Welcome

Australia has always been a nation of homeowners. After recent natural disasters and the global pandemic, our love for where we live is stronger than ever.

THERE’S NO PLACE LIKE HOME

Together A lifestyle magazine AVID Property Group

Outdoor areas for family barbecues and playing backyard cricket. A spare room for Grandma and Grandad to stay over. A multi-purpose room so parents can work from home, and of course a butler’s pantry for our home-cooking appliances. The past few years have taught us our home is our sanctuary. There really is no place quite like it.

A SENSE OF BELONGING

Together A lifestyle magazine AVID Property Group

Regardless of where we come from or where we are going, we all want the same thing – we want to belong. It’s in our DNA. It’s part of what it is to be human.

Thriving, connected communities bring people together. In American psychologist Abraham Maslow’s Hierarchy of Needs Theory, he sites belongingness as part of a major need that motivates human behaviour.

Belonging means we are part of something bigger and more important than ourselves. It helps us to experience companionship and acceptance. This of course, leads to better emotional wellbeing.

Home may be where the heart is but it’s our local community that gives us a true sense of belonging. Communities are the social fabric bringing us together and which create the stage for our lives.

In hard times, our communities stand with us. In good times, communities show us just how good life can be. We speak to homeowners across the country about the communities where they have found true belonging.

Meet the Littles

We spoke with former Sydneysiders Frances and Eva Little who decided a move to the picturesque Hunter Valley was right for them.

It’s no secret the pandemic has changed people’s perspectives, causing many of us to shift gears and live life outside the fast lane. If you live in a busy city, you will understand that keeping up with the hustle and bustle can sometimes feel overwhelming. The move to remote working also means we are spending more quality time at home. Combine this with rising living costs and it is easy to understand why more people are choosing to make a “tree” or “sea” change.

Entering their last years of their 50s, Sydney couple Frances and Eva Little were in search of a slower-paced life when they decided to move to the Hunter Valley region of New South Wales – famous for its fine wines, mining and minerals, farms, and glorious countryside. By car, their new destination was less than two hours from Sydney, meaning they could still visit the city easily.

“The decision to move from Sydney to Chisholm was easy,” Frances explained. “Compared to Sydney prices and cost of living, everything is just so affordable, and for us it was really about finding an area that we felt comfortable in and that had the services and amenities we know we will need as we get older.”

The move also meant the Littles could finally be closer to family and friends, and could access their favourite parts of the coast with ease.

“We now have such easy access to the M1, closeness to Newcastle, Nelson Bay and the vineyards and also closeness to my relatives at Weston. Not to mention the view across the Hunter Valley is absolutely fantastic – it adds such a sense of relaxation without having to leave home,” she said.

Frances added that moving to Waterford by AVID Property Group’s master-planned community in Chisholm really helped cement their decision to move. Such communities were not something you would stumble across in inner-city Sydney.

“A new community with a mix of age groups and a range of community amenities was appealing. The friendliness of the locals made our decision to move very easy.

“We are very much looking forward to having that slower pace of life compared to Sydney in a brand-new home that has everything we want in it. Home is where the heart is, and we are very much looking forward to our next chapter out of Sydney.”

Six tips for finding a place to belong in the country

Moving from the inner city to the country, or an outer suburb, can be tricky as it involves a lot of planning and research to start with. Here are some tips to ensure you have a great experience and can settle into a new place with ease.

1

Research the town’s neighbourhoods and offerings

While parking problems will be a thing of the past, you may have a more challenging time finding that obscure vegan coconut yoghurt in the specific brand you love. Before you make the big move, explore what’s on offer, and get comfortable with what you may need to find an alternative for.

2

Be ready to be extra social

One of the most exiting parts of moving to a new town is the social aspect. It can certainly be daunting at first, but once you start to meet new people and make new friends this new town will truly start to feel like home. Be sure you’re putting aside some time to go to events, say yes to invitations and explore your new town.

3

Come with a plan

It’s important to have some sort of plan – write lists and makes notes, so you can plan what to bring, new things you may need to buy, admin chores you may need to complete. You can even make a list of goals for living in your new town: things to do, places to visit, sites to see.

4 Get out of your comfort zone

The best way to meet new friends and truly enjoy the new experience is to get out of your comfort zone. Show up at places or events alone or with your family, and come with an open mind and a willingness to meet new people. And don’t be afraid of strangers – ask for help.

