoed by the 40 management and staff members of B&G Group when they took part in a Laser Tag Tournament held on 12th March this year at Galactic Laser Tag in Sunway Pyramid. A Tournament Cup was hotly contested, and the winning team proved that they deserved the trophy, albeit in a different kind of suit from their normal business attires. In laser tag games, members need to pool ideas and strategies in order to survive and come out winners, and B&G’s own organisational teamwork has certainly taught them that the ‘work hard, play hard’ spirit is definitely important.

Grabbing some downtime in between their appointments, meetings and attending to regular daily work activities, the management and staff of B&G Group decided to try their bowling skills on 28th May this year by holding the Bowling Tournament 2016 in Subang Jaya, organised by the B&G Sports Club. Open to all employees, the tournament aimed to give opportunities for both amateur and semiprofessionals to come together for an evening of fun and to try their hand in winning prizes, including trophies for champion male and female bowlers. The winning and losing mattered little; the greatest triumph was the spirit of teamwork and personal goal-setting that each player brought to their game.

B&G Sponsors TARcian Run for SECOnd Year Reunions of school friends are nearly always looked forward to, whether at primary or high school, or during college or university years. The annual TARCian Run for 2016, which took place in July in the institution’s campus grounds, is a much-looked forward to and talked about marathon, as there were opportunities for TARC students, both young and old, to network and reconnect with each after. The eight categories of participation, ranging from men, women and veterans, was to enable TARC alumni members, local employers and their workforce to join together in a healthy bonding event. “Besides having a meaningful objective, as a platinum sponsor of the run, B&G Group’s commitment to this event it is in line with our corporate philosophy of caring for, and supporting the development of our community,” Tan Sri Barry Goh stated, adding that proceeds from registration fees will be ploughed back the TAR University College’s development fund.

Teambuilding 2016 @ SEMENYIH It is said that winning teams trust, respect, understand and enjoy each other. Aiming to develop its talented team’s potential under these banners of motivation and strength, B&G Sports Club organised a teambuilding programme for 40 members of the company’s management and staff, to Semenyih Eco Venture Resort and Recreation on 16th April this year. Go-getters, future leaders and fun-seeking employees of B&G Group, the young and not-so-young, participated in challenging outdoor activities such as mud mounds, over a barrel and tactical combat skills. Their “positive, innovative and proactive” spirit were put to the test as they puffed their way past tough obstacles and trails, and overcame each of the demanding course considered one of the most challenging to be found in Asia.

Addictive, fun stress relief, interactive and simply heart-pounding battles. The same words were echoed by the 40 management and staff members of B&G Group when they took part in a Laser Tag Tournament held on 12th March this year at Galactic Laser Tag in Sunway Pyramid. A Tournament Cup was hotly contested, and the winning team proved that they deserved the trophy, albeit in a different kind of suit from their normal business attires. In laser tag games, members need to pool ideas and strategies in order to survive and come out winners, and B&G’s own organisational teamwork has certainly taught them that the ‘work hard, play hard’ spirit is definitely important.

Grabbing some downtime in between their appointments, meetings and attending to regular daily work activities, the management and staff of B&G Group decided to try their bowling skills on 28th May this year by holding the Bowling Tournament 2016 in Subang Jaya, organised by the B&G Sports Club. Open to all employees, the tournament aimed to give opportunities for both amateur and semiprofessionals to come together for an evening of fun and to try their hand in winning prizes, including trophies for champion male and female bowlers. The winning and losing mattered little; the greatest triumph was the spirit of teamwork and personal goal-setting that each player brought to their game.

B&G Sponsors TARcian Run for SECOnd Year Reunions of school friends are nearly always looked forward to, whether at primary or high school, or during college or university years. The annual TARCian Run for 2016, which took place in July in the institution’s campus grounds, is a much-looked forward to and talked about marathon, as there were opportunities for TARC students, both young and old, to network and reconnect with each after. The eight categories of participation, ranging from men, women and veterans, was to enable TARC alumni members, local employers and their workforce to join together in a healthy bonding event. “Besides having a meaningful objective, as a platinum sponsor of the run, B&G Group’s commitment to this event it is in line with our corporate philosophy of caring for, and supporting the development of our community,” Tan Sri Barry Goh stated, adding that proceeds from registration fees will be ploughed back the TAR University College’s development fund.

Turning Trust into Triumph In an exclusive interview, property personality Dato’ Soo Kai Chee, the Director of Sales & Marketing Division at B&G Global Property Sdn Bhd, reveals his method of drawing demand to the upcoming residential and commercial properties developed by B&G Property.

