Smart home technology is evolving in new construction. Moving beyond standalone gadgets like smart speakers or video doorbells, homeowners are shifting their attention to more meaningful, lifestyle-focused systems that are integrated across the entire home. Fortunately, these technologies are becoming increasingly affordable and accessible. The Foundation for Whole-Home Integration
As we’ve shifted to a remote, workfrom-home culture in recent years, one of the biggest changes in home technology has been the need for reliable internet access. “There’s more of an emphasis on what we would consider the backbone of the home, which is the network,” explains Eric Link, general manager of In-Focus Systems.
Many people still believe wireless networks are the best solution to connect to the internet, but in reality, Link says every device possible in your home should be wired. Not only does this provide a more stable and faster internet connection but it also takes the stress off the Wi-Fi network.
When you have a wired network in place, “you’ve essentially built the highway on which all things can communicate and drive on,” says Alex Lelchuk, founder of Lelch. “It starts to make it possible for you to have a smart doorbell, smart thermostat, and smart shades—because if that highway isn’t there, those things don’t work.”
A strong internet network is especially important for new builds with integrated smart systems, allowing homeowners to run all home devices—from window treatments and lighting to security and appliances—on one platform.
Rather than standalone, disjointed systems, many homeowners want everything to be interconnected with the option to use voice control to interact with their technology, Lelchuk adds. “The ability to speak to everything is pretty important and widely possible with most electronic devices.”
Practical Benefits for Homeowners
Smart home technology isn’t just a trendy novelty—it features many practical benefi ts that can make a significant, positive impact on homeowners’ everyday lives. Using a phone app or central hub that acts as the “brain” of the home, homeowners can easily monitor every connected device in their house, allowing them to keep an eye on how their systems are performing and receive alerts about necessary maintenance or repairs (such as when an HVAC unit needs its filter replaced). Homeowners can also set routines, like adjusting the thermostat or turning off all the lights at night, leading to energy savings.
Security is another top priority. Smart security systems enable homeowners to lock doors from anywhere, watch live video feeds from indoor and outdoor cameras, engage alarms, and set lights to turn on at a specific time or when motion is detected. “[Lighting] is a built-in security feature,” Link says. “Nobody’s going to try to break into a well-lit house.”
For many, the most impactful benefi t of smart home technology is prolonged health and wellness. From sophisticated filtration systems for better water and air quality to automated lighting solutions that mimic our natural circadian rhythm, these integrated technologies act as a partner in a holistic approach to our overall health.

wants to accomplish in those spaces, the easier it is for it to be integrated as part of the design, as opposed to, ‘Well, we had to put the TV there and it has to look the way that it looks because we were too far along in the process,’” he says. “The later you think about it, the less options you’re going to have.”

Most buyers approach new construction believing the process is straightforward, but in reality, building a home is exceptionally layered— and far more collaborative—than many expect. From budgeting and timelines to seasonal constraints and decision sequencing, the build process is a living system where every choice affects the next. The buyers who enjoy the smoothest experience, builders say, are not the ones with the biggest budgets, but rather, the ones who understand how the process actually works.
“Many buyers believe building a home is as simple as choosing a lot, picking a floor plan, and selecting finishes,” says Dave Remick, owner and president of McDonald Construction Partners, LLC. “It’s a collaborative journey that includes budgeting, timelines, and decision-making at every stage.” When buyers understand that complexity upfront, the experience becomes far less intimidating—and far more rewarding.
Timeline Truths & Why Schedules Shift
One of the biggest misconceptions buyers bring to the process is
the belief that a construction timeline functions like a calendar appointment. Builders caution that timelines extend beyond framing and finishes to also include authorizations, inspections, and more. “Timelines aren’t just about construction,” Remick explains. “They include permitting, design approvals, and sometimes weather delays.”
In Minnesota, those variables matter even more. Freeze-thaw cycles, winter conditions, and seasonal weight restrictions on residential roads all play a role in how—and when—work can happen. “Although we start and build new homes year-round, the most limiting seasonal factor is weight restrictions that are placed on most residential streets from mid-March until midMay each year,” says Blake Swanson, vice president of Swanson Homes.

Buyers are often surprised to learn how closely timelines and budgets are tied to decision-making. Late selections or mid-build changes can ripple across multiple trades, affecting everything from material availability to inspection schedules.

