GROWTH SAN PEDRO in

I

t’s happening. The growth in San Pedro, decades in the making, is finally moving us forward. New and expanding restaurants are popping up around town. The Port of Los Angeles, America’s Port, is breaking records, moving more cargo than ever before and improving infrastructure to bring in even larger ships and volumes. Altasea is quickly becoming a leader in its focus on the Blue Economies that will create the jobs in ocean exploration, fighting climate change, cleaning our oceans and provide sustainable food production. The San Pedro Public Market is well under way and we should see a world class market, including a 6,000-seat entertainment venue and tourist destination completed early 2021. The San Pedro Chamber of Commerce has 25 active board members working hard to guide this growth in a way that will benefit our entire community from schools, to jobs, to non-profits and our artist

community. Our focus is to connect people and business with the resources they need to thrive in these exciting times. As your Official Discover Los Angeles Visitor Center through the Los Angeles Tourism and Convention Board, we are here to help plan your day from transportation, hotels, restaurants and activities. If you want to make San Pedro your home, our members offer a wide variety of goods and services to help you enjoy our town to the fullest. Please enjoy this guide and the beautiful photos provided by the San Pedro Photographers Association. If you have any questions about how to spend your time here or need help connecting with the right people, places or businesses here in San Pedro, give us a call. Areas To Explore

Sun and comfortable temps are almost always in the San Pedro forecast. If you are beach-bound, check your favorite weather app for surf and sailing advisories. It’s easy to explore our rocky cliffs and follow seaside trails by foot or car. We’ve included stopping spots in each area for military and Port of Los Angeles history, public art, and places for food and drink. LOS ANGELES HARBOR LIGHT - ANGELS GATE At the tip of a 2-mile long breakwater, the 73-foot Angels Gate San Pedro’s lighthouse welcomes local sailors and global container ships. The best ways to see this steel-framed and cast iron decorated tower are by the telescope turnout on South Gaffey Street near 36th Street, and from the Cabrillo Beach pier. It’s been called the Los Angeles Harbor Light since 1914, but locals refer to it as “Angels Gate.” Both Point Fermin Park (sea cliff side) and Angels Gate Park (hilltop) offer spectacular cliffside views of Catalina Island, world-bound cruise and container ships, and SoCal yachters. Bring your picnic lunch and a basketball for a pick-up game near the Korean Bell of Friendship.

You’ll see ships headed in and out of the harbor, and windsurfers suiting up for an expertlevel experience. Strong westerly winds inspired its name: “Hurricane Gulch,” It’s also a good place to meditate—or dig in the sand.

WHITE POINT/ROYAL PALMS This area was separated from the Point Fermin/ Angels Gate area by a 2011 cliffside collapse, which took out a portion of Paseo Del Mar Road. You can still hike between Point Fermin and White Point, where the Palos Verdes Land Conservancy maintains hiking trails and a nature center. The sunrises and sunsets here are inspiring. The Nature Preserve hike includes exploring old military bunkers. It’s a sunny spot, so slather on sunscreen and don a hat!

VISITOR’S GUIDE

Downtown Restaurant Scene

Italian, Mediterranean, French, Mexican: From a chorizo burrito breakfast to fresh seafood, San Pedro’s food scene features casual and fine dining, including a growing number of spots earning LA Eater status and Curbed LA mention.

