B3R Architects Projects


B3R have broad experience in the design and delivery of housing and housing-led mixed-use developments that are brought forward, either by the private sector and or in partnership with the public sector, to deliver new homes in Greater London and across the UK. Our experience varies in type and scale from the single building to a block, a street or neighbourhood and includes both suburban and urban contexts. We are able to use and integrate our knowledge of sustainable design with; housing, commercial, retail and leisure uses to ensure that we provide innovative, commercially-grounded and sensitive solutions to any development site and in which environmentally responsible design has been integrated from the concept. The schemes within this brochure are samples of projects completed or under development by the team members of B3R.

Fulham High Street - Bishops Gate London

Approached behind a pair of restored historic gatehouses, Bishops Gate forms a new focal point for the Fulham High Road. The juxtaposition of the apartments, punctuating the front of the development, with the carefully staggered townhouses to the rear creates a community feel, with attractive landscaping and paving seamlessly linking the different elements of the site.

Chelsea Apartments London

A Dutch style mansion block and 80’s office combined and partially rebuilt to create ten high-end apartments in a prime Chelsea location

The apartments showcase elegant and innovative interior designs with arrangements including a triplex garden unit, a duplex penthouse and a magnificent lateral piano nobile unit occupying the entire first floor.

Hounslow London

A 250 residential mixed use project set around the principles of the Woonerf Street, this development used a bespoke Duplex to provide 100% dual aspect with 80% of the apartments also having their primary living spaces orientated to the south to take advantage of landscaped squares located adjacent to the street.

The Streatham Hub London

Streatham Hub breathed new life into Streatham’s bustling high street. Combining new homes, leisure centre facilities and a major retail unit, the mixed-use development has provided significant regeneration and a step forward for the south London suburb. With 250 affordable, shared ownership and private flats, provided to code 4

House 9A London

A new house on what was a forgotten 3m wide strip of land in central Camden. The practical requirements of a family house are resolved in a contemporary manner to provide 3 bedrooms, kitchen mezzanine over a double height living space, roof terrace and garden.




Hope House Bath

Working with a World Heritage site and adjacent to the Landsdown Crescent in Bath B3R designed 4 new contemporary houses. Completed in 2018 they were awarded ‘Best Residential Property, UK’ award.



Pheasant Barn Faversham

Conversion of a listed barn to residential. This project was awarded a Civic Trust Award and has been featured on Grand Designs as well as being a finalist in Channel 4’s ‘Britains Best Home’.

Drayton Gardens Chelsea

Private house conversion involving an extensive new basement. The scheme doubles the floor area of the existing house and creates dramatic living space and four large bedrooms with ensuite bathrooms. The design includes the construction of an extensive basement across the site with the retention of the existing building envelope. Detailed planning permission has been achieved.


Wood Cottage Chalfont St Giles

Code 5 sustainable Home to be built within the grounds of Shrub’s Wood a Grade II* listed house.

Feasibility Studies We work with both Local Authorities, Corporate bodies and Private Developers to help assess and maximize the value of their portfolio. This may be a simple mathematical process but often requires the providing of visuals, massing studies and presentations in support of discussions with the local planning authority or local stakeholders.


Wadebridge Cornwall, UK

B3R are developing initial proposals to redevelop this retail site for the ‘extra’ care market. Adjacent to the late medieval bridge and running along the river it is a site with a unique character and position in the town that suits the developers ambition to provide a high quality retirement home.


Shoelaces

Leyton, London Working with Box Properties and Bower Planning, B3R Architects are providing site assessments as part of a London-wide property portfolio review for a leading UK pub and bar operator. Invited into the team because of our experience with complex mixed use schemes and our knowledge of the London housing needs we are working with the development team to release the value of their portfolio. The images shown are extracts from a pre-planning application report for a site in North London and expected to progress to a full planning application in the new year.


Nine Elms B3R work with the London Metropolitan Police to value a number of their sites being prepared for sale.


Hubberts Bridge Lincolnshire, UK

Working with the owners of a disused tyre depot in the east of England near Boston, Lincolnshire B3R have developed a series of courtyard houses to create a new sustainable housing scheme.

Kilburn, London A split section resolved overlooking, amenity and daylight issues to maximise density.

Basingstoke SSE Hampshire, UK

B3R were commissioned to conduct a feasibility appraisal for the revaluation of a multi-national headquarters site. The appraisal consisted a mixed use proposal to secure a positive pre-application response. The scheme comprised 26 semi-detached houses, 46 apartments and a 48 room care home.


Forest Hill

Lewisham, London B3R are in discussions with the London Borough of Southwark to develop six new four bed mews houses on this windfall site in Forest Hill.


St Georges Avenue London

A new house in a flood plain. At cat 3 this is a high risk site to the rear of an existing run of terrace houses. To achieve planning approval B3R have developed an arrangement that puts living spaces 2.5m above ground with a B1 space at grade. Careful consideration through the design stages ensures that private amenity and outlook for both this new development and the neighbouring existing properties are of a high quality.



Working with Craftsmen B3R take as much pleasure in the manufacturing process as they do in the concept and design stages. The following images are some examples where we feel that, working closely with specialist manufacturers and installers has achieved something special.



Lighting B3R worked on the bespoke feature light by Cameron Design House. To fit the chandelier without visible fixings the whole ceiling was taken to CDH’s workshop for the wires to be threaded through and then the ceiling and light were re-fitted on site.



Bespoke Furniture Develop finishing touches to floors, walls and vanities. Bringing together the finest artisans and craftsmanship the UK has to offer.