5

Stay in touch with old family and friends

back home

It’s inevitable. At some point along the way you will feel a bit homesick and miss family and friends left behind. Make time to speak to those people and keep small reminders from your previous home that you can look back on fondly.

6

Get your walking shoes on!

There’s no better way to explore a new town than by walking it. You’ll run in to plenty of people and get to know your way around quickly. Don’t be scared to get lost on you wanders – it gives you a great opportunity to ask a stranger for help!

WINE COUNTRY

A LEISURELY 40 MINUTE DRIVE WEST OF WATERFORD

When your bedroom window perfectly frames the vistas of the Hunter Valley, you can’t blame residents of our quaint Maitland community, Waterford by AVID Property Group, for feeling much like they’re on a permanent holiday. Add a glass of rosé to your hand, and the picture of being in wine country is complete.

The Waterford community has extra benefits too, aside from being in close proximity to Australia’s favourite vino region. Its residents are fiercely proud, which is demonstrated in the way the community has been beautifully maintained – from the homes and gardens, to the community facilities and parks. When walking through Waterford, you’ll often see groups of friends gathered in the village café, picnicking on the lush green spaces or making use of the many parks and walking tracks.

After a tough 2021 in lockdown, where community members drew on each other for support, Waterford residents have bounced back better than ever, with social activities and the lifestyle being enjoyed in full again.

“You get to know your neighbours; your children know the children in the neighbourhood, and it really brings back that traditional sense of community.” – Sam Bradley

Winter Warmers wrap up locals in song

Last year, Waterford held its first Winter Warmers/ Sunday Sessions Festival, spanning three weekends throughout the chilly season. Residents lapped up the Hunter Valley’s glorious sunny winter afternoons listening to fantastic live music from talented local artists. A range of musical genres featured, including a performance from five-time ARIA and three-time Logie award winner, Tim Harding from Hi-5! Let the shopping spree begin

Last year, it was confirmed the widely anticipated Chisholm Village, being developed by Revelop, will be situated right in the heart of Waterford, servicing the direct community and greater Maitland. The lifestyle village will feature a state-of-the-art neighbourhood centre, including a Woolworths supermarket, 20+ specialty retailers, a swim school, gymnasium, childcare facility, medical and allied health centre as well as cafés, restaurants and a tavern.

FINDING A WORKPLACE WHERE YOU BELONG

Together A lifestyle magazine AVID Property Group

Pete has a great story – from apprentice tradie all the way to the executive boardroom. We sat down with him to find out about how his work helps him belong.

Tell us what the GM of Housing actually does. Essentially my role is to be responsible for the design, documentation, estimation, scheduling and ultimate delivery of our completed Villaworld Homes, which is the building arm of AVID Property Group.

How did you get your start in the property industry?

I’ve probably taken a slightly different path than others. I came through a trade apprenticeship as a carpenter, and I’ve been on a bit of a journey ever since. I received my qualifications in carpentry and went on to work as a subcontractor, then spent 10 years in a sales environment before returning to residential building, and ultimately to my current role.

What was it about property that appealed to you?

Well, I’ve always had a passion for constructing things, and I’ve always also felt there’s a real sense of nurturing and security around our homes. I appreciate that buying a home is a very big investment for anyone, so my team and I certainly want to make sure that we do the best possible job we can. Whether our customer is a first-time buyer or on to their third or fourth home, we have the same level of excitement for the job. It’s a privilege to be able to actually build someone’s dream and to see their joy in the process and of course the finished home.

What are the biggest lessons you’ve learned in your career?

This may sound cliché, but I think the greatest lesson I’ve learned is to maintain my integrity no matter what. But also, you must be humble, and honest – and of course, find a company to work for that shares these values so that you truly feel you belong there. Be prepared to accept when you’re wrong. Be prepared to listen to the ideas of the team around you. Be prepared to leverage off everyone’s experiences. As well, I personally think you need to be open minded and to embrace that feedback as an opportunity and respect the leadership potential of everyone in the business.

What do you enjoy most about what you’re doing in your current role?

I think that building always has its challenges, and what I love particularly is the need to think laterally and to hustle and quickly develop a plan B, if that’s what’s required. You must be agile for sure, but you can’t compromise your standards or quality along the way. And we look to our experience and the skill of the team to be able to do that.

What is unique about the building approach of Villaworld Homes?