La Buvette Wine Bistro (right) 335 W 7th Street Labuvettebistro.com One restaurant owner with a passion for surfing sees the wave of the future for San Pedro. A spring 2019 opening for rustic French La Buvette Bistro and Wine Bar at 335 W. 7th Street in San Pedro is a dream coming true for French-born sommelier Thomas Compagnon. As a sommelier, Compagnon aims to bring a casual, yet sophisticated pairing of wine and food to San Pedro. “I truly believe there’s a perfect bottle of wine for every occasion,” he said. “The choice is often dictated by the food it is paired with, but the experience is also influenced by your surroundings … most of all, by your company.” La Buvette is patterned after casual dining places known in Lyon, France, as “bouchons.” Born, raised, and trained in Lyon, France, Compagnon worked nearly 19 years at Trump National Golf Club in Rancho Palos Verdes, has lived in Redondo Beach, and since 2017, in San Pedro. Finding this location also took time. Compagnon followed leads from fellow surfers, his customers, and San Pedro friends. After looking throughout the South Bay, he picked a cozy spot with seating for 49 at 335 W. 7th Street. It’s on the same block as the established Whale & Ale British restaurant and the also new Sebastian’s Mediterranean—and around the corner from Little Fish Theatre. The menu includes French comfort foods such as “Mussels Mariniere” and potato au gratin. Renovations include an all-new kitchen, located behind the cozy bar. Owning his own restaurant was a topic on their first date five years ago for his now-wife, Loni Compagnon. They collected their rustic décor over time, including lighting, mirrors, and a version of the commercial espresso machine Thomas trained on years ago, a burgundytrimmed Astoria “La Perla,” which is centered at the restaurant’s bar. Loni refinished each table chair in a soft antique blue. Their attention to detail extends to the menu-including illustrations by Thomas’ brother Pierre. The restaurant features a stunning interior wall mural by local artist Kazka McCray, which depicts the south of France, with a Palos Verdes twist: A peacock. Most of all, Compagnon aims to bring an international feel to a universal experience: “I want others to experience all the wonderful things that wine and food have to offer when paired together. I can’t wait to meet other wine and food enthusiasts,” he said. Note: La Buvette Wine Bistro is not affiliated with “Buvette Gastrotheque” in the West Village, NYC, or any other “Buvette” or “La Buvette.”

VISITOR’S GUIDE Your Choices You can’t go wrong with either restaurant, so your choice may boil down to which restaurant’s signature meal calls out to you: The Crusty Crab Shell Shocker with Alaskan Snow Crab legs, shell-on shrimp, littleneck clams, corn and potatoes or the Fish Market’s World Famous Shrimp Tray. History In 2018, the San Pedro Fish Market sold over 220 tons of fish. They also serve more than 30,000 pounds of fresh Maine lobsters each year. The San Pedro Fish Market began as Vista Seafood in 1956 when Mackey Ungaro opened the restaurant with his son, Henry, and nephew, Tommy Amalfitano, in charge of operations. In 1959 they moved waterfront in to what was called Norm’s Landing. Their new restaurant, The San Pedro Fish Market and Restaurant, opened in 1982 at its present location, with seating for nearly 400. In 2016, they launched the award-winning reality-TV series, Kings of Fish, now in its 6th season.

San Pedro Arts and Culture SAN PEDRO ARTS & CULTURAL DISTRICT From galleries at the LA Waterfront to artist studios overlooking the harbor at Angels Gate, it’s easy to enjoy all kinds of art in San Pedro. In 2017, San Pedro’s historic Arts & Cultural District was named one of only 14 inaugural California Cultural Districts throughout the state. In yet another pinnacle of commitment to the arts, artist Julie Bender in 2019 was completing a spectacular welcome from our community in the form of a 200foot-long community-crafted mosaic on 25th Street. Located about midway between Western Avenue and Gaffey Street. Hundreds of volunteers logged more than 15,000 hours crafting the mosaics tiles, applying them to a preexisting retaining wall on 25th Street. The mural is crafted with handmade, hand-lettered mosaic tiles; historic ephemera shells; and delightful attention to detail. As intended, mosaic whales, mermaids, gulls’ homes, and cultural touchpoints form a welcoming tableau for San Pedro visitors. With support from the San Pedro Waterfront Arts District, community volunteers learned how to mold clay into mosaic tiles and glaze starting in 2017. The first pieces were adhered to the wall in April 2018. By September 2018, more than 15,000 community hours had helped bring the design to shape. Grouting the work took months in 2019. COMMUNITY GUIDE