A strong upfront plan helps minimize surprises and reduce stress as the build progresses. Remick reinforces that point, too, encouraging buyers to define priorities early and understand how each decision connects to the larger process. He says, “Every choice—layout, materials, and upgrades—impacts cost and schedule.”
Pricing Reality & What Surprises Buyers Most
Even with detailed contracts, pricing can still feel confusing to first-time buyers. Many expect the contract price to capture every expense
associated with building, but some costs sit outside a builder’s scope.
“What tends to be surprising is the buyer-paid state deed tax,” says Matt McCarthy, project manager at David Weekley Homes. “The other is non-builder-related closing costs and additional expenses.” McCarthy notes that incentives—such as those offered through preferred lenders— can sometimes offset these costs, but understanding them early is key.
Another frequent misconception is what qualifies as an “upgrade.”
“It’s common to see everything in a model home as the standard base products,” McCarthy says. “They’re usually a mix.” Items like painted cabinetry, expanded lighting packages, garage insulation, and non-standard paint colors often fall outside base pricing, even though buyers might assume otherwise.
Communication Is the Real Foundation
Across all three builders, communication emerged as the single most important factor in a successful build. Buyers who feel informed and involved are more confident—even when the process looks messy midstream. “At David Weekley Homes, we give weekly update calls to homebuyers with the builder and sales consultant,” explains McCarthy, who adds these updates cover completed work, upcoming milestones, photos, and any changes that might affect timing. Tools like Buildertrend and structured check-ins help buyers understand progress in real time. Remick agrees, noting that trust and transparency set the tone for the entire experience. “Clear communication, timely decisions, and

trust,” he says, are what make a build go effortlessly from the get-go.
Builders also stress that communication is a two-way street. The more insight buyers provide at the beginning, the smoother the journey becomes. “It’s very helpful to know their target budget, what their must-haves versus nice-to-haves are, and anything that makes them anxious about the decision or process,” McCarthy says. That information allows builders to guide choices more effectively and anticipate concerns before they escalate.
Swanson adds that alignment among the homeowner, builder, designer, and consultants is essential. He says, “A build goes beautifully when everyone is involved … [and] aligned around the same vision, expectations, and priorities from day one.”

Perhaps the most eye-opening realization for buyers is that new construction doesn’t have to be difficult or stressful. With the right team, clear expectations, and steady communication, the process can be collaborative and even enjoyable for everyone involved. “Building new
construction can be a really fun process,” McCarthy says.

The designers at Che Bella Interiors Design + Remodeling are seeing a similar shift, particularly toward wood cabinetry. “Homeowners are rediscovering the natural beauty
and durability of wood,” says interior designer Kirsten Rasmussen. With its warmth, texture, and timeless appeal, wood cabinetry works seamless across styles—from traditional to modern—while creating a welcoming, grounded atmosphere.
At All, Inc., the team reports a growing demand for darker stains and painted cabinets. “The colors are moodier and deeper,” they say. When it comes to wood, hickory and white oak are especially sought after. They add, “We’re leaning toward visible grain and variation in wood [rather than] the smooth, minimal grain of maple.”
Hidden Storage, Elevated Living Clutter-free kitchens continue to top homeowners’ wish lists, driving demand for concealed storage solutions. According to Lauren Buonincontro, building trades appliance specialist at Warners’ Stellian Appliance, the working pantry has become a key player in today’s kitchen designs. “Homeowners want the kitchen to stay calm and gorgeous, then let the pantry do the heavy lifting,” she says. “We’re tucking the can’tbe-paneled speed oven, microwave, and even a second dishwasher into the pantry area.”

All-white kitchens are no longer the default. Instead, today’s homeowners are embracing bolder, more dramatic palettes—especially when it comes to countertops. The Che Bella team points to the enduring appeal of natural stone, with quartzite and marble leading the way. “Homeowners are drawn to the individuality of each slab,” Rasmussen explains. “Its unique veining, depth, and character can’t be replicated by manmade materials.”

