Barfoot & Thompson Managing Director, Peter Thompson, said this was customary due to the Easter, Anzac Day and school holiday period, but a higher than normal number of listings (3623) was also adding to market competiveness. “Undoubtedly, the loan-to-value ratio and interest rates were also keeping prices in check.” Barfoot & Thompson sold 811 properties during April for an average price of $708,603. “This average is higher than those achieved last year but more aligned to 2012 numbers. It shows ongoing support in the Auckland property market, but more listings creates more choice, and that ultimately softens prices. “Sellers need to stay pragmatic about their property prices and not overprice them if they want them sold.”

Mr Thompson said sales of homes over $500,000 continued to trade well with 547 homes sold in this price range during April, echoing the sort of figures achieved over summer. These were consistent with figures achieved from December 2013, through February 2014. Mr Thompson said the market still showed buoyancy and will continue to hold its own over the cooler months. “The economy is strong, and there’s a lot to choose from which is great for home buyers. But there’s realism in the market and prices are being pulled back into line. Renovations

The golden rules of renovating If there are three golden rules about renovating, says property consultant Jane Eyles-Bennett, they are: Buy well, don’t spend too much money and renovate wisely. Sound simple? She says you’d be surprised how many times she has seen renovations go badly wrong. Eyles-Bennett runs a business called Hotspace, helping people to maximise financial returns from renovations, through services such as online Renovation Action Plans. And she says there are some common rookie mistakes that are essential to avoid.

1. crunch the numbers Before you begin a project, you really need to know your numbers. What is the property worth now? What could it be expected to be worth once it’s renovated? How much can you afford to spend on renovations? You can get an idea of what a property could potentially be worth by talking to real estate agents or property valuers. Local real estate agents can also advise on who will likely be interested in your property and what kind of work will appeal to them. For example, if you’re in an area that is popular with young families, paving a lawn to make an entertaining space is unlikely to be a good option. Eyles-Bennett says: “I start by identifying my target audience and thinking about the sorts of things they place value on. Families value homes with a yard and fences and perhaps a bath and areas for children to play in and outside the home, young professional couples might value mod-cons, a double shower and great entertaining spaces. I also think about the end use of the property. Does it need to last a long time because it is being held and rented out or is the owner selling ASAP?”

2. crunch the numbers Once you know how much you can afford to spend, break your budget down into percentages. Allocate 20 per cent of your total budget to the exterior, 10 to 15 per cent to the bathroom, 20 per cent to the kitchen and so on. “This means the whole of the property can be renovated without running out of money.”

Don’t take the wrecking ball to the property just yet. Eyles-Bennett recommends maximising returns by keeping as much of the property as you can.“Some renos you can pull the whole house apart and start again but this doesn’t happen very often. Whatever is in good condition try to re-use it. Look for anything that can be easily renovated - but be aware of

false economy. “Also be aware of compromising the look of a space by re-using. It’s a fine line. What you do to a particular area will depend on the budget you have allocated to that particular area. If you have $10,000 for a bathroom, you could most likely gut it and start again. However if you only have $2,000 then you’ll need to be super savvy with what you chose to do to it.”

You can then work out what can be done for the amount of money you have to spend in each area. Eyles-Bennett says: “Obviously $6,000 is not going to buy a whole new kitchen, so you need to figure out what you can do to your particular kitchen for $6,000. What are the priorities? This is where one needs to stay unemotional .”

As long as the numbers work and a solid renovation process is followed, then I believe money from property is definitely there to be made.

Don’t just assume you know how much everything will cost - work it out to the finest detail. If the costs don’t stack up, go back and do the budget again. Eyles-Bennett says renovators need to do this over and over again until they are sure of each price tag. Talk to contractors about how long each bit of work will take and let them know about your plans for the property as a whole.

