elcome to the new issue of 150E58 | The Magazine of the Architects and Designers Building. Inside, as always, we celebrate great design, beautiful spaces, and inspirational ideas that push the design and architecture envelope. What could be more inspiring than the exotic
architecture of Zaha Hadid’s 1000 Museum, a building that makes us dream of a tropical getaway. The pool atrium graces our cover, and is part of a story on spas, pools, and gyms—spaces that feel even more important now. We visited an apartment in UN Plaza by designer Leyden Lewis that makes creative use of modular walls and iconic New York views. We were awed by the revitalization of TriBeCa’s 108 Leonard which has us immersed in the history of the McKim, Mead & White building, now reinvented by designer Jeffrey Beers and the Elad Group. In Shop Talk, we asked three designers to visit the building— Alan Tanksley, Frida Kamau, and Daun Curry—and we love looking at their favorites through new eyes. In Miami, an indoor-outdoor home hits all the right notes, and in keeping with the tropical theme, we explore the islands inside our own homes—no airfare required. Closing out the issue, Anishka Clarke and Niya Bascom, the creative team behind Ishka Designs, share their inspirations and their creative process. Our showrooms continue to change and adapt to these challenging times, even as they launch new collections and make sure their clients can still be inspired by great design, while keeping safe and healthy. A
t the end of World War II, brothers Valter and Elvino Scavolini received a small loan from the Italian government to start a design company in their hometown of Pesaro, and it was only natural to focus on the spiritual lifeline of Italian culture: la cucina. Since those early days, Scavolini has become the godfather of modern kitchen manufacturing. Ten years ago, when they decided to expand to the United States, they found an audience hungry for modern design. “For the way we live in Italy, cooking is key in our lives and eating is a sacred ritual,” says Daniele Busca, the New York City Showroom Manager and Creative Director. “The kitchen is really the heart of the house. The tradition is to have the table in the kitchen and set it for breakfast, lunch, and dinner. It is a sanctuary where the family gets together to eat, drink, fight. We live everyday life in the kitchen.” Quickly earning a stellar reputation for reliable, functional and sleek kitchen cabinetry, the modest business blossomed into one of Italy’s largest kitchen manufacturers, with an eye toward innovation and design, a mind for expansion, and a heart filled with nostalgia.

“They were really ahead of their time, not only with production, but how they keep the impact as low as possible on the environment,” says Busca. “This started more than 20 years ago, before anyone was thinking this way.” Entering the American market was a natural next step to cement Scavolini’s burgeoning international presence, says Busca, and while they were met with immediate success, they also realized that “geography has a big impact on the way we live” and to master the American kitchen they needed to adapt to the American culture. “The company understood that to be successful in the US, they needed to develop more customizations,” says Busca. “And right now, we have an entire department dedicated to customizing our products.” And they were right: Scavolini’s modular components in a wide range of styles were an instant hit for American consumers looking for options. “Americans like the one stop shop. They were asking, why don’t we have bathrooms, or they were saying ‘Oh, I like this style, can I do this for the closet?’” explains Busca. And from there, the bathroom line was born, with the American market in mind. The closet collection followed a few years later.
“We launched the first collection called Fluida, and it is meant to be customized, so you can cover any need in any home,” says Busca. “It can be designed according to the space and customized the way you like it—a flexible, fluid system, which is why we called it Fluida.” For consumers that are tight on space or minimalists at heart, Scavolini’s BoxLife line in collaboration with Rainlight, launched in 2018, was a dream come true. This customizable storage collection is a system of containers that can conceal a kitchen, bed, or office behind modular panels. “Now with the idea of working from home, there’s a lot of demand for having an office space in the house, and a great thing about BoxLife is that when you’re done, you close the doors and you don’t see anything,” says Busca. And now with the home performing many functions, having an office that can be out of sight during the evening is within reach, because “no matter what the size of the home is, it can fit the space, it’s perfect for what we need in these times.” Busca says. “The home is the new sanctuary. It’s always been like that, but now there is a new, deeper meaning to it.” ■