Fixtures are often the first thing that come to mind when envisioning the lighting in your new build, but a thoughtful lighting plan goes deeper than picking lamps and bulbs. In fact, lighting plays an important role in setting the overall tone of your home. When lighting is too bright, spaces feel harsh and uncomfortable. Dimly lit rooms are no better, often appearing small and uninviting to those inside.
Striking that perfect balance of illumination from natural and artificial light is known as layered lighting, an interior design concept that relies on multiple light sources to foster warmth, add visual interest, and make spaces functional for everyday living. As Kyndra Flowers of Robinson Lighting says, “When in doubt, layer your lighting.”
As you start planning your new build, use this as your guide to design an effective, thoughtful lighting plan that makes every space in your home glow.
The Basics of Light
There are four main types of lighting in home design, each of which interacts with natural light differently and serves a specific purpose in effectively illuminating a space.
AMBIENT: Ambient lighting is the main source of light throughout your home, offering the illumination necessary to make a space safe and comfortable for movement. During the day, natural light may provide all or some of the ambient lighting in your home, but after the sun goes down, ambient light is best achieved using recessed lighting and ceiling fixtures.
TASK: Task lighting refers to the concentrated light used for specific
tasks, such as reading, cooking, or working. This type of light typically requires an artificial source, such as a desk lamp or under-cabinet lights, since natural light can create shadows or glare.
ACCENT: If you’re trying to highlight focal points like artwork, plants, or unique architectural features, you’ll want to use artificial accent lighting. Natural light can wash out decorative elements, but by using spotlights, track lights, or wall washers, you can better control the direction of the light, beam spread, temperature, and brightness.
DECORATIVE: Often described as the jewelry of the home, decorative lighting—such as chandeliers, ornate sconces, and pendants—showcases your personality and introduces drama to a space.
How to Choose Lighting for Every Room
Effective illumination relies on layering multiple types of light in every room of your home. “I recommend a tailored approach to each room: bright for kitchens, soft for bathrooms, cozy for bedrooms, and welcoming for entries,” says Michelle Miller of Southern Lights. Let’s break it down room by room.
KITCHENS: Start with recessed fixtures for ambient light, placing them about 6 inches away from the edge of your countertop to allow a pool of light to flood your prep space without creating shadows. Under-cabinet lighting helps to illuminate tasks like chopping, measuring, and reading recipes, while decorative pendants above the island create a focal point. For extra ambience and drama, consider adding in-cabinet accent lighting

to highlight decorative dinnerware, and over-cabinet or toe-kick lighting for a soft glow.
BATHROOMS: A flush mount fixture or recessed lights can provide overall ambient illumination, but for more targeted lighting needed for applying makeup or shaving, supplement with sconces or vanity lights above the mirror. “White or opal glass is best, as it will provide even, glarefree lighting,” Flowers explains. Additionally, small shelf lamps are a nice touch for relaxing baths.
LIVING ROOMS: Whether you outfit your living room with recessed lights, statement-making fixtures like chandeliers, or a combination of both, opt for dimmers that allow you to adjust brightness. “Tunable lighting is ideal for living spaces, especially those we utilize in the
evening,” says Flowers. “Having the ability to reduce the color temperature in the evening prepares us for bed and improves our sleep.” Floor and table lamps should also be incorporated next to seating for warmth and to illuminate tasks like reading. For added visual interest, consider introducing accent lights above pictures and decor.
BEDROOMS: Cool, blue-tone light is known to disrupt sleep, so warm, soft lighting—ideally dimmable—is especially important for a bedroom’s overhead ambient illumination. Add bedside lamps or sconces to create a cozy atmosphere, as well as lamps on dressers and soft closet lights to ease the transitions at the beginning and end of the day. For added convenience, install switches for all bedroom lighting sources on each side of the bed.
TIPS FOR CREATING A CUSTOMIZED LIGHTING PLAN
As you consider the lighting plan for your new build, take these expert tips into consideration
THINK ABOUT WINDOW PLACEMENT. Your home’s window placement, direction, and glazing— the number of glass panes your windows have—play a significant role in the overall lighting plan. South- and west-facing windows benefit from window treatments to control how much light and heat comes in, while the cooler natural light coming inside from north- and east-facing windows should be balanced by warmer color temperatures inside. For homes with smaller windows or windows on one wall, add more artificial light in the far corners of the room to even out light levels.
STICK TO THE IDEAL TEMPERATURE RANGE. For residential properties, this range falls between 2700K and 3000K. Miller’s recommendation? “Have every fixture possible on a dimmer to easily adjust the light intensity.”
CONSIDER SMART LIGHTING AND SENSORS. Put your home’s illumination on autopilot with smart lighting and sensors that automatically adjust light levels based on occupancy and available daylight. Not only does this boost energy savings; it also promotes wellness by mimicking natural light to regulate circadian rhythms, says Dan Juedes of Southern Lights.
MINIMIZE GLARE. Recessed fixtures are a significant source of glare, so “look for options with an open/unlensed aperture,” Flowers says. “Lenses capture light, which creates glare, so avoid them whenever possible.” Opting for frosted glass or frosted bulbs, as opposed to clear bulbs, can also help mitigate glare.
KNOW WHERE TO SPLURGE AND WHERE TO SAVE. Recessed lighting is often your primary source of illumination, so don’t skimp on those fixtures. You should also “splurge on a stunning chandelier or two,” Flowers adds. “Select something you love for your foyer or dining room. This is a piece you will see every day, so you want it to bring you joy.” When it comes time to save, consider using disc lights in closets, mudrooms, laundry rooms, and hallways.

