Pending Improvement? Contract Sales Are Up By Ronald Scaglia ata released by the Multiple Listing Service of Long Island, shows that the number of pending home sales on Long Island, which includes Nassau, Suffolk and Queens, significantly increased by 17.8 percent. Don Scanlon, president of the Long Island Board of Realtors and owner/broker of Century 21 American Homes in Wantagh said this is very positive and feels this portends well for the future of Long Island’s real estate market. According to the data, 1,889 homes went into contract this past January, an increase from January 2011 when 1,604 homes went to contract. Scanlon also shared data that showed the increase in Nassau County to be even greater with 598 Nassau County homes going into contract in January 2012, a 20.6 percent increase from the previous January. “I’m ecstatic about the amount of contracts because it is up across the board and it is not even up slightly,” said Scanlon. “It is up dramatically. What I’m seeing, and it could be because of the weather because we’ve had a very mild winter so far, normally things start picking up in January but I’ve never seen it start picking up as quickly as that. I’m pretty happy about that.” Scanlon said that other real estate professionals to whom he has spoken have said they are quite busy. While the mild winter could be a factor in the increase

The accompanying video is set in a kitchen and begins with a newlywed couple moving into their new kitchen. Throughout the video, the couple ages and the family expands to include children and grandchildren. Also transforming is the kitchen. Keeping up with the trends of each decade, the kitchen transforms to reflect the current trends of each decade with a blue kitchen in the ’50s, yellow and orange in the ’60s and floral print wallpaper in the ’70s. It’s been over twenty years since that song hit the charts and just as the trends changed from the ’50s to the ’80s, the trends in housing have also changed from 1989 to 2012. whether they are ready to leave their home of many years and abandon the feelings they have for it. “People don’t put a big emphasis on the emotional impact on leaving a home after 30 years,” said D’Ambrosio, “But time and time again I see people that want to change their lifestyle but emotionally cannot detach from the memories of the home that they’re living in.” Another big consideration is the change in lifestyle. While most seniors embrace the idea of living in a community-based environment, there are still those who prefer to maintain a level of independence. More specifically, in a co-op or condo, dwellers may not have as much freedom as they’d like as the board can set guidelines on issues such as the amount of outdoor furniture, exterior colors, or other issues that seniors may not wish to abide by. D’Ambrosio said those considering a condo or co-op should learn of all the rules and regulations before making the move. Space is another issue that D’Ambrosio said seniors should consider before switching from a house to a condo or co-op. Most likely, any move to a condo or co-op will require a significant decrease in living space, perhaps by as much as half. Some may not be happy with having to abandon furniture because of the tighter constraints or others may simply not like reduced living space. There is also the possibility of having neighbors that are hard to get along with, which can be problematic in a community living environment. “Neighbors could be an issue,” said D’Ambrosio. “In many cases, these are attached housings or they

have first floors and second floors where you have people living above you.” Finances can also be an issue. D’Ambrosio said that most seniors have built up equity in their homes and are able to pay cash for a co-op or condo. However, those who do not have significant equity, or those looking to move from a modest house to a high-level condo or coop could find it difficult to make the move. “They have to really look at the financial part of it,” said D’Ambrosio. “If you’re looking to lower your overhead, sometimes making that move doesn’t accomplish that. If they’re in a modest home, the home might only be worth $400,000 or $500,000 and they have lower taxes and now they’re moving into a full amenity senior housing and the maintenance is much higher and there are other expenses that will go into that living environment and they don’t factor that in.” Maintenance and taxes are two other considerations. Seniors should be sure to take these into account when determining if such a move makes financial sense. “It’s very important that you do your due diligence and you sit down with your accountant or financial advisor and you go through the numbers,” said D’Ambrosio. “Just because you’re not doing any of the maintenance, you’re still paying for it. Taxes could be a big number also although, because they’re seniors, the tax structure is slightly lower.” However, if seniors take all of the aspects of retirement communities into consideration, D’Ambrosio feels that they will probably decide it is right for them. He said most individuals who are prepared for the big change would adjust to it easily. “I don’t think there has ever been a senior saying ‘I hate it’,” said D’Ambrosio.

