A New Voice It is my great pleasure to introduce the first edition of the Manhattan Beach Business Journal, a new quarterly publication for the Chamber. The goal of this venture is to ensure continual dialogue and education around major economic issues impacting the community of Manhattan Beach. The Manhattan Beach Chamber is eager to engage all residents, business owners, visitors, and all others with vested interests in this wonderful community. Through the years, members of the community have gotten involved when there were issues of particular interest to them, but may not have been aware of other issues which have had broad impacts on Manhattan Beach. Zoning issues, polystyrene bans, and use permits may not be sexy but they can have far reaching impacts not only on businesses, but the types of services and tax generation the city can attract. Having an open dialogue surrounding these issues can be difficult if many in the community do not know they are even taking place. Developing a clear and all-encompassing knowledge base requires many channels to be utilized. The quarterly business journal will serve as one additional resource to get information into the hands of our residents. Over the past couple of years, the Manhattan Beach Chamber has brought online many communication channels and is continually searching for additional opportunities to have a strong discourse. As a complement to the community website, an aggressive editorial agenda, Manhattan Beach Chamber App, MB360 our local weekly radio show, and the coming community kiosk, the business journal can offer that one additional way of reaching people. You will see future editions focusing on city planning, economic development, highlights on specific business sectors, and an opportunity to get to know some local business leaders in a much more intimate way. s we look into the future it is important to understand the past of the great City of Manhattan Beach. The concentration seems to focus on stopping the evolution into the future, but what is not often taken into account is how the past has brought us here. What started as a sleepy beach community has grown into a thriving beach city. Some of this happened organically and some occurred through strategic planning. Taking time to understand what the past has in common with the future can allow us to build on previous successes and hopefully sidestep mistakes of the past.

If you were to have walked through Manhattan Beach in 1960, the landscape would have looked different and the community would have had a different feel. Gone are the oil fields that made up Sepulveda, the downtown gas station, pharmacy and movie theatre. Today Sepulveda serves as a regional commerce draw with a mall, hotels and local shopping needs in place of the fields of yesteryear. Downtown, while still quaint and relaxing, has seen the move to being known as one of the culinary capitals of Los Angeles and a place to find unique

boutique shopping experiences. Over the years, leadership of the city and residents have worked closely to vet the Metlox redevelopment, utilization of the former Chevron and Northrop sites and built a vision of where they wanted to live. Currently the City of Manhattan Beach has a budget of $56 million annually to provide services and operate, compared to less than half of that a few years ago. How does one plan for what will certainly be another doubling of resources needed down the road?

By the year 2020 is it possible the City will need nearly $70 million annually to meet the demands of its citizens? Now is the time to prepare for tomorrow to ensure that we not only have the necessary resources, but that Manhattan Beach looks like the city we envision. There is no way any one group can completely expect to get everything they want, but they should not walk away feeling they were not part of the process. Two major issues we face today that will forever alter the landscape of Manhattan Beach are the Manhattan Village Redevelopment and the planning for downtown. There are a lot of very strong opinions on both sides of each issue and in the end this community has the opportunity to not only find common ground, but leave a legacy behind. Legacies are a fickle thing as history will tell us. You could have the legacy of whomever was at the wheel when our namesake watched as Manhattan, New York, fell into decay during the late 1970s and early 1980s. On the flip side you could have the legacy of our forefathers in the 1980s and 1990s here in Manhattan Beach who oversaw some of the most intense landscape changes this community has seen since Daniel Freeman and George Peck first moved here. In the Manhattan Village Shopping Center we have a resource we need to be careful not to forget and just how valuable it is to our community. The corner of Sepulveda and Rosecrans generates nearly one-third of the City’s sales tax, but is also facing a rapidly changing competitive landscape. With other communities around us aggressively courting major competitors with shiny new facilities, it is hard to keep pace.