The Housing First Minnesota Foundation enters 2026 with strong momentum built from an extraordinary 2025—a year defined by deepened partnerships; expanded community reach; and housing solutions that created lasting change for mothers, children, and our states’ veterans. What began as impactful individual projects has evolved into a growing, strategic portfolio of multiyear initiatives designed to meet Minnesota’s most urgent housing needs.
The growth achieved in 2025 laid a powerful foundation. It strengthened relationships across the housing industry and increased the Foundation’s capacity to deliver needed housing for its nonprofit
partners. As a result, the Foundation is now positioned to make an even greater impact in 2026 and beyond—extending its reach and transforming more lives through safe, dignified housing.
Building Long-Term Impact Statewide
In 2026, the Foundation will continue to expand its commitment to multiyear projects and statewide change. These community-based initiatives are designed not only to provide immediate shelter but also to support long-term stability, healing, and opportunity for individuals and families experiencing homelessness.
Two major projects are already underway for 2026, representing both the scale of the need for those
experiencing homelessness and the strength of the housing industry in action.
Avivo Village – St. Cloud
Avivo Village – St. Cloud is a new 48-bed homeless shelter featuring individual living pods, shared bathrooms, and thoughtfully designed communal spaces that prioritize safety, dignity, and stability. Once operational, the shelter will serve approximately 120 individuals throughout St. Cloud and the surrounding region each year.
Developed in partnership with BCI Construction and dedicated Foundation collaborators, Avivo Village –St. Cloud reflects the Foundation’s growing ability to deliver innovative, high-impact housing solutions while

expanding geographic reach. This project is a significant step forward in expanding regional shelter capacity and creating pathways toward long-term housing stability for those in need.
Hope House
Hope House represents another milestone for the Foundation. In collaboration with John Kraemer & Sons, Inc. and the Hope House/Open Hands Foundation, the Foundation has officially broken ground on a new two-story youth crisis shelter located in the southwest Twin Cities metro. Designed with trauma-informed principles at its core, Hope House will provide teens experiencing homelessness with a safe, supportive environment that fosters healing, growth, and connection—creating a place where young people can begin building a more stable future.
Looking Ahead: Future Project Focus Areas
As a responsive and forwardthinking organization, the Housing First Minnesota Foundation continuously assesses community needs and emerging gaps in care. Future multiyear projects may focus on serving the following:

Some things that punctuate Rochester’s growth and desirability include a diverse array of housing options, a flourishing economy, and a palpable sense of community. “Rochester’s sustained growth is fueled by its strong economic foundation and strategic investments,” Woodward says, describing the area as “a global hub for health and innovation.”
The major catalyst driving Rochester’s economy forward is the world-famous Mayo Clinic, which creates jobs, stimulates innovation, and provides long-term stability. Referring to Mayo Clinic as an “anchor,” Woodward says it’s further complemented by a diverse employment base in health care, education, manufacturing, agriculture, and professional services, creating a resilient economy.

At the heart of the city is Mayo Clinic, which Sexton refers to as “the greatest health care provider on the planet.” Thanks to the clinic’s prominent position in the community, Rochester is continually developed through job opportunities that are available to residents. In fact, Sexton says roughly 50,000 locals work at the facility.
“Mayo Clinic is the cornerstone of Rochester’s identity and growth,” Woodward says. “As a global health care leader, it attracts patients, professionals, and researchers from around the world, making it the largest employer in the state of Minnesota and primary economic driver. This presence fuels population growth and sustained housing demand, from downtown apartments to family neighborhoods, while shaping Rochester into a compact, pedestrian-friendly city designed for patients, staff, and visitors.”
Mayo Clinic also acts as an impactful community partner, giving millions of dollars back to the Rochester community. “[Mayo Clinic] is the core member of the Coalition for

Housing for All Sexton emphatically says that whatever housing you can imagine either already exists, or will soon exist, in Rochester. “I believe we are on the cusp of a housing boom in Rochester,” he shares. “For more than a decade, we have underperformed on single family housing, building only
200 to 300 homes every year when we needed 1,000. In 2025, all three of the nation’s—and Minnesota’s— largest builders, began operations in Rochester. Woodward explains that prospective homebuyers have a range of appealing options. For example, while