LIVING IN SAN PEDRO The San Pedro real estate market has wide appeal to a variety of tastes and lifestyles. Being 30 minutes from LAX, so close to public beaches and having a strong culture and art community, makes San Pedro a unique value to people looking to live here. Coastal homes overlook the ocean; marinas host more than 700 boat slips, and LA Waterfront homes in Historic Downtown San Pedro view the harbor-based workings of one of the world’s largest international ports of trade and tourism. More Amenities Attract More LA Waterfront Residents As the LA Waterfront offers more public attractions, living in Central San Pedro’s historic downtown becomes more attractive. That’s likely why nearly 3,000 rental units and townhomes are under construction or in development. The Light Artists Love Maybe it is the abundant sunshine or the changing light on the peninsula’s harbor and coastal waterfronts, but San Pedro attracts world-class artists, according to Linda Grimes, Director of the San Pedro Waterfront Arts District. “We don’t know what it is about this place, but it does foment creativity.” San Pedro is home to over 90 visual artists, as well as 3 performing arts venues, art galleries and restaurants. The Arts District is anchored by the Warner Grand Theatre, a 1,500-seat historic Art Deco movie palace, the Little Fish Theatre, presenting repertory theater in a converted garage, the Grand Annex, and the Loft Studios, a threestory warehouse where fine artists work. The Arts District’s streets are lined with artists’ live/workspaces and each month they open their doors to the FirstThursday ArtWalk, in operation since 1997. In 2017, San Pedro was designated as one of 14 California Cultural Districts by the Sacramento-based California Arts Council. Learn more at sanpedrowaterfrontartsdistrict.com. Homes with a Wide Range of Prices There’s an art to finding a home in Los Angeles and San Pedro has much to offer, according to Lee Williams, Chairman of the San Pedro Board of Directors and Realtor at Keller Williams Palos Verdes Realty. According to him, median home prices com-

pare favorably with the greater Los Angeles region. In 2018, twice as many homes sold for less than $350,00 than those that sold for over $1 million. And of those homes 100 sold in the Central San Pedro neighborhoods for under $400,000. Renters enjoy living a short distance to the heart of the LA Harbor and the Historic Downtown, where developers are concentrating on both apartment units to rent and homes to purchase at various income levels. Many of these construction projects will offer space for new restaurants and commercial spaces to add more to see, do and enjoy in these neighborhoods. Apartments Overlooking the LA Waterfront Rising also is the LA Waterfront skyline. In early 2020, a 7-story, 375-unit apartment building with first floor shopping at 550 W 5th and Palos Verdes Street, will open in front of The Vue, a 16-story high-rise apartment building with 318 units that opened in 2008. At least a half-dozen more high-profile, mixed-use dwellings are in the city planning process, including a hotel adjacent to the Warner Grand in the historic downtown.

SAN PEDRO PUBLIC MARKET In a series of big, bold investments in San Pedro, the San Pedro Public Market may be the biggest, boldest, yet. Construction is set to start in 2020 for a $150 million redevelopment of 42-acres facing the LA Harbor Waterfront between our historic downtown and the Cabrillo Way Marina, and The San Pedro Public Market. The project has a world-class feel with local commitment: San Pedro’s Jericho Development has partnered with Southern California developer, The Ratkovich Company, in a multi-year, community-engaged design effort. The plan, depicted on this page, is to build an all-new waterfront entertainment, shopping and restaurant venue. With careful, yet playful attention to design and outdoor amenities, the San Pedro Public Market aims to become the center of the hearts and lives of San Pedro’s residents and visitors. The San Pedro Public Market first phase will open in 2021. Several San Pedro businesses are looking to expand or relocate at the San Pedro Public Market. Also in the works is an outdoor waterfront concert venue by Nederlander Concerts that will seat 6,000 people and a mile-long waterfront promenade will connect to the LA Cruise Terminal Promenade. Visitors will enjoy outdoor dining and entertainment, numerous food and shopping options, all in a child and pet-friendly atmosphere. View sanpedropublicmarket.com.

