Welcome to the December Newsletter! On behalf of the Dais & Trustees, I would like to thank all members, guests and all associate members for attending our November meeting. A special thank you to Brian Brady of Premier Facility Management on the educational feature presented that evening.
By the time you receive this Newsletter; Thanksgiving will have come and gone. I hope that all Members, friends and extended family of the CLUB had a blessed and joyous Thanksgiving Holiday with your loved ones.

A special thanks to numerous members of the MRM Club, Metropolitan Building Managers and Scandinavian American Building Manager’s Guild for organizing another spectacular Three Hands Grand Ball. On this night, it was my honor to officially recognize the 2016 Resident Manager of the Year, Mr. Steve Mala and the 2016 William Key Vendor of the Year, Mr. Anthony Anastasio from The Appliance Doctor.

Dress code for this event is business casual or wear your best/worst Ugly Christmas, Hanukah or Kwanza sweater or suit. This night is also our 2016 Associate Members Appreciation Night; so entrance is FREE for ONE member of your organization in good standing. Regular Members admission fee is $40.00. Guest(s) admission is $60.00.
Please remember to support our Associate Members as they are a vital instrument in the success and longevity of this CLUB. They literally keep us in existence. Most of our Associate Members take an ad in our monthly Newsletter; so when you’re in need of a contractor or vendor, please refer to the Newsletter for their services.

MRMC Building and Health Tips Steam Trap Testing Facts
Its almost the start of winter and a good time to test all your steam traps in your building(s). Steam traps are tested to determine if they are functioning properly and not cold plugging or failing in the open position, thus allowing live steam to escape into the condensate return system. There are four basic ways to test steam traps: Temperature, Sound, Visual, and Electronic. Establish a program for the regular systematic inspection, testing, and repair of the steam traps. Inspecting and proper maintenance will save your buildings thousands of dollars per year.
Recommended Steam Trap Testing Intervals High-Pressue (150 psig): Weekly to Monthly Medium-Pressure (30 to 150 psig): Monthly to Quarterly Low-Pressure (below 30 psig): Annually
6 Ways To Avoid Colds And The Flu
Get aflu shot. It’s the No. #1 thing you can do to prevent the flu. Wash your hands — a lot. No matter what line of work your in, if you come into contact with people who are contagious, you have to wash your hands over and over. Use alchol base sanitizer. Always good to carry a small pump bottle of foaming sanitizer; especially while traveling on buses and trains and during meetings where you are shaking a lot of hands. Avoid getting close to people who are sick. For example don’t hug, kiss, or shake their hands. Keep your surroundings clean. If you feel sick, you should stay home. But to be safe, sanitize door knobs, light switches, telephones, etc. Keep up a healthy life. Do all the things we all should be doing on a daily basis anyway. Get adequate rest, eat nutritional foods, don’t smoke and keep your allergies under control; because if they are out of control, then your respiratory tree is already inflamed, which sets up to more easily acquire viruses.