I think that with Villaworld Homes, what you see is what you get. There is truth in our advertising and truth in what we deliver. So, that’s what sets us apart. We believe in taking the risk out of building your home. We look for consistent delivery which leads to repeatable outcomes, which means we can deliver affordable quality.

A FAMILY AFFAIR

Moving out but staying together

Ask any parent and they will tell you the time when children leave the nest to find their way in the world is bittersweet. They will also tell you those young people inevitably find their way back… but for the D’Souza family of The Meadows, the story has been quite the other way around.

Joel D’Souza and his parents, Glenn and Jules, are all residents of AVID’s Strathpine community, The Meadows. Joel was one of The Meadows’ earlier buyers in 2017, purchasing his home in the community – located 25 kilometres north of Brisbane – at 28 years old.

“I decided pretty quickly that this was it – this is where I wanted to live,” Joel said.

“The AVID team were flexible – the community, location and home catered to all my needs, and it was a complete package with everything included.”

“My parents loved The Meadows as much as I did, and they said how they’d love to live here as well. It started as a bit of a joke at first but then we thought, well why not?” he said.

Referral sales at the 423-home community make up nearly 20 per cent of all sales within The Meadows, and it has seen the community fast-tracked in delivery to keep up with the flock of new home buyers. Happy homeowners have been the communities’ greatest ambassadors, which saw a long list of enquiries that carried throughout the delivery of the community.

Glenn and Jules bought their home at The Meadows in 2020 – a few years after Joel.

“Joel did all the research, and we were involved in his buying journey, so we saw how straight-forward the process was and how convenient it was to live at The Meadows,” Glenn said.

“We make sure to give Joel his space, but we do enjoy Monday night dinners as a family every week. It’s great having him nearby whenever we need each other. In fact, we are trying to convince our daughter to buy at The Meadows and Jules and I are even looking at purchasing an investment property here as well.”

Today Joel not only enjoys the perks of having Mum and Dad nearby, but he’s reaping the rewards of community loyalty. Residents like Joel have inspired AVID to launch a program that benefits those who welcomed new residents to its community. Families like the D’Souzas can take advantage of AVID’s new rewards program, in which eligible referees are rewarded for being part of a friend or family member’s home buying journey into an AVID community.

FROM DREAM, TO DREAM COME TRUE

After years of saving, Victorian resident Monica Rizkalla got her foot on the property ladder, purchasing her first block of land in the Savana Wyndham Vale community at 27 years of age.

We sat down with Monica to hear about her journey, and her top tips for solo first home buyers.

19

What sparked your property purchase journey?

Getting into the property market was always a goal of mine growing up. It’s taken quite a while but last year, I finally made it!

What made you decide to build a new home, rather than purchase an established home?

Initially, I spent about a month looking for a wellestablished property, which was difficult with the budget I had. I put in a few offers on places I liked but kept getting knocked back, which was hard.

In the end, I had a look at house and land to see if building fell within my budget because I couldn’t get a first home owners grant through buying an established home. My broker said I could push a bit more if I could build, so I thought maybe I’d be able to access more within my budget through building.

What did you end up purchasing?

I thankfully found land in the price range I was looking at and a home design that would fit the land. It’s a single-storey three-bedroom home, with an ensuite and walk-in-robe.

At the end of the day, for me it came down to deciding on the type of design. It’s a first home for 5-10 years but when I decide to have a family I will go bigger. For me, it was a matter of minimising the price of the house but finding where I can increase the value. If I took off an extra room, it may not be the best value maximiser when I go to sell one day.

What are your top tips for fellow solo female first home buyers?

Being single and buying on your own is hard – it takes so much longer than what a couple would take to purchase a property.

My advice would be to just take your time, don’t rush and save as much as you possibly can. You have to make small sacrifices, and if you have a target you have to weigh up what will be good for you in the long run.

What was the hardest part about buying your property?

Definitely the down payment, but once it’s done, it’ll be the best decision of your life.

What was the best thing about buying your property?

Buying a property gave me a real sense of ownership and having achieved a goal. I’ve never really been someone to rely on others, so it feels good to have that sense of comfort and stability.

About Savana

Located in Wyndham Vale between Melbourne and Geelong, Savana is a boutique village address with a true sense of neighbourhood, personality, and spirit in tune with today’s way of living.

21

Imagine you’ve been tasked with developing a community from the ground up. You’ve got your land, and it’s in an exceptional spot too – close to the beach, rainforests, schools, shopping, and medical practices. What other elements are needed to ensure people will want to live there… and to ensure it has soul?