Gym Space, designed by Mattia Pareschi for Scavolini, incorporates a wall-mounted exercise system into the bath, combining physical well-being with personal grooming. Gymnastic wall bars form the base, which can be personalized with accessories such as weight benches, training bands, and TRX systems, and can also hold bath accessories such as lights, soap dishes, storage elements, and mirrors.
The Chessleton surface-mounted shower by Drummonds is inspired by Art Deco design, and its sleek profile makes a dramatic statement in the bath. It features an overhead rose showerhead and a handshower, and the exposed pipework allows each to be used simultaneously. It is precision-cast in solid brass, is available in a range of finishes, and can be customized with any of Drummonds’ classic shower heads.

rchitect David Montalba designed his California home to be open and airy, with interconnected spaces. “We enjoy being connected to the (kitchen) space. We like to be close together,” the architect says. “Simplicity is hard to achieve. Having a kitchen that looks this simple, but has everything you need is really rewarding.” The kitchen is complete with a Gaggenau oven, warming drawers, and wine climate cabinet. The family’s favorite feature? Montalba says, “The warming drawer! It is the most used. No one initially wanted it except for Amy, but it’s really practical. And those 24-inch ovens look small, but we cook Thanksgiving dinner in them. It’s designed thoughtfully so the backend is quite large. It looks like it’s driven only by aesthetics and then you realize it’s truly functional.”

I broil about half the time I cook but when you cook for two a full range oven seems like a waste of energy. This Wolf toaster oven from Sub-Zero/Wolf is a workhorse that would fit in a commercial kitchen or summer outpost.

The Art Deco Thames vanity basin from Drummonds is classic and timeless, and features exquisite marble panelling and a lower shelf, making it a beautiful and practical vanity for any setting. A
building is a living thing. It may not have a beating heart, but like any of us, it’s never the same from one decade to the next. In New York, the Jefferson Market Courthouse turned a page to become a branch of the New York Public Library and the old Astor Library on Lafayette Street got a second act as the The Public Theater. And countless commercial and industrial buildings have found new life as residential properties. One of the latest to undergo this metamorphosis is 108 Leonard in TriBeCa, a richly worked, Renaissance Revival beauty by McKim, Mead & White Completed in 1898 for the New York Life Insurance Company and long known as The Clock Tower Building for the massive foursided timepiece that topped it, the block-long structure is now a prime asset of the Elad Group, whose portfolio includes The Carlyle Residences in Los Angeles and 22 Central Park South. To revive the building and transform it into 150 luxury residences, Elad turned to veteran designer Jeffrey Beers, who had fashioned interiors for One West End, the
company’s condominium tower at Riverside Center on the Upper West Side. An avowed modernist — whose projects range from Manhattan’s 40/40 Club to the Fontainebleau Miami Beach — Beers did not so much surrender to the 19th-century essence of the building as harness its “romance and magic” to create interiors with a contemporary elegance that speaks eloquently to homeowners today. “I tend to gravitate toward tailored design and clean lines, which may seem counterintuitive to an ornate building like 108 Leonard, but it allowed me to form a unique emotional connection to the project and create a balanced juxtaposition between old and new,” shares Beers. “My parents were in the travel industry and I was fortunate enough from a very young age to visit iconic cities and historic, grand hotels across the continent. So, with 108 Leonard, it was a constant dialogue — how to honor the building’s history while simultaneously remaining fresh and modern.” In the scrupulously restored public spaces — all marble and Corinthian columns — Beers installed streamlined pieces in shades of gray and black. “Our philosophy was to create an impression from the moment you enter the building, which is similar to the way we approach hospitality design,” explains Beers. adbuilding.com