“Another thing that’s less important is a fireplace,” said Newhouse. “They’ve become less important since the ’80s because people are spending their times around media rooms and entertainment centers. So where there might have been a fireplace in the wall, there might be a big screen TV today.” Taking this a step further, Newhouse said that some homeowners have now designed rooms into home theaters to give a movie theaterlike experience in the home. However, today’s society seems more aware of the benefits of exercise, so to balance the effects of lounging in a plush chair and watching a 3-D movie, adding workout rooms is also a popular trend.

Great rooms are becoming more popular in homes while formal dining rooms are not as prevalent.

“The other room that’s becoming very popular is the workout room because people are much more aware, I think, of their health,” said Newhouse. “So everything that’s good for them they want to do in their house instead of going to the gym. And there’s more exercise

However, while pending sales were up, the data shows real estate prices continued to decline. In Nassau County, the closed median home price for January 2012 was $385,000, a decline of 6.1 percent from the previous January’s figure of $410,000. As a region, Long Island’s closed median home price declined 5.6 percent. However, despite these figures, Scanlon is optimistic that the rise in pending sales means there is a rise in demand and he believes if demand rises, prices eventually will as well. “They’re (prices) probably going to be down which would be indicative of the market out there,” said Scanlon, “Which just makes it even more obvious why our pending contracts are up because the prices are down and the buyers are jumping off the fence and saying, hey ‘I got to do this’. Prices are down and that’s a fact of life. Prices are always based on demand. If there is a demand for properties, eventually the prices stop going down.” Looking forward, Scanlon thinks that prices could continue to drop by 1 to 2 percent. However, he thinks that precipitous drops of 10 to 15 percent that the real estate market has recently experienced are over. “The economists are painting a better picture of what’s going on out there,” said Scanlon. “I don’t think we’re totally out of the woods (but) I think we’ve already gone through the worst.” He also said that those who are considering buying a home should not let a potentially modest drop in prices dissuade them. As an example, he estimated

that a house currently worth $500,000 would be worth $495,000 or $5,000 less if prices decline one percent. However, he added that while a buyer might have saved $5,000 by waiting the year, the money spent in rent would more than exceed that amount and no equity in a home would be built up. Therefore, he concludes, in this situation, “saving” the money is actually costly. Furthermore, he said that with prices and interest rates very low, there are very good opportunities for homebuyers to make a good investment. “Buy it when it’s low, because you know eventually it’s going to go back up,” said Scanlon. “The prices of homes are eventually going to go back up. It may not go up this year or next year, but in the long term housing has still been the best investment.” In addition, Scanlon said that while first-time homebuyers are driving the market, he believes this leads to a domino effect and an increase in first-time homebuyers will lead to an increase in second-time homebuyers. As he explains it, current homeowners, cannot upgrade to a more expensive home until they are able to sell their current dwelling. However, as the number of first-time homebuyers increases, which Scanlon said is indicated by the increase in pending sales, those who sell their homes are now free to upgrade to a more expensive house. “The first-time homebuyer really does drive the market,” said Scanlon. “With the prices as low as they are, it is attracting more first-time homebuyers into the market than ever before.” Because of this, Scanlon feels the local real estate market has better days ahead. “I’m pretty optimistic,” he said.

When a client knows more about your life, it makes a better connection.” Lauricella said that some of her colleagues had concerns about being so prominent in cyberspace and were afraid that their privacy could be compromised as they could attract attention, not from potential clients but from others with more sinister motives who are peeking into their personal lives. Lauricella dismisses these fears, believing that there are enough privacy controls for social media users to prevent interaction from those whom they do not wish to associate with. Furthermore, she said that real estate professionals have to market themselves and publicly offer their cell phone numbers and their pictures anyway, so they can attract unwanted attention, even without being in cyberspace. Therefore they should take advantage of the benefits that social media offers. “It’s not a scary thing,” said

Therefore, she said she never posts anything that could be construed as controversial or disrespectful. According to Lauricella, real estate agents who want to be successful need to be on social media sites because that is where people are now turning to find experts in many fields, including real estate. She said that social media users frequently post questions looking for input on decisions such as which restaurants to dine in, so being active in social media helps real estate professionals to capture some of that market. “I’ve seen a big increase in my business,” said Lauricella. The increase in business because of social media is a trend that is likely to continue. The generation that first used social media, such as Lauricella’s daughter Brittany, is now maturing and will soon be graduating from college and entering the workforce and will likely comprise the biggest share of the first-time home buying market. Lauricella estimated that this segment could account for 80 percent of the homebuyers in the next five or six years, so being savvy with social media will become even more important for real estate professionals.