We spoke to the masterminds behind AVID’s award-winning Harmony masterplanned community on Queensland’s Sunshine Coast to see how they brought their vision for a great community to life.

Situated between pearly white sands and lush green hinterland, you’ll find Harmony by AVID Property Group. True to its name, Harmony has all the heart of a village community with all the soul of beachside living. Better yet, residents here are just 20 minutes’ or so drive from popular cafés in Mooloolaba and the easy vibe of Maroochydore.

Harmony’s creators, AVID, said they wanted Harmony not only as the name for the village, but as a philosophy that was authentic in every sense of its meaning.

“Our vision was to create a unique and attractive urban design and to combine this with delivering the elements of community development that created and grew a sense of community and not just a place where people live. We wanted to deliver a community that genuinely stood apart in that aspect and became a model for place-making in new masterplanned developments,” said AVID Queensland General Manager Bruce Harper.

“Among the many landmark features of the community is a 5ha Grand Linear Park – an innovation that gives Harmony a unique identity, while also creating a major point of difference for home buyers.

“We started selling land at Harmony five years ago and today you’re hard pressed to find a block at Harmony that stays on the market long. Harmony was one of, if not Australia’s fastest growing communities in 2022.”

BUILDING A HARMONIOUS COMMUNITY WITH HEART

Mr Harper said some 40 per cent of the development was purposely reserved as green space by the developer before construction even began.

“Some 90 per cent of residents at Harmony are within 250 metres from a local park,” he said.

“I think Harmony’s design – with its tree-lined streets and countless parks for recreation – is perfect for families and helps people connect. Getting the family outdoors and active is easy and for older residents it means they can enjoy peaceful walks or exercise without the need to take the car out.

Celebrating Harmony

It would seem property judges agree with the impressive design and sense of community created at Harmony. Recently AVID Property Group walked away with an impressive two top gongs in the fiercely tough 2022 Urban Development Institute of Australia (UDIA) Queensland Awards for Excellence.

Harmony was winner in the Masterplanned Development category and later named winner for the Queensland Project of the Year. It was also named a finalist in the Environmental Excellence category. The UDIA awards acknowledge and celebrate the most iconic and innovative projects in Queensland’s property development sector.

“Combine this with Harmony’s location close to worldfamous beaches and within easy reach of the major highway connecting the coast with Brisbane, this is a community that is so desirable to live in.”

The UDIA judging citation reads:

“AVID’s Harmony is a well-executed masterplanned development with its exceptional approach to layouts and landscaping, diverse range of housing typology, and retail and social infrastructure creating a holistic community. This is further enhanced through their investment in a full-time community manager.”

BUILDING A HARMONIOUS COMMUNITY WITH HEART

INTENT BEHIND THE DESIGN

The five-year-old Harmony community, which is currently 50 per cent complete, will eventually comprise 4,800 homes, a town centre with 25,000sqm of retail and commercial space, seven major parklands including a Grand Linear Park the length of 10 football fields, and 60km of pedestrian path and cycleways. Final residents are expected to move in five years from now.

AVID Queensland General Manager Bruce Harper said the vision for Harmony – the largest development in the new Sunshine Coast suburb of Palmview – emerged during a lengthy and detailed urban design process.

“Our objective was to create a beautifully curated community, where residents feel connected to their environment, homes and neighbours, setting it apart from other residential development projects in the country,” he explained.

“We laboured over every detail before we even put pen to paper because we wanted to create something special that delivered above expectations and set new standards in community design and amenity.

“This included delivering significantly wider than usual neighbourhood streets with deep planting, incorporating clever housing designs with rear garages to declutter the streetscapes, and using bioretention devices to treat stormwater onsite for improved sustainability.

“Harmony is a community where every stage of life is catered for by its diverse housing mix and accessibility to key services such as childcare, schools, the University of the Sunshine Coast, medical facilities and lifestyle amenities.”

AVID Queensland Project Director Anthony Demiris said a year before construction began at Harmony, AVID appointed a Community Development Officer, which was an important step for creating community engagement. The officer’s role was to create a welcoming neighbourhood culture underpinned by social events such as fitness sessions, playgroups and community celebrations that would bring people together.

Together A lifestyle magazine AVID Property Group
“Residents feel connected to their environment, homes and neighbours.” – Bruce Harper

“Harmony’s signature community event is the annual Long Table Dinner where new and existing neighbours get to know one another and strike up long-lasting friendships,” Mr Demiris said.