“We selected colors, textures, fabrics, and furnishings that complement the public spaces and create an appropriate preamble to the apartment interiors.” In the condos, where varying ceiling heights and a variety of window configurations add to the uniqueness of each unit, Beers blended Old World touches, such as chevron-patterned oak floors, with recessed lighting to illuminate art and open plan kitchens graced with Calacatta Vagli Marble. Says Beers, “We invested energy and time in balancing a modern and functional layout with decorative and traditional design details to create spaces that are conducive to modern living and entertaining.” New York designer Jarvis Wong, who worked on the revivification of the city’s Art Deco Walker Tower, was invited to execute three model apartments at 108 Leonard. “You can’t design in a vacuum and when I do a model apartment, I always have a narrative in mind, an idea of who lives there,” says Wong. “With a three bedroom, I imagined a family with a young child, professionals

who travel all over the world. For a smaller unit, I envisioned a single person with a sense of style who just got a good paying job in media.” That approach certainly dovetails with Elad’s expectations for the building. “TriBeCa stands as one of New York City’s most intact, authentic neighborhoods,” says Shalaiwah Alveranga, Senior Vice President of Marketing and Sales at Elad Group. “It attracts a broad cross-section of inhabitants ranging from art enthusiasts and young professionals to families, cosmopolitan emptynesters and native New Yorkers alike. Its deep roots can be seen in all of the surrounding businesses, from storied restaurants such as the Odeon, to the many galleries and shops that crisscross the area. With this vibrant neighborhood as a backdrop and our one-of-a-kind project offering classic details with a modern palette, we have given our buyers the opportunity to own something that is far from cookie cutter, a trait that is highly desirable, yet very uncommon in today’s new development marketplace.” ■

LEYDEN LEWIS GIVES A POSTMODERN APARTMENT A CONTEMPORARY NEW LIFE

t’s not often designers get to create a livable loggia in a postmodern building near the United Nations. “I was tasked with designing a space that would act as a container for their art,” says Leyden Lewis. A trained architect, artist, and interior designer, Lewis was far from intimidated, but to transform the space he first had to bring it into the 21st century. The 1,400-square-foot apartment was stuck in the 80s, with an aesthetic Lewis described as “peach hell.” While the clients, permanently based in Cape Town, South Africa, intended for the apartment to function as a pied-à-terre— they are big New York theater buffs—they wanted to feel at home with their art. “They have a very nostalgic view of SoHo in its art heyday so we echoed that feeling of living in a SoHo loft in the design,” says Lewis. Carpeted platforms and an outdated brown marble were immediately ripped out. The walls were painted white in almost all cases and the floors were outfitted with rustic, herringbone-patterned reclaimed oak. Lewis designed each wall to be able to hang art—closet doors in the main bedroom were even adjusted to slide, allowing for art to be hung there as well. In the living room, a sunny yellow Eames lounge chair and ottoman, a minimalist sofa, and sculptural wood stools set the stage. Atop one of the stools, a larger-than-life fruit bowl sculpture by the late Ana Mercedes Hoyos—a friend of the clients—draws the eye while a grouping of four of her works hang from the ceiling. Behind the sofa, watermelon paintings, also by Hoyos, cheekily emulate the artist’s

waxed bronze sculpture. Nearby, leading to both the kitchen and study, sits the dining room—an area Lewis describes as the “fulcrum of the apartment.” Philippe Starck chairs in a clay-like red act as a foil to the kitchen’s exterior volume—clad in a backpainted glass. Tall pocket doors blend into the space when closed but slide open to reveal the kitchen’s sleek modernity. “They wanted a kitchen that fluidly connected with the architecture of the space,” explains Lewis of the design. “The refinement, the quality of the cabinetry and interior fittings,” he adds, “really solidified the decision to use Poggenpohl.” Ingo Maurer Canned Light pendants add whimsy. The nearby study, outfitted with a clean-lined, custom-designed desk that features a retractable glass top, also exhibits Lewis’s sleight of hand skills. He created a recessed wall, hidden between the study and the dining room—the addition allows for a guest bedroom when needed and offers the clients a bit of privacy. Throughout the home, Lewis seamlessly integrated semi-recessed lighting, adding to the ambient, gallerylike space. In the main bedroom, the designer cleverly hid storage behind wall surfaces that slide apart— leaving Pieter Hugo’s four displayed photographs blissfully undisturbed. A built-in headboard provides additional storage and comes with night tables that retract for maximum space efficiency. As a trained architect, Lewis has a masterful touch when it comes to solving spatial issues and creating a cohesive architectural appeal—a talent that extends to all aspects of interiors. The clients agreed: they felt the end result was “better than anything they imagined.” ■

