Having moved to Phoenix last year from Milwaukee, Wis. to take on his new position, Ed Valerio is adjusting to more than triple-degree summer temperatures and heat advisories. As he immerses himself into his role as director of property management, Valerio is quickly learning the ins-and-outs of a new real estate market, its players and what it takes to be successful in Phoenix’s small, tight-knit real estate community. Having worked with the Knight Management team for two and a half years before his official move to the Valley, he brings more than 20 years of professional real estate experience to the firm’s Phoenix office where he oversees the management of the company’s 5.5-million-square-foot commercial portfolio of office, medical office, retail and industrial space across Arizona, Illinois and Wisconsin. Valerio focuses on increasing and enhancing tenant retention/renewals and maintaining property occupancy; collaborating with stakeholders to maintain high quality properties and operations; overseeing client contracts, application of standards, negotiation and compliance; implementing programs and projects to maximize the utilization and efficiency of property operations; and identifying and implementing best practices and uses for all property and facility management activities. He’s also Knight’s designated broker. He received his Certified Property Manager (CPM) designation from the Institute of Real Estate Management in 2007 and went on to serve as the IREM president for the Milwaukee Chapter in 2013. That year, he also won the CPM of the Year Award. However, he says his favorite accomplishment is “graduating from the day-to-day management world to managing staff, a department and now a company.” He admits, “It helps that I have a great team of property managers and support staff that I work with on a daily basis.” When Valerio is working in the office on Friday afternoons, you can catch him enjoying his “Flashback Friday” playlist, which largely consists of old school tunes from his high school and college days. And when he’s not working, Valerio enjoys spending his free time with family and friends whether its outdoor or recreational activities like hiking, golf, basketball and running. He especially enjoys hiking now that him and the family can do it nearly year round, and says he really wants to try kayaking.