Yes, we have won the battle and are fortunate to have Apple, who generates a large amount of sales tax on its own, but have lost the battle on many others. As a community we may not be able to hand pick the stores which go into the Village, but we can give them a solid package to propose to our favorites. Leaving the mall as-is really is not an option as you have heard many experts say, seen in other communities and understand at the core. As our family’s demands grow, so do many of the houses we live in, the cars we buy and resources we require. So too has been the case with many of the shopping centers in the South Bay. As the communities have grown, become more affluent and demand new services, they have had to change. El Segundo is a perfect example as it was not too long ago that nothing stood at the opposing corner, but today Plaza El Segundo is present with the imminent addition of the Point. Not only will the residents benefit with tremendous shopping options they are demanding, but they will also gain all of the tax revenue from surrounding communities. Two other malls that stood still in surrounding communities were the Hawthorne Mall and Del Amo Plaza. For the uninitiated, Hawthorne Mall stands as a vacant reminder of what happens when we delay and do not evolve with the times. Del Amo Plaza has now had to invest hundreds of millions of dollars to try and regain the glory of the past. The quaint downtown of our community is going through its share of growing pains, with many groups interested in defining what it will become. While downtown goes to the very heart of Manhattan Beach, the Rosecrans and Sepulve-

da corridor serve as the major tax generator. Ensuring we maintain the look and feel of our treasured beach community is important while also providing the services our residents and guests demand. Some cities, such as Seal Beach, will tell you there is no need for any national brands. Others, like Dana Point, speak to how the right mix of known names and unique experiences build an unparalleled environment. From a civic planning standpoint there is no one-size-fits-all answer. Many people love having the juxtaposition of Starbucks across from the hometown favorite Kettle. Two other issues loom on the horizon for the community: what to do with zoning and appearance moving forward. In a perfect world there would be enough space for every business type to fit on the same street. The reality is what makes downtown so quaint and amazing also limits its ability to accommodate all of the shop-

ping needs, services and other uses. Residents need to be part of the solution as we move forward and share what is essential to them downtown, where it can best fit, and what that means for the others. Do we want wider sidewalks, more parking, different façades, better lighting? The list goes on. While finances and geography may dictate what of that list is possible, what are we willing to say is the priority? While none of us know today what tomorrow will bring, tomorrow will indeed bring something different than today. Getting involved and speaking one’s mind is the only way to ensure your voice is heard. In the long run, the residents, business owners and city leaders will make some difficult choices. Let’s ensure we take the time to get informed on the specifics and not be complacent in asking the tough questions. We look forward to seeing what the year 2020 and the ones beyond hold in store for us.

tarting off his career in Seattle, Washington, Jim Schlager decided to merge his successful wealth management brand, Financial Security Group with Moss Adams. Soon after, he ventured down south to the tranquil shores of Manhattan Beach, California. He works closely with business owners in crafting the steps toward transition from active management to successful financial independence, and works with individuals and families to create plans that give context to the financial decisions and investments they make. Here are a few insights from Jim on his profession, doing business in Manhattan Beach and what makes him stand out.

How did you get started in your profession? I owe my career to my father, who taught me the art of managing finances. He helped me get my first paper route in my early teens, and made sure I always worked throughout my school years. This taught me the importance of discipline and responsibility and helped me learn how to manage the money I earned from an early age. In large part, what I learned then—“It’s not what you make but what you keep”—carried me into a career as a financial advisor in my 20s.

Why did you choose Manhattan Beach as a place to build your business? This is a closely knit community and a melting pot of highly successful, like-minded families with similar goals who not only work hard but also want to live a balanced life with our kids. I think there’s no better place than Manhattan Beach to do this. My family was already actively involved in this community for years, and I began to see a big gap between the wealth management services local families and business owners were receiving compared with what my company, Moss Adams Wealth Advisors, provides to our clients. Opening an office here, where I live and am actively involved, was a natural next step to provide families and business owners with truly comprehensive wealth management, which I believe they need and deserve.

Perhaps this could be an ongoing innovation committee, supported by the city, that would report to the City Council.

How did you engage the community when you first started? I first wanted to know how this community worked, so I became involved in Leadership Manhattan Beach, and through that great experience I was appointed to be a city planning commissioner. Subsequently, as our children got older, I began coaching their sports teams and leading YMCA Adventure Guide groups. By serving our community, I gained a better understanding of what really mattered most to the families who live here.

