I

t’s hard to believe that Christmas is almost upon us, however a welcome gift is the news that the Australian residential property market has been showing signs of strong improvement over the past quarter. Investors and changeover buyers are being drawn back to the market due to low interest rates and the positive outlook for housing in many centres. However, first home buyers are still at a disadvantage due to a number of reasons – stamp duty, the size of deposit required and the ability to save for it, unemployment and underemployment concerns.

The proportion of first home buyers among owner-occupied housing finance commitments fell to 12.5 per cent in September, which is the lowest figure since data collection began in July 1991. Recent changes to the First Home Owner Grant (FHOG) in most states and territories have added to the uncertainty and impacted on the activity of first home buyers in the market.

However, the good news for first home buyers is that the REIA is firmly behind their cause. According to REIA President Peter Bushby in their latest newsletter, the situation for Australia’s first home buyers is currently disappointing enough for them to advocate the re-introduction of measures to enable and assist first home buyers to secure their own home. Hopefully this will spell changes soon.

In fact, according to news.com.au, politicians, industry figures and academics are calling on the government to reduce stamp duty rates or overhaul the tax for all buyers, especially in NSW after $198 million in stamp duty collections brought the state budget into surplus. "The property market has come to the rescue of the government, so the government needs to return the favour," said Tim McKibbin, chief executive officer, REINSW.

What is clear is that Australian investors’ love affair with property continues to go from strength to strength. A recent survey by Westpac found that 27.5 per cent of Australian investors believe real estate is the wisest place for savings, a close second to bank deposits and towering over shares at 8.4 per cent. This three-to-one preference for property over shares is despite the Australian share market being the world's best performing from 19002009, according to Credit Suisse.

THE BEGINNERS GUIDE TO AUCTIONS So you've found your dream home and you want to make it yours now! There's just one hurdle, it's up for auction. How do you prepare for this type of sale and how do you remain cool and calm on the day?

T

here ’s no denying it, for first home buyers especially, an auction can be exciting, stressful and maybe even a little terrifying if you don't know what to expect. The good news is that with the right planning and helpful guidance from a professional real estate agent such as One Agency, you can own your dream home and secure it at a price that matches your budget and it's true value. Before you bid on a property you need to make sure you have completed all of the essential research and preparation. This includes undertaking building inspections, securing your finance and reading the contract of sale, including the Vendor's Statement which includes information about rates, local government building restrictions and easements (if any). You may even want to ask your conveyancer or lawyer to check the fine print. Do some exploring in the area in which you wish to buy. You may want to check out median house price information or review the past sales results of properties in the vicinity to ensure you have a realistic purchase price in mind. An auction is usually held at the property itself. When you plan to bid at the auction you need to register your details when you arrive. Ensure you arrive early on the day so you can take one last look around the property. You'll also feel more relaxed and level headed if you have time to spare. Attending other auctions in the lead up to yours is also a great way to become accustomed to their pace and procedure. At the beginning of proceedings the auctioneer will describe the property and describe the contract. They will then begin taking bids. This is when the excitement really builds. Some buyers take along a friend or family member who bids for them if the task is a little daunting. As the auction unfolds don't be afraid to bid strongly and confidently, letting others know you mean business. If you are successful at the auction you'll be asked to sign the contracts and pay the deposit, so don't forget your cheque book! Once that's finalised, the only thing left to do is celebrate. You've jumped that last hurdle and bought yourself a home.
