Establishing how much can they afford to borrow and how much they already have will determine their buying range. They will begin to explore options and consider different locations. Stage 2 is where the buyer will decide what they really want and look at trading off position against, size, style and condition. Do they want the best house in the worse street, vice versa or something in between? You know the drill. This stage is also where the buyer will learn everything they can about values from sales in the area. They will learn that an asking price does not indicate actual value and begin to get a genuine ‘feel’ for values as their search area narrows. Stage 3. And Action! “Okay, enough researching. Let’s buy something. This house hunting is eating into my life.”
