A facelift for your kitchen

W

hile a kitchen renovation can be the most costly job that you do for your home, it can be a deal breaker for potential buyers if not addressed and updated before you sell. When your cabinets, countertops, and appliances are screaming a 1970’s nightmare, people start to calculate the amount of money they will have to put into replacing these items in addition to the purchase price of the house. Others will simply run in the other direction, as the thought of a renovation can be too stressful for them to consider. There are many things that you can do to update the kitchen without actually giving it a complete overhaul or breaking the bank. If the overall layout and condition of the materials are acceptable, then it is best to put the money into the elements that will either become selling features for resale or improve the aesthetics and style of your space. Often a fresh coat of paint on the tired wood cabinets (imagine the standard oak cathedral door or melamine slab door with the oak accent strip of the 80’s) can brighten up the kitchen and make them look new again. However, in most cases paint isn’t a long term fix. Unless professionally sprayed, the finish will often wear off or scuff in a short period of time due to heavy usage and oils. Re-facing and replacing the cabinet doors isn’t as inexpensive as most people think. It is often similar in price to replacing the entire kitchen cabinetry. Switching the outdated knobs with a new, more modern handle is also a great way to change up the style. Try pricing out the options to replace the upper cabinets only, and leave the existing base cabinets. It wasn’t the style to install full height upper cabinets to the ceiling until more recent years. Upgrading the laminate tops to a stone material doesn’t have to be a huge expense. Do your homework; there are many grades of stone slab available and lots of products to choose from. You can make an otherwise plain space look high-end with the addition of granite or quartz. If it isn’t in the budget to replace all of the counter top surfaces, try stone on the island and laminate on
