As we compiled our 2021 YoY Market Report this year, we discovered something remarkable. As the most significant facilitator of $10 million+ property sales in the Hamptons, oceanfront properties are always inevitably top of mind. However, after reviewing the data this past year, we felt the nuance in the oceanfront trades warranted their own report, constituting the most coveted—and expensive—trades of all vintages.
The Hamptons, in general, had a recordbreaking year in 2021, and Bespoke played a prominent role in its development.
Notably, we facilitated the sale of Jule Pond, a sprawling 42-acre oceanfront property with the last asking price of $145 million, having broken a Hampton’s historical record for the most expensive property sold. We also facilitated the transaction of 115 Beach Lane in Wainscott, for $52 million, and 90 Dune Road in Quogue, for nearly $14 million, the latter of which is a notable West of the Canal trade. As buyer interest is increasing after these historical, exceptional transactions, we are excited to offer listings like 232 Dune Road and Mylestone at Meadow Lane.

That said, we noticed a specific nuance in the migratory patterns of the market. Oceanfront trades are typically concentrated within Southampton and East Hampton, the largest towns by size and number of existing $10 million+ properties. However, in 2021, buyers began to move outwards, buying properties further east in Montauk and Amagansett and westwards, West of the Canal, exemplified by notable trades like 90 Dune Road.
“With demand surpassing quality inventory, eager buyers are looking outside the Alpha market to find suitable properties that align with their investment vision,” explains Sam Kelly, Senior Portfolio Manager at Bespoke.

Eastern towns are becoming increasingly popular as well. Amagansett and Montauk had one oceanfront trade in 2020, making up 2.3% of oceanfront trade quantity, to 7 oceanfront transactions in 2021, making up 25.9% of the trade quantity. Thomas Gallanti, Head of Technological Operations at Bespoke observed, “The data shows that Montauk and Amagansett, as well as