Things like just replacing tap fittings or door handles can make a big difference - and a fresh coat of paint will help rooms to look crisp and modern. MIND THE GAP 4. mind the gap Watch out for hidden costs. EylesBennett says: “Where something wasn’t accounted for at the beginning of the job, tradies often will charge an arm and a leg to get it done on the spot. I always suggest having a contingency. Surprise costs usually hit inexperienced renovators hardest.” She gives the example of a bathroom. An inexperienced renovator might budget for a new bath and a plumber to install it. “In fact, you need to factor in 1) a plumber to disconnect the existing bath, 2) removal and disposal of the existing bath, 3) installation of the bath itself, 4) plumbing the new bath (and taps/ spout etc) in, 5) re-tiling the walls, side of the bath and the most probably floor. All of a sudden a $300 bath and a $150 plumber turns into a $1,000

For instance, spending $4,000 on a laundry storage unit where (say) the overall budget is only $30,000. Tiling your hearth SHANE WOODS If you need to replace your logburner before the winter chill really sets in, you may want to tile the hearth. Tiles are inherently fireproof, which makes them suitable for covering a hearth, protecting the surrounding floor area from heat damage and making an attractive addition to your home. While tiling a fireplace hearth may seem like a job best left to the professionals, with a little patience and know-how, it is an achievable DIY job. Tiles let you create patterns and intricate designs in your hearth, or you can use plain tiles to make a more subdued statement. Any floor tile is suitable for use on a hearth, and they are installed just like you would on any other floor surface.

If you are wishing to tile a hearth before installing your new, council approved logburner, you will need to check the specifications before you start to make sure the hearth will be the right size. Then, as long as you have a good foundation and layout, the job should be relatively straight forward. 1. Ensure that the hearth pad is level and has an adequate surface for adhering the tiles. If the existing hearth pad is concrete, apply an arcylic bonding agent before tiling. If the existing floor is wooden, coat it with adhesive and screw a sheet of cement or tile underlay on top. Allow to dry for 24 hours. 2. Lay out the tiles you intend to install right on top of the hearth pad without any adhesive. Use this dry layout of the tiles to determine the pattern of the tiles as well as the layout. Begin your layout in the front, center of the hearth and move out evenly to each side for a balanced layout. If installing the tiles using an offset pattern, adjust the layout accordingly until you get tiles of equal size on each side. Use tile spacers to ensure straight tile lines.

Grass

No mowing, no watering no bugs - sound good? In the last few years, a lot of synthetic grasses have come on to the market and for those who struggle with their lawn, fake grass can be tempting.

But what are the pros and cons? And which one is better for the environment?

"The natural product is a filter for the environment, it cools the house, it's a nice soft playing area and it doesn't have a use-by date."

1. The pro's Most importantly, artificial grass doesn't need watering. Not only does this conserve precious water, it can save you money. Fake grass is also clean, always green and can be a great solution for areas of the garden that don't get enough sun, get too much sun, or have runoff or erosion issues. Representatives from the artificial grass industry promote the eco-friendly credentials of synthetic grass- it requires no fertilising, no petrolpowered mowing and very little watering.

2. The con's Natural lawn experts, such as Turf Australia president John Keleher, say

"As a turf grower, of course we love natural grass," he says.

While natural grass is an "infinite" product, artificial grass needs replacing every 10 years or so, Keleher says. "Natural grass keeps growing and regenerating it just takes a little care and maintenance." But Keleher says he would highly recommend putting in fake grass where the natural product simply cannot be grown, or in areas such as verandas, patios and rooftops. On online gardening forum Seabreeze, many artificial grass owners complain about how their lawn gets hot in summer, while others note their lawn looks unusual in summer when natural lawns brown and theirs maintains a "fresh spring look". Pet-owners say they have problems with their dogs digging around the borders of their fake grass, and some

say a pungent smell emanates from the lawn because their furry friend has urinated on it. Artificial grass does heat up in summer because it's made from synthetic plastic, but there are ways to combat excess heat pick-up. The softer and more dense the turf filaments, the more heat will be absorbed. Ways to keep the heat under control include keeping the turf filaments brushed upright to reduce heat absorption, installing a sprinkler to partially cover an area if used on a hot day, or choosing a product with a firmer yarn.

Nigel Ruck, a lawn care consultant, says there are many arguments in favour of traditional lawns in the back yard, but the most compelling relates to heat. On a hot day, a turf lawn will be 20 degrees cooler than synthetic grass, he says. He also says fake grass does not act as a filter to prevent pollutants getting into waterways, and it won't absorb carbon or produce oxygen like a natural lawn will. There is a time and a place for synthetic grass, Ruck says, but "natural grass is much better.
