DISCOVER WORLD’S MOST EXCLUSIVE HOMEOWNER COMMUNITY WITH CUVÉE DISCOVER THETHE WORLD’S MOST EXCLUSIVE HOMEOWNER COMMUNITY WITH CUVÉE Go big or go home. It’s all or nothing. They’re phrases that reflect a lifestyle that refuses to settle for anything but the very best. Driving a 1962 Ferrari 250 GTO in the Mille Miglia, for example, is the ultimate experience for classic sports car enthusiasts. Wearing a Richard Mille tourbillon chronograph is the goal of any contemporary watch collector. Uncorking a bottle of 1961 Château Pétrus is the dream of the discerning oenophile. And for the ultimate outdoorsman, there may be no greater accomplishment than scaling Mount Everest. A similar hierarchy exists in the world of luxury vacation homes and, simply put, Cuvée is the Mount Everest of that industry. More than 15 years ago, former tech titan Larry Mueller formed a private equity real estate fund raising over $150 million dollars, acquiring luxury homes across seven key destinations. Since then, Cuvée has become the world’s best in class luxury rental brand. “As homeowners ourselves, we build, own, and manage extremely sophisticated and high-value estates with rental home values between $8 and $80 million dollars,” Mueller explains. “Protecting, improving and monetizing real estate value and rental revenue is one of the foremost reasons we formed Cuvée.” Cuvée’s values are concentrated on a new standard: The Cuvée Standard. Every home within the brand’s rental collection defines luxury to an infinite degree. Meticulous by nature, Cuvée elevates every detail of the luxury vacation experience. With Cuvée, your home is part of an exclusive and boutique rental offering of the world’s best homes. With a carefully curated selection of global properties, your home is always considered a pillar of the brand’s portfolio, and offering your home through Cuvée is a testament to the unequivocal quality of the residence. What’s more, Cuvée delivers a six-star experience which yields above-market rental rates. “Our community is comprised of more than 3,000 ultra-high-net-worth families who stay Cuvée and attend our global events,” Mueller continues. “With an average rental rate of $9,000 per night, our Cuvée homes produce gross annual revenues ranging from $220,000 to $3.6 million, dependant on owner usage. That’s exponentially higher than the industry standard.” Indeed, Cuvée goes well beyond renting homes. “We are masters of creating and curating extraordinary journeys, milestone celebrations, and authentic experiences throughout the destinations we call home. As owners and property managers of ultra-luxury global estates—from beachside villas to mountain chalets and everything in between—we understand the complexity and personal care required for maintaining and enhancing your home,” Mueller offers. And because Cuvée always offers the highest quality rental homes, authentically curated experiences, and passionate staff, the brand drives substantially higher rental rates across its portfolio, increas-
ing the return on your home’s investment. Through Cuvée’s six-star services, superior positioning in the market, a significant investment in digital media, and a best-in-class sales and marketing strategy, the brand maximizes your rental revenue. “One of our primary policies is that rentals should not be about maximum occupancy, but rather, maximum return,” Mueller explains. “Our targeted approach focuses on discovering and connecting with ultra-high-net-worth families and communities through a best-in-class strategy, integrating digital marketing, accolade accreditation and media exposure, strategic and affluent partnerships, and luxury travel advisor consortia,” adds co-founder and COO Susan Farrugia. “This means that we are always driving awareness and qualified rental audiences to your home, investing thoughtfully in all channels to increase the return on investment.” As part of Cuvée’s exclusive property owner community, not only are you entrusting your property rental management to the best in the business, you’re also welcomed into the brand’s exclusive luxury lifestyle community with a host of supplemental benefits, including invite-only access to our global one-of-a-kind events and personalized curation of experiences when you’re enjoying your home.“Many of our owners bought their homes in large part so their friends and family could enjoy it and to occasionally donate to the charity organizations dearest to them,” Mueller comments. “This falls right in line with Cuvée’s own values and these are the ideal individuals for our community. We will take care of your guests just as if they are our own without additional costs applied.” Cuvée’s local Experience Curators are dedicated to you and everyone you invite to your home, including planning arrival and departure services, arranging private chef meals or restaurant reservations, and curating authentic experiences. Upon your arrival, personalized and bespoke hospitality awaits you, such as chef-prepared welcome hors d’oeuvres, your favorite food and wine, fresh flowers, and more. Comprised of an unmatched team who manage and enhance every detail to the Cuvée standard, within each destination the brand calls home it also employs talented experience curators, private chefs, housekeepers and property managers, each of whom is expertly trained. “In the hospitality world, employees - even those at the most luxurious five-star resorts - are often fleeting. In fact, many are seasonal, only staying with a property for 5-6 months. And in some cases, they’ve never visited the destination prior to their tenure there. Cuvée’s strategy is the exact opposite,” Mueller details. Far from seasonal staff or contract workers, these full time, hospitality career individuals are fully ensconced in the Cuvée culture and understand the unique needs and nuances of ultra-luxury travel. What’s more, they’re supported and led by Cuvée’s Denver headquarters staff and leadership who manage operations, accounting, sales, marketing, and interior design. “The difference this makes in the overall experience for you and your guests is astounding,” he finishes.
“The Cuvée team treats my Aspen home with the utmost of care and attention to detail. Their strategic and thoughtful rental program is best in class and continues to positively increase my return on investment for my home. I couldn’t ask for a better partner.”

