PROJECT OVERVIEW The Anglo Asia Commodities Corporation has owned the Venue II Office Building since 2018.

Leaseholder rights and essential permits to occupy the 6-Storey building are prepared and submitted to the Subic Bay Metropolitan Authority or SBMA. The office building is located at Lot C5-2, Brilliant Street of Subic Bay Gateway Park, Phase 1, Subic Bay Freeport Zone. The structure has a floor area of 2576.71 square meters and an executive deck area of 18.84 square meters.

The building, however, is only for the 6-Storey Building Design and will be subjected to revision to comply with the building and occupancy permit requirements once the project is finished adding the additional floor.

GOALS AND OBJECTIVES AESS Construction main objective is to show that the Venue II Office Building is capable to withstand the additional floor.

Along with this, AESS Construction specifically aims to:

Apply the knowledge gained in design courses to provide an updated structural and foundation analysis that shows the structure is capable of withstanding additional floor.

Provide an updated 7th story version of the architectural and plumbing plan.

Provide an individual output of the 7th floor layout for the beneficiary to choose.

Provide cost estimates and construction schedule for the 7th floor

AS-BUILT PLANS Since the structure is existing, there are as-built plans made by the architects and engineers in charge during its construction. The plans that will be shown below is for the 6th-storey version of the VENUE II Office Building that was submitted to Building Permit and Safety Department of Subic Bay Freeport Zone. These as-built plans are incomplete, and slightly modified, due to the exclusion of the 7th floor.

7TH FLOOR DOCUMENTARY The pictures below show the current state of the VENUE II - 7th Floor. Since the previous structural engineer didn't provide a structural analysis, occupation of the 7th floor is prohibited.

PHASES OF THE PROJECT The group has started to conduct various actions to fulfill the Project. Below are the different phases of the project from start to finish:

PHASE 1 Start by sending a letter of intent to the beneficiary and schedule a meeting with them regarding the project.

PHASE 2

Drafting individual schemes for the 7th Floor, including an updated floor elevation of the office building.

Selecting the most appropriate Design Criteria for Load Computation and Slab Analysis.

PHASE 4 Proceed with STAAD Modelling and the Structural Analysis of Steel Sections and R.C. Foundations.

PHASE 5 Lastly, provide a cost estimation for the 7th floor's renovation using the floor plan chosen by the beneficiary.

Although other proceedings are initiated, such as drafting plumbing plans, only the essential phases are included.

Phase 1 The letter of intent that was sent to Engr. Timothy John Diche, an Anglo Asia Commodities Corp. representative, informs them that our group will take on their request. Accordingly, an online meeting was set up to discuss the details of the project to be given to us. Along the way, our group has also requested Engr. Yoshiaki Mikami to be our consultant for this project, which he accepted. After getting a signal, our group filled up the building permit application to be submitted to the Subic Metropolitan Authority Building Permit and Safety Department.

Phase 2 Each member of the group has initiated the drafting of an individual scheme for the additional 7th Floor. The beneficiary will pick one among the drafted schemes, and Agustin's scheme was chosen.

Afterward, the group designed and drafted the updated elevations with the additional 7th Floor included.

Phase 3 Our group has proceeded with selecting the most appropriate Design Criteria that are based on the National Building Code of the Philippines 2015. The load computation will be based on the selected design criteria and used from slab load design, distribution, and analysis.

Phase 4 For the fourth phase, the STAAD Model of the new Venue II Office Building is drafted, which includes the additional floor section. Our group decided to use the sections as the ones used in the previous 6Storey Building Design and test its integrity through STAAD Pro's Structural Analysis feature. Our group has confirmed that the additional floor using sections from the last beams and column schedule passed the LRFD Load Combination that our group have set, thus, making it safe. In addition, our group has also analyzed the R.C. Foundations of the structure and whether it can hold the additional floor added to it. By running a foundation and footing analysis in STAAD Foundation, our group have confirmed that the foundation can carry loads of the additional floor. Lastly, an updated structural plan is drafted.

Phase 5 After the structural analysis confirming that the structure is safe with the additional floor, AESS Construction proceeded to the final phase, which is cost estimation. Now that a structural analysis is complete and presentable, the 7th floor can be occupied after submission to the Building Permit and Safety Department of Subic Bay Freeport Zone.

With the current state of the 7th floor, as shown in the previous pages, renovations must be implemented. Using the chosen 7th-floor plan by the beneficiary, AESS Construction has provided cost estimation for its renovation.

Minor Phase While we're at it, our group has also made an additional plumbing plan for the additional floor. This is to ensure that the beneficiary gets their times worth of waiting for the completion of the project. What is Plazrok?

Plazrok is a material made out of waste plastic that can be used to make a high-value concrete product. This does not only make infrastructures resilient and reliable, but also sustanainble and environmentally friendly.
