Where Life Finds its Place

One of my favorite shows of all time is Ugly Betty. The sitcom debuted in 2006, with America Ferrera starring as Betty Suarez, a bright young woman from Queens, New York, who dreams of a career in magazine publishing. Betty takes a chance on a job as an assistant to Daniel Meade, editor of high-fashion Mode magazine — the show hilariously weaves through the trials and tribulations of Betty, Daniel and the Mode sta as they navigate their personal and professional lives.

The glossy scenes of fashion shoots, creative brainstorming in the chic Mode o ce, and fabulous publishing industry perks captivated me, as I, too, was a fresh journalism school grad around Betty’s age at the time. The show premiered not long after I returned home from a summer publishing course at New York University, stars still in my eyes from my experience in Manhattan.

When I rewatch Ugly Betty now, however, I realize it wasn’t the glamour of the series that drew me in. The moments that resonated most involved Betty at home with her family — commiserating at the dining table over ice cream with her sister after a rough day, dancing in her living room with her father and nephew to celebrate a good one, and decorating their Christmas tree with homemade ornaments. The show captured the warmth of family life, making even a humble row house in Queens feel rich with heart and soul.

I kept this in mind as this edition of Hawaii Home + Remodeling came together. Our April/May issue spotlights the theme of ohana. Families come in many forms, and Island homes reflect the multitude of ways we live, laugh and grow with our loved ones.

Our cover story, for example, features an East Oahu residence custom-built by Homeworks Construction for a mother and son. The special “Building for the Ohana”

section explores multigenerational living and aging-inplace, highlighting local partners who support families with specialized renovations and additions. Many of our partners are family-run businesses that have served generations of homeowners — we encourage you to reach out to them for your next project.

Family Ties

A mother and son team up with Homeworks Construction to design their legacy home.

The ohana spirit is one of the many things that make living in Hawaii special. Designing and constructing a family home in the Islands is a labor of love that requires bringing the needs of each family member to the table and working through ideas, challenges and solutions together.

A mother and son in East Honolulu turned to Homeworks Construction to design and build their new home. The 4,076-square-foot residence stands in a quiet valley, its exterior blending plantation-style and contemporary architecture, complemented by verdant landscaping. Inside, the home features a kitchen, great room, laundry room, study, three bedrooms with walk-in closets, two full bathrooms, and a powder room. The layout flows into an expansive covered lanai.

“We knew that we wanted to build a custom home to meet our needs,” says the homeowner. “We wanted a central area to share, but we also wanted private areas for the bedrooms, bathrooms and offices that are on opposite sides of the house. We like that when you walk into the entryway, you look directly out to the large patio and pool.”

Elyse Grable, interior designer at Homeworks, led the design process, allowing the homeowner’s and her son’s preferences to shine through. The exterior features natural stone mixed with wood accents. Grable collaborated with the homeowner and her son to find the right materials for the finished façade.

“We worked closely with the tile installer to achieve the look that they wanted,” notes Grable.

The kitchen was “a big focus in the design of the house,” according to Grable. Selecting finishes required accommodating some creative differences, but the homeowner and her son agreed on a communal, openconcept layout. “The homeowner hosts gatherings every Sunday and does a lot of cooking and entertaining,” notes Grable. “So having a spacious and workable kitchen to efficiently move around in was a must.”

Custom-fabricated walnut cabinets, LG Viatera quartz surfaces, and oak engineered-wood flooring dazzle under the high, coffered ceiling that extends from the kitchen to the great room.

“From the size and finish of the coffers to the lighting inside and lighting layout around the coffers, it definitely was a team effort to make it look right,” says Grable.

The homeowner’s and her son’s personalities are reflected in their respective bathrooms. Grable describes the homeowner’s bath space and powder room as “classic and whimsical,” and the son’s as “a little more edgy and eclectic.”

“I got excited when the homeowner told me she was open to wallpaper,” says Grable. “I quickly ordered samples, and we picked the ones that worked best with the rest of their finishes. The wallpaper really transformed these spaces, and it turned out great.”

Grable says the unique details of this project make it inspirational. The homeowner notes that she and her son are “happy with the final results.” This project highlights the importance of a communicative relationship between homeowners and their project team.

