The Coffee Place offer tasting sessions and all the beans have been roasted by local small speciality roasters in Perth, Edinburgh and Glasgow. Colin told us “Our suppliers roast their beans themselves from Fair Trade Farms around the world, we order our beans, they roast them and we get delivery the next day - you cant get fresher than that!” If like me you are a worshipper of all things coffee then you are going to absolutely love The Coffee Place - for me it’s the equivalent of a kid being let loose in a sweet shop. Rows upon rows of jars containing every imaginable flavour of coffee bean, the aroma is heaven! The Coffee place has been trading since November 2014 when owner Colin Baigrie entered Dunfermline’s Venture Street Competition. In the 5 weeks leading up to Christmas 2014, Fife Council offered premises to 8 lucky finalists to trial their business ideas in the town centre. The shop was such a success that Colin decided to open full time. Based in the lovely cobbled Bruce Street in the heritage quarter, the Coffee Place was 4

Ingrown Toenails How do you cut yours? You could be forgiven for thinking that all toenails are the same; it’s not something we generally pay attention to. However, during a day in the clinic, we can come across a wide variety of shapes, sizes and colours. Toenails can tell us, about your age, whether you’ve been stressed, and also a lot about your health or more serious underlying problems.

ingrown toenail - what is it?

Ingrown toenails result in many people seeking the help and advice of a Podiatrist, and are a common problem that we often see in the clinic. An ingrown toenail occurs when the corner edge, or spicule (small spike), of the toenail grows into the skin next to the edge of the nail and pierces the skin. This in turn causes the toe to become red, swollen and tender (inflamed) and can lead to local infection. Antibiotics may be needed.

Causes

There are a variety of causes, such as poor foot hygiene, excessively sweaty feet (which can be treated easily), injury and even genetics play a part in the way the nail is shaped or the way you walk. However, the most common causes of ingrown toenails are incorrectly cut toenails and wearing tight fitting shoes or hosiery.

Symptoms

One of the early signs of an ingrown toenail is, tenderness within the skin surrounding the nail. It is best to visit a Podiatrist at this stage, for treatment, before it becomes worse. Ultimately what can happen is that, bacteria can gain entry to the skin and cause infection. This results in pain, (which can be severe), redness and a rise in temperature in the surrounding tissues, swelling and 8

possibly the formation of pus, which in turn puts more pressure on the area. If left untreated, the infection can spread to the rest of the toe (making treatment more painful).

Self-help

As soon as you notice mild symptoms, there are a few things you can do to prevent it from getting worse.  Painkillers - Take Paracetamol or Ibuprofen to relieve the pain  Soak your foot/feet in warm water 3-4 times a day and use a cotton bud to push the skin away at the side of the nail

If you are finding it difficult to alleviate the pain, then a visit to a Podiatrist is the answer. They will examine the area and remove the offending piece of nail that is digging into the skin. On occasion, people arrive at the clinic hobbling in pain, then leave feeling great after treatment. This has to be one of the most satisfying parts of my job and is another reason why I love my job. In some instances, the problem may recur and toenail surgery may be necessary to relieve the problem. This is a small and simple procedure where a small part of the nail is removed (on occasion, the whole nail) under local anaesthesia. A chemical called Phenol is then applied to prevent regrowth of the problem.

As the old adage goes, prevention is better than cure, so here are some tips to prevent ingrown toenails occurring:  Cut your toenails straight across (don’t be tempted to cut the corners off )  Do not cut your toenail too short  Cut your toenails after a bath or shower when they’re soft  Wear loose fitting socks and tights  Avoid narrow shoes  Make sure you are wearing a shoe that fits (this may sound silly, but people who are, say a size 6, will pick up a size 6 in all shops regardless of whether they fit well. In some brands a size 6.5 may suit better and in others a 5.5) It is more about shoe fitting than shoe size. Workplace Pensions The Government has introduced auto enrolment to help more people save for their future. This means that employers will need to automatically enrol some workers into a workplace pension plan and give other workers the option to join.

As an employer the first thing you need to know is your staging date. The staging date is when the pension needs to be in place.

TPR will impose penalties if you don’t comply with your employer duties, for example, failing to automatically enrol eligible jobholders or failing to refund contributions to those who have opted out. Similarly, you can’t encourage jobholders to opt out of the pension scheme or encourage candidates to do so during the recruitment process. Penalties currently range from a rate of £50 to £10,000 a day depending on the number of staff you have.