Dato’ Soo Kai Chee is a known name in the property circle as a well-articulated international speaker who bequeaths a philosophical approach when it comes to the property market. He graduated from Tunku Abdul Rahman College and has more than 20 years’ experience in the areas of Finance and Accounting as well as Marketing. He plays an active role in marketing B&G Property’s current and upcoming projects such as Kingsley Hills @ Putra Heights, V-Residensi @ Selayang Heights, V-Residensi 2 @ Shah Alam, and of course, B&G’s first mixed development project in Iskandar Malaysia – d’Pristine @ Medini. He joined B&G in 2004 as an Executive Director and is among the pioneer staff to assist the property development portfolio of the group to where it is today.

Q There are a lot of mixed reactions towards Iskandar Malaysia’s property market, especially from Singapore. So, has Iskandar Malaysia lost its appeal or is it business as usual? A It is undeniable that the general sentiments toward Iskandar as a whole have been affected. But I don’t see this issue specific to Iskandar alone. The reason Iskandar came in focus amidst this issue is because of how well received it has been in the past two to three years, especially among Singaporeans. That being said, we should not look at Iskandar as a whole. There are certain zones in Iskandar where the fundamentals are strong, and still hold a lot of potential.

Q Is the property market cooling down? Q How did you go from graduating with an accounting qualification in 1988 to joining the property sector? A It all started out with an opportunity to explore my newfound interest in the property sector. I thought that it was a very dynamic and interesting field. Little seeds of interest evolved into my eventual passion and enthusiasm to be involved directly in this industry.

d’Pristine aspires to attract the international market, how successful have you been thus far? Q

A d’Pristine has been well received in the international market since we launched, and continues to gain interest within the Asia Pacific region especially in countries such as Taiwan, Singapore and Indonesia. Overall, we have seen more overseas purchasers versus Malaysians. These foreign purchasers understand the potential of investing in Medini.

It is true that many of them go on the basis of “seeing is believing” and they usually make a trip to Medini before investing. Once they set foot at the site of d’Pristine, and see Legoland Malaysia, Gleneagles Hospital, and the Urban Wellness Centre, they will realise why we have faith in it. Of course, we cannot

discount the “Singapore factor” when it comes to Iskandar Malaysia. The reason Iskandar is well received on the world stage is partly due to its proximity to Singapore, which will naturally create a spillover effect.

Q What potential did you see in Medini to choose it as the area of expansion for B&G? A The Federal Government really had a good Masterplan laid out for Medini. When they began developing the area, they did not immediately start with property development. They understood that Medini needed to attract the population first.

So they began with the infrastructure and bringing in world class catalyst developments such as Legoland Malaysia, Pinewood Studios, Gleneagles Hospital, Educity, and so on. These created jobs, and encouraged migration into Medini. Only when some of these started to materialise did they move into property development. Of course, there were also many incentives given by the government for developments in Medini. We saw this as a golden opportunity to develop our first project in Johor.

A It is difficult to generalise the property market as a whole. I believe property is location-centric. There are some areas that may not be so attractive for now, while some continues to show an upbeat response from homebuyers and purchasers. Moreover, there are many kinds of investors who function on different set of principles; some buy houses because they need one to stay in, others invest based on the potential it promises. And then there are also the commercial and industrial property investors.

Can you share some pointers to potential investors? Q

A It may sound like a broken record, but location will still be a very important aspect. Of course, location alone is not enough to justify a good investment. You need to look at the infrastructure, the amenities, the demographics of the population, the laws that regulate the property market in the area. Medini for example, possesses all these and more. And due to the special incentives allocated especially for foreign purchasers, foreigners should really take into consideration of this opportunity. Malaysians will not miss out too as there are also special tax incentives given in Medini.

Q What are your thoughts on the State Government’s initiatives to create more affordable housing? A Affordable housing is necessary for any fast developing nation or city. I believe the state government is doing all it can for the welfare of the society by providing more affordable housing as well as offering financial aid to enable buyers to own their homes within the shortest time frame possible.

Q Tell us more about d’Pristine and the stages of its development. A d’Pristine is progressing quite well. We have sold about 80% of our SoFo units, and are looking to sell the remaining within the next one year. One great news is that we have recently entered into a Sale & Purchase Agreement with Pelaburan Hartanah Berhad (PHB) where we sold the Grade A office tower to a government agency. We are also in the final stages of discussion with an international brand hotel chain to operate our hotel component and are in talks with a renowned property management team company to manage d’Pristine. I believe these ongoing highlights will boost investors’ confidence in d’Pristine.

Q What can we expect from B&G in 2016? A Being a developer based in Selangor, we will continue to focus on developments within the Klang Valley. We are looking to launch our new condo project at Kingsley Hills, Putra Heights sometime this year. On top of that, we have upcoming projects in Selayang as well as Bangi. As for d’Pristine, we will continue to focus on the overseas market. I believe d’Pristine will still appeal to various segments of international buyers.