“We believe that it is important to frequent the building site during construction,” says the homeowner. “It’s also important to keep in touch with all the people who are helping you make various choices for the design.”

A lot of planning and effort went into this project, adds Grable. “It all pays off in the end.”

The winners were revealed on Friday, Jan. 24, 2025, at the BIA Hawaii BIG Home Building & Remodeling Show at the Blaisdell Center.

The BIDCA awards ceremony, a collaboration between BIA Hawaii and Hawaii Home + Remodeling, honored the outstanding accomplishments of the industry’s most talented and innovative professionals, from architects and designers to contractors and builders. The event was emceed by representatives from both BIA Hawaii and Hawaii Home + Remodeling, creating an evening filled with laughter and celebration.

It is a true honor to celebrate the vibrant community within our building industry. Every submission was worthy of recognition, yet a select few distinguished themselves, earning their rightful place as award winners.

Hawaii Builtgreen™ Division: LEED Certified Residential

Hale Iki Hikina represents a thoughtful reinvention of a long-held family property in the prestigious Hawaii Loa Track. For this project, Mokulua High Performance Builder and architectural firm Fujita + Netski embraced a holistic approach that honored generational equity for the homeowners.

Design and construction of the hillside residence focused on seamless integration with its surrounding environment. According to Mike Fairall, principal/RME of Mokulua High Performance Builder, the innovative design for Hale Iki Hikina, presented by Fujita + Netski, reduced the overall footprint of the home and improved flow.

“Hillside projects are always challenging,” explains Fairall. “Often, hillside homes overwhelm the land, but the transformation of Hale Iki Hikina resulted in more functional land space that was enveloped with gardens, walkways and lush landscaping beds.”

Sustainability was a key focus in this project. Materials were salvaged during the deconstruction phase to minimize landfill waste, and items like light fixtures and accent millwork were recycled or repurposed. Native plants, fruit trees and regenerative ground covers enriched the landscaping and reduced evapotranspiration. The home is built to withstand Hawaii’s harsh marine climate, with durable

materials and textures that reflect the beauty of living in the Islands.

“Pure and simple, our philosophy is ‘a commitment to minimizing the impact construction has on the environment while maximizing the quality of life for our clients and their investment,’” explains Fairall. “This takes a synced project team, and we’re lucky that Fujita + Netski always aligns with our values.”

Hale Iki Hikina epitomizes design and construction excellence. Every element highlights a forward-thinking approach to what’s possible in local architecture and building.

The project “further exemplifies the opportunity for top-tier construction,” says Fairall, “pushing beyond basic code compliance to another level of quality and assurance for the homeowner, mitigating environmental impacts without compromising aesthetics, form, and function.”

Island Country Markets

Commercial Remodeling Projects 7,500 to 15,000 sq. ft.

Island Country Markets refreshed the former Wailana Coffee House site with a remodeled storefront and café. Kenwood Construction added a recessed entry, shaded seating and lush landscaping for a welcoming vibe. A teal monstera graphic brightened the exterior, while wood accents and leafy wallcoverings evoked a warm, Islandinspired interior.

New Residential: Projects Over $999,000

Perched on an upper plateau in Kailua-Kona, the singlestory Panana 13 residence spans over 5,400 square feet, with seven bedrooms and seven-and-a-half bathrooms. Armstrong Builders crafted its H-shaped design, centered around a great room with a gourmet kitchen and signature sliding window wall. Island elegance was achieved through modern finishes.

Newly Developed Community: More than four single homes, less than $1 million per unit

Multifamily Development (Condominium-Apartments) average unit price less than $550,001 - $800,000

Ka‘ulu by Gentry honored Kalaeloa’s heritage with a new community. Makali‘i single-family homes featured energy-efficient technology, including 18.5 SEER central AC, dual-pane windows and foam insulation. Makani townhomes span 1,194 square feet, with three bedrooms, two bathrooms and an open-concept layout.