“It’s not uncommon for residents to know their neighbours five houses away, not just next-door. This remarkable community connection is among the most satisfying achievements for the AVID team.

I believe that loving where you live is so important to personal happiness, and at AVID we scrutinise every aspect of our developments to ensure residents live in an environment that has their best interests at heart.”

AVID also funds an annual Community Sponsorship and Grants Program which has invested almost $600,000 in 11 community projects.

“Our team has made so much investment, both financially and time-wise, into ensuring Harmony is a community where residents feel connected beyond just chatting over the neighbourhood fence,” Mr Demiris said.

“For a community to have a soul, people’s lives outside of their home must be considered too, and I believe we have delivered on that aspect in spades at Harmony. It is a residential community that residents and our team can feel extremely proud of.”

Harmony’s urban planning consultant was Peter Egerton, Service Line Leader of Urban Design at RPS Australia Asia Pacific. Mr Egerton, who has been a planning and design professional for more than 30 years, said about 90 per cent of Harmony residents were owner occupiers – something that was relatively unheard of in masterplanned communities.

“There is a point of difference customers feel when they visit Harmony but can’t put their finger on, but it all comes down to AVID’s attention-to-detail and the sum of many refinements that make it an appealing place to live,” Mr Egerton said.

Homelessness is one of the most pressing societal issues in Australia. Every night, there are 44,000 young Australians that don’t have a safe and secure place to sleep. Sadly, not every young person is able to live with their family and for many, foster families are not available. The Property Industry Foundation exists to solve this issue and provide a safe and secure place for homeless youth to rebuild their lives.

Kate Mills is CEO of the Property Industry Foundation. She leads an industry-wide collaboration that has a tangible impact on youth homelessness by raising funds, building

accommodation, and providing ongoing support for homes where young people can live safely. The initiative brings together the property and construction industry to build homes for homeless youth through the Foundation’s flagship home building program – the Haven Project.

Kate explains when the Property Industry Foundation commits to building for a charity, it raises funds for the entire build via fundraising events, corporate, and individual donations. As the property and construction industry’s charity, the Foundation approaches major house builders to construct the house on a pro bono basis. These builders then utilise their supply chain to contribute in-kind or discounted labour and goods – a unique model that relies on support directly within the property and construction industry.

Every night, there are 44,000 young Australians who don’t have a safe and secure place to sleep.

Property industry pitches in

One of The Property Industry Foundation’s charity partners, Stepping Stone House, approached Kate in 2020 with a neglected house in Dulwich Hill, Sydney, wanting to turn it into medium term accommodation for five young people.

“We were quick to jump on board with this project, and as soon as we got the go ahead we worked with our property sponsors who spearheaded the renovation of both indoors and the landscape to turn what was a shell of a house into a home,” Kate said.

“It was only possible by support from our property partners who donated time, materials, and money to get this project off the ground – literally!

“We rely entirely on the property industry to support these housing initiatives, and we saw this come together perfectly, right down to the kitchen appliances supplied by Harvey Norman. It’s given these young people the tools to learn about healthy eating and given them the space in which they can spend quality time together to cook. The lounge, dining and garden furniture was kindly donated by King Living, which will provide a much-needed area for the housemates to connect and relax.”

Haven House Dulwich Hill was opened in December 2021 and is now a home to five young people, supported by one Stepping Stone House youth worker who lives in-house to offer transitional support.

“We have achieved a lot over the last 25 years, but we know there is so much more still to do. Our goal is to build 300 bedrooms for homeless youth by 2025. To date we’ve delivered 229 bedrooms, which is an extra 229 bedrooms available for homeless youth. For some, it will offer refuge for a night, for others it might be for a year, but for everyone who gets to call a house their home, it provides a chance to have an ordinary life,” she said.

There is a wide-held stigma surrounding men’s mental health. Conditioned to bottle up their feelings, it’s not surprising that from time to time the cup begins to overflow. According to Beyond Blue, on average, one in eight men will experience depression and one in five men will experience anxiety at some stage of their lives.

The latest Australian Bureau of Statistics data (2021) shows that 75 per cent of people who take their own life in our nation are male.

Sadly, the connection between depression, anxiety and suicide is strong, as it plays a significant role to the big difference in suicide rates for both men and women.