t first glance, it would seem that the modern masterpiece on Palm Island is a wonderfully surprising study in the attraction of opposites. Balancing the duality of the exterior’s strong, heavy industrial lines made of Vena Grigio stone with a warm and relaxing glamour interior, situated on a lush compound with tropical botanicals and thickets of palms, is a dizzying feat—and a true passion project for designers Osirys Mendez and Sabrina Vela. “We did everything from inception to completion,” says Mendez, the co-founder of design firm Mendez Vela, in collaboration with renowned architecture firm Choeff Levy Fischman, one of the early pioneers of modern architecture in Miami Beach in the ‘50s. “We sourced the land, and we bought all of the finishes. Everything from the drywall out, including architectural lighting, decorative lighting, all of the panels, kitchens, bars, appliances, bathrooms.” Mendez Vela had worked with the homeowner, a British expat, on a bachelor pad in the Mondrian Miami Beach, but now with a wife and
two small children, he was seeking “modern, but more warm with a tropical feeling” for his family, says Mendez, with a focus on easy entertaining and celebrating the island’s rich natural beauty. “Everything was designed around the views.” One of the home’s design hallmarks is the pairing of organic, earthy materials with ultra modern sophisticated finishes, accentuated with playful metallic touches. From the macro design decisions to the micro, the level of attention and detail is the same, where everything is carefully considered and nothing is superfluous. The home’s front facade is “a total wow moment” says Mendez, with a large-scale water feature cascading down the entire front wall. “The front door was a huge story because the large size was not approved at first,” explains Mendez, of the massive, solid mahogany 12 foot by six foot pivot door. “Miami Beach only permits doors to be nine feet or shorter because of hurricanes, but we wanted this 12foot door, so we needed to get special approval from the city.” Continuing the nature-as-art design theme, the atrium is the first of the home’s seven indoor/outdoor water features: a stunning and soothing still-water pebble-bottomed Zen pool, laced with a hopscotch pattern of sleek stone slabs to walk

across to approach the front door, illuminated with suspended overhead lighting. Entering the home, guests are welcomed with a sweeping vista of the bay that can be seen straight through the retractable wall-to-wall living room windows. The TV panels are swathed in a copper-finished custom lacquer that “feels interactive when the light hits it,” grounded with a neutral, beautifully patterned large-scale Italian Alabaster Bamboo tile. “We wanted to let the landscape and the views do the talking,” says Mendez. “The tiles look like slabs of onyx and they’re installed very tight, so the floor itself is very rich.” Separating the living area from the bar area are sets of wooden panel dividers that slide back to reveal a richly opulent black-and-gold custom bar made in Italy. Reminiscent of organ pipes, the bar’s long golden metal shapes offer a pop of Miami luxury, while the stools are one-piece cast brass to mimic an elongated, sexy leg, with illumination from the overhead pendant lights by Versace. The show-stopping floating staircase sits over another water feature with a fountain, and was one of the initial concepts of the project. “The owners didn’t want a lot of color, but to make it interesting, we covered the side wall in geometric panels and they look like mother of pearl,” says Vela, who also notes that each panel is numbered like an art installation piece. From the staircase, the bedroom suite spreads across the entire second level, with a fireplace dividing his and hers
master bathrooms and two massive walk-in closets by Ornare. “The owners wanted a calming atmosphere that would be well balanced with just the views,” explains Mendez, of the master bedroom’s neutral palette, which softens the home’s sharp edges and lines, while the bed boasts a custom, 11-foot high leather headboard. For his master bathroom, one of nine, the designers sought a “very stylish, minimalist, but with a touch of glamour” vibe. To achieve this look, they selected a swirling gray marble, Silver Wave by Antolini Italy, to envelop the walls but leaving expansive, floor to ceiling ocean views, along with a grounding dark, masculine Italian porcelain tile across the floor, with a floating vanity by Ornare. The master suite is outlined with a floating outdoor terrace with thick glass bannisters, and the home’s roof underbelly is wrapped in LEED-certified Timura wood. Underneath the stone terraces are the outdoor living areas, which were designed with “a lot of seating for entertaining and enhancing the reflections of the water” in mind, says Mendez. The bottom of the infinity-edge pool is fashioned from a white iridescent mosaic, which changes color when touched by sunlight to “reflect every color” and trickles down into organic river stones. A sunken cushion-lined seating area wraps around a firepit while the adjacent outdoor kitchen and dining area features Wolf appliances and custom cabinets by the designers were meticulously designed for perfect outdoor entertaining. ■