Capitol Place

Condominium Apartments Residential: Projects over $450,000

Prompted by a tragic assault, Capitol Place’s lobby, theater and event room were renovated for security, luxury and longevity. InForm Design used sustainable materials, layered textures and natural elements to reimagine sophisticated yet inviting spaces that promote safety, enrich daily experiences and keep the property’s amenities competitive with newer developments.

Multifamily Development (Condominium-Apartments)

Average Unit Price over $800,000

La‘i Loa was built by Armstrong Builders, who overcame complex challenges to construct 75 luxury condos across 15 terraced buildings. The design emphasized indoor-outdoor living, seamlessly blending with Wailea’s landscape through expansive glass doors and earthy tones. Features included an amenity center, infinity pool, and underground parking for convenience.

Spa Sanctuary

Home Bathroom Remodel: More than 55 sq. ft.

This master bath remodel by Shelley Tanner addressed poor layout and functionality, and outdated materials. Inspired by luxury hotels, the owners requested a spa-like retreat. Upgrades included reconfigured plumbing and contemporary lighting with LED accents. An Organic Modern design incorporated earth-toned natural textiles with crisp lines for a serene sanctuary.

Capturing the View

Home Kitchen Remodel: Medium 150-350 sq. ft.

An expanded kitchen, dining/bar space, and deck highlighted this renovation by Shelley Tanner. Large Pella windows and an angled sliding door maximized views of Manoa Valley, Waikiki and the ocean. Upgrades included reworked roofing, new siding, and foundation work. A quartz peninsula and island complemented modern lighting and waterproof flooring.

Enhancing Security & Aesthetic Appeal with Commercial Shutter Doors

Details: Commercial

Avalon’s tenants at Waipahu Shopping Mall faced theft and safety issues. Raynor Hawaii partnered with Pentagon Shutters to design a protective system that preserved the center’s appearance. The installation provided natural light and allowed customer access during open hours with minimal disruptions. The project was completed on time and within budget.

The Life Aquatic

Outdoor Living: Residential

Located in Hawaii Loa Ridge, this Pacific Pool & Spa project seamlessly integrated a pool and spa into an underused space. The raised spa created a spillover effect and captured the home’s excellent ocean view. A small BBQ area was transformed into a beautiful space for gathering and relaxation.

In honor of Kiso Store’s 80th anniversary, our Hawaii Home + Remodeling team visited Waipahu to meet the family behind the business. Catty-corner from the Filipino Community Center, behind a chain-link fence, sits an open lot where Kiso Store operates with the rhythm of a business refined over multiple generations. Kiso Tamanaha’s son Paul Tamanaha and daughter Dorothy Osakoda anchor the operation. Paul’s son, Russell Tamanaha, manages day-to-day operations, while Osakoda’s sons, Myles and Todd Osakoda, are part of the team as well.

Customers drive in, pick up materials, and head out — no wandering through aisles like at big-box stores. Contractors and homeowners know exactly what they need, and the family-run team keeps things moving with knowledgeable, localstyle service.

“Our loyal customers have kept us going all these years,” says Russell Tamanaha. “They’ve become friends of our family. We wouldn’t be here without them.”

By mid-morning, Kiso Store is bustling. Russell Tamanaha maneuvers the loader with ease, pouring gravel into waiting trucks. Chapter (NKBA), the International Interior Design Association (IIDA) and more. The space is ideal for hosting industry workshops, meetings and networking opportunities.

Cosentino City Hawaii has an exciting lineup of events planned for the year, especially for Hawaii’s architecture and design community. Visitors are invited to stop by to explore the latest products, discover inspiring displays and immerse themselves in a creative atmosphere.

As the only space locally that features a full atelier and a one-of-a-kind customer experience, Cosentino City Hawaii is the state’s premier architecture and design inspiration gallery. It is a hub for creativity, a place to collaborate and a space where projects come to life.

s winter fades into spring, this shot from our march 2019 cover story highlights the beauty of both change and timeless design. Architect Geoffrey Lewis and interior designer Ginger Lunt of Tantalus Studio reimagined this family home as a peaceful sanctuary, where natural light and cool Windward Oahu breezes flow freely. “This house is generally welcoming and warm and peaceful,” said the homeowner in the original print story, “[but] I now have many more areas in which I can sit and do my devotions or entertain with friends.”