You will then need to assess your workforce to determine whether they’re treated as a ‘worker’. This can also include contractors and/or agency workers. There are three different categories of worker, determined by their age and how much they earn. Eligible jobholders – must be automatically enrolled into an auto enrolment scheme Non-eligible jobholders – have the right to opt in to an auto enrolment scheme Entitled workers – have the right to join a pension scheme. Your employer duties

You must register with The Pension Regulator (TPR) that you have an auto enrolment scheme in place by at least five months after your staging date.

The Pension Regulator now recommend you start planning 12 to 18 months before your staging date as there are many steps to complete.

Chistmas is Coming! With the summer we’ve had and the more autumnal feel of these last months we could all be forgiven for thinking that Christmas was just around the corner. For the property market and property professionals however the tinsel, carols and egg nog ( we’re a traditional bunch ) are in many ways not that far off. This is because we are always projecting forward past the point of a sale, through the conveyancing process and onto the proposed entry date. It’s a practice which foreshortens time and brings seemingly distant dates looming into view rather like viewing a faraway object through a telescope. So is there a magic date for getting to the market to be sure Santa is making this year’s deliveries to your new home and not your current one? Well yes there sort of is. Let me explain ...

twisted logic and tortuous maths one arrives at the conclusion that if you want to be sold and moved out and in this side of Christmas, say by the 18th December, then the perfect time to market your home is (drumroll )... 7th – 21st September. So no time like the present then!

As an average rule of thumb one might expect a property to be advertised for 6 weeks or so in the current market before an offer is received. This is of course only an average and it can be longer in some areas and in others (eg. Pitcorthie, Duloch, Dalgety Bay) a good bit less. In fact so far this year 37% of all homes we’ve sold have sold in less than 3 weeks. However returning to that average of 6 weeks of marketing, if one then allows for the average physical entry date being a further 6 - 8 weeks on from the date of an actual offer one is getting close to Christmas.

And given the time usually needed for those little tidy up jobs and then the whole listing process, home reports etc. we arrive at the conclusion that tomorrow is the best time to have us out for your frEE pre sale valuation!!!

Family Success at World Championships

This summer saw the youngest ever member of the Scottish Taekwondo Squad take to the ring at the World Championships in Rimini. What makes this so amazing is that Reese Purves is only 6 and a half years old and has just started Primary 3 at Carnegie Primary School. Reese first started training and competing when she was just 3 years old and over the last 3 1/2 years she has competed both at local and National Championship level. The World Championships was the biggest tournament that Reese has competed at and after winning her sparring division she can now call herself a world champion! She now has her sights set on the European Championships in 20

Budapest next February and is already training hard for this. Clearly the talent runs in the family as she was joined at the Championships by both her parents who were also competing. All are members of local club, NP Tae Kwon Do Academy, who provided 7 members as part of the Scotland Squad.


Mum Louise only started training as an adult and has attained a 3rd degree black belt. She won 2 bronze and a team gold as part of the Scotland ladies team. Dad Nik took home 3 golds, 1 bronze and a team bronze for Veteran male power. He also won overall veteran male at the tournament. As a family the Purves managed to amass 5 golds and 4 bronzes in addition to the further 2 silver and 5 bronzes that the rest of the local group won. That’s some achievement! The NP Tae Kwon Do Academy is based full time at Elite Martial Arts, Fitness & Wellbeing in Walmer Drive, Dunfermline and also run classes at Bannatynes Health Club for rainbow, juniors & adult levels. In addition there are both rainbow

and junior classes at Kelty Community Centre and Beath High School. All classes are run by qualified Black Belt Instructors, with full indemnity insurance and first aid certificates who along with their assistants hold a current PVG certificates.

Windows 10

Upgrade Guide

Microsoft Windows has always been the world’s most popular operating system. It plans to continue this trend with Windows 10, following hot on the heels of Windows 8.1. The canny reader will now be asking, what happened to Windows 9? Well as Windows 8 was such a disaster, Microsoft want to bridge the gap as far as possible by skipping 9 and going straight to Windows 10. The biggest complaint about Windows 8 was the lack of a Start Menu. Instead of this it had a Start Screen and a mysterious Charms Bar. This brought far too much shock and change to people coming from older versions of Windows. For this reason many people still run Windows 7 and went to great effort to buy their computer with Windows 7 preinstalled. Windows 10 is the most tested version of Windows ever and is designed to work across desktop PC’s, laptops, touchscreen laptops, tablets, smartphones and even the Xbox games console. Here are its top ten features:1. Start Menu This gives access to a wide range of software and settings. Compared with Windows 8 it has been shrunken down and merged with traditional Start elements. 2. Edge Browser The replacement for Internet Explorer. It is much faster, sleeker and offers a cleaner user interface with novel features like allowing you to annotate a website and to then share your notes. 24

