EXCITING NEW LANEWAY DEVELOPMENT UNDERWAY IN TAKAPUNA It’s been a long time in the making but an exciting laneway conversion on one of Hurstmere Road’s prominent buildings is underway. Located at 40 Hurstmere Road, Takapuna, which is directly opposite the new Hurstmere Green reserve, this two storied Retail /Office building will be transformed into a destination food and retail laneway. Demolition of a portion of the shop frontage will resurrect the laneway which connects the Anzac Street council owned car park to Hurstmere Road. Debi and Nyrelle Rowan from prominent North Shore commercial property management company, Verve Property Management are heading the project for their US based client with the help of Euan Stratton from the retail sales and leasing team at Colliers North Shore, “It’s an exciting project and a concept that will benefit Takapuna and its local business owners, tenants and shoppers, now and a long time into the future”, says Stratton. The original consent which was applied for over two years ago has seen several changes and after recently acquiring the neighbouring property at the rear of Parkway Arcade, the plans have changed again. The brief for the architect was “Think Melbourne Laneways!!” “The idea was for the lane to look and feel as if it had always been there, as if we’d peeled back the layers and uncovered this hidden
gem , like something you’d find nestled within the streets of Melbourne.” Hence, the importance of handpicking tenants with a like-minded attitude in terms of quality and authenticity regarding their offerings as well as an overall interest in working together with their neighbouring tenants to encapsulate the laneway as a whole experience. “We have approximately 600m² of total net lettable area which will be split into a number of smaller tenancies with exposure to and exclusive use of the laneway.” says Rowan.” We could have leased the original retail shop several times over but the owners vision for an exciting new attraction to benefit the surrounding area was paramount therefore we have approached, and are working with a select few anchor tenants we know will further attract like-minded, fresh businesses to Takapuna”. We can cater for tenancies as small as 45m² with a larger 175m² space facing the car park, ideal for perhaps a restaurant looking for exposure and capturing the afternoon and evening sunset. Notable features of the property will be the central courtyard with its retractable roof where patrons of all the tenancies can enjoy a sense of outdoor dining all year round, open fireplaces, cobbled lane, exposed brick, climbing vines and lush foliage and ambient pendant lighting in the evening.
40 Hurstmere Road enjoys direct access to the Anzac Street car park where not only will you find the popular Sunday Market which has been operating for over 20 years and attracts on average approximately 9000 visitors every Sunday but Beachgoers to the famous Takapuna Beach often use this council car park and will be able to wonder through the Laneway, pick up some tasty food, grab a coffee before heading across Hurstmere Road through ‘The Green’ to the beach. For further information in the first instance please call Euan Stratton, to arrange a meeting to discuss this opportunity.
