Real Estate Tax Concerns:

Real estate tax law is constantly changing. I have compiled many of the most relevant information concerning taxes that affect real estate in Florida.

These include” Federal Taxes Florida State Taxes Local Taxes Recording Fees Tax Portability: While the collapse of housing market has significantly reduced the benefit of the tax portability, if you have owned your home for a long time (a decade or more) you could still recognize significant benefit.

Homestead Exemption Every person who owns and resides on real property in Florida on January 1 and makes the property their permanent residence is eligible to receive a homestead exemption up to $50,000. The first $25,000 applies to all property taxes, including school district taxes. The additional exemption up to $25,000, applies to the assessed value between $50,000 and $75,000 and only to nonschool taxes.

Real Estate Valuation Regulations:

The real estate appraisal industry is subject to federal and state regulations. In an effort to keep up with the regulations and provide a centralized source, we provide this resource. The Treasury Department publishes the Federal Register. What is important for the appraisal industry are the new Appraisal Management Regulations and in particular the “Customary and Reasonable Fee” discussion.