Tips from the Federal Reserve on Mortgages home is most often the largest purchase made in a person’s lifetime. Before finalizing the transaction, the Federal Reserve Board has the following five suggestions for those shopping for a mortgage.

A

1. Know what you can afford. Review your monthly spending plan to estimate what you can afford to pay for a home, including the mortgage, property taxes, insurance, and monthly maintenance and utilities. Make sure you save for emergencies. Plan ahead to be sure you will be able to afford your monthly payments for several years. Check your credit report to make sure that the information in it is accurate. A higher credit score may help you get a lower interest rate on your mortgage. 2. Shop around—compare loans from lenders and brokers. Shopping takes time and energy, but not shopping around can cost you thousands of dollars. You can get a mortgage loan from mortgage lenders or mortgage brokers. Brokers arrange mortgage loans with a lender rather than lend money directly; in other words, brokers sell you a loan from a lender. Neither lenders nor brokers have to find the best loan for you—to find the best loan, you have to do the shopping.

3. Understand loan prices and fees. Many consumers accept the first loan offered and don’t realize that they may be able to get a better loan. On any given day, lenders and brokers may offer different interest rates and fees to different consumers for the same loan, even when those consumers have the same loan qualifications. Keep in mind that lenders and brokers also consider the profit they receive if you agree to the terms of a loan with higher fees, higher points, or a higher interest rate. Shopping around is your best way to avoid more expensive loans. 4. Know the risks and benefits of loan options. Mortgages have many features—some have fixed interest rates and some have adjustable rates; some have payment adjustments; on some you pay only the interest on the loan for a while and then you pay down the principal (the loan amount); some charge you a penalty for paying the loan off early; and some have a large payment due at the end of the loan (a balloon payment). Consider all mortgage features, the APR (annual percentage rate), and the settlement costs. Ask your lender to calculate how much your monthly payments could be a year from now, and 5 or 10 years from now. Mortgage calculators can help you compare payments and the equity you could build with different mortgage loans.

Other amenities that are currently popular with homeowners include rain showerheads, high-end appliances, walk-in closets and well-designed laundry rooms. Newhouse said that kitchens are trending more towards brushed nickel faucets as opposed to the chrome that was previously popular. She also said that earth tones are now the popular color choice as opposed to the bright colors of the ’80s. And plush carpet may have been popular when Rubik’s Cubes were the rage, but today hardwood floors are the way to go. “Hardwood floor versus carpeting (is a) very important trend

right now,” said Newhouse. “People are starting to look at bamboo or exotic woods like Brazilian cherry. Bamboo is more natural and a little less expensive so that is a wood that people are starting to look at for flooring.” Another trend that is popular throughout society, including in housing trends, is protecting the environment. Newhouse said that current trends in housing include added insulation to walls, better windows with glazing and higher R-values, sealed ductwork, low LED lights for accent lighting and, if a new construction, geothermal heating. “As people are becoming more aware of the assets of our environment, they’re looking towards greener homes,” said Newhouse. So, what hasn’t changed? Newhouse said that ranches, which were once very popular, are regaining popularity. She said that as the population of senior citizens increases, ranches that have a single floor and offer the convenience of not climbing

stairs are regaining popularity. She said that families with young children are also more appreciative of this convenience. And with very little new housing construction on Long Island, due to limited space, she expects the supply of the different styles of houses (ranch, cape, colonial, split etc.) will remain fairly constant. Another trend that has remained through the years is the popularity of the front porch. Whether it be for reading a novel in hardcover during the ’80s, or using an electronic reader to get lost in the same book today, Newhouse said that having a front porch is a trend that has remained throughout the decades. “People still love the idea of a front porch,” said Newhouse. “The idea of that front porch going back to times when neighborhoods were so important - I think people are looking for that. It gives the idea of perhaps a simper time and your home is your castle.”