However, a glimmer of hope is found through Top Blokes Foundation – an Australian-based organisation that addresses young men’s health outcomes, aiming to tackle the issue before men reach their developmental years. We sat down with Top Blokes NSW State Manager Daniel Allars, who shares his top tips for parents/carers to help young boys through those critical, and often difficult, teenage years. Dan says, “It’s about building rapport and trust over a long period of time.”

1. Create space to have daily conversations

Make sure to ask your son or the young man in your life how he’s feeling each day. Having regular, small conversations will allow you to check in frequently, and avoid having one big intervention.

2. Have a rating system

When having these conversations, ask your son to rate his day from 1-10. This way, when the rating starts to drop, you’ll know something isn’t quite right.

3. Consider where you’re having these chats

Any parents with boys will know they struggle to open up, especially face to face. This is why having those tougher conversations facing forward in the car or while throwing the footy around can be incredibly beneficial in encouraging boys to voice their feelings comfortably.

4. Accept that you’re not going to get things right, all the time

Dan says a top bloke isn’t someone who gets things right all the time, but is somebody who goes forward, questions why they got something wrong and asks:

“What am I going to do better next time?”

TIPS FOR YOUNG FAMILIES BUYING A HOME

Anna Evans is a 32-year-old Mum of two boys and a recent first home buyer from Southeast Queensland. She shares her essentials list when first getting into house hunting.

When I was younger, I always thought buying my first home would mean toughing it out in a cramped apartment with a touchy hot water system and peeling walls, until you could build some equity and move on to your dream home. Much to my relief it turns out that’s not the case!

However, that doesn’t mean the process is entirely free of obstacles. I certainly learned the ropes when buying my first home and I’m sharing a few simple tips to help you find the perfect first home.

CREATE Together A lifestyle magazine AVID Property Group

Here’s Anna’s tip s and t r icks to get you started

2 3 4 1

Get pre-approval

First thing’s first. It may seem obvious, but getting pre-approval is a vital step when buying your first, second, or third home. Think about it… you wouldn’t shop for a car without knowing how much you can spend and whether you can finance it, so why would your home be any different?

Anna’s tip

Talk to your bank as soon as you start thinking about buying. They’ll be able to give you an idea of how much you can borrow.

Know what you need from your new home

Are you planning to start a family? Do you need a bigger home to meet the needs of your growing family?

• How are the local schools and childcare centres in the area?

• Does the neighbourhood and its local amenities suit your needs?

• Will a large backyard and local parks or playgrounds better suit your lifestyle than an inner-city apartment?

• Is there enough storage space for everyone’s ‘stuff’?

• Does the layout of the home suit your family’s lifestyle?

Anna’s tip

Make a ‘must have’ and a ‘nice to have’ list which covers all that you’re looking for in a home. Keep this handy when you’re hunting for your new property.

Know what costs you’re in for

Owning a home is worlds apart from renting, and if you’re making the leap to your first mortgage, it’s important to understand the other costs that you might have to factor in.

Anna’s tip

Speak with your financial advisor and get a break down of all the costs you can expect to incur when you purchase your new home.

Ensure the proper inspections are done

Your lender will most likely want an appraisal done before you purchase your home, however there are other inspections which are also important to consider.

A building and pest inspection will ensure the property you’re about to buy is in a sound condition and warn you of any potential issues. Inspecting for pests such as termites is also important if you’re buying an existing property.

Anna’s tip

Consider buying a house and land package – you won’t need to worry about any structural issues or degradation from pests like termites.

COLOUR YOUR WORLD WITH DULUX

How we use colour is one of the most important design decisions, and often one of the most daunting, when it comes to decorating our home. We asked Andrea Lucena-Orr from Dulux for some expert advice on the influence of colour in our homes and the colour themes emerging in 2023.

When it comes

to

colour, it’s personal Colour creates a connection and offers a chance for homeowners to personalise the space to make it feel like their home.

“Everyone has an individual stance on colour and the key is to find what makes you feel secure and restful. For some that might be darker, earthy tones whereas others might prefer winter blues and greys. The most important thing is to personalise a space and make it your own,” Andrea says.

From home… to sanctuary

Emerging colour trends

The colour geniuses over at Dulux have given us a snapshot of current colour trends – Balance, Connect, and Revive. These three emotive palettes are inspired by our desire to bond with the environment, or communities and the people we love, with warming, earth-drawn neutrals, natural textures, and an array of brighter hues.