PERSONAL STYLE Anishka: Call me a cliche but less is definitely more for me. I prefer a spartan aesthetic that celebrates the architecture and materiality of space. Objects should serve a purpose and preferably a multifunctional one. Trends are not important, but old things or one-of-a-kind artisanal things feel right. If the architecture is great—wide open spaces, floor to ceiling windows and doors, and moveable walls—I am happy to not have much else Niya: I like my environments to be layered—infused with art, history, and culturally symbolic objects. I definitely lean towards minimal furnishings and aesthetics, but art and artisanal objects must have a place. TOP 3 White House, Jamaica: This large, ground-up beach front property utilized every skill set we had and at the same time, taught us a lot about location specificity, working with local trades and artisans, honoring authenticity, and respecting the environment. We developed a lot of furnishings for this project, all influenced by the location, some produced locally, others in Indonesia. TriBeCa, NYC: We designed quite a number of furnishings for this project, which were all produced in Brooklyn. We also sourced mostly US-based artisans and there are some overseas artisans in the home as well. We mixed in a few vintage pieces. We also designed the roof terrace and garden. Overall, the penthouse has a very serene vibe and is more aligned with our personal aesthetic. East Hamptons, NY: We love working with repeat clients. This country home and vacation rental property has floor to ceiling windows and doors throughout, so it was refreshing to design an environment that respects that indoor/outdoor connection. adbuilding.com

GLOBAL INSPIRATION Niya: People, location, art, travel, music, and style. Anishka: Location, materiality, nature, and travel. We are influenced by design and architectural genres, namely minimalism, brutalism, African art and architectural design, Japanese architecture and furniture design, Indonesian tropical modern, and Scandinavian furniture design. The last time we were in Tokyo we saw the Tadao Ando retrospective and we were blown away. Recently we learned of Bijoy Jain and we are moved by his work and approach, and we are also fans of David Adjaye. NEW BEGINNINGS We are working on two out of state projects, one is a new construction home in Colorado and the other an existing home in San Francisco. Very excited about these two, but of course with the pandemic still
a full-blown risk, site visits will have to be very limited to minimize potential exposure. Thankfully technology is mitigating the challenge that out of state projects present. Another interesting and inspirational project is for Ifetayo Cultural Arts Academy in Brooklyn, to be located in the Bedford Armory, which is itself undergoing a major renovation. STEP BY STEP All of our projects are comprehensive: entire home renovations, ground up construction, and sometimes commercial spaces. The very first thing we do once we’ve signed a client is an intake session. This allows us to explore the personality, lifestyle, brand, or business at a deep level in an effort to understand function, as well as give us concept direction. We use AutoCAD for plans, elevations, and 3D renderings. The design process is organic, and once what is in our head is on paper or screen, it continues to unfold in multiple variations until it feels right. Sometimes, not until the existing plans are drawn does the inspiration start to manifest itself. If we have the time or it is necessary, we use either Sketchbook and/or the Morpholio apps to hand render on top of our digital renderings for a more artistic feel. Ultimately, technology has definitely aided and pushed the design process for us. TREND REPORT Anishka: Trends are not important, but old things or one-of-a-kind artisanal things feel right. We find that as the years go by, we are not concerned or driven by trends. If we loved something (furniture, design style) that happened to have been trending at some point in the past, we will use it in our ongoing design solutions whether or not it is in favor.