What makes you stand out from similar businesses? INSIGHTS: The Retail Site Selection Process

As communities have grown, the retail opportunities for available space are certainly less than they were in previous decades, with the post-recession flight to quality attitude by most retailers making it even more of a challenge to find good sites to open stores. With the competition for good sites, the site selection for a store or restaurant is the most critical strategic decision a retailer has to make. Because location plays such a significant role in the ultimate success and profitability of a store, retailers evaluate many variables and potential sites before making a final decision. The National Retail Federation in a past report identified four insights on the retail location process, which can help a community position themselves for retail success by knowing how a retailer thinks. 14

INSIGHT #1 Site Selection Is an Elimination Procedure An average of ten sites is analyzed for every one selected. The initial screening process is normally based on market potential such as consumer buying power. A retailer will define trade areas within a community and identify a community’s generators such as big box stores, malls, downtown areas, tourist attractions, etc. A retailer will make reference to locations of its competitors. Traffic counts, workforce concentrations, transportation hubs and even drive-time analysis also factor into the process of elimination.

INSIGHT #2 Finding Sites with Growth Opportunities Is a Struggle Finding retail sites that capture all available traffic without product over saturation from competitor stores is difficult. Most rejections at this stage are due to lack of access or visibility because a retailer will determine they cannot compete. A retailer will also gauge the daytime and nighttime lifestyle characteristics of a community trade area for growth potential. Restaurants in particular rely heavily on daytime population concentrations as a predictor of success. Manhattan Beach Chamber

INSIGHT #3 Speed to Market Is Critical The countdown clock for time to market starts when a property is acquired or a lease is executed and ends when the store opens for business. Any time shaved off the process goes directly to the bottom line. One company reported that the costs saved by cutting 15 months from the permitting process paid for the new store’s construction. When you add up the time required to select a site (typically 6-12 months) and prepare it for business, the investment of time and dollars for retailers can be substantial.

INSIGHT #4 Site Economics Is Everything Site economics refers to the ability of a store at a given location to support the costs of land, building or rent, equipment and inventory, and to provide an acceptable profit and return on investment. Retailers calculate an ROI, factoring in their company-specific hurdle rate, to compare sites under consideration. At this stage in the process, specific locations are either given a green light to proceed, designated for more analysis and negotiations, or eliminated from consideration. Local Businesses to be Honored at 2nd Annual

“Best of Manhattan”Awards This October we will join together to honor and celebrate the exceptional businesses that make up the Manhattan Beach community in what is known as the Best of Manhattan awards celebration. As the second annual event kicks off, we want to take a minute to look into the past and reasons for establishing such an event while looking on toward the future and what’s to come. The Best of Manhattan event didn’t just appear one day. No, it took many ideas, thoughts and volunteers to make it an astounding event that will continue on for years to come. The beginning of the planning process came about when the Chamber realized we no longer needed to have a dinner celebration to honor ourselves. We had a better thought – let’s throw a bigger event to honor the notable businesses and their achievements in this city! That’s what the Chamber is all about, isn’t it? It’s about the businesses within the community we all know and love. And so the planning processes for this first ever event began. Last year’s inaugural event was highly attended by not only the admirable list of nominees, but also the community as a whole to show their support. The sold-out event proved to the Chamber that we needed to continue to provide a forum that recognized the businesses that make up Manhattan Beach. This year will mark the second annual event honoring 16

businesses in award categories such as the E.C.O. (Environmentally Conscious Organization) Award; the Home Sweet Home Award celebrating local banking and real estate agents; Shop MB Award recognizing local retail businesses; Small and Mighty Award given to a small business with a lot of community involvement; Affair to Remember highlighting the event to attend in the community; the Pay it Forward Award which recognizes businesses with a proven record of exceptional generosity; and the Top Chef MB Award that celebrates one of our many outstanding chefs in Manhattan Beach. Aside from these seven awards, two awards will stay the same throughout the years. Those awards will be The Best of Manhattan Award which distinguishes the very best of the community and the Bob Meistrell Local Legend Award that recognizes an individual for a lifetime of work to improve the community. The Best of Manhattan awards ceremony will be hosted at the Manhattan Beach Marriott at 1400 Parkview Avenue on October 2, 2014 from 6 to 9pm.
