1. Question: Can I really get a building lot for $199 month? What is the catch?

Answer: There is no catch. Here is the Deal in a Nutshell: These lots are part of a

larger subdivision that is located on the north side of Ambergris Caye. If you’ve never been to Belize before and aren’t too familiar with it, Ambergris Caye is the largest island belonging to Belize and is actually considered part of the Caribbean islands. The lots are vacant building lots that you can build a retirement home or vacation home on or you can buy for investment as many people are doing. If you do decide you want to build many builders are available on island to build whatever you’d like from a simple log home style cabin to a sleek modern home with all of the amenities. I really like this special promotion because the lots are so affordable that almost anyone can afford to own.

2. Question: What is the Price per lot and how does the Financing work? Answer: The lots are priced at $21,000 to $25,000 U.S.

That includes all of the typical fees usually included in a purchase price plus some extras. For example, in Belize when you buy a property you are required to pay 5% in tax to the government. That is included as a bonus in the price of the lots. Also, each lot is individually titled and held in a company. This is a $950 value and again is included in the price. Holding title in a company allows many tax advantages. The titles are fee simple and are free and clear. You can pay cash for a lot or you can take advantage of the developer financing. We’ve made the financing very easy and standard for everyone. If you want to finance the purchase you simply put $2,000 US. down (per lot) and your monthly payments are $199 US. (per lot).

3. Question: Are there any pre-payment penalties? Answer: No, you can pay the lot off at anytime with no pre-payment penal-

ties what-so-ever. The payments of $199 U.S. are based on a 30 year mortgage at 10% interest. However you can make higher payments per month or at any time you can request that a lump sum payment be made just by calling or emailing the office. Most of my clients have told me they plan to pay of their lots in the next 5 years or so but if they need longer they can take a long as they’d like.

4. Question: How big are the lots and what can I build on them? What about utilities? Answer: The lots are 20% larger then the standard sized

lot on Ambergris Caye. They measure 60’ wide by 80’ deep. You can easily build a single family home on one lot. Some are choosing to buy 2 lots side by side or front and back to build one home on because they want extra space for a pool or a larger garden. Water in this part of the island is by rain water cisterns or wells and each home will have their own contained septic system. For electric, those who want to build immediately will need to use solar or wind power but power polls are being installed and our local electric company will be running the lines to the subdivision soon. So, for those that want to be connected to the grid power will be available.

5. Question: Where exactly are these lots located? Answer: These lots are located 3 1/2 miles north of San

Pedro Town and right in between the east and west side beaches of the island. This is an up and coming area that is in “the path of progress”. Directly to the east of the subdivision are several new high end resorts such as Las Terrazas, CoCo Beach, Indigo Resort, Mata Chica and the newest one to break ground Venezia del Caribe. Along with these resorts and hotels there are restaurants, cafes, grocery stores and tour operators all in the area. More and more development is taking place in this area and the area where the lots are located will become the area of a new town on the island.

6. Question: Would these lots make a good purchase if I wanted to build a retirement or vacation home? Answer: If you are looking for a vacation or retirement home that is af-

fordable these lots would be a good purchase. This year we’ll start to see a lot of building take place and in the next few years this area will be very established. Picking up a couple of lots now at these cheap prices will secure your future here on the island. You can build a simple home in this area for as little as $50,000 and up to $150,000. We have a few homes plans available but you can design any style home you’d like and you are free to choose your own builder (or build yourself). I’ve found that even if this part of the island isn’t ultimately where you want your personal home to be many people interested in living here at some point in the future are buying a couple of these anyway, viewing it as a way to get in the game and actually own something here. You can always flip them in the future and buy something else.

7. Question: If I’m not really looking to live there would these lots make a for a good investment anyway? Answer: These lots have real value as an investment re-

gardless of where or not you want a vacation or retirement home here. 2 1/2 years ago when these lots first hit the market they were valued at $33,500 U.S. At that time there were no roads and no way to reach this subdivision by road and there existed no infrastructure. Since then as you can see in the photos roads have been created, access has been provided from both the east and west sides and power is well on its way. If a new appraisal were done today I bet the lots would come back at around $50,000 U.S. To pick them up at $21,000-$25,000 is an incredible deal. Many of our investors are picking up multiple lots with a view to flipping them in a few years. The financing allows investors to pick a whole block of lots with less money down then buying one lot with cash.

Just let me know how many lots you are looking to purchase what you prefer as to location (a single lot, side by side lots, group of lots, etc) and I’ll look and see what is left available that meets your needs. Since I have personally seen each and every lot in the subdivision I can make recommendations on which ones I would purchase if I were you. I can take videos of the lots as well as pics and send them to you for your review. If you like what you see I’ll draft up the agreement for sale and email it to you. I’ll just need from you your legal name as you want it to appear on the title and a mailing address for our records. You’ll make the down payment and all monthly payments on a credit card so I’ll email you that form as well. We use DocuSign so there isn’t any need to print, scan and email. You just pull up the agreement, Docusign it and it will automatically be emailed back to me. When I get it I’ll turn everything in to the office and they will process the sale. I’ll send you back an executed agreement for sale signed by the Vendor and then you’ll just make your payments until payoff.