Balance

The balance palette is a refined and reassuring palette of serene marine blues, gentle greens, weathered pastels and accents of deep garnet that evokes beauty and fluidity of our oceans and shoreline.

Don’t stress over seasonal adjustment

Colour is one of the easiest ways to add personality to a space, whether on the walls, the furniture or within decorative elements. Andrea says colour is easily adaptable and cycles evolve slowly.

“Choosing a colour scheme is not like buying a sweater for winter. Colour schemes evolve very slowly and neutral colours won’t tire quickly,” Andrea says.

Adding colour with furniture

Connect

Our homes continue to be our refuge in 2023 – the place we seek security, calm and comfort. The key colours from the Connect palette include natural and quietly stable hues, such as moss, wasabi, sandstone, muddied yellow-green and rich, purple-brown bring warmth and intimacy to interiors to set a relaxed and welcoming tone.

For those who prefer a neutral background, consider using furniture to add colour to a room – whether in small touches or large bursts of colour. Fabrics and textiles such as rugs, pillows, throws and window furnishings are perfect for inviting colour and can add pattern and texture. Alternatively, colourful artwork introduces different hues and shapes.

“Wall colours are often neutral today so you can layer your room with colour. You can add texture with rugs, cushions, quilts, and artwork. This also helps with continuity across seasons, as you can mix and match and adapt with natural and neutral wall colours,” Andrea says.

Revive

Whilst the colours in the Revive palette are a little deeper than last year’s, it draws from the same philosophy; it’s out with the so-called ‘design rules’ and in with the personal expression. Think mustardy yellows, breezy blues, rose pink, lavender and striking emerald splashed across everything from walls to furniture, creating spaces that instantly make you smile.

A home of many uses

There has been a shift toward home being a sanctuary as people spend more time in their homes than ever before. They are opting for softer and lighter colours and more natural lighting to create a tranquil space at home. Andrea says that comfortable furnishings are also in, noting that “we have seen the creation of separate workspaces, with spare bedrooms and dining table space turned into study nooks with desks, shelving, and cupboard doors. Murphy beds (pull-down beds) are also being added to adapt a bedroom space to a study space.”

MOVING LESSONS NOT TO LEARN THE HARD WAY

After a couple of missteps when moving from a rental to a newly purchased home, Harvey, 27, gives his top tips for moving the right way, to ensure a stress-free transition.

Buying a new home is incredibly exciting. After the intensity of house hunting, having your offer accepted and final settlement is done and dusted, it’s finally time for the big move… or is it? Learn from my mistakes as I tell you what I wish I knew when moving out of my rental.

Together A lifestyle magazine AVID Property Group
CREATE

Put in your notice ASAP

If you’re currently renting, you’ll need to give your landlord plenty of notice of your intention to leave. Regulations differ slightly between states, but you’ll generally need to provide written notice two weeks in advance of your planned exit date. Grab a form off your local tenancy authority’s website and be sure to have it filled out and submitted in advance.

4 Connect your utilities

You’ll need to connect the electricity and gas to your new home before you arrive. It’s a good idea to call several providers and choose the best tariff available. You’ll also need to organise phone and internet; however, these can take quite a bit longer than the electricity and gas to connect. It’s best to begin organising these services several weeks before your move or once you’ve reached your settlement date on the new home.

7

2 Hire a cleaner

Doing your own exit clean might seem like a great way to save money but trust me… you’ll want to hire a bond cleaner. Bond cleaners are absolute professionals who will get the job done properly, and it’ll also free up your time for other jobs. A win-win!

5

Label your packing boxes

Labelling can seem like tedious work, but your future self is going to thank you when you’re surrounded by a sea of brown boxes on move-in day. One of the simplest things you can do to make the unpacking process stress-free is to label each of your packing boxes with details such as:

• What room the box belongs in

• What the box contains

• Who the box belongs to (i.e., ‘Brad’s clothes: Main bedroom’)

3 Update your contact details

You’ll want any mail to reach you at your new home, but it can take some time to let banks, utility providers, and other important contacts know that you have moved. Redirecting your mail with the post office can save a lot of hassle (not to mention lost mail) and buy you a bit more time to update your details with all the relevant parties.

6

Hire a removalist or organise transport

Whether you’re planning on doing the heavy lifting yourself or hiring a removalist, you’ll want to organise these well in advance. You may need to hire a truck if you’re moving on your own, however in many cases the costs for these two options are similar. Hiring a removalist – like hiring a cleaner – can save you a lot of time and energy.