COMMUNITY GUIDE THE PORT OF LOS ANGELES AS ECONOMIC DRIVER The Port of Los Angeles is this seaport’s largest landlord, with more than 300 leaseholders covering 7500 acres of land and water. San Pedro Chamber Board Member Michael J. Galvin, director of waterfront and commercial real estate at the Port of Los Angeles, is working a community-vetted, phased plan to develop our waterfront sensibly and sustainably. Building a Town Square With the Cabrillo Way Marina completed in 2011, redevelopment for the new San Pedro Public Market on the LA Waterfront underway, and 2019 construction of a new Town Square in front of the Maritime Museum, Galvin is proceeding with the port’s simple, yet ambitious plan: Built, Activate, and Attract. From the helicopter view, Galvin describes the Port as “a really big ecosystem,” which he explained includes “extreme amounts of economic opportunity for the region, state, and country.” Within the ecosystem, the Port of Los Angeles relies on public and private partnerships, such as the San Pedro Public Market developers; AltaSea, a marine education nonprofit; and attractions, such as the expanding options for outdoor music venues and a 2mile waterfront promenade, to feed the infrastructure being developed. Larger Cruise Ships Galvin said the Port is next looking to accommodate more, larger cruise ships at Berth 46, which will bring more visitors to the San Pedro Public Market, historic downtown harbor, and marinas. In addition, they expect

to review proposals for complimentary business development in the land between the San Pedro Public Market and the Cabrillo Marina. On the horizon, with no clear timeline, are plans to develop historic Warehouse 1, located near AltaSea on Signal Street. Because of the building’s historic designation, Galvin described the complexity and expense of an historic renovation on balance with the business opportunity. He sees potential for a hotel, creative offices, and a world-renowned art exhibit in the mix. “It depends on the developer,” he said. “This is a really unique piece of property around the edge of San Pedro.” $1 Million per Cruise Ship Welcoming more ships, shopping, and restaurants are aimed to capture some of the estimated $1 million gen-

COMMUNITY GUIDE erated for our community with each ship’s call at the Port of Los Angeles. Those visitor dollars often filter out to Long Beach and Downtown Los Angeles, but community leaders in San Pedro believe they can earn some of it with a great LA Waterfront experience. The Role of Education, Nonprofits, and Social Services As each element of the plan activates, The Port of Los Angeles envisions partnerships developing with other San Pedro community leaders. Galvin describes demand for public boat docks, water activities, more restaurants, and outdoor event spaces.

LA FLEET WEEK Friday, August 30 to Monday, September 2019 Centered on Harbor Boulevard, extending throughout San Pedro LAfleetweek.com Record-breaking crowds topped the 250,000 mark at the 3rd annual LA Fleet Week over Labor Day weekend in 2018. What centers on timed-ticket public ship tours of active Naval ships is experience-packed through the weekend with fireboat welcomes; top-name concerts in front of the Battleship IOWA; “Galley Wars,” cook-offs featuring top chefs; and fireworks. “It’s a game-changer for San Pedro,” according to Jonathan Williams, a co-leader of the Los Angeles Fleet Week Foundation with Arley Baker Port of Los Angeles senior director of communications for the Port of Los

Angeles. Williams is also President and CEO at the Pacific Battleship Center-Battleship IOWA. LA Fleet Week is organized by the LA Fleet Week Foundation and presented in partnership with the Port of Los Angeles and the City of Los Angeles.

MAKING YOUR BOAT YOUR HOME AT CABRILLO WAY MARINA You can also live on the water in San Pedro. Life at the 700-slip Cabrillo Way Marina will give you walking access to spectacular sunrises, as well as access to the newest and best offerings of the San Pedro, Los Angeles community. This 700-slip, 87-acre marina at the West Channel/Cabrillo Beach Recreational Complex earned a 2018 Boaters Choice Award by marinas.com. The award recognized marinas that consistently provide an excellent year-round home for the boating community. The $147.6 million marina was completed in 2011. It was built by the Port of Los Angeles and is operated by Westrec Marinas. Next: Proposals were in review in 2019 to add commercial development in two adjacent landside parcels, aimed to link walkable services and daily life at the marina to the San Pedro Public Market and along the LA Harbor Waterfront Promenade.

The entire San Pedro community benefits from a pair of highly-respected medical centers: Providence Little Company of Mary San Pedro Medical Center and the Kaiser Permanente South Bay Medical Center. They too benefit from services provided by The Harbor Community Clinic. Because they provide comprehensive primary and preventative care to the medically underserved, the Harbor Clinic frees up emergency services at our local hospitals, better managing our community’s overall health care costs. Since 1970, the Federally funded Harbor Community Clinic has provided affordable, accessible primary health care to children, those in public housing, homeless persons, agricultural workers and veterans. Now they are expanding. “We work with local hospitals,” explained Tamra King, CEO of the Harbor Community Clinic. “We are very much serving the community. We try not to have the community going to the emergency room for things we can treat here. Our hospitals are healthier, because they are not treating the people we can.”

