The coastal suburb of Bargara continues to enjoy buyer demand from out of area buyers looking for that quintessential seaside lifestyle relocation. Demand for properties in the $300,000-$450,000 is the strongest driver of buyer interest and buyers are travelling from western Queensland areas like Emerald, Toowoomba, north to Mackay and Rockhampton and south to Brisbane and the Gold Coast. “The new Bargara Headlands Estate at Innes Park has seen some phenomenal sales

interest since the official opening in January with over 20 blocks already under contract. “Buyers for this estate have been locals from Bundaberg and along the coastline.” First-home buyers have flocked to the property market and signed up a decade-high number of new loans. New statistics released by the Australian Bureau of Statistics showed in December that the number of first-time buyers increased by 6.2 per cent in seasonally adjusted terms to a monthly total of 9606 – the highest level since December 2009. The total value of loans was $3.96 billion, and the average loan size was $412,240. The new loans taken out by first-home buyers also climbed by 21.3 per cent in December compared to December 2018. A recovering housing market, the easing of lending rules and record-low interest rates have been highlighted as the reasons for the sharp incline in first-home buyer activity. This is echoed in the rental market with the REIQ reporting vacancy rates remain steady, moving slightly by 0.1 per cent from 2.2 per cent in the September quarter, to 2.1 per cent for the December quarter. Bundaberg rental market vacancies have tightened again to 1.5 per cent up from 2.6 per cent last quarter.