Make a plan for your pets

Moving home can be equally as stressful for our furry friends. With the hustle and bustle of packing, moving boxes and then unpacking at the other end, pets can have trouble adjusting to their new surroundings. It may help to have your pets looked after by a friend or family member, or even at a kennel for a couple of days, while you move boxes and furniture to your new home.

Next up

8

Ensure your insurance is sorted

In all the excitement of moving, it can be easy to forget things like your insurance (I’ve been there). Save yourself some trouble and let your current insurers know you’re moving but be prepared for some adjustments in premiums for things like car and contents insurance.

9

Find your local supermarket, doctor, pharmacy, and other amenities

The last thing you want to be doing on your first night in your new home is making an emergency trip to the doctor. However, all signs may point that way after a day of moving boxes and assembling flat pack furniture.

Once you’ve unpacked and settled in, many people choose to focus on the garden as their first project. Fortunately, in Australia there is so much we can do with our outdoor spaces to allow for quiet or active enjoyment of the great outdoors.

SPRUCE UP OUTDOOR AND GARDEN SPACES Six ways to

Together A lifestyle magazine AVID Property Group CREATE

The warmer months mean more time in the garden or relaxing in your outdoor areas.

Perhaps you’ve thought about planting a seasonal garden or want to plant some herbs to have in your summer salad. Or perhaps you want to change the energy of your outdoor areas – making them more useable or inviting.

Whatever you’re aiming for, we’ve come up with some subtle changes which can really help elevate a space and enhance its visual appeal. Some are temporary, while others are more permanent. Hopefully they inspire you, and you can add your own individual flair.

Artwork – on the fence, in trees or garden beds –can bring a highly personal touch. 3

Screening panels add privacy, create zones, and provide a framework for climbing plants.

Temporary decking or more permanent options like reinforced turf, aggregated pebbles or wood-look aluminium beams can formalise an outdoor dining area.

Next up

Pots offer flexibility and are great options for a range of plants; succulents, flowering varieties or –for the serious gardeners – annuals.

4

Light up your trees and garden beds – solar options charge up during the day and add atmosphere in the evening.

2 6

Outdoor furniture (umbrellas, shade structures, light-weight furniture) that you can easily store away allows you to adapt your space to the season.

From the back garden to the kitchen garden, Australians’ love them all. And as we have all spent more time at home, we’ve come to see the kitchen garden with fresh eyes.

45

FROM POT TO PLATE

Together A lifestyle magazine AVID Property Group

Fruit and veggies are climbing – and we’re not just talking about on the vine, but also at the supermarket checkout. Deakin University found in the first half of 2022 healthy items were subject to the largest price hikes.

Staples such as lettuce, tomatoes and broccoli all skyrocketed by up to 150 per cent compared with just a few years ago. If we happened to have time travelling abilities, perhaps it would see most of us going back a few years to convert our backyards to veggie beds!

But fret not, and strap in, because we’re jumping aboard the home-supplied fruit and veg train (albeit a bit late).

There are plenty of benefits of growing seasonal fruits, vegetables and herbs. If you’re looking for something a bit more unique and interchangeable, consider portable garden beds, vertical gardens for climbing veggies, or raised beds and pots.

A sunny location that receives five or six hours of direct sun is ideal. Study your outdoor garden areas to find spots that get the most sun during winter, and a reasonable amount of sun during the warmer months.

Cucumber – Eggplant

Potty about plants

Planting feature species, flowers and shrubs in pots allows you to rotate and relocate plants within your garden, however it can limit the plant growth to its mature size.

When choosing potting plants, be sure to plant good neighbours. If you’re planting several plants in one pot make sure they’ll play well together. This means that all the plants in a pot should require a similar amount of sunlight and water to thrive.

Some of the world’s best sandy beaches are just a stone’s throw away from the city’s heart; it is only about a 90-minute drive to the relaxed and colourful Sunshine Coast, and about 60 minutes’ drive to reach Queensland’s Gold Coast with all its theme parks, shows, resorts, casino, shopping, and other attractions.

In 2018 the Gold Coast hosted the Commonwealth Games, and soon the whole world’s eyes will be on Brisbane, which is abuzz with new revitalisation and infrastructure plans in preparation for the 2032 Olympic Games.

Brisbane offers some truly wonderful weekend or longer stay experiences regardless of whether you’re an adventure buff, looking to relax with the family, or wanting to spend lots of time in your swimmers.
