The rental market here in Ashburton is still growing with many people from Christchurch either buying rental properties here or moving here to rent. I believe owners are seeing very good returns on their rental investments with generally higher gross yields than for similar properties in other parts of New Zealand. We advise our landlords to prepare their rentals as they would expect to live. A good tidy rental attracts good tenants. Insulation, heating and tidy appearance are things tenants are seeking in a rental. With the number of rentals out there at the moment and higher rental prices, tenants can choose to be picky about what properties they are going to rent. A good property manager is the key to having a more positive experience as

a landlord – they take away the day to day hassles and allow you to know that your investment is being looked after. I have meet many people who have tried renting their house out themselves and have horror stories from when it goes bad. I believe in most cases the key factor that ultimately affects the success or otherwise is finding the right tenant which is no easy task. Similarly there are also stories of tenants treated poorly by private landlords, who would prefer only to deal with a property manager, to ensure they are respected as individuals and not treated unfairly or judged in any way. The property manager can act as an impartial ‘middle person’ in dealing with any issues that may arise. One major advantage a property manager has is that they do not have an emotional attachment to a property that owners naturally have. As such we look purely at the facts. We check to make sure the person who applies is indeed that person and references are checked thoroughly. It is essential to make sure people actually do have the ability to pay the rent and will look after the property they live in. One without the other does not equate to a successful rental experience for anyone involved. Having a good tenant placed in a property is just the beginning of process. It is essential that a tenancy is managed day to day – checking rent is paid, regular inspections to check the house is being well looked after and to

organise maintenance on the property. A property manager takes the calls from tenants late at night and weekends when ‘Murphy’s Law’ hits with leaking hot water cylinders, blocked drains or simple inconvenient hassles such as misplaced keys. We have good relationships with tradespeople and are able to get urgent jobs fixed as quickly as possible even in weekends and holidays. Our professional recording of all rental transactions and property related invoices via statements is an essential key to enable a rental property to be run successfully. We can access information showing exactly what the tenant owes on any given day, regardless of whether they have missed any rent in the past and caught up again, or pay irregularly which can prove to be confusing if you do not record this information correctly. This can prove to be very invaluable especially in situations where the rent arrears have got out of hand and there may be a need to turn to other avenues such as court. It is also essential for those end of year tax returns. The value a property manager can add to your rental investment is so much more than what they cost in fees (which may be a tax deductible expense) especially when the phone rings at 10pm on a Saturday night with a tenant crying on the phone that the hot water cylinder has burst!
