We have produced this short brochure to celebrate our 1st birthday – although with over 100 years of qualified experience between the partners that feels something of a misnomer! The decision to close Michael Aukett Architects and re-form as B3R has enabled the partners to pursue the intention of returning to a design-led personal service. The ability to combine our considerable commercial knowledge with design innovation on a greater variety of project types and scale was at the very heart of our intention.


The breadth and variety of the work we have undertaken over the first year has exceeded even our expectations. From site appraisals for the Metropolitan Police to high end residential fit-outs, from historic city pub conversions to public sector office hub appraisals, from canal side housing schemes to Cornish retirement homes and from public leisure feasibilities to new flood plain housing prototypes – we have loved working on all of them this past year. The schemes you will see in this brochure have all been undertaken in our first year and, as such, are largely in their infancy, as we are – how good it is to be born again!

Ponton Rd

Mixed Use Study, London B3R were commissioned by Lambert Smith Hampton to produce a development proposal on behalf of the Metropolitan Police for their site in Vauxhall.




Fulham High Street London

B3R have recently completed the detail design and second stage tender information for this residential led mixed use development on Fulham High Street. Demolition work for the scheme, which comprises 10 townhouses and 48 apartments, has now completed and the main contract works are underway.


Chelsea Apartments London

B3R have been appointed as architects and lead consultant for the design of ten high-end apartments in a prime Chelsea location. The apartments will showcase elegant and innovative interior designs with arrangements including a triplex garden unit, a duplex penthouse and a magnificent lateral piano nobile unit occupying the entire first floor.


Aylesbury

Buckinghamshire, UK B3R were commissioned by Spenhill Developments Ltd to produce a residential masterplan scheme comprising a mixture of 135 houses and apartments with associated parking and amenity space located along the Grand Union canal leading into Aylesbury town centre. These proposals formed the basis of an outline application which was granted consent in June 2016.


Shoelaces

Leyton, London Working with Box Properties and Bower Planning, B3R Architects are providing site assessments as part of a London-wide property portfolio review for a leading UK pub and bar operator. Invited into the team because of our experience with complex mixed use schemes and our knowledge of the London housing needs we are working with the development team to release the value of their portfolio. The images shown are extracts from a pre-planning application report for a site in North London and expected to progress to a full planning application in the new year.


MET

Kilburn, London B3R were commissioned by Lambert Smith Hampton to produce a development proposal on behalf of the Metropolitan Police for their site in Kilburn.

Greenwich, London B3R were commissioned by Lambert Smith Hampton to produce a development proposal on behalf of the Metropolitan Police for their site in Greenwich. The scheme comprised 27 townhouse units and 27 apartments.


100 West Cromwell Road London

B3R have been commissioned by Meyer Bergman to provide design support to their planning appeal for this residential led, mixed use scheme on West Cromwell Road. The project, which comprises 254 apartments, together with swimming and leisure facilities, and a 2333 sqm extension to the retail space, was originally undertaken by the partners whilst directors at MAA. The inspector has just released his report and the appeal has been successful.


Bramblefields Dartford, Kent

B3R were commisioned to provide Building Regulations compliance designs and construction drawings for a residential building in Kent comprising 12 units. Construction has just commenced.

Weston-super-Mare Somerset, UK

B3R were commissioned by Vixcroft to provide proposals that would unlock the potential in Westonsuper-Mare’s ‘Sovereign Centre’. Outdated and no longer able to attract the top marque tenants, the proposal for new outward facing A3 units, boutique cinema and new public square will re-potenialise the centre, countering the existing introverted nature of this 1980’s shopping centre and allow it to benefit and integrate with the Local Authorities investment in WsM’s public realm.


Single Family House North Kent

A single family dwelling for which a full planning application will be submitted in mid-2017.


Hubberts Bridge Lincolnshire, UK

Working with the owners of a disused tyre depot in the east of England near Boston, Lincolnshire B3R have developed a series of courtyard houses to create a new sustainable housing scheme.


Basingstoke SSE Hampshire, UK

B3R were commissioned to conduct a feasibility appraisal for the revaluation of a multi-national headquarters site. The appraisal consisted a mixed use proposal to secure a positive pre-application response. The scheme comprised 26 semi-detached houses, 46 apartments and a 48 room care home.


West End London

An early feasibility study for the refurbishment, extension and/ or redevelopment options for an existing office building, in support of the successful marketing and sale of the property in 2016.

Golf Club Conversion West Kent

The conversion of an existing golf clubhouse to provide ten residential dwellings for which a full planning application will be submitted in mid 2017.

Golf Club West Kent

A new golf clubhouse.


Residential Development West Kent

A redevelopment of a contaminated brownfield site in a Green Belt Area of Outstanding Natural Beauty to provide twenty new residential dwellings for which a full planning application will be submitted in mid 2017.


Forest Hill

Lewisham, London B3R are in discussions with the London Borough of Southwark to develop six new four bed mews houses on this windfall site in Forest Hill.


St Georges Avenue London

A new house in a flood plain. At cat 3 this is a high risk site to the rear of an existing run of terrace houses. To achieve planning approval B3R have developed an arrangement that puts living spaces 2.5m above ground with a B1 space at grade. Careful consideration through the design stages ensures that private amenity and outlook for both this new development and the neighbouring existing properties are of a high quality.


Farnborough Hampshire, UK

In partnership with GVA Bilfinger B3R has been commissioned by Rushmore Borough Council to provide the Council with strategic advice to support its role as partner in the masterplanning process and so delivering transformation of Farnbourough’s Civic Quarter.

Appointed for our knowledge and experience in leisure and mixed use housing we are enabling the Council to make informed decisions on how its assets can best be utilised to support this transformation, develop new housing and fund and build a new Leisure facility.

Wadebridge Cornwall, UK

B3R are developing initial proposals to redevelop this retail site for the ‘extra’ care market. Adjacent to the late medieval bridge and running along the river it is a site with a unique character and position in the town that suits the developers ambition to provide a high quality retirement home.

Lee Valley Ice UK

As part of a design consortium comprising David Morley Architects, Hadron Consulting and Buro Happold, B3R submitted a tender for the design services for Lee Valley Ice Arena. Although the submission was ultimately unsuccessful the proposal drew from our experience gained from the innovative Streatham Ice Arena.



Public Sector Office Hub City Centre, East Anglia

An early feasibility study for a two 5,000 sq.m building office-led mixed use development forming part of the B3R public sector hub portfolio.


Old Kent Road London

An early feasibility study for a circa 100 unit residential development adjacent to one of the planned stations of the Bakerloo Line extension. B3R have also been responsible for introducing the landowners to potential development and funding partners, with negotiations with the local authority due to commence in early 2017.


Public Sector Office Hub City Centre, Yorkshire

A 10,000 sq.m new office-led mixed use building redevelopment of a city centre located brownfield site and Phase 1 of a significantly larger public services hub, one of over ten similar projects comprising a nationwide portfolio for which B3R are currently responsible, with construction due for completion and occupation in 2019.



Public Sector Office Hub City Centre, West Midlands

A detailed feasibility study for a 20,000 sq.m new office-led mixed use development with a multistorey 400 space car park forming part of the B3R public sector hub portfolio for which a full planning application is expected to be submitted in early 2017.