ABOVE + BEYOND RENTING HOMES...
Through regular site visits, Cuvée’s interior design and construction teams expertly guide homeowners through potential improvements for maintaining the highest quality standard. “Managing multi-million-dollar estates is our specialty and we artfully guide you to add value to your home. We pride ourselves in our ability to update estates to the highest standard,” Mueller attests. Should your home require improvements or updates, Cuvée’s in-house, award-winning interior design team has created countless masterpieces around the world. “We source finishes and furnishings globally with unmatched connections for design materials, receiving special designer pricing and passing that savings along to you,” Mueller finishes.
In 2013, Cuvée’s search for the ultimate Aspen, Colorado home led them to a jewel like no other. A charming, yet incredibly antiquated log cabin with 1970s décor and the dated details to match, but Mueller and his team could see through the cosmetic drawbacks. Situated along idyllic Willoughby Way the historic log cabin was the perfect blend of elements – from the location directly along the coveted river to the sweeping panoramic views of Aspen Mountain. From there, it was a matter of patience and precision in striking the right deal with the owners and brokers. Strike they did, ultimately purchasing the cabin for well under the original asking price, leaving enough room to completely overhaul both indoor and outdoor spaces, bringing them up to the brand’s lofty standards for its portfolio properties, while still realizing a substantial profit. In making the Aspen abode their own, the Cuvée team was careful to keep the cabin’s spirit and integrity, while redesigning it in the custom, luxurious yet equally welcoming manner for which the company and its homes have become known. The end result was a luxurious mountain modern home in a class of its own. Ultimately, Cuvée’s Roaring Fork cabin was sold for the highest price per square foot of a single family residence in the town’s history, to the tune of a 73% profit in just four years.

CUVÉE’S IMPACT: DELIVERING RETURNS FOR AVANTI CHALET
Avanti Chalet’s location is in a class of its own. As the only private standalone Vail Village home, Avanti is a rare mountain masterpiece – the result of a multi-million-dollar, carefully crafted Cuvée renovation in December of 2020. Originally built in the 1960s for Vail’s very first Mayor, the 9,300 square foot estate has all the charm of an authentic Austrian ski home combined with contemporary 21st century updates. Once Cuvée redesigned and converted the chalet into a contemporary estate, returns were astounding. Avanti Chalet’s Cuvée transformation produced a substantial increase in the home’s asset value. In addition, under Cuvée’s leadership rental revenue returns have increased from $260K to $1.4 million annually, with 2024 projections expected to reach over $2 million.

Why Work With Me? "Selling or buying property in a resort market is vastly different from other markets. The trends do not always track with national trends. I have unparalleled local knowledge, having lived and worked in Big Sky, MT for 22 years. Previously, I was an investment banker in NYC, with 18+ years of intense transactional work. My real estate clients now benefit from both my deal-making savvy and my passion for the lifestyles I sell. As an avid skier, golfer and licensed fly-fishing guide, I do much more than just talk the talk."

Why Work With Me? "Matchmaking in the mountains is my passion! As a resident of Summit County for 17 years, I’ve successfully developed my real estate career by doing just that. I’m rewarded in this career by regularly navigating local market challenges for both Buyers & Sellers. Why Work With Us? "Our Client-First Philosophy. There are many qualities and skills that go into being an excellent real estate professional – integrity, in-depth community and market knowledge, marketing savvy, effective negotiation skills and a high quality professional network, all of which are hallmarks of how I work. That said, in my experience as a real estate agent, I put my clients first. This means keeping myself accessible, being a good listener as well as a good communicator, and responding quickly to your needs."

Why Work With Me? "Nothing is more important than creating positive experiences that put my clients wants and needs first. As a natural educator, I help clients navigate the resort market with over two decades of mountain expertise, while always keeping their best interests at heart. In fact, I have bought and sold real estate all of my adult life, getting my start with a prominent new home builder and successfully selling over 500 homes. Today, I ensure that same energy and enthusiasm are poured into every detail of Grand County purchase or sale."