COMMUNITY GUIDE When 8,000 square feet of new offices open in late 2019 at the corner of 5th and Pacific streets, the Harbor Community Clinic will have six family dental operatories that will accept Medi-Cal patients, 9 medical exam rooms, one mental health room, and one respiratory observation room. The expansion this year will triple space for pediatric services, add pediatric behavioral health, and allow staff to serve others during lengthy treatments, such as a 45-minute nebulizer treatment for asthma conditions. Also in 2019, Providence Little Company of Marry Medical will start construction to double its emergency room capacity to 28 fully equipped private treatment rooms, and expand the emergency department with a total 60 percent more space for patients, including a new, outdoor waiting space. The project is expected to be complete in 2021. continued on page 36

LAFD Fire Boat Station 444 S Harbor Boulevard, San Pedro CA 90731 You’ll want to see the LA Fireboat 2 at the portside station, named the Warner L. Lawrence. This powerful boat is designed with the hull of a tug boat, and it’s more powerful than most tugboats worldwide. Law Enforcement San Pedro has many types of police service. If you need help, you’ll likely want officers from the City of Los Angeles Police Department Harbor Division. COVER STORY

Eyes On San Pedro

This issue of the San Pedro Visitor and Community Guide features dozens of photos contributed by members of the newly formed San Pedro Photographers’ Association. Led by Lisa Medina-Guthman, members generously contributed photos to help us illustrate the life and livelihoods of our community. The group launched in a time-honored way: At the November 2018 1st Thursdays Art Walk in Historic Downtown San Pedro. In January, they group moved to a gallery and event space at the Arches on 6th building, 430 W. 6th Street, generously provided by Marymount California University. Many people live good lives in San Pedro — they are close to nature and commerce, they honor their shipping and military history, and they are educating our children and youth for a new economy – an economy far different from the fishing and shipping past that brought so many families here in the 1800 and 1900s. John Mattera, Photography Editor John’s shot of the Korean Bell was our 2018-2019 cover. He’s also the photographer for San Pedro Today magazine. John is sharing the limelight in this year’s issue with other San Pedro photographers, amateur and professional. From 2014-2018 he was named “South Bay’s Best” in the Daily Breeze Annual Readers Choice Awards. Johnmatteraphotography.com.

Lena Milos, Cover Photographer Lena lives near Point Fermin and captured our cover photo in two ways—we selected the traditional crop of her take on Cabrillo Beach, but we loved her view through rusted fencing as a realistic take on our port town shipping and military history. Lena began taking her photography seriously 3 years ago. About her work

Many people live good lives in San Pedro - they are close to nature and commerce, they honor their shipping and military history, and they are educating our children and youth for a new economy. she says, “Sunset is my favorite color because it’s not a single color, but a rainbow of colors changing every second.” The ever-changing view helps her “put in perspective what truly matters in life.” Follow her on Instagram @LenaMilos. Lisa Medina-Guthman, Photography Leader Lisa gathered most of these photographers and invited them to submit photos to this year’s guide. She’s been inspired by the group she created, and is developing her camera skills with gratitude for the beauty of this community and its people. We picked

a couple of Lisa’s photos too. Follow The San Pedro Photographer’s Association on Instagram @sanpedrophotographers. We received hundreds of submissions this year from more than two dozen amateur and professional photographers. A-Z, here are the those whose work we thought best tells our story of visiting or living in San Pedro. We hope you love their work. • John Cameron • Miguel Elliot • Gary Florin • Arturo Garcia-Ayala • Sara Gasperov • Dianne Gowder • Lisa Greget • Valerie Smith-Griffin • Taso Papadakis • Vince Pirozzi • Mark Radmilovich If you have captured an element of what you love about San Pedro in a hi-resolution photograph, please share it for future publication by sending it to the San Pedro Chamber of Commerce.