3. Cortana A personal digital assistant. She will search the web or computer content for information, even set reminders, send emails or do metric conversions that you can either ask for by speech or typing. 4. Better all-round interface The addition of features like Virtual Desktops allows you to have a separate ‘work desktop’ and a ‘personal desktop’ to help segregate information. This should aid productivity. Accessing programs and information is much quicker. 5. Action Centre This replaces the Charms Bar and is rather useful. Much like what smartphones do, it is a depository for App notifications at the top and toggle switches at the bottom for things like WiFi, brightness and sound. It also shows recent emails, app information and updates that are available. 6. Task Switcher There is now a redesigned task switcher with bigger thumbnails and you will find a task view icon in the taskbar to help toggle between open programs. It makes splitting the screen with two programs much simpler. 7. Revamped core apps The Mail and Calendar apps that are vastly superior to their Windows 8 counterparts. They fit the screen well in windows, are speedy and responsive. The new Photos app is surprisingly robust as well.


8. ContinuuM The operating system includes a handy ‘Continuum’ feature that dynamically switches the interface from a PC-friendly desktop into a mode that is much better suited for fingers. Windows tablets use this mode by default. Some devices automatically switch between the two depending on whether a keyboard is attached or not (known as hybrid devices). 9. unifiEd SEttingS Windows 8 split the settings between the Control Panel and the Metro styled Settings App, meaning you had to check in two places to make changes. This has been unified with the new Settings App. 10. windowEd windowS StorE appS Opening a Windows App in Windows 10 opens it in a desktop window rather than forcing you into an awkward full screen view that is hard to get out of. They are also mouse friendly with toolbars across the top. Microsoft is keen to get everyone running its latest operating system and one way to achieve this is to give it away for Free. If you are running either Windows 7 or Windows 8, you are eligible for a free upgrade to Windows 10. You may have already noticed the prominent upgrade prompts or may even have taken up the offer. The prompt goes on to say it is available for a ‘limited time’. In fact you can upgrade at any point between now and 29th July 2016, so there is no need to rush like lemmings and upgrade. The longer you leave it, the smoother the experience will be as in the first couple of weeks the upgrades were problematic with instability issues. The Windows 10 upgrade App will tell you if there are any obvious incompatibilities and not let you install it if there are. It is good to know that you have thirty days after the upgrade to roll back to the previous version you were running. If your computer runs an older version of Windows, such as XP or Vista (launched

Due to the age of these devices, you would be better experiencing Windows 10 on a newer hardware device, so upgrading these devices is not recommended. For Windows 8 users, the upgrade is a sensible choice. It is easier to use and refines the system. The benefits of the Start Menu are worth it. For Windows 7 users, it is not as straightforward as this version represents a high point of Windows. It is straightforward without having modern touchscreen apps and novelties like voice search. If you are using Windows 7, ask yourself if you are happy to abandon it. If you are happy with the way it is running at the moment, leave it as long as possible. It may make sense to upgrade eventually to prolong the life of your PC.

Report before. I’m thinking about marketing my property and feel quite nervous about the whole thing. My friend tells me that Home Reports have stopped anyway. Is that correct?

answer:

I think your friend is confused with Home Information Packs(or HIPs) which were abolished by the former coalition national Government in England and Wales some time ago. These HIPs provided considerably less information than our own Home Reports which were introduced in Scotland on 1 December 2008 under Part 3 of The Housing(Scotland) Act 2006. Failure to produce a prospective purchaser with a Home Report could result in a fine of £500 under this Act! However, don’t worry as you’re not alone as many homeowners for the first time are entering the domain of Home Reports and the whole system with the guidance of your friendly Surveyor and Estate Agent is pretty streamlined! Hardies will be able to point you in the direction of good reputable, local Estate Agents with vast experience and exposure to online marketing websites such as ESPC and Rightmove. Word of caution though, the “cheapest” selling and marketing fees do not necessarily result in the “best” possible sale price achieved!

For instance, the works may have been carried out many years ago and a Building Warrant perhaps initially obtained but the subsequent required Completion Certificate was not, another common occurrence.
